House Rules

• Parties are permitted only with prior authorization.
• Pets are welcome with advance approval.
• Smoking is not permitted inside the villa.
• The property is located in a quiet community. Loud noise is not permitted after 11:00 p.m., in accordance with Mexican law.
• Any guest not included in the reservation must be confirmed in advance.
• External personnel and visitors must receive prior approval for security reasons.

Private Chef Service

Great food is an important part of an unforgettable holiday. Although Tulum offers many excellent restaurants, enjoying a private chef in the comfort of your villa provides a special alternative.

Our chef provider can prepare gourmet meals up to three times per day. The chef service is included in your rate, but you are responsible for the cost of the dishes you select. This offers a restaurant-quality dining experience without leaving the villa.

As your arrival date approaches, the chef will contact you with a selection of preset menus. They can help plan your meals and accommodate vegetarian and vegan preferences.

1. Harmony With Nature

The villa is located in an ecologically unique area, and we are committed to preserving its natural beauty. Please help us by:

• Avoiding litter in the surrounding areas
• Respecting wildlife in its natural habitat
• Conserving energy by turning off lights and using air conditioning responsibly
• Turning off all air-conditioning units when leaving the property

2. Construction Updates

Tulum is experiencing significant growth and development. Construction may be taking place near the property during your stay.

Typical construction hours are from 9:00 a.m. to 5:00 p.m., Monday through Saturday. In some cases, work may take place from 8:00 a.m. to 6:00 p.m. Certain construction phases may involve noise.

Construction-related circumstances are beyond our control, although we will do our best to help make your stay comfortable.

3. Wildlife Encounters

Tulum is home to diverse wildlife, including sea turtles and jungle-dwelling species. Animals may pass through the area or seek new habitats because of ongoing development and construction.

• Do not harm any wildlife you encounter.
• Notify us if you see an animal so we can safely return it to its natural environment.
• Keep food stored in the refrigerator to avoid attracting wildlife.

We cannot control the persistent search for food by animals in the surrounding area.

4. Essential Services and Amenities

Tulum is a small town with infrastructure that was not originally designed for its current level of demand. Basic services, including electricity, water, and internet access, may occasionally be interrupted because of weather conditions or maintenance.

Although these situations are beyond our control, we are committed to assisting you if they occur.

Amenity issues may also arise from frequent guest use. These situations are considered normal and are not necessarily the result of negligence. Our Concierge team is available to address and resolve amenity-related concerns as promptly as possible.

5. Pool, Plunge Pool, and Jacuzzi Care

We maintain the pools diligently, but their condition at check-in may vary because of weather, natural debris, or wildlife. A dedicated maintenance team is available to address any concerns.

6. Listing Pictures

Occasional last-minute changes may be necessary because of damage caused by previous guests. As a result, certain details may differ from the listing pictures. We remain committed to maintaining high standards and providing an excellent guest experience.

7. Weather and Hurricanes

Quintana Roo is susceptible to hurricanes and heavy rain. We recommend purchasing comprehensive travel insurance to cover cancellations related to these or similar events.

8. Navigating Tulum

Tulum is rapidly developing, and some streets may be difficult to locate or may not be fully paved. Zip codes can vary, and some streets have identical or very similar names.

Our Concierge team will send precise villa location details through an instant messaging app on your check-in date. Complete check-in instructions will also be provided, and we are committed to assisting you throughout your stay.

9. Humid Climate

Tulum has a highly humid climate, particularly during the wet season. Visitors should be prepared for muggy conditions and possible changes in house construction materials, such as Chuukum stucco, which naturally adapts to the humid environment.

10. Tulum Parties

Tulum has become a worldwide vacation destination that attracts families, groups of friends, business travelers, and visitors looking for nightlife. Parties are common, particularly during holiday periods.

Although parties are prohibited at the villa, we cannot control external events. If loud music from outside parties disturbs your sleep, we will do everything within our power to assist you. However, external noise is beyond our control, and we cannot be held responsible for it.

11. Concierge Services

Our specialized Concierge team can arrange third-party services before or during your stay, including:

We can help coordinate these services but are not responsible for situations involving external providers. If an issue arises, we will assist with its resolution, but we cannot be held accountable for circumstances outside the villa.

Concierge service is available from 8:00 a.m. to 10:00 p.m. and is not a 24/7 butler service. If an emergency occurs outside these hours, please call the Concierge team.
