The Space

Located on a forested hilltop just 15 minutes south of San Juan del Sur, this casual villa boasts uninterrupted panoramic vistas of the ocean and mountains. It is an ideal sanctuary for dreamers, photographers, writers, designers, and small groups looking to reflect and reconnect away from city life.

Wake up to the sounds of tropical birds or spot spider, howler, and white-faced Capuchin monkeys swinging through the nearby trees while sipping freshly brewed Nicaraguan coffee.

Villa Paraiso del Sur consists of one main house, El Rancho, and two separate cabañas. Each accommodation blends indoor and outdoor living with warm hardwood finishes, terraces, a pool, open-plan living areas, and expansive windows and doors that maximize the stunning views.

Situated at a high elevation, the property enjoys cooler temperatures and refreshing breezes from the Pacific Ocean. All rooms feature screened doors to keep insects out while allowing the breeze to flow through.

El Rancho (Main House)

Constructed from locally sourced wood, El Rancho combines rustic Nicaraguan charm with a light, contemporary design that harmonizes with the natural surroundings.

• Upstairs:

  • Two bedrooms sharing one bathroom.
  • Ocean-facing corner bedroom with abundant natural light, timber floors, floor-to-ceiling sliding doors, and a king-size bed dressed in hotel-quality 100% cotton sheets.
  • Enjoy 180-degree panoramic views from the bed or relax on the wraparound balcony hammock.
  • Second bedroom with a bunk bed: full-size bed below and twin-size bed above.
  • Shared bathroom equipped with hot water and ample counter space.

• Downstairs:

  • Ensuite bathroom with an outdoor shower ideal for refreshing afternoons.

• Pitaya:

  • Situated further from El Rancho, nearer to the jungle.
  • Large window facing the jungle brings the outdoors inside.
  • Frequent sightings of monkey herds in the early morning or late afternoon.
  • Private retreat with ensuite bathroom and outdoor shower.
  • Spacious front balcony perfect for yoga or stargazing.

Courtyard and Pool Area

The pool and terraces provide a relaxing setting to cool off, dine outdoors, lounge, or even nap after a day at the beach or exploring Nicaragua’s many attractions. Surrounded entirely by jungle, this area offers maximum privacy with plenty of seating and dining spaces. The atmosphere is earthy and casual, making it an ideal nature lover’s haven.

Guest Access

Villa Paraiso del Sur is located on the upper part of the property with its own private street-level entrance. Guests have full access to the entire villa and grounds. The housekeeper resides on the premises but maintains privacy.

• An all-wheel-drive vehicle is recommended during the rainy season (May to November) due to slippery dirt roads, but it is not mandatory.
• Check-in begins at 3:00 PM; check-out is by 11:00 AM.
• Smoking is prohibited inside all rooms.

• The property is not recommended for families with small children due to balcony safety concerns.
• Water conservation is encouraged to protect the environment, especially during dry periods.
• Guests will be charged for any damages or missing items, including reinstallation costs.
