The Space
This 2-bedroom house is uniquely built with the option of being booked separately to accommodate up to 5 people or together with the second house to sleep up to 11 people. Both houses have sliding doors that open into the shared backyard, which features a pool, a beautiful outdoor shower, chaise loungers, and rocking chairs.
- Master bedroom: Queen size bed with en-suite shower
- Second bedroom: Queen size bed and twin bed, accommodating up to 3 additional guests
The kitchen is equipped with:
- Stainless steel fridge
- Stove and oven
- Microwave
- Blender
- Drip coffee maker
- Toaster
- Variety of pots, pans, and other kitchen utensils
We provide large 5-gallon bottles of drinking water, salt, pepper, vegetable oil, and coffee filters in the kitchen.

Guest Access
Guests have access to all parts of the rented house, the shared backyard, and the pool. The laundry room is not available for use, but our maid is happy to do all the laundry for you, allowing you to focus on enjoying your holiday.
Location
The property is located in Hacienda Iguana, just 200 meters from the beach. Guests have access to a 9-hole golf course and surf breaks in the area.
Other Things to Note
Hacienda Iguana is a growing community, and there is ongoing construction in the area. Currently, there are no houses being built next door, but if you have concerns, please check with us before booking for the most up-to-date information.
The house is situated on a triangle-shaped lot with roads on two sides. However, the backyard and pool area feature a green privacy wall that is growing larger every month.
If you are booking only one of the houses, please be aware that there may be other guests in the second house sharing the pool area.
Electricity in Nicaragua can occasionally go out. The house is equipped with a backup generator that automatically starts when the power goes out, allowing you to use all appliances, lights, and fans. Please note that it does not power the air conditioning units. Power outages may also affect water pressure and the hot water heater. We have installed a generator to make your stay as comfortable as possible, so please be patient; the power always returns.
Your pets are welcome to join you for a fee of $30 for cleaning. We provide beach towels for use around the pool and for taking to the beach. Please ensure you have the correct number of towels for your guests upon arrival and take care not to lose them. A fee of $25 per towel will be charged for any missing towels at departure.

Great location, close to beach club and surf. Nice property, and friendly property management. Few hiccups with the house lock and water but would recommend to a friend and would stay here again

Marco the manager of Ulianas business is a legend, local guy with tonnes of experience in hospitality made our stay great. Met all of our questions with care and any issues were resolved immediately and made 100% better. The employees that cleaned and cared for the house were friendly, hard working and bondable as well, leaving us with a sense of security and respect. This was a good place for our children as it was close to the beach and beach club. This location is on a main access point to the beach and traffic at times can be busy and dusty. Long term stay - amenities fall short (kitchen) however for shorter terms / dining out it's great. Pool on site was bonus, backyard is nice, storage and closet space is good, beds were comfortable and linens are average.

The place is a great option for playa Colorado. The walk to the main beach is 2-3 minutes. The house is clean and has all you need.

This was a 5 star stay. We had an amazing time, two minute walk from the beach and from Pili kitchen, short ride into town and right between golf course and the ocean. We were mainly there to surf so we got to check the waves easily. A/C was awesome and everything else was perfect! Recommend highly

This is an awesome place to stay at Iguana. I've stayed previously in the adjoining property and this one did not disappoint. Top notch service, excellent location and Uliana and Hayden are wonderful hosts who make things extremely easy for visitors. Will book again.
