Location Details and Important Notes

Horizon Villa is located in the southern part of Tulum within the Riviera Tulum gated community, which offers 24/7 security. The villa is approximately 1 km from the town center.

Tulum is an active real estate market, so construction may be visible nearby. There are no strict building regulations, which can result in noise. The property is situated in the jungle, so guests should expect occasional encounters with insects such as ants, mosquitoes, scorpions (non-poisonous), and spiders (non-poisonous). The villa is cleaned thoroughly before arrival, but wildlife is part of the natural environment.

Power supply in Tulum can be unstable, with occasional outages that may last overnight. The villa provides one key card for entry, which controls air conditioning to conserve energy, similar to hotel systems.

Transportation and Access

• Taxi services can be arranged upon request.
• Taxi requests between 10 pm and 9 am must be made before 10 pm to the assigned manager.
• The beach is 6 minutes away by car.
• The pool and plunge pool are not heated; typical temperatures in Tulum average 28°C.
• Closest supermarkets are Super Aki and Chedraui, 3 to 4 minutes by car.

Reservation Policies

• Confirmed reservations cannot be modified due to external factors.
• Extensions may be possible if availability allows.
• No additional guests beyond the original reservation are permitted.
• External vendors are not allowed on the property; however, recommended decorators and chefs can be arranged through management.
• Early check-in is generally not available due to booking schedules.
• Parties of any kind are prohibited to respect the property and neighbors.

Life in Tulum

1. Construction Noise: Tulum is continuously developing, so construction noise may occur nearby. This is beyond the property’s control. Listings will include disclaimers if construction is ongoing.

2. Wildlife: Due to the jungle surroundings, encounters with insects and small animals such as scorpions, tarantulas, raccoons, and ants are common but harmless.

3. Infrastructure: Tulum’s infrastructure is limited, and interruptions in electricity, water, or internet may happen due to weather or maintenance. The management team will assist as much as possible.

4. Pool Maintenance: Pools are well maintained, but natural factors like weather and wildlife may affect conditions at check-in. A maintenance team is available to address concerns.

5. Property Updates: Photos may not always reflect last-minute changes due to guest damage, but high standards are maintained.

6. Weather: The region is prone to hurricanes and heavy rains. Comprehensive travel insurance is recommended.

7. Navigation: Tulum is rapidly growing, and some streets may be difficult to find or unpaved. Detailed directions will be provided before arrival.

8. Climate: The area has a humid climate, especially during the wet season. Construction materials like Chuukum stucco adapt naturally to these conditions.

9. Parties: Although parties are common in Tulum, they are not allowed at the villa. Management will assist with disturbances from external events but cannot control them.

10. Concierge Services: A concierge team is available from 8 am to 9 pm to arrange tours, transportation, chefs, yachts, spas, decorations, and more. While assistance is provided, the villa is not responsible for third-party services.
