The Space

Villa Los Primos is a luxurious beachfront property situated on the Mexican Caribbean coast in South Akumal, a quiet and upscale community just 2 miles south of Akumal. This villa offers a unique character and generous living space.

The villa spans 6,000 square feet of interior living area, complemented by expansive terraces, balconies, and decks. It is tastefully decorated with Mexican antiques and original oil paintings. Every room provides a view of the Caribbean Sea.

Upon entering, you are greeted by a stunning domed brick ceiling in the entrance hall. The kitchen, living room, and dining areas are all large and open. The sandy beach lies directly outside the villa, while the roadside features a beautiful enclosed garden with a guest house and a secure garage.

There are five bedrooms in total:

• Three bedrooms with ocean views
• One bedroom overlooking the garden

The master bedroom, located upstairs on the southeast corner, is exceptionally spacious. It includes a king-size bed, a luxury bathroom, a balcony with ocean views, air conditioning, and a wall of mirrors.

On the northeast corner upstairs is a guest bedroom with two queen-size beds, a bathroom accessible from the hallway, and a balcony facing the ocean. Between these two corner bedrooms is a studio bedroom with two futons and louvered doors opening to the hallway. This room shares the hallway bathroom with the guest bedroom and also has an outdoor balcony overlooking the sea.

Downstairs on the south corner is another large guest room with two queen-size beds and an elegant bathroom.

The villa features numerous windows and sliding doors that allow the ocean breeze to flow throughout, keeping the interiors cool and comfortable.

The guest house is charming, adorned with wrought iron trim and surrounded by flowering plants. It includes a bedroom with two twin beds and a bathroom.

Guest Access

Guests have exclusive access to the entire villa, including the private pool.

Additional Information

• Maximum occupancy is 10 adults and 2 children. Additional charges apply for more than 10 guests.
• Only one infant is allowed free per reservation.
• Enhanced cleaning protocols are in place, including the use of Clorox and a disinfecting fogger (U.S. NSF Certification No. 148127).
• Washer and dryer are available for an additional fee and require maid service request.
• Iron available at no extra charge upon request through maid service.
• Caretaker cooking services can be arranged for an additional cost. Professional private chef services are also available; contact for details and pricing.
• Private night-time security guard service is available with advance reservation and extra charge. Typical shift is 7 a.m. to 7 p.m.
• The swimming pool is not heated.
• The living room and kitchen do not have air conditioning.
• Seasonal ocean currents and weather patterns may cause seaweed accumulation on the beach near the villa.
