The Space
Casa Xuul Tulum is an oceanfront estate featuring two independent sister villas, each with its own pool, Jacuzzi, and amenities. The property is architecturally designed to maximize stunning views and offers a range of beach-related comforts.
Villa I’Ik includes a private pool on the ground level, with outdoor spaces naturally separated by the landscape to preserve the beautiful surroundings. On the rooftop, there is a private Jacuzzi accompanied by a lounge area. The only shared feature between the two villas is a sky-clear-bottom pool that connects both villas and the parking area.
Free parking is available on the property, accommodating up to three cars.
Room Configuration
- Second floor master bedroom with a king-size bed and ocean view
- Second floor room next to the master with two queen beds and ocean view
- Second floor room on the left side of the stairs with two queen beds and jungle view
- First floor room near the entrance with one king bed (can be converted into two twin beds upon request)
- An additional attached room with bunker beds
Amenities and Services
- Daily cleaning service from Monday to Saturday (Sunday is staff day off)
- Private chef available for breakfast and lunch included in the rental fee
- Groceries are not included; grocery expenses will be billed separately with a receipt
- Chef service hours: 9:00 AM to 3:00 PM daily
- Dinner service is available upon request for an additional $35 USD per person plus the cost of ingredients
Guest Access
Guests will receive an entrance code based on the last four digits of their cell phone number. A lockbox with keys is located outside by the street. The main villa door has a digital lock using the same code. The neighborhood is secured with daily security patrols.
Location and Important Information
Casa Xuul is situated within the protected Tankah Bay nature area. The access road is unpaved due to environmental regulations that prohibit paving to preserve the nearby cenote and ecosystem.
Because of this, a 4x4 or SUV vehicle is highly recommended for comfortable and easy access. For guests not driving, a local taxi service is available for daily transportation needs. Note that Uber and similar ride-sharing services do not operate in the Riviera Maya region.
The road condition depends on weather and local maintenance. During the rainy season (June to early November), heavy storms may cause temporary rough patches due to runoff and nearby construction. The community actively works to maintain the road, but these conditions are part of the natural setting that makes Tankah Bay unique.
This access situation does not affect the quality of hospitality and comfort provided at Casa Xuul.

Incredible stay. Book this place immediately. Our group of 7 scoured the area for a vacation spot and this place seemed too good to be true for the price, but it was the best decision we could have made. The only hesitation for this place: The road to get there was a bit bumpy - not an issue for a high clearance vehicle but otherwise you just need to drive slow. Now to the good stuff: 1. The staff - incredibly helpful with recommendations, booking, cleaning. Pretty much allowed the vacation to truly be carefree 2. The chef - chef Angelica is amazing. The food was delicious and plentiful every single day (even repeating dishes never got old). She was super flexible and accommodating to requests. 3. The space - incredible ocean views from rooftop pool and jacuzzi. Plenty of well thought out lounge areas for large groups. Overall great design and amenities for relaxation and exploration. There was mention of internet issues from previous guests but this seems to be resolved.

Casa Xuul is a beautiful, peaceful home! Just the place for our family to relax and decompress from day in and day out responsibilities. The staff was congenial and attentive, Victor in particular. The meals prepared by the chefs were "over the moon"! We can't recall any restaurants where we have enjoyed better culinary talent! Unfortunately, I did have to connect to the internet during our stay, and the strength of the wifi signal was inconsistent causing occasional disruptions (particularly upstairs). The unpaved road from Highway 307 to Casa Xuul was extremely rough and not well maintained! Definitely the biggest surprise. Other reviews noted the road's condition, but yet we were still taken back by the actual severity of the condition. Kept our speed to about 5km/h! Hard to understand why a road to such beautiful homes cannot be maintained on a more regular basis, if it cannot be paved.

This place is 10 out of 10. The location is perfect if you’re looking to get away from everyone and everything Tulum city and the main strip is about 15 to 20 minute drive. off the highway or the main road to the property is a bit of a rough and bumpy road that should be fixed because it is extremely difficult driving on that road what made this day 10 out of 10 is Angie to cook the cook was everything breakfast lunch and dinner super clean the food was amazing chicken the rice to stay the tacos already above so yes I do recommend for you to book and stay here. Don’t think twice.

This house is an absolute dream. The modern architecture is a real masterpiece. All the furnishings and appliances new and stylish. There are three swimming pools in the property, one in the garden overlooking the ocean, and two on the roof terrace. The water in the pools is crystal clean, the hot tub is heated. The pool on the roof terrace has a glass bottom and a glass wall, it's incredible. The master suite even has an outdoor shower (in addition to the indoor shower) with an outdoor tub that is so big, it could count as another pool! We had the private chef (Roberto) every day for all three meals. The food is excellent - healthy and tasty. We gave him free reign what to cook and we were always pleasantly surprised. The beach in front of the house is breathtaking. This is not a busy area and most times we did not even see other people around us. The overall area seems super safe. Maria Jose is an amazing host - super responsive and accommodating. We are so unbelievably happy!

The home is BEAUTIFUL and nicely furnished. I rarely write reviews but this place was so outstanding and the host was so helpful and responsive, that I had to write a review. She thought of everything, from linen bedding, washer/dryer, a fully furnished kitchen, life jackets, kayaks, games and even a huge first aid kit (that we actually had to use). This place and this host exceed 5 stars! I can't wait to return! Thank you so much, Maria! Thanks also for allowing us to use your other property for the day. It was equally as beautiful!
