La villa
Villa Estefania es un refugio tranquilo de cuatro habitaciones en Playacar Fase 2, una comunidad cerrada con seguridad las 24 horas, los 7 días de la semana. La propiedad cuenta con una piscina privada, jardines tropicales maduros y una terraza en la azotea con una palapa mexicana cubierta de palma tejida a mano.
La villa está a cinco minutos a pie de la playa, atravesando el parque, y a 10 minutos a pie de la Quinta Avenida y del ferry a Cozumel. Tiene capacidad para hasta 10 huéspedes en cuatro habitaciones con baño privado y es ideal para familias y grupos de amigos que viajan juntos. Dan y Mariana son los anfitriones y administran personalmente la propiedad.

Villa Estefania se encuentra dentro de Playacar Fase 2, una comunidad cerrada con seguridad motorizada las 24 horas, los 7 días de la semana. El área cuenta con calles tranquilas, jardines maduros y un recorrido de cinco minutos a pie por el parque hasta la playa.
Hay registro autónomo mediante una caja de seguridad para llaves. Recibirán las instrucciones completas antes de su llegada, y los anfitriones estarán disponibles si surge alguna situación.
Información importante
- El horario de silencio en Playacar es de 10:00 p. m. a 8:00 a. m. Playacar Fase 2 es una comunidad residencial, por lo que se permiten reuniones tranquilas y respetuosas, pero no se permiten fiestas grandes ni eventos.
- Hay una palma de coco frente a la casa. No estacione directamente debajo de ella, ya que los cocos que caen pueden causar daños considerables.
- No se permite usar vidrio alrededor de la piscina. Se proporcionan vasos y vajilla de plástico.
- El sargazo puede llegar a las playas del Caribe entre abril y agosto. El club de playa local limpia regularmente su área, pero las condiciones pueden variar de un día a otro.
- La temporada de huracanes va de junio a noviembre. Durante las tormentas, son poco frecuentes pero posibles breves interrupciones del servicio eléctrico o del agua.

The home was generally as described, but we experienced a major issue during our stay. The water was shut off for approximately 5–6 hours (from mid-afternoon into the evening) due to repairs, leaving us without access to sinks, toilets, or showers during that time. This significantly impacted our stay, especially with young children and seniors, and made the home not usable for a meaningful portion of the night. The home otherwise was pleasant to stay in, Dan was responsive, and was easy to find. Dan also was kind enough to mail out clothes I had forgotten after our stay.

We had a great stay here. There was 4 adults and 3 teens and there was plenty of space and bathrooms. We didn't have a rental car but this was a perfect space to be able to walk to all the activities and amenities on 10th and 5th. It was also nice that we could get away from the crowds and be able to enjoy some pool time. Dan was super responsive and helpful with suggestions. When we go back to Playa this will definitely be the place if it is available.

Amazing location, walkable to the beach and downtown PDC. Dan was very responsive and recommended drivers, private chef service (a real highlight), and activities. His grounds crew were also great. The house is on a busy street but that did not bother us.

Beautiful, spacious and clean casa. Secure neighborhood relatively close to all services (grocery store 20-minute walk). For activities between Cancun and Tulum on the 307, I suggest you take the collectivo (station in front of Chedraui) much cheaper than taxis and very fast. However, if you go further than Tulum, the colectivo is not very frequent and a taxi is preferable for the return home.

Our family of 6 enjoyed this property. Plenty of room and everything worked properly. We stayed in late June so it was incredibly hot and humid. The air conditioning worked great and kept the house cool. We don’t use the pool at all. We took advantage of the beach clubs in Cozumel, the cenotes nearby, and other tours in the area. We walked to town everyday, sometimes twice per day. It’s an easy walk but takes about 10-15 mins and in the heat you’ll get a little sweaty. I felt safe at all times. Even down dark alleys and late at night. 5th avenue is great. I thought it would be cheesy and annoying but it’s much nicer than we imagined. Good restaurants, some good shops, and lots of great people watching. 10th also had great taco stands and restaurants. The location of this place is perfect if you’re going to interact with the town of Playa.
