Respeto por la naturaleza y la eco-villa
Villa Karma es un refugio comprometido con el cuidado del medio ambiente que busca minimizar su impacto ambiental. Sigue estas recomendaciones:
- No arrojes papel higiénico ni ningún otro objeto en los inodoros. Como muchas casas en Tulum, la villa utiliza un delicado sistema séptico ecológico. Hay botes disponibles en cada baño.
- No viertas productos químicos ni sustancias agresivas en los lavamanos o inodoros. Se proporcionan jabón y champú biodegradables.
- El agua del grifo no es potable, pero es segura para cepillarse los dientes y lavarse. Se proporcionan garrafones grandes de agua potable purificada, además de té, café y condimentos básicos de cortesía.
Huéspedes y capacidad
- La villa tiene capacidad máxima para 14 huéspedes registrados.
- No se permiten huéspedes adicionales ni que pasen la noche.
- Los chefs externos, masajistas, organizadores de fiestas y otros proveedores de servicios no pueden ingresar a la villa sin aprobación previa. Se pueden recomendar colaboradores de confianza previa solicitud.
Seguridad y tranquilidad
- Mantén cerradas las mallas contra mosquitos y las puertas para ayudar a evitar que entren insectos no deseados.
- Cierra con llave todas las ventanas y puertas al salir de la casa. Se proporcionarán instrucciones al momento del registro.
- Utiliza la caja de seguridad proporcionada para guardar objetos de valor.
- No se permite fumar en interiores.
- Solo se permite fumar en la terraza o el deck exterior, nunca debajo de las palapas, que están hechas de materiales naturales altamente inflamables.
- No se permiten velas, incienso ni otras llamas expuestas.
Fiestas y decoraciones
- Villa Karma está destinada a la tranquilidad, el bienestar y la reconexión. No se permiten fiestas.
- No cuelgues decoraciones, no fijes objetos a las paredes ni lleves globos al área de la piscina.
- Para celebraciones especiales, un florista local puede preparar un hermoso arreglo en un florero.
Construcción y condiciones locales
Tulum está creciendo rápidamente, por lo que ocasionalmente puede haber ruido de construcción o caminos polvorientos en los alrededores. Aunque se hace todo lo posible por mantener un ambiente sereno, algunas condiciones están fuera del control de la villa.
Servicio de limpieza opcional
Hay un servicio de limpieza adicional disponible por 1,500 MXN por visita. Solicítalo con anticipación para poder organizarlo.

A great villa for a family get-together. Lovely garden and pool. Alex & Raph are magnificent hosts. They were incredibly responsive, and promptly answered any queries we had promptly and warmly - nothing we asked was too much trouble. They also provided fantastic recommendations - restaurants, caterers, boat hire - they knew where to send us for everything. A great visit, would thoroughly recommend.

Villa Karma was incredible for so many reasons! Firstly, Alex was so welcoming, kind and helpful. He made sure we were comfortable right from the start and went above and beyond to make sure we had a restorative and relaxing vacation. Alex, helped to arrange an in-home massage and it was stress free and so relaxing! Alex also had so many local recommendations, we were never at a loss on how to order food/taxi and other things that made our vacation so easy. Secondly, Villa Karma was perfectly set up to accommodate a large group, we came with our immediate and extended family. Our little boys had a blast swimming in the pool for hours each day. The pool was large, with a shallow platform and the rest was ~5 feet deep. The bedrooms were private and there was plenty of room to spread out. Thirdly, location was great for a midway point between the town and the beach and taxis were able to find the location easily. Otherwise it was about ~30 min walk to restaurants. Thank you, Alex!

Where do I even start! Alex and Raph were the best hosts. They were there to welcome us into their home, even though we arrived pretty late. There were 11 of us, and there was plenty of space for everyone to relax and enjoy. Lorenzo, the groundskeeper, was also incredibly kind and kept the pool clean for us to enjoy. I highly recommend this place for a large group. It even has a separate back house and pool, which made the experience even better. Everything worked out perfectly definitely a place we would come back to!

Alex and Raph are excellent hosts. We were very well looked after. The villa is superb, tastefully decorated, and very well equipped. The bedrooms are comfortable and spacious, the semi-outdoor bathrooms are superb, and it’s a delight to take a shower to the sound of birdsong. The garden is lush, and the pool is lovely. We had very easy access to the villa, with a main road passing nearby, and we were close to the pueblo, unlike a review we read that said otherwise. we'll be back with pleasure. we'll be happy to go back

Our stay at this Airbnb in Tulum was absolutely amazing! From the moment we arrived, everything exceeded our expectations. The place was spotless, beautifully designed, and had such a relaxing atmosphere that made it feel like a true vacation retreat. The location was perfect—close to great restaurants, beaches, and local attractions, yet still peaceful and quiet. The host was incredibly responsive, helpful, and made sure we had everything we needed for a comfortable stay. We especially loved the thoughtful details throughout the space and how well everything was organized. It really felt like a home away from home. If you’re visiting Tulum, I would highly recommend staying here. We would definitely come back again!

We were a group of 9 mature friends and family visiting this lovely Airbnb. Alex was extremely helpful and available during our entire 12 day visit. He provided great suggestions on where to visit, how to use the food delivery service and answered any questions or concerns in a very timely manner. This complex is nestled off the main road on a very worn dirt roads within 300 meters in all directions. A SUV is highly recommended. The facility has everything you need for your stay. The pool was lovely but note, that it did not receive a lot of sun, roughly 2hrs per day. It may not be an issue for most but during our time there it was a bit cool so we did not use it much. We found the beds firm and the pillows comfortable. The rooms could use a few more hooks, baskets and luggage stands but was large enough to accommodate 2 suitcases on the floor. The kitchen had everything you needed to cook but again not a lot of storage options for dry goods. Thanks Alex for a lovely stay

Alex and Raph were beyond incredible. We booked pretty last minute for New Year's and got lucky with this space. We couldn't find scooters to rent anywhere but Alex and Raph found some for us immediately. They respond so quickly to every single request as well. I saw some reviews mention the roads in the neighborhood. Yes, the roads are pretty rough within a block or two, but then they're totally fine. And even the close ones are still navigable with scooters, and definitely ATVs or cars. Highly recommend the location if you want something central, it was perfectly located hallways between Zamna and the beach area for us.
