The Space
Villa Seagate is ideally situated within walking distance of excellent shops, restaurants, and beaches along the rocky shore between Akumal Bay and Half Moon Bay. This roomy villa offers indoor and outdoor living spaces with ocean views, a private man-made beach lounge, and now accommodates up to 12 guests with the addition of a fifth bedroom garden casita.
A large swimming pool is conveniently located just off the fully equipped kitchen, making it perfect for both relaxation and entertaining.
Designed in classic Caribbean style, Villa Seagate provides comfortable accommodations with expansive common areas. These include a spacious oceanfront patio that is partially covered, an oceanfront lawn, and a manicured beach area for lounging by the Caribbean Sea.
Inside, there are multiple gathering spaces for guests, including an entertainment room with a TV for more intimate get-togethers.
The villa has four bedrooms inside:
- Three bedrooms each with a king-size bed
- One bedroom with two double beds and a single bed
The new garden casita, located in a separate guest house at the front of the property, features a king-size bed.
Traditional masonry techniques are used throughout the villa to keep it cool and fresh. Large hand-laid terracotta tiles maintain cool floors, while brick vaulted ceilings and expansive windows allow ocean breezes to circulate freely. Natural textiles and Caribbean architectural details are thoughtfully incorporated to preserve the property’s excellent condition.
Air conditioning is available in the bedrooms only.
Location
Villa Seagate overlooks the Caribbean Sea from Akumal’s rocky shoreline, positioned between Akumal Bay and Half Moon Bay. Guests can easily walk to the town’s top venues or take a short ride by bike, golf cart, or car.

Our family had a wonderful experience at Villa Seagate! The property was as advertised and maintained extremely well with wonderful staff who provided us with an excellent experience. We met our 2 adult children and their significant others here for our Christmas celebration. My husband’s family is from the Yucatán peninsula and met us there as well. The house could not have been more perfect for us. Overlooking the ocean, we enjoyed all the beautiful sunrises. It was a short trip to tulum and we were able to easily visit the ruins and some cenotes. Jose and Marta were present every day to help us feel completely relaxed. They were so friendly, welcoming and informative. Loved every minute.

The house was beautiful and perfect for our family vacation! The view of the sunrises is amazing. Scott, Jose and Marta made sure all of our needs were met and the meals that Jose and Marta cooked for us were delicious! Thank you! Akumal Direct was so easy to deal with and very responsive. We would definitely stay here again.

Un lugar muy bonito y cómodo, atención amable y fue la única casa en los alrededores que pudo cumplir con nuestras necesidades en número de habitaciones y configuración de camas. El mantenimiento en general muy bien, todo funcionaba correctamente y cuando tuvimos alguna petición específica se resolvió con prontitud. Muchas gracias por todo.

La pasamos muy bien! Es una casa muy linda y privada, que te invita a descansar. Todo muy limpio y ordenado tal cual las fotografías. El staff José y Marta son muy atentos y agradables! Nos ayudaron mucho! Y Scoot de igual manera siempre al tanto de lo que necesitáramos y resolviendo nuestras dudas! 100% Recomendada!

Mooi, rustig gelegen huis met leuk uitzicht. Door de dagelijkse schoonmaak en huishoudhulp van Jose en Marta was ons verblijf zeer aangenaam. Ruim zwembad maar door de brandende zon vanaf 11am niet meer te gebruiken. Er is geen schaduw en zijn geen parasols. Aan de andere kant van het huis (zee) is er ‘s namiddags wel schaduw. Wel geen toegang tot de zee. Zeer kindvriendelijk en goede airco in de kamers. Host reageert enorm snel en ondersteunt waar nodig. We raden het verblijf ten zeerste aan.

We had a great stay at this beachfront home. The beachfront location was truly amazing and a close walk to some of the best snorkeling around. The home was very spacious and comfortably accommodated our party of 12. The pool was a major plus. The local staff were extremely helpful and friendly. The hosts were responsive and accommodating, which really made this a special trip for our family
