The Space
This stunning three-story home is nestled in the Tulum jungle within the exclusive gated community of La Privada in Aldea Zama. The first floor features an open-plan layout with glass doors that open onto an outdoor terrace, complete with a pool, hammocks, and a deck. The master bedroom on the first floor has sliding doors that lead directly into the beautiful pool.
The home includes three bedrooms and three and a half bathrooms. It is located just a 7-minute drive or a 15-minute bike ride from the turquoise waters of the Mexican Caribbean.
Inside, the first floor offers a fully equipped kitchen, dining area, and living room designed for entertaining. A wall of sliding glass doors connects the indoor space to the inviting pool area.
On the second floor, there are two guest bedrooms, each with its own en suite bathroom. The third floor features a rooftop terrace with a half bathroom, laundry area with washer and dryer, and a lounge area perfect for stargazing.
Location
The property is situated in La Privada, a secure gated community offering 24/7 security. Amenities include a neighborhood clubhouse, swimming pool, and paddle tennis courts. The beach is only 7 minutes away by car, and downtown Tulum is a 5-minute drive.
This home is part of a collection of five unique houses built together to accommodate groups of up to 50 people. Each home has its own style and decor and can be rented individually or together. When multiple homes are booked, gates between properties can be opened to create a large shared outdoor space.
Guest Access
Guests have full access to:
- The house and all its amenities
- The pool and palapa area
- Rooftop terrace with lounge bed and seating
- Washer and dryer on the rooftop
- Parking spot
- Neighborhood clubhouse, pool, and paddle tennis courts available to all La Privada residents
Only registered guests staying in the homes are permitted entry to the neighborhood by showing a QR code and ID.
Other Information
- Housekeeping is provided every other day unless otherwise requested.
- Construction noise may be present due to nearby development, typically Monday to Friday from 10:00 a.m. to 5:00 p.m. and Saturday from 10:00 a.m. to 2:00 p.m. No construction occurs on Sundays. Rental prices reflect this consideration.
- To conserve energy, please turn off all air conditioning units when not in the house.
- Beach and pool towels are supplied. A fee will be charged for any lost or damaged towels.
- Smoking or vaping inside the house is prohibited. A $200 cleaning fee applies if this rule is violated.
- Drinking water is provided, and water and ice from the refrigerator are safe to consume.
- Laundry detergent is available for use with the washer and dryer on the rooftop.
- Parties are not allowed. Please respect neighbors by keeping noise levels down, especially after 11:00 p.m.
- Valuables should be stored in the safe inside the house.
- Children must be supervised by an adult at all times when using the pool.

The house itself is beautiful, and the pool was a highlight- clean and maintained regularly. The cleaning team came every other day and did a great job. The host also offers multiple points of contact, including a concierge, which initially gave the impression of a well-managed, luxury property. Unfortunately, several details didn’t match the “luxury” listing or justify the price. Before arriving, I specifically asked about pool floaties and was told there were 3 available. When we arrived, only 2 were there half-inflated, covered in dirt, and left on the side of the house—completely unusable. Both TVs were damaged and didn’t work properly. The bed sheets were very worn and heavily pilled, which was disappointing and not something I would expect at this price point. The kitchen was also poorly equipped. The knives were extremely low quality and bent when trying to cut basic foods like steak or melon. There were no baking pans, mixing bowls, or Tupperware. Two burners didn't work.

We had an incredibly lovely stay! I can't say enough good things about Damien and Gabby who were always immediately responsive to our every question, gave great local recommendations and made us feel very cared for and able to fully relax and enjoy our vacation. The house is stunning and was perfect for our group of 6 adults + 1 toddler. The pool and backyard are an oasis and we spent most of our time enjoying out there. The house is perfectly kept, with plenty of space and beautiful design. The location is very walkable to multiple restaurants, coffee shops and amenities and only a short ride to the beach. Would highly recommend to others for a relaxing and private place to stay in Tulum.

Just got back from Michelle's property and all I can think of is when can I go back. Beautiful house in a private stylish gated neighborhood. Gaby and Damian provides top notch service. anything you need, they will sort you out with a smile. The house is spacious, stylish and very welcoming. Bottom line, Don't hesitate, Book this house. it's fantastic.

If you are thinking of booking this place, don’t think future, it is a MUST! Where can I even start? I came here with 8 of my friends for my bachelorette party and it was an amazing experience. I spent hours looking for AirBnBs and I knew this was the right one. For starters, Michelle accommodated the dates I asked for. The concierge, Gaby, was INCREDIBLE! Helped us book all of our excursions, chef at home, answered all my question, and my many phone calls (Thank you Gaby!). Once we got to the AirBnB it showed why people rate it so high. Three stories of a beautiful house in a super secure neighborhood. There is also multiple delicious breakfast/cafe spots near which is less than 5 min walk and the entire area is super safe. Anything we needed, the property manager, Damian, quickly helped us with (and when I say quickly I mean within minutes someone was there). I could go on and on but I am just very grateful that this AirBnB made my bachelorette trip the absolute best!!

Selected this place super-last minute for a quick girls getaway for my birthday. Wow this place was AMAZING!!! The pool- I still think about it almost daily after 2 weeks have passed. Private gated community with onsite host/concierge so we felt SUPER safe at all times! From our first evening out, Gaby set up a taxi driver who essentially became our personal driver for the remainder of the trip (Miguel) who was soooo friendly, attentive, just awesome! There were lots of last minute requests on my end like decorating the house & having a private chef onsite before we check-in; which was seamlessly executed by Gaby & Damien- the dream team!! All requests were honored & pricing was very reasonable. I certainly plan on returning to Tulum and this house is a MUST!!! Of note, we lost power for a few hours during our last morning, to which we were notified by Damien well in advance, and he kept us posted with every update, and helping us in any way possible. Bless these people 💕💕💕

Michelle and Damian were very great hosts and super responsive to any questions we had. It was easy to communicate with them if anything was needed. They were very accommodating if we had requests and even helped with local recommendations, transportation, etc. I would definitely love to come back and rent with them again.
