Esta villa construida a la medida se encuentra en Tumben Ka'a, uno de los vecindarios más populares de Tulum. La propiedad cuenta con una piscina privada y áreas exteriores donde puede relajarse y disfrutar del hermoso clima de la Riviera Maya.

Ubicación
La villa está ubicada en el encantador y conveniente vecindario Tumben Ka'a de Tulum, con fácil acceso a atracciones locales, restaurantes, tiendas y sitios culturales.
Acceso de los huéspedes
Una vez que ingrese a la casa, toda la propiedad será privada. La piscina estará disponible exclusivamente para usted y sus huéspedes.
Contrato de alquiler
Plazo
El contrato de arrendamiento comienza en la fecha de llegada y termina en la fecha de salida. La propiedad estará disponible para ocupación no antes de las 3:00 p. m. de la fecha de llegada y deberá desocuparse antes de las 11:00 a. m. de la fecha de salida.
El plazo del contrato puede acortarse o extenderse mediante acuerdo mutuo, sujeto al pago de cualquier cargo adicional acordado por las partes y confirmado por escrito por el Propietario.
Renta
La renta total debe pagarse al momento de realizar la reservación.
Ocupación limitada
La ocupación está limitada al número de huéspedes especificado en la reservación. Si el Propietario determina que se ha infringido esta política, se reserva el derecho de expulsar a todo el grupo sin reembolso.
Cuidado de las instalaciones y daños
- No se permiten mascotas no autorizadas.
- No se permite fumar dentro de la casa.
- El incumplimiento de estas reglas puede resultar en el desalojo inmediato y la pérdida de cualquier depósito y renta.
- El Arrendatario acepta pagar al Propietario por cualquier daño a los muebles o artículos del hogar.
- El Arrendatario debe cerrar y asegurar con llave todas las puertas y ventanas cuando se ausente de la Propiedad, incluso al momento de salir.
Indemnización
El Arrendatario acepta indemnizar y mantener indemne al Propietario frente a cualquier reclamación, incluidas las reclamaciones de terceros, que surja de o esté relacionada con el uso de la Propiedad por parte del Arrendatario o con los bienes personales proporcionados allí.
El Arrendatario asume todos los riesgos de lesiones u otras pérdidas relacionadas con actividades recreativas, incluido el uso de la piscina, y acepta mantener indemne al Propietario al respecto.
Sin residencia permanente
El uso de la Propiedad es temporal, de corto plazo y transitorio. La Propiedad no puede utilizarse como residencia permanente del Arrendatario ni de ningún huésped.
Cancelaciones
El Arrendatario puede cancelar en cualquier momento. Cualquier monto reembolsable será devuelto, si corresponde, de acuerdo con la política de cancelación de la reservación.
Derechos del Propietario
Si no se cumplen las condiciones y limitaciones establecidas en este acuerdo, el Propietario puede cancelar el acuerdo e ingresar a la Propiedad, ya sea mediante procedimientos legales o por la fuerza, para inspeccionar la Propiedad y confirmar que el Arrendatario la ha desocupado.
Todo el dinero pagado por el Arrendatario se perderá como indemnización por daños y perjuicios previamente acordada.
Reconocimiento
Al firmar este Contrato de Arrendamiento, el Arrendatario reconoce que ha leído, aceptado y acordado sus términos. Cada parte asume la responsabilidad por las obligaciones establecidas en el presente documento.

This house is beautiful. Quite spacious for a family of 10, with enough rooms and beds. A pool that allowed us to have fun as a family. And the common areas are very spacious, comfortable and with all the necessary amenities. Reed was attentive at all times, and José, who manages the house, helped us a lot by arranging transportation for us to go to other places and by giving us useful recommendations for food. Definitely a place I would go back to with my family.

The villa was amazing! The location was a little secluded, but nothing a taxi couldn’t fix. We loved the privacy we had and felt right at home.

The Villa is amazing , very good size and the interior decor is very well put together. All the main rooms and bedrooms has air con and ceiling fans The pool is a very good size and is deep, and able to do a few laps in there. Property manager Jose very accesible and is there to help in anyway . Was a great stay at the Villa.

There are no words to describe this place of than: Amazing & Peaceful. Reed hosted my family and our friends. This place is incredible, lots to do, coffee shop right across the street and of course the pool for the kids. Also minutes from local supermarkets, restaurants and a local spot called Palma Central. Yes the beach is 10m away but if you get a cab it runs about 15usd. We cannot thank Reed enough for this space it was AMAZING. Reed was also very responsive and accommodating to specific requests. Would also like to thank Jose the property manager amazing person and also very responsive. All and all great host, great property and even better vacation. Highly recommended and hopefully we will be booking with Reed again!!!!!!

We were a group of 6 friends, and the house was even more beautiful than the pictures. The pool is stunning, the house is amazingly decorated and the rooms are comfortable. The area is quiet and easy to get around. Most recommend to rent a car. Jose was available for everything we needed. And was super nice. We will go back there again, thank you very much.

The house is exactly what shows on pictures, The house is absolutely Beautiful, The hosts were very Helpful, They replied very quick everytime we had a question, went out of their way to help us with every need and question we Had. I would recommend this Stay specially for the attention the Hosts will give you with staying in Tulum. Their Property manager Jose was also very helpful, and right on time for receive us at Check in. The only Thing I'd say is that if you are looking to stay there , I would recommend having a car because it is a little bit out of the ' Hotel zone', about a 20 minutes drive.

This place was simply gorgeous. The pictures described the property perfectly—it was definitely one of the best places I have ever stayed. The host and staff were very friendly and recommended great places to eat. The layout of the house was extremely comfortable, with plenty of space for a large group. Special shout-out to Jose, who greeted us with a big smile and made us feel very welcome. I truly hope to visit again. The neighborhood felt safe and peaceful. Recommendation for future guests: bring mosquito repellent for the evenings, as mosquitoes do come out due to the surrounding vegetation.

We celebrated my 30th birthday in Tulum at Reed’s villa and it was so worth it! The villa was beautiful, Reed was so responsive, and the on-site manager, Jose, was amazing! They both gave helpful recommendations for transportation, food, and tourist attractions. The villa was also clean and looked just like the photos! Highly recommend!
