The Space

Welcome to this off-grid tiny solar home in the exclusive Golf and Beach Resort community of Gran Pacifica, Nicaragua. Located approximately 1 hour and 30 minutes from Managua Airport, the property offers a peaceful setting with easy access to outdoor adventures.

The home is situated along the Pacific Ocean and is a five-minute walk from Asuchillo Surf and Swim Beach within the gated Gran Pacifica community. Guests also have access to 3.5 miles of private beach.

Accommodation

This modern two-bedroom, two-bathroom solar home includes:

• A main-floor bedroom with a comfortable queen-size bed
• An upper-floor bedroom with a sofa that converts into a bed for two people
• A separate entrance for the upper-floor bedroom
• A three-piece bathroom for each bedroom
• A Smart TV in both bedrooms

Solar Power and Air Conditioning

The home operates entirely on solar power. To help conserve electricity overnight, please keep the air-conditioning units set to 27°C (81°F) or higher and use the low-fan setting when there is no sunlight. This temperature is comfortable for the tropics and should keep the small home cool throughout the night.

During the day, when the solar system is receiving full sunlight, the air conditioning may be set lower if needed.

Rooftop Terrace

Sliding doors from the upper-floor bedroom open onto a rooftop terrace with beautiful sunset and ocean views. It is an ideal place to relax with a drink and enjoy the surrounding scenery.

Community Information

The Eva community is approximately 85% complete. Most homes are finished, although a few properties remain under construction. Construction workers may be on-site Monday through Friday from approximately 7:00 a.m. to 5:00 p.m.

Resort Fee

Gran Pacifica charges a resort fee for all guests staying within the community. This fee is paid at the front gate upon arrival.

• $17 plus VAT per night
• Total with VAT: $19.55 per night
• The fee applies for up to seven days
• No additional resort fees are charged after seven days

Early Check-In and Late Check-Out

Please contact co-host Lindsay to arrange early check-in or late check-out, subject to availability. Specify the number of hours requested.

• $25 for up to three hours
• Payment is made in cash upon arrival

Electric golf carts can be rented through the resort reception. They are recommended for guests without their own vehicle.

Each electric cart includes a cable that plugs into a standard outlet for charging. Charging is available at the golf cart garage, as there is no charging station near the house.

A four-person gas-powered golf cart may also be available upon request. Please inquire with the co-host.

A $100 refundable damage deposit is required.

• Daily rental: $35 per 24-hour period
• Additional time: $5 per hour

Farmers' Market and Local Products

A farmers' market takes place on Thursday afternoons, usually between 3:00 and 4:00 p.m., near the beach palapa by the front reception area.

Yocate Farms, a local organic farm, sells fresh vegetables and locally produced items. Orders are typically placed before Thursday to ensure availability for Friday pickup. Availability and orders can be viewed through the Mike the Farmer website.

A local resident also sells freshly made bread, bagels, treats, and locally produced organic coffee.

Groceries, Dining, and Shopping

Sea Salt, the on-site restaurant and bar, serves breakfast, lunch, and dinner.

Approximately one minute outside the community gates, Abierto Hoy general store offers a selection of:

• Fruits and vegetables
• Spices and sauces
• Bread and pasta
• Snacks
• Non-alcoholic and alcoholic beverages
• Other basic grocery items

Alice's bar and restaurant is next to Abierto Hoy and serves lunch, dinner, and drinks.

There are no large grocery stores near Gran Pacifica.

House Guidelines and Maintenance

• Please use the outdoor hose to rinse sand from your body and belongings before using the showers. This helps prevent sand from clogging the drains.
• Smoking is not permitted inside the house.
• A washer and dryer are not available to short-term guests.
• Laundry facilities are available only to guests staying seven days or longer.
• Guests are responsible for any damage or repair costs resulting from use of the washing machine.
• Laundry detergent is not included.
• Long-term guests are responsible for replacing or refilling the gas tank if it runs out during their stay.
