The place is very good and is a 12-minute walk from downtown. The rooms and terraces are great. Only 2 of the 5 rooms are in a basement and some people may not like it, but it is specified in the listing with photos. During our stay we struggled with the internet inside the Airbnb, both the network (Telcel) and the wifi, although we were told that the area was having problems at that time. Tom is very helpful and was always available. Overall, it was a good option considering the cost-benefit and I would stay there again.

I was fortunate enough to spend nearly a month at Tom's beautiful property in San Miguel de Allende. The property was absolutely as described, however the view from the rooftop terrace really cannot be covered with words. We found ourselves beginning and ending each day there, taking in the sights, sounds, and smells of the vibrant city (on that note: definitely do bring ear plugs if you're a light sleeper as the town loves to celebrate). Each of the sleeping areas was private and cozy. The minimalist decor underscored the beautifully designed property. And the incredibly kind-hearted Salvador and Guadalupe made this Airbnb truly feel like a home. The location -- while it did require us to climb a bit of a hill -- rewards you with local markets, access to great restaurants and bars, and great pool access at nearby Live Aqua. Also, Tom could not have been more accommodating and communicative. We're already planning our return!

Words can not do this home justice. After spending 6 weeks in this beautiful location we are in the best shape of our lives. We ended up walking between 4-7 miles a day. Exploring SMA was amazing. This location sets you up in a great location. The Mercado at the bottom of the hill with all the fresh fruit, vegetables, meats and flowers you could want. The best part were Lupe and Salvador. Lupe brightened our days with her smile and keeping the place spotless. Salvador was only a text away for anything we need!

The description doesn’t do justice to the experience when we entered the property. Multi-level home with beds and bathrooms at each level. Stunning view of San Miguel’s skyline to watch sunrise and sunset from the property’s rooftop. There’s a co reed sitting area with large table and cushions for guests to enjoy a bottle of wine and a meal and just let time go by. Beds very comfortable with clean sheets and linens. Amenities were top notch. Tom has a very friendly and hospitable staff. Salvador manages the place and is very thorough and responsive to questions. Lupita is the housekeeper who comes in daily at 10am and leaves after she’s finished with chores (services included in the price of rental). Very humble and grateful staff to whom we were willing to give gratuity for their outstanding work. The property is a 1/4 - 1/2 mile walk to SMA’s historical center. City market, restaurants, shops are walking distance. AWESOME experience.

Tom is an exemplary host with great communication, excellent property description and extensive local recommendations. The home is spacious with indoor and outdoor spaces to hang out, work, etc. I got perfect reception for Zoom calls on the patio with tropical plants behind me. The rooftop is a total treat. We ate dinner up there frequently and my husband did morning meditation there every day. The rooster next door lives up to his reputation, lol. Lupe, the housekeeper is golden-hearted (and does your laundry). We have found that we prefer this part of San Miguel - totally central but not touristy. We did a day pass one day for the pool at Live Aqua hotel and that was an excellent experience and value! Only complaint with Tom’s is that it’s already booked for our dates for next year so if you’re thinking of reserving it, jump on it!

Absolutely loved our stay at Tom’s place! There were 5 of us, everyone had their own space, all super confortable. The house is really well set up, and there’s plenty of common areas to chill out and enjoy together. The highlight of course is the rooftop with amazing views of the town both during the day and at night. And we parked the car when we arrived and never used it again until we left, everything is walkable from the house: the market, restaurants, bars, town centre… If you are considering visiting San Miguel de Allende, you cannot go wrong with this place. Thanks Tom and Salvador who very kindly welcomed us even through we got in a bit later (10pm) and showed us around. Highly recommend!!

Spectacular is the impeccable modern house and in perfect condition Tom, always attentive to our needs, Lupita, the lady of spectacular, attentive cleanliness, tidy and very kind. In order, I highly recommend this property near downtown just 4 blocks away, and in San Miguel de Allende all the time you walk it is safe and the city town is a world heritage site THANKS TO TOM !!!

Great place to stay for a group or family. There is a store where you can find everything just by a side and downtown is walking distance. The place is amazing and it offers privacy for everyone.

We had a wonderful stay at Tom’s place, its very central and close to everything. 10-15 min walk from the main plaza. The apartment itself is very spacious and has everything you might need. I would recommend this place and would stay again.

Tom was a VERY responsive and courteous host. Salvador also made this trip one of a kind by picking us up from the airport and sharing stories of the buildings along the way. Lupe made sure the house was clean daily. I would not recommend staying anywhere other than this airbnb to my family and friends. It is also right next door to a store to easily buy snacks and drinks. If you’re coming to San Miguel as a group, you NEED to stay here!

Awesome space! Very spread out… great rooftop views of the city. Lots of living space… we were shocked and excited at how awesome it was as the host toured us through the home on the first day… not to mention the host was proactive in communication and offered a lot of recommendations! Would stay again 10/10!

We enjoyed our time at Tom’s casa. Great location!!! Lots to do. The Mercado is is just down the road. Not for people with bad knees or bad hips. It’s up on a hill but this house has a spectacular view. Outstanding!! We enjoyed the sunsets every night. Tom’s communication was great. Highly recommended

The accommodation is amazing, very spacious, and it is also very well furnished. Great location, close to downtown that we hardly had to occupy the car. The house has plenty of space for everyone. The view from the rooftop is priceless. And the location is a 10 minute walk from the cathedral, shops, restaurants.

We loved the apartment, which is actually like a little house! It has 3 floors, plus the rooftop (with an amazing view!) and the basement (there is a room here that we don't use because the musty smell is a bit annoying). On the first floor is the room with the king-size bed, bathroom and small living room. On the second floor are the kitchen, living room, dining room, and the room with a double bed and bathroom. On the third floor, a room with two single beds and a bathroom. It's well equipped, clean and bright. Check-in is coordinated with the "caretaker," who hands over the keys. The location is super good, within walking distance of the cathedral. It's very close to the market and has two stores next door for quick shopping. We park on the street without a problem. We would choose it again.

Everything was excellent. We'll be back.

Really enjoyed our stay here. It was very close to el mercado literally just down the road, and had a little store next door which was very convenient. Lupita, who takes care of the home was very sweet and met us at the front door to give us a tour of the house when we arrived. That was really nice since there is 3 levels including a rooftop lounge area which we enjoyed, and several rooms and 2 sitting areas. Overall everything was great.

Our whole family had a great time at the house. Very practical that the rooms have a private bathroom. Many different spaces for rest, conversations, games,... The terrace and the view of San Miguel de Allende and its basilica, spectacular! And Lupe and Salvador are always very attentive to anything we ask for

This home is located in a beautiful and vibrant city. It is a lovely home and has 4 levels built around a central courtyard with a fountain and greenery. Three of the rooms have their own outdoor space space and there are two separate rooftop patios with views of the city, mountains, and landmarks. We enjoyed evenings watching the sunset. The two downstairs bedrooms were not my taste but I enjoyed the primary bedroom which had its own office, tv room, and large bathroom. The house staff and host were exceptional. They seemed to really care about our experience in SMA. The housekeeper was kind and helpful. She gave this momma a real vacation! The house manager helped us by transporting us to and from the airport and acted as a guide when we went exploring. The location is perfecto. We could walk to the centro, markets, galleries ect. There is a steep hill to get to the house and the terrain is uneven. Overall, it’s an 11/10 and fantastic value. I loved it!

Awesome home with great combination of modern with some old charm feeling. Very close to all the hustle and bustle with a 8-10 min walk. My family had a great Christmas here and will definitely be back.

We loved this house. Such a nice balance of common spaces and sleeping quarters. You’re never too crowded. It could get chilly at times but we made do with some blankets. The terrace is an absolute gem. We enjoyed so many stunning sunsets over the city. Also appreciated how close we were to the center while still enjoying some quiet most of the time. Great spot! Would happily book again

I stayed a week at Tom's place with my wife, parents, and infant son. The location is wonderful, and the house is comfortable and spacious. Chava, the house manager was very helpful as well with organizing rides and with anything else that came up. As is mentioned in the house manual San Miguel de Allende is a vibrant town, and that means that there will be noise, particularly fireworks, barking dogs, and roosters at all hours. Bring earplugs if you are a light sleeper!

Great house! Pictures don’t do it justice. Perfectly located, under 10minutes walk from Plaza Central. Uncompromising views of the sunset, beautiful terrace. Excellent service from host and especially the home’s caretaker, Lupita:)) she was really the highlight of the home, extremely sweet and helpful, kept the house clean and organized. She also assisted with breakfast and lunch, delicious cook:)) Dreamy home in a dreamy town.

Tom's place was perfect, so easy to get to the main Jardin. We walked everywhere the week we were there. The coffee maker was great; we went to Starbucks and got a bag. The Internet was excellent. I loved the design, and the main room bed was perfect. A friend came for a few nights and stayed up in the top bedroom; so much privacy for all who stay. We will definitely look at Tom's place when we return! Oh, and Salvador manages the house and can pick you up from the airport and take you. I missed that on the way down, but he took us to the airport and was so great.

An excellent place, I highly recommend it, the photos reflect the current state of the apartment, just take into account that as it says in the description, to get there on foot you have to go up a street with a slope, it is 2 blocks, it is not too much and if you go for work, they do not offer an invoice, which can be a bit problematic. Apart from those 2 points, the place is totally recommended.

Tom’s home is well worth the trek up the hill - the rooftop view is spectacular and most of the bedrooms have their own en suite bathroom and outdoor space. The location is conveniently near Casa San Jose (where our friends were married) and the artisan market for tasty food and shopping. Salvador and Lupe, the house manager and cleaner, were friendly and helpful. Our only recommendation is to bring earplugs as the neighboring roosters begin before dawn. Overall, we had a wonderful time and would love to come back.

Tom's house is very large and we were very comfortable during our stay. It has very nice spaces such as the patios and terrace. Tom and Salvador were waiting for our arrival and we had no problems. The location is very good, very close to the Market. I highly recommend Tom's place, especially for large groups.

This house is truly wonderful. We were travelling with family and sometimes everyone needs a space for themselves, which this house aplenty. Every room has its own bathroom and outside space, and the roof terrace is spectacular - especially for sunsets. The kitchen is fully equipped and there are several lovely inside sitting rooms too. The wifi has extenders all over the house. Salvador, the house manager is super friendly and helpful, and also collected us at the airport after a late flight. The town is beautiful. Thankyou Tom, from my whole family - you made a reunion delightful!

The home was absolutely lovely Thom was such a wonderfully communicative and prompt host. His housekeeper and his landlord were really wonderful and we really enjoyed Lupe she is a very sweet soul. The view is absolutely stunning and makes up for that hill to get home. Plus that hill really does help you feel like you’ve earned that view. We would absolutely go back and stay and look forward to when we do thank you so much for opening your space and San Miguel is a beautiful and incredible place to visit and we will be back.

It was nice to be in the house, it has a good location, the cleanliness every room with its bathroom, a terrace with a beautiful view and next to a shop so you don't have to go out and get some super. The attention from the people is very good, I totally recommend it.

This place has an incredible view of the town, it is located close to the downtown so you can get around town if you are used to walking. The house if far more interesting than what the photos show, making it one of the most interesting buildings I have stayed in a while.

Easy walking distance for all things in Centro San Miguel with a fantastic view from the top floor deck. Place was clean with housekeeping coming most days for fresh towels. Although there is no AC (common), there were plenty of fans and windows to open during the night to cool down. My family loved having this place as our home base during our visit.

This is a beautiful house! It has everything to spend some memorable time. Comfortable beds, everything clean, kitchen and washing machine available. Every space of the house is nice and the terrace is magical. Super recommended.

Tom's Home is incredible! We had such a great time and we were guided by Salvador, who was always just a message away! The place is just a couple of blocks away from every tourist place. Walking distance to el mercado or to the main plaza. The home is beautiful, clean and we never had any problems with Wi-fi signal. Next door is a small store that can provide you with basics like water and snacks. We will definitely be back soon! My Family was overwhelmed with the comfort and safety of the home. Tom's house was a gem. We had a group of 4 in town for a wedding, and the house was located within a short walk to many of the places we needed to be. It's a climb uphill to reach the house, but the views from each room and the rooftop were incredible. Each room above ground was spacious and clean, there were clean rooms below the house but we didn't use them. The house was brightly and naturally lit, the common spaces were comfortable and there was plenty of privacy for each of us. The housekeeper was nice and attentive, and the house manager Salvador was one of the most professional and helpful people we've met. He was always available with a quick response and accommodating when possible. There may be few places in San Mike suited to a relaxing, centrally located experience than Tom's house. Highly recommended!

Nice house very close to downtown San Miguel :) the communication with Salvador, the caretaker, was easy, friendly and effective. Everything is very clean and just like the pictures. There were 6 of us and it was the perfect house for our visit :) it's well noted that it's at the bottom of a steep street (a little workout to do the leg is good)

Tom is a top notch host and his home, done in a calming white/gray palette is a serene oasis from the hustle and bustle of lively SM. The beds are comfortable, the kitchen is well-equipped, the bathrooms are modernized and the outdoor spaces inviting, especially the magical roof deck. I never tired of the sunrises/sunsets, balloons, church bells, purple jacaranda trees and 7 church spires lit up at night like a picture postcard. There is a combo of private spaces and common areas for larger groups. The house has 4 levels and 5 outdoor areas. The neighborhood is close to everything and very active with people, dogs, roosters, birds, music & fireworks- a very authentic experience! My 4 kids and I loved our time here. Thanks so much Tom, we hope to be back!

GREAT location, close to La Fabrica (the giant art gallery), the produce market, and the Artisan Market. There is a convenience store literally next door, the kitchen is well-equipped, and the house is spotlessly clean with lots of light, unbeatable views, and regular housekeeping. Lots of room to spread out with multiple indoor and outdoor locations.

We did a filter search for homes with parking, because we were concerned about the safety of our new car. This is somewhat misleading as there is only parking for a "tiny" car. This was further down in the description, but we thought a subcompact is indeed small. We truly enjoyed the house itself, as it was delightful. However to state there is parking when in fact it is extremely limited, seems unfair. Tom was willing to reimburse us for parking at an offsite lot, which was considerate, but defeats the purpose of having easy access to our car.

Wow! Just the perfect place to enjoy and relax in San Miguel. If you are looking for a quiet and family home this is it. In addition the neighborhood is very safe. We were concerned about street parking but our new vehicles were parked in the front of the house with out any issues. The house is perfect huge and spacious. So many beds, rooms and bathrooms. My kids and I loved waking up to the birds singing. Loved the place and definitely coming back.

Tom’s place was great for our family of 5 plus a baby. We had to wait for check in due to the previous guests but the host made it up to us by letting us have a later check out time. The location was perfect, it is a little of a climb back up but totally doable. The house had everything we needed but take the basic toiletries like shampoo, body wash etc… there’s amazing vibes from the house and would definitely stay there again.

Tom's place is great. Great central location and the house could very comfortably accommodate 8+ people. The layout would be great for a family or friends travelling together as it sprawls over 4 floors with 5 separate outdoor spaces which allow for privacy within the confines of the house. We will definitely be back! And SMA is a great town!

Tom’s place was perfect for our week back in SMA. Sleek and modern on the inside, it’s huge—and spread out over multiple levels with with several patios and rooftop terraces with beautiful views of the historic center of town. To reach the main square and the famous parrish church is an easy 15 minute walk; just a couple blocks down the hill from the front door is the local market. Get fresh produce and other items there or have breakfast or lunch at one of the family-run “fondas” inside. Tons of restaurants and beautiful architecture in the immediate vicinity—you can’t go wrong here. The friendly cleaning lady who comes every few days is an added bonus.

Tom's place is amazing! Its architecture is truly ingenious and you will find a fantastic space in each of its rooms. The cleanliness is extraordinary on furniture, floors, bathrooms and shelves. Its kitchen has all the basics to work. The location is extraordinary a few steps from all the attractions of San Miguel and especially a few steps from the municipal market where you can eat, shop and enjoy.

We had an amazing stay at Tom’s house. The location is ideal. 10-15 min walk from the Center and main attractions. Top cleanliness, great communication with the host and his local team, they’re lovely people. And to top it off, the view is spectacular!

Tom's Airbnb is amazing. The terrace is spectacular and, along with its location, design and interior spaces, makes it totally worth it. We had a couple of issues, mainly with the hot water in two bedrooms, but there was always Tom and his team on the slope and ready to help us solve it so our stay was as good as possible, and it was. We left two cars on the street, across the sidewalk, and there were never any problems. It is true that there is a parking lot very close to the place but, due to the pandemic, we chose to take advantage of the fact that there was space on the street and that no one else touched our cars. Totally recommended, I think it's a gem in downtown San Miguel.

It was our first time to San Miguel de Allende and we will definitely be back. Tom’s home is in the most ideal location to walk to most everything you would want to see in SMA. The home is more beautiful in person. Immaculately clean and beautifully decorated. His instructions, tips, and restaurant recommendations are on point. The rooftop was our favorite part of the home with the most amazing views. Salvador, the house manager arranged our transportation to and from the airport. We highly recommend using him. We will definitely be back and can’t wait to stay in Tom’s home again. It was perfect!

Tom's place is an oasis of white, gray and neutral in a town of brilliant colours! Tom was a fantastic host and his place met all our needs, allowing us to have a great stay in San Miguel.

Truly, one of the most memorable Airbnb experiences we have ever had. Tom's home is absolutely incredible and has everything you need for a short or long stay. We spent about two months in San Miguel de Allende, and it was so hard to leave. Working remotely, having fast internet was imperative. I can honestly say that the connection here was better than what we have in NYC. Two of us were online every day, making video calls and doing everything we needed without any issues. The master suite and living area on the ground floor is the perfect place to relax, we spent a lot of time hanging out in the kitchen and dining area, but the terraces are nothing short of magical. The home offers arguably the best view of the town, and if you're an early riser you will see hot air balloons floating by every morning. Finally, I have to give special thanks to house manager Salvador, and our housekeeper, Lupita. She came 6 days a week to clean and even do our laundry! Truly above and beyond the service you'd usually expect from an Airbnb. We cannot wait to return to SMA, and if Tom's home is available we'd book it in a second.
