Good location in the quiet Pok Ta Pok area and friendly, hardworking staff, but the property is aging and the operation is money-first. In our 5-night, 8-guest stay: pool not circulating with roof rainwater draining into it, so nobody swam; water delivered by tanker, hard-water stains and yellowed tubs; leaks in many places; broken room lockers (any key opened any locker); wristband access failed twice, once leaving a guest locked out overnight with security off day; many dead lights and outlets; no fans; rooms never cleaned and towels never changed unless requested; dining table seats 6 in an 8-guest listing; main kitchen kept locked, so our paid private chef cooked for 8 from a makeshift corner stove. Breakfast was tasty but one cook meant eating one by one. We used fridge snacks at midnight, offered to replace them, and were charged instead. We were 8 easygoing guys in our 50s and managed; with our wives we would have moved to a hotel. Would not return
