Our stay was disappointing due to major issues: 1) Extremely difficult access: The entry QR code failed daily. Guards didn't speak English, leading to 30-minute negotiations. At checkout, our taxi wasn't allowed in, forcing us to walk luggage in the rain, arriving at the airport soaked. 2) Noise: A neighbor's dog barked unstoppably every morning from 6 AM, ruining rest. 3) Missing amenities & cleanliness: No toilet paper was provided. Shower water pressure was virtually non-existent, with only two producing a weak stream. The house was not clean; simply walking barefoot left feet black with dirt. While the pool was nice and the location decent, the daily access battles, noise, missing essentials, and unclean conditions completely overshadowed the positives. We spent our vacation problem-solving instead of relaxing and cannot recommend this property in its current state.

Villa has a nice layout pool and yard area are well laid out. We rented a car as the villa was a little too far from downtown Playa del Carmen.

Airbnb was very spacious and in a good location. Make sure to get a QR code from host as security will need it every time you enter.

The house was clean and well kept. Our family of 8 loved the pool and had everything we needed for a great stay. Make sure to get the QR code from Jorge so you can get past security when you arrive. The security was appreciated and made us feel safe in the housing complex. Overall a great stay and would stay again!

The house is very nice, spacious and spacious. Each guest stayed in a room with their own bathroom, all very comfortable. We really enjoyed our stay!

Accommodation specific to the photos on the listing page . The location is as described , easy to get to the center of palya del Carmen. The residence is secure with access with a 24-hour caretaker. Spacious home, well-equipped . It went very well. I recommend the villa.

Jorge’s Villa was beautiful! The yard was taken care of very well with lots of plants surrounding the home. There’s even a cenote in the front of the house. The inside was great. Very spacious for 8 people. Each room has its own full restroom. Washer, dryer, full kitchen, and a great pool to cool off. I would stay here again!

The home was as described, it was spacious, clean and beautiful. Beds comfy. The area was mostly quiet minus some light construction next door. We had an issue initially getting into the subdivision with the guard saying the address was not located inside. Be sure to have the QR code from Airbnb as well as the photo directions. The home is between two streets but we could only leave and enter from one side. It was hard for us to find a taxi to come to the area. Eventually we did, but sometimes the taxi had difficulty entering the subdivision and we didn’t have a number to notify the guard. A guidebook is a good idea as stated by a previous guest. We had an issue with the pool not being pumped and filtered daily. The host sent someone to vacuum the pool floor and add more water when asked, I think this should have been done before we arrived. The person would not return when asked about the lack of pumping/filtering still on the next day. Airbnb refunded a portion of the trip for this.

Overall great stay and value for money. The house was modern had plenty of space to keep 8 people and facilities were perfect. We had some minor issues with the house having many facilities a handbook would be preferred and getting us registered at security took time(but was reassuring that this would be safe). The oven didn’t work but this may have been us not being able to use it(also why a handbook would be helpful) Would highly recommend this place for a group of friends or family. The house was secure with security at gates and on street. Pool was lovely with full outdoor decking facilities and house had full AC in every room. The house was a 10 minute drive from the city which was convenient but FYI in Playa de Carmen THEY DONT HAVE UBER !! We used an App called Radio Taxi PDC which worked perfectly $100MX to the house which was affordable and convenient. Would go again and would recommend to anyone who wants to visit but wants the peace and quiet.

we had a lovely two weeks at Oyamel 22. the private pool was great, the bedrooms an excellent size & plenty of room for 8 people. the only downside is the location - it's a $7 taxi from downtown PDC & the beach but otherwise it's great.

Great place to stay , 10 min from La Quinta and playa del Carmen. Amazing and spacious house with great pool. Unfortunately there was a small issue with the communication in the beginning but Jorge was able to resolve it 👍🏽 would definitely recommend this place , we had a go mart 2 min walk to shop for drinks and food. Was very easy to get around due to how close we were to playa .

A great place to stay in a safe, guarded neighborhood that is still very close to all that Playa Del Carmen has to offer. The house is very spacious and each bedroom has its own bathroom. Jorge and his staff were very responsive and easy to get a hold of. Highly recommended!

Spacious and well-maintained home. The rooms are all large with each their own bathroom, a luxury for a vacation for 8. We had a great stay in this house which is well equipped and secure (caretaker at the entrance of the neighborhood as well as in the neighborhood). The property is close to 5th Avenue by car. I would recommend this home for a family holiday. The host is very responsive, thank you Jorge for your hospitality.

The house is awesome, much nicer than it looks in the pictures, the rooms are super spacious, all have a bathroom, the garden space is great, it even has a barbecue and all the amenities for a good vacation. The house is very well located, 10 minutes from Fifth Avenue, and is a private space with 24-hour security, which gives a lot of peace of mind. Jorge is super here from the start and helps with everything in his power. We look forward to coming back.

Overall, we had a great time. The house is absolutely beautiful and very comfortable. Much bigger and more beautiful than what's shown in the photos. We suddenly had two incidents with the security alarm but it was resolved soon. Personally, I think some spaces may be cleaner, for example: the kitchen. We were surprised by Margarita's arrival on the day of check-in because she broke in by surprise and no one was expecting her so early to do cleaning but we appreciate the care that was always very good on Jorge's part. It was a pleasant experience. We would definitely come back.

Gorgeous house with a lot of space and all the amenities you might need. Did I mentioned it has a private mini cenote? Great experience overall! Highly recommended
