The place was so nice. We had a shared pools but it was like our own. Walk right out back onto the beach where we had saved chairs and umbrellas. Couldn’t have asked for a better location. We felt very safe at all times. It sometimes took a little extra time to get an uber to get us since we were a little off the beaten path but so worth it. The beach was never crowded. We did 2 excursions that we had to get to Boca and PV. It took a little driving time but easy to grab a taxi or uber. We had Karina cook for us and out of the 6 of us staying at the house, there wasn’t a thing we didn’t think was delicious. Her food was better than going any restaurant in our opinion. Her cooking and taking care of us was so nice to have. We didn’t eat out except for lunch a couple of days. So worth it!

Our group LOVED our week long stay at Xavier’s condo! The condo had plenty of space for our group (two families with kiddos) and the pool and beach access cannot be beat. Even before we arrived, Xavier was an extremely helpful host and replied to our many questions and requests promptly. Karina (the cook) and her assistants made us the most delicious food and went above and beyond to pick up anything we wanted from the store so that we could enjoy ALL our time just relaxing in the sun. Will 100% be back again next year!

Everything was great, I liked the location... you need some remodeling details, but we were told that in September they had a remodel scheduled, then it's super good.

The apartment was amazing, sticks to the description totally. We went with all my family, toddlers, teenagers and adults and we all enjoyed tremendously. The service of Karina and Raúl (support staff) made our stay very much easier. Very attentive, helpful and friendly. The location with the pool, and the sea in front is priceless. The sea view of the rooms, it's BEAUTIFUL!! Thank you for everything, I'll come back.

It is a beautiful accommodation, as described, it is nicer than in the photos, very clean, comfortable beds, swimming pool always clean and at excellent temperature, the beach clean and very pleasant, Xavier and Karina are always friendly and available to solve doubts. I highly recommend it.

We had a wonderful stay. Xavier is very responsive. Definitely hire Karina to cook a few meals. Her ceviche is delicious! We loved that the pool and beach were just steps away.

This was our second visit and we love this place. We have children, so the access to the beach and pool right out your back door is great. The optional meal service is outstanding. The ladies are so accommodating, work to give you the best experience possible and are willing to tailor the meals to the needs of your party. It helps if you know some Spanish though. Xavier is always extremely prompt with responses and ensures you are taken care of. Thanks everyone!

The unit was beautiful. As you walk in the doors it leads you to the living area where it has sliding doors out to the beach. The shared pool was never that busy so it always felt our kids had a private pool to themselves. Kids friendly. Spacious. Lots of beach towels were provided. It was also great to have a gallon of water with a pump for us to drink. Overall our stay was pleasant Thank you so much.

Xavier’s place was beautiful right on the beach. He is very responsive and helpful. Karina the chef was unable to come due to being sick and Xavier found us another chef that was also very good. Highly recommends. Amazing host!

Villa really right on the beach, Karina very rich cuisine not to miss the Swiss enchiladas, shrimp broth and aguachile. Outstanding attention and service. I highly recommend this house.

Excellent place, right on the beach, very equipped kitchen, enough towels, nice beach since it is new Vallarta, you have own beds for the villa, I would definitely return.

The villa was beautiful and felt like home. We stayed 7 nights and it was perfect. The beach is steps from the back door and the shared pools were a lot of fun when you didn’t feel like playing in the sand. We hired the chef, Karina during our stay and she made delicious meals that didn’t disappoint. We have food allergies and she took every precaution to make sure that the food was prepared correctly and never the same meal twice. There was filtered water available at the villa which was a huge plus. Xavier was a fantastic host and recommended a transport service to take us to and from the airport so we didn’t have to barter with the taxi drivers. Karina also gave us a trusted contact of a taxi driver, Andres who took us on many trips around the area at a very reasonable price. We will definitely come back!

Great place to stay. The best thing is the privacy and tranquility of the area, ideal for rest of mind and body. The house is very nice and is very well equipped. Xavier was always attentive to answer questions and give us recommendations. I recommend you hire Karina, very rich kitchen.

Our family of 5, including 3 kids under 7, had a wonderful stay. It was a nearly-perfect setup for our family. The beach was pristine, with enough surf to be entertaining but not so much to be scary. The pools were a delight, with one about 3 feet deep and the other ~4.5 feet deep. Having Karina cook for us was a real bonus. She was responsive to our family's unique dietary needs and crafted delicious meals for us. Not worrying about meals allowed Mom & Dad to relax. The beds were comfortable with plenty of room to spread out. We will be back!

It was absolutely gorgeous and beautiful waking up to an ocean view and hearing the waves at night was very soothing. there was plenty of space and so many things we could use to take to the beach. chairs, towels, boards, umbrellas, you name it! it also came equipped with shampoo, hair conditioner, and body wash! we fell in love. We hope to return soon!

WOW. The view alone makes this place worth booking. Enjoying the balconies’ exquisite ocean panoramas with morning coffee and evening sunsets made for ideal bookends to each lovely day here. Xavier’s place is situated on a beautiful and swimmable beach, with umbrella and beach chair set up on the sand, option to lounge on your private patio with ocean view, or hang out by the warm, beachside pool. The living room area is comfy and spacious, with easy access right out the door to the patio/pool/beach. We had everything we needed for cooking meals and the large round dining table was great for indoor dining, while the patio dining table was also easily spacious enough for six of us to enjoy outdoor lunches. The bedrooms were sweetly decorated and clean. The shower had excellent water pressure and was thoughtfully outfitted with body wash, shampoo, and conditioner. Xavier was very responsive to any questions or requests we had. Amazing place. I hope to be back!

If you love sandy beaches, warm water, body surfing, shell seeking, beach chairs, watching for whales, pool time, sunrises, sunsets .... this is the place! We (with daughter's family, 10-and 13- yr old) loved being able to walk out the door to the patio, the pool or the beach. Kitchen was great for our chef son-in-law!

This stay was amazing! We went for Friendsgiving as a group of 3 couples. Each bedroom has its own bathroom so that was a bonus with a half bath on the main level. We were able to order food and drinks ahead of time to have waiting for us when we arrived. Karina is the housekeeper and cook and she is beyond amazing! Worth more than her asking fee! A couple of items when you arrive it is the villa closest to the beach not the one as soon as you walk thru the gate. Ice is available at the gate with the guard daily. Make sure you order daily water delivery to drink. The ocean is amazing for boogie boarding and the beach is beautiful! It is not private because you have resorts on both sides but we were never bothered by this. It is 3 stories and one of the bedrooms has twin beds but when put together into a king it does leave a gap down the middle. All the beds are very comfortable and the rooms are very clean! We would definitely come back! KARINA IS WORTH PAYING FOR! She made this.

The villa is perfect, we hired Karina's service for the kitchen and it was the best, I would definitely come back, you have the beach a few steps away, the area is very quiet.

Thank you for everything Xavier, we had a great vacation! The house/property is beautiful, clean, and fully equipped with anything we needed. The beach view is stunning! The neighborhood is gated and very secure, we never felt unsafe. And a big thank you to Karina for her services, she is very kind and attentive and her cooking was delicious!! No doubt we will vacation here again and highly recommend it to all of our family and friends!

Xavier’s place was the perfect spot for our family’s vacation to Puerto Vallarta. We stayed in the home with another family and it was the perfect set up for 9 people (4 adults and 5 kids). The home is right on the beach, but also has a beautiful pool that can be heated. Our kids spent all day long back and forth between the two and had a great time. We also opted to pay for cook service during our stay and Karina and crew were awesome. Always on time and made sure to coordinate with us regarding menu and shopping. This made our stay so much more relaxing. The food was delicious too! We would definitely stay here again in the future. Access to the beach right out front with beach chairs and loungers is an added bonus. This place has everything you need.

Xavier and house manager, Karina, made this one of the best trips we've ever done. When we have a group large enough, we'll definitely be back again. NOTE: the best thing about this place could also be the most challenging, it's close to the beach...and waves...that sound like thunder crashing all night long. If you can sleep through anything, you're good. If you need a more quiet environment, not even ear plugs and the sliding glass door being closed will stop the sound. But nothing better than walking out the living room door and being 75 steps from the waves.

The location of the house is excellent, as well as the spaces inside. Our family was happy in the pool, which by the way is beautiful, and it is worth mentioning that being right on the beach was a pleasant experience. Karina is a co-host who provides everything you need to make your stay comfortable and enjoy your days at the beach, in addition to delicious cooking and very friendly treatment.

Excellent place, with an amazing view!! You have the pool 10 steps away and the beach 20 steps away .. That location is phenomenal !!! The house has a support service in the kitchen, Karina !! This was such an amazing place to stay! The condo had plenty of room for the 7 of us. All of the rooms were very clean. The big table on the patio was perfect for breakfast, lunch and dinner. The pool was so nice and the beach right off of the back patio was the icing on the cake. The property is very well kept and secure. We will definitely be back soon!

This house is perfect! The pool is steps away as well as the beach! It’s amazing to sleep with the sound of the ocean. Karina was absolutely amazing, we were celebrating my sons 2nd birthday and she helped to make it perfect so we didn’t have to run around and get things, she arranged the mariachi, a cake and a piñata, not to mention the amazing food she made. Her and her team went above and beyond to make our stay amazing! Thank you Xavier and Karina!

This is a beautiful location! It’s is right in front of the beach and with a pool! Every room has A/C and there is plenty of space for a big family. We loved this villa so much and we will for sure be back.

We thoroughly enjoyed our stay at Ultramar! Xavier was an excellent host. Great communication. Karina was great. Hire her to cook some meals for you. You won’t be disappointed. We left our patio doors open all night to listen to the waves. And what a view to wake up to! All of the staff are terrific. The grounds are impeccable. The pool is great. The beach is fantastic. Peaceful and quiet. No crowds. You can walk long distances in either direction. The unit is equipped with everything you need. We packed a portable electric grill so we did not try the charcoal grill. The only thing negative (and it’s really not negative depending on what you like) is that there are no restaurants, besides Mozzamare, very close. We found one little convenience store nearby. For groceries you need a taxi. But if you shop smart you don’t have to go very often. If the opportunity arose we would certainly stay here again.

Million dollar view.

We were lucky to get this place. We had been struggling to decide where to stay for the trip to Mexico and were coming down to the wire and selected Xavier's place very last minute. The condo is located in about as good a spot as possible. You literally walk straight out to the beach. There were 7 of us, 5 adults and two teenagers and we had ample space for everyone. Two of the bedrooms look out at the ocean and have patios with seating areas. We were able to look out at the ocean and see dolphins almost every morning. Daily cleaning was included which was nice. Xavier was very quick to respond and so was Karina who helps him. I would highly suggest renting this given the opportunity. We will definitely return to stay at Xavier's place next time we are in the area.

Our stay at the Villa was an amazing experience. The place is beautiful, the villa has a lovely design and is very safe, it has everything you need so you don't have to carry so many things on the trip. Beach and pool access just a few steps away makes it very convenient, and you also get to enjoy spectacular views. Plus, the beach and pool were practically all to ourselves (which was crucial during the pandemic). The place is very clean and well kept. Very attentive maintenance and surveillance staff. Excellent housekeeping. And best of all, we enjoyed all of this thanks to Karina's incredible hospitality. Her services were booked separately, but she made our stay truly enjoyable, being available to buy whatever we needed and preparing meals that we practically chose à la carte, better than in a restaurant. All of this definitely made our stay unforgettable. Thank you.

We had a great time. It actually has many more perks than it advertises! The place has 24hr security, both in the condominium and on the beach, which was very important for us; the cayac, the "surf" boards, the sand toys; a person came every day to do the cleaning! All of this we didn't expect and it really made a difference. And the beach is clean, no stones and 100m inside follows at a height of about 80cm which is divine for children. Also the house has thousands of towels, all the kitchen utensils you may need, even an express pot!! Oh, and it has a washer-dryer. Super comfortable, cozy. Every corner invites you to spend some time. :)

Our stay at this lovely house, right at the beach, was the perfect location for a long weekend at the beach. We enjoyed the pool and the view to the ocean. The house is spacious and very well equipped. We were also able to have a delicious BBQ on our terrace. Nearby are supermarkets. It was very quiet at the house with only few people at the beach, what we enjoyed a lot. To puerto vallarta it takes 20-30 minutes, if you prefer to get out at night and be with others. We would always go there again and can only recommend it!
