Excellent place to connect with nature. The views are incredible and the house is very well equipped. The only thing to consider is that the road to get there is a bit complicated. It is better to bring a 4x4. Carlos and the staff who help with the cleaning were very attentive and quick to respond to all our questions, before and during our stay. I would definitely come back.

The house is large and very well maintained, the pool is clean with an excellent view, the green areas are well maintained, the common areas are very comfortable for spending time with groups, and the rooms are comfortable with nice details in their decor. The only bad thing is the access, but for those looking for an excellent, quiet place surrounded by nature, it's ideal. Of course we would come back, but I think we would leave the car at the lower part since the climb is difficult, especially with a truck carrying a lot of weight.

Our stay at Villa Papelillos was magic. As a family of 8 plus a toddler, it was the perfect secluded place to enjoy time together. The staff were the stars of the show—Yadira and Renee kept the grounds and pristine pool beautiful, and the cooks Carlos connected us with, Marisol and Joe, made our stay effortless. We loved the layout; one building had the kitchen and dining room while the other had a large living room. The bedrooms were clean and spacious with stunning ocean or jungle views—we even saw whales! Watching the sunrise from the rooftop chairs was a highlight. For those with little ones, the villa provided a pack-and-play and plenty of space to crawl. Pro-tip: Bring an SUV. The road and driveway are steep and our car bottomed out. The beach is a 5-minute drive or 20-minute walk; you can pay $60 CAD for the beach club or visit for free without amenities. We appreciated the yoga mats and pool umbrellas. Thank you, Carlos, for a perfect family vacation!

The stay was good, because the house had everything you need! The beds are super nice, the rooms are super comfortable, the kitchen is equipped with everything you need, the pool is very nice! It is far from everything, the arrival is by dirt road, which makes it difficult to buy something you need, but the attention of Yadira and her cleaning team was very good because they also did us the favor of bringing things we needed. And it doesn't have a beach, You have to walk 20 minutes to get to it and take what you need.

We had an incredible stay at this beautiful house! The property is absolutely stunning, with a welcoming and cozy atmosphere. What made the experience even better were the wonderful people working there- they were so friendly and attentive, making sure everything was perfect. The house was cleaned every single day, which was truly awesome and made the stay feel extra luxurious. I couldn’t have asked for a better experience. Highly recommend this place to anyone looking for a fantastic getaway!

Amazing place! If you’re planning to stay at the beach skip this place, walking down is extremely dangerous 3 of us fell and got bloody knees hahaha but if you want to chill by the pool with amazing views this is your perfect vacation. Road is sketchy but worth the trip.

I'm sorry 3 of you fell on the road. As we published on the description the road to get to the house and to get to the beach is a common dirt road. This time of the year (dry season) the dirt is loose and you need to be careful watching your step.

Undoubtedly the best property we have been in, totally wonderful as described and more, ideal to get away from all the hustle and be close to nature, absolutely nothing is missing. Carlos is a super host, Yadira along with her husband Rene are always attentive, in our case we had a contingency in our vehicles outside the premises of the property and they were our angels my gratitude and recognition for them, if Carlos allows we would love to return very soon, I recommend it. 1000. cordial greetings

Having owned a hotel voted a top 10 hotspot in the world, by Vogue i appreciate great hospitality. Carlos was totally accommodating for our very last minute booking, and was a joy to have as a host during our stay. He was helpful in every possible way and made us feel at home immediately. Villa Papelillos feels like being in a beautiful dream where you're basked by the sounds of the breeze, the songbirds, and its fountain. The outside world feels like a distant planet, and it is the perfect place to relax and reenergize. The lovely housekeepers Yadira and Carla appear like ghosts while you sleep, and when you wake up it's as if you're entering the house for the first time, it is spotless. The lush gardens have been exquisitely landscaped around the infinity pool which is at the perfect temperature to lounge in all day.....the only downside of VP is that one day you have to leave and go back to the real world. We can't wait to come back.

The house was roomy and the views were hard to beat. As expected, there are tonsssss of bugs (dead and alive) everywhere. The staff did a good job of sweeping them out daily. It is very remote and transportation was hard to coordinate, but thankfully we scheduled it ahead of time and didnt have too much of an issue. The homes are two identical spaces with two kitchen spaces, but they are not both equipped with the same things. One is for cooking and the other serves as a bar with minimal utensils and appliances. We had to borrow the blender, cutting board and knives to make drinks at the "bar". We couldnt find an iron anywhere which was a bummer, and the bi-fold doors were a little hard to open/close - a handle would be a great suggestion. The outdoor showers didnt have great temperature regulation as it was either really hot or cold. The staff was great, they cooked us meals and were very accommodating.

We loved every minute of our stay at Villa Papeillios! Can confidently say it's even better than the pictures. The location if very remote - organize taxis ahead of time. Recommendations from Carlos are wonderful. Marisol is fantastic! We had multiple meals a day from her and her partner and loved it! Kitchen is also fully stocked for whatever other cooking you'd like to do. The beach is gorgeous, but be warned it is uphill the entire way back - so be ready for a hike. Overall, we loved our entire stay and would 10/10 come back again!

Carlos was always attentive to everything. The house is a beauty all super clean, the attentions of those who work in the house, the delicious food and the most beautiful thing is the view that the house has. I was very satisfied with all the attentions of Carlos, the service team and of course the place is wonderful I recommend it in all its family versions, with friends, in couples. Everything incredible I would definitely come back 1000 more times.

The property is stunning, nestled in nature and meticulously maintained by onsite staff. Carlos, is very communicative. Listing some tips below, the vendors came recommended by the host. 1. Arrange transportation in advance due to the villa's remote location. Diva Tours are super punctual. 2. Hire the chef from Altier catering for private meals and cocktails at the villa. The food was delicious! 3. Please hire Isa for yoga! She was excellent! 4. We drank the filtered water provided by the airbnb without issue, bring bottled if you prefer a milder taste. 5. A beautiful beach is a 20-minute walk from the villa. Wear sturdy shoes due to uneven terrain and bring snacks and drinks as the boutique hotel only services its guests. 6. Note that the villa has Bi-fold glass doors and no screens, while the villa is well maintained it’s inevitable for bugs and critters to get in if the doors are open after dusk. Avoid walking barefoot at night and shake out shoes and clothes that are on the floor

The views from Villa Papellios was truly breathtaking. The house comes with exceptional service from the on-site staff who was up early every morning cleaning up the pool, backyard, and living spaces. They were also very helpful in answering our questions in regards to locating the private beach, shuttle service, and any other inquiries. Additionally, Carlos was a great host who answered our questions in a timely manner. I highly recommend this place if you want to have a memorable and relaxing trip. Carlos's house is located in the middle of the jungle, with breathtaking views on the ocean. Not too far away from San Pancho or Lo de Marcos but far enough to feel totally disconnected (except for the great Starlink internet connection). The house itself is big and guarantees intimacy to all the guests. It is comfortable and very well equipped. The cleaning personnel was very discrete and professional. Carlos was super responsive and made sure everything went well. It is definitely a place I recommend to other people looking for a remote place to disconnect.

Great villa in a secluded location. Perfect for what we were looking for. FYI we did encounter more than a handful of scorpions. Just something to keep in mind especially if walking around the grounds barefoot.

Just to make things clear and square about the two dead scorpions you found, that’s very common as we continuously spray the property to offer our guest a peaceful stay. We are in the middle of the jungle and we have to be very persistent whenever it comes to spray the grounds.

Pros: Amazing house, absolutely stunning and beautiful. Accommodated all 8 of our guests very comfortably. Carlos was very responsive and helpful with all our needs. flexible check in/out. Sound system in the living room was like a mini concert for when we enjoyed the pool. The home is very secluded and you cant see or hear a single neighbor around. They supplied everything and made our stay very relaxing. Cons: the bugs, at first it was cool being so involved with nature and the open doors/windows but when you want to fully escape its challenging. there was definitely thousands of bugs which cover the paths from home to home and from rooms. Definitely have to be relaxed since they will manage to make it into beds, bathrooms, kitchen, etc. The only other downside was it was about 30 minutes from Sayulita and no ubers were available to pick us up from the house so we had to spend around $60 every time we left or returned and the road to the home is rough and dirt

Thank you for your feedback Nick we really appreciate it! From what I read it looks to me you were not aware of the surroundings. We describe carefully our location being in the middle of an ecological preserve (jungle) and unfortunately for some people they might be disturbing. Bugs are definitely present during rainy season from July to October and keeping the house close and lights dimmed in the garden will make things easier. I wouldn't say thousands of bugs will be in the pathways and the house but for sure you can find it in the garden and the jungle which surrounds the house. All beds have mosquitoes net so you can rest comfortably. About Uber service unfortunately here in Mexico it only serves big cities like Puerto Vallarta. Taxi or Van service like the one you used takes about 15 minutes to reach the house and 15 minutes to take you to Sayulita. Sayulita is only 9 KM away from the house which is a 15 to 20 minutes drive depending on traffic.

Villa Papelillos was magical! I stayed with 8 of my girlfriends for my 40th birthday. Carlos was very helpful leading up to the trip with booking all the amenities. Morning yoga with Isa was transformational. Marisol the chef made delicious meals and she was so sweet. Francisco the chef was such a treat and made the most delicious food. The staff at the house was very helpful the few times we had questions and it never felt like they were actually there. The view is breathtaking and you can hear the ocean waves from the house. Transportation into Sayulita and San Poncho took some planning but it is easy and both services we used were reliable and on time. I would highly recommend staying at this Villa. We are already planning our next trip!

The Villa was absolutely stunning and the perfect getaway for our friend group/bachelor weekend. Carlos was extremely attentive and helpful and all the cooking and cleaning staff of Villa P provided an amazing experience throughout the weekend. The villa is completely secluded in the jungle with butterflies and beautiful birds surrounding you at all times, though the bugs do come out at night so be prepared or keep the fly nets down or doors closed. A beautiful private beach is a nice hike down the hill (just be prepared for the strenuous hike back up). You’re just a short taxi call away to charming San Pancho and the busier Sayulita. I could not recommend Villa P enough and hope I get to return some day.

Villa Papelillos is such a special place. Wow. It is a truly magical oasis, and everything about our stay was absolutely wonderful. From the incredible pool, to the birds and the lush vegetation, the ocean views, and all the many beautiful spaces they’ve set up both inside the homes and around the property, this was an ideal place for our group to come together for both celebration and relaxation. Carlos was incredibly helpful and responsive in all of our communication, ensuring we had everything we needed. This is a place I hope to come back to again and again. It far exceeded my expectations and truly was a private and secluded paradise.

Our group had the most amazing time at Carlos's property. The Villa is absolutely stunning with ample space for our group of 11. The view from the pool is breath taking with plenty of different places to hang out. The staff onsite were so kind a helpful and kept the property looking beautiful. We rented two cars for our group which were great for going into San Pancho and Sayulita. The beach is about 20 minutes downhill on a dirt road and we had it all to ourselves each time we went down. We really enjoyed cooking in the charcoal grill at night and eating together on the large table. The beds were very comfortable and each room has a very nice bathroom. There were two very friendly cats onsite which were a pleasure to have around. We can't wait to go back next year!

This was a beautiful property! I came with 4 girlfriends for my bachelorette weekend. Everyone was able to have their own room and bathroom which was very nice. We were able to stay at the house most of the time and still have a great time. We had a yoga instructor come one morning, a masseuse, and had a private chef 2 of the nights. Not to mention the pool and the view that comes along with it are AMAZING. We did venture into Sayulita one night for dinner and dancing which was very fun - the girls organized a car service to take us there and pick us up. I wish we had another day to explore in the daylight. Fair warning - if you are the type of person that does not like to sit still and would rather bop around and see all the sights/excursions, this may not be the place for you as it is very isolated and I found it a bit of a hassle to get anywhere. That did not bother my group at all since we were able to do so much at the house. I just wish we had an extra day or two to soak it all in!

We had a nice stay at Villa Papelillos. The house is exactly the same as the photos. It is not that complicated to get there, but it is highly recommended to download the map on Google Maps or Waze BEFORE entering the mountain so as not to lose the signal and not get lost. The sea is a 20-30 minute walk away. It's worth it. The house is very nice but has pending design issues since everything floods with heavy rains. We recommend the service of chef Francisco and the house cooks. The house is 100% equipped with everything you need to prepare any type of food. There are two large refrigerators and in terms of whites and towels everything was great.

Hi Mariel! We are very sorry that they did not know how to operate the gis navigator to get to the house. They were sent location by whatsapp and written instructions but still did not know how to use it. It is unfortunate that you evaluate with a star the diligent work and support that was given to them in real time, especially to your sister in order to reach the property. I hope that you did not lose objectivity at the time of doing the evaluations, holding the hosts responsible for not knowing how to use your browser. Near the floods I think you have to be more objective although it is true that because of the type of window that the house has when it rains with strong winds the water can get to the rooms also it is true that it is not a flood and that they were all warned in the welcome letter that was sent to them once the reservation is made. It was very clear that neither you nor your sister went to the task of reading the details of the welcome letter.

This place was everything we imagined and more. The pool was the definite highlight with that view. The place looks just like the photos and is absolutely stunning always. Not too far from Sayulita or San Francisco, but far enough from PV to where you wouldn’t want to go there often. The staff were 10/10 and cleaned up everything each morning - really appreciated the pool guy cleaning out the pool every morning as there’s things in it in the morning. This place is very secluded and be prepared for lots of bugs depending on when you go. Overall highly recommend to anyone! The perfect getaway. Also definitely get Chef Francisco for a day and massages!

WOW! Our stay at Villa Papelillos was a dream. From the jaw dropping sunsets, to the stunning pool, and comfortable beds - everything was perfect. I have stayed at 20 Airbnbs in several countries and Villa Papelillos is at the top of my list. The Host team kept the property perfectly manicured throughout our stay, which really allows you to relax and enjoy your stay without the stresses of cleaning up for a large group. We also took the opportunity to hire Francisco and his team for chef services - Delicious! - our only regret was not booking for multiple days. You should definitely visit both Sayulita and San Pancho during your stay. Sayulita is more crowded and lively whereas San Pancho has a smaller, more chill vibe. Easy to hire taxis to come and pick you up. I would also recommend hiking down to the secluded beaches from the house. Go early in the morning or late in the afternoon as the hike back up the hill can be taxing in the heat. What truly sets Villa Papelillos apart from other Airbnbs is the seclusion and privacy (while still being only 15-20 mins from the action). We could not see a single other home/property from our perch, only jungle and ocean as far as the eye can see. We were able to play music and dance without disturbing neighbors, and also unplug the music and soak in the sounds of the jungle during relaxing hours.

The property is amazing, and its location on a hill overlooking the Pacific Ocean, makes it a wonderful place. Everything about the property is outstanding, with decoration details that make it a very nice place to spend your holidays. The outside area with its garden, heated pool and furniture makes it’s a very nice place to hang out! The rooms are also beautiful and spacious, with beautiful details of Mexican art. The beach within a 5 minutes’ drive is beautiful, quiet and very peaceful. We had a great time at Villa Papelillos, all the family members loved it so we will definitely be back!

This is an amazing place to stay. The villa has a breathtaking view of the sea and the jungle. The house is very comfortable and looks even better than in the pictures. The rooms are clean and the beds are comfortable. The pool is one of the most amazing places in the villa. The staff is nice and the place is perfect for big groups. It has many common areas to enjoy with your friends or family. Note: the house is remote and far from the nearest town. If you’re looking for delicious meals, hiring Chef Francisco is totally worth it. The food is amazing and the chefs are totally flexible if you have any food restrictions. Going to the beach is a bit complicated. It is a 20-30min walk but the beach is beautiful and calm. In conclusion, the experience as a whole is fantastic. Would totally recommend it!

Villa Papelillos is a house that has everything you need for a very pleasant vacation. The staff is very friendly and Carlos answers all your questions. It's very close to San Pancho and Sayulita to spend the day on those beaches or stay and enjoy the pool and the house.

This place looks exactly like the pictures if not better. The property is gorgeous and sits in the middle of jungle-like terrain overlooking the ocean. The pool is fantastic and so was the house/accommodations. Note that the house is pretty remote which was what my group was going for, but you’re a solid 15-20 minute drive from any real civilization. Since you’re driving on some rocky unpaved roads to get to the house I highly recommend getting a larger SUV if you plan to rent a car (we got a regular size car and highly regretted it). The property is also walking distance from a gorgeous private beach. The house staff that come with the rental couldn’t have been nicer. I also recommend hiring the private chef, Francisco, and booking the massages at the house one day while you’re there. This place is great for a large group of friends or family looking for a luxurious, private stay in the San Pancho area.

All my guests were delighted with the Villa, recommended! Just a tip, buy your supplies because it's far from self-service stores, that made us have an incredible time.

Beyond gorgeous space, its hard to tell from pictures. It was the most epic view of the ocean and jungle I've seen from all over the world. Complete privacy and silence when you want it. There is not another house anywhere near here, yet the town of San Pancho is just 10 minutes away for food/shopping etc. Our guests loved the rooms, the space and the staff. Staff is ALWAYS helpful and keeps everything in mind to make you feel comfortable. Anyone who gets to stay here is very lucky!

This stay was magical. I'm still daydreaming about it! We spent 4 nights at Villa Papelillos with 10 friends for my birthday, and it was perfect. Everyone had their own room and most had their own bathroom. The views were incredible and so was the pool. Chef Francisco and his team came in for a day to cook us lunch and dinner -- it was delicious. Highly recommend asking Carlos about arranging that service. In terms of location, we loved being a little removed from the bustle of Sayulita. It was easy to arrange cabs to and from there, and since we had a big group it wasn't very expensive. Though honestly, we could've spent the whole trip at the house -- that's how much we loved it! The last day, we walked down to the beach and are sad it took us so long to discover it. It's quite private and very clean. Defs recommend heading there for a picnic, though know that the hike there and back is a bit steep. Anyways -- stay here! It's a once in a lifetime experience for sure.

The place is just amazing! Sunrises and sunsets can be seen from the pool or any part of the house overlooking the ocean, what are practically the common areas. The people who were assisting in the cleaning were very friendly and gave us recommendations of the place. When it is specified that a car is required to arrive, it is totally true, but taxis can access the place without a problem. The road to the beach is about 20 minutes and the climb back can be heavy for some people, but the hike to have a beach as beautiful and lonely as the one it has. We try to buy something at the hotel that is on the beach but they do not allow it so consider bringing "provisions" in case they spend a lot of time there. The pictures really don't do the place justice (we were impressed upon arrival in the afternoon) and it is a space like few where you can isolate yourself and appreciate the beauty of the ocean. We will definitely be back soon!

We spent 4 days in this amazing house close to san pancho. I was there with my cousins and they were all impressed by the house. The view is breathtaking and the house even better than the description. The only important point to highlight is that there are a lot of stairs and beach is accesible with a steep hike. Carlos responded very fast always and took care of coordinating even a cook and the meals for us. Cristi the cook was super nice and excellent in the kitchen! Great service as well from Diega and Sergio who took care of the cleaning and everything we needed. I strongly recommend the experience!

Wow. This place is magic. The setting of this house is unlike any place I've been. Secluded, gorgeous views, lush greenery and beautiful architecture. Indoor/outdoor living at it's best. Lighting and lanterns were amazing. Plenty of places to hang out. It is about a 15-20 minute walk to a gorgeous , private beach with very few people. The caretakers clean the yard, pool everyday. The absolute best part , hands down, was Francisco and his team cooking for us. The food was some of the best I've ever had and i have high expectations when it comes to food. The level of professionalism was impressive. The wifi rarely worked and connecting to the Bluetooth speakers was sometimes a problem. The junebugs that come at night are harmless and get cleaned up every morning. Just close the doors if they bother you.

Paradise amidst the paper trees. Villa Papelillos offered our family of 12 an incredible setting to enjoy the expansive views, sparkling pool and wonderful dining and living rooms together. Each bedroom is smartly decorated and everyone reported the beds to be extremely comfortable. The kitchen has everything you need to prepare meals and we used the outdoor grill several times as well. The villa is remote - about 1 hr from Puerto Vallarta so plan your shopping carefully to limit trips “down the mountain.” We enjoyed quick trips to San Pancho and Sayulita for wonderful dinners, mezcal tasting and just hanging out. The villa staff is excellent beds made every morning, bathrooms cleaned and dishes put away. We will definitely return to Villa Papelillos!

I'm not one to slather on the compliments unless earned, but they were earned here. The place was great, the location was great, the owner was great. Place--as good at the photos...actually better. We had 10 people in six bedrooms and it's ideal for being together, yet allowing each person/couple to freely flow to their own space when they want. The two buildings are steps apart but do give some separation if desired. There are lots of options for sitting/lazing around outside or inside with the walls opened up. The bluetooth speaker system was a nice touch. Place and setting are stunning and the building is not that type that only looks good but has lots of issues when you're there. It's well constructed, inside and out. The furnishings/decor are tasteful and modern while still fitting the surroundings. Location--after turning off the main road it's definitely a rocky ride for 5-10 minutes but if you've been to other off-the-beaten-path villas this will be familiar to you. That said, it's 15 minutes to Sayulita and 15 minutes to San Pancho. While our group was focused on being near Sayulita, we ended up liking San Pancho better (Sayulita was too touristy and lacked the character of San Pancho). The walk to the beach is down/up a 15-25 minute, fairly steep and rocky road but brings you too a beautiful cove beach. Gave us some daily exercise anyway. I recommend stopping at La Comer (a giant grocery store) on the way from the airport and loading up on things that allow you to eat breakfasts and other snacks/meals without leaving--you won't want to). Vallarta Transfers and Incentives doesn't charge for a 45-minute stop so you can do this at no cost with them. Carlos was highly communicative and helpful before the trip and remained very available when we were there. The local cell phone provided was a great feature and it had the taxi numbers and other services in the contacts. When we had a couple of minor issues, he addressed them quickly. He helped us arrange an outstanding catered chef's meal through Renee, that even included vegan options; an excellent yoga instructor/session at the villa (we did it on the rooftop); massages if we wanted and other options we passed on. We are not an easy group to satisfy but everyone raved about the place and the trip. We would all be happy if we had the chance to return to Villa Papelillos.

I highly recommend this home stay to anyone who wants an extraordinary experience. As soon as you walk through the second house and onto the grass leading to the pool, you will gasp in disbelief. The photos are gorgeous, but to see it in person is a whole other story. We spent our mornings at the private beach just a 20 minute walk down the hill. The beach is framed by lush green jungle and crystal blue water--bring snacks and drinks if you want to stay awhile. You can ask the friendly folks who work at the boutique hotel down at the beach to ring you a taxi if you don't want to trek up the hill--I suggest doing this before you set up on the sand because it will take some time. The rest of our days were spent making fresh fruit margaritas and lounging in the warm, yet refreshing pool. One day we had two lovely cooks prepare a delicious lunch of fish tacos, nachos, and enchiladas. Everything from the salsa to the tortillas were homemade. Each room is beautifully decorated and equipped with a bathroom. We filled both houses, but everyone had their own private retreat. For dinner we went to La Rustica (twice) in Sayulita--the artisanal cocktails and well curated menu are absolutely delicious. When we returned home each night after dancing and drinks, we would head up to the rooftop to watch the stars and chat the night away. We stayed for only 4 days and it was definitely not enough time. We are already planning our next trip back! This would be a great home for multiple families with children as well. Carlos and his staff are communicative, helpful, and so kind! This is THE place to stay!!

This house is amazing and it comes with a great staff who live on or near the property. They stay out of your way, but will cook breakfast if you want. They Keep the pool yard and the house clean. Staying there with 18 friends (including kids) it felt like we were at our own boutique hotel. For swimmers the pool could not be better. 19 meters long. It was in constant use. A drive or walk down the rest of the dirt road (that one uses to get to the house off the main road) takes you to a perfect sandy beach with virtually no one there at all. Between the beach and the pool we had everything we needed, but Carlos goes beyond that and makes great recommendations. There is wonderful food in both neighboring San Francisco (aka San Pancho) and Sayulita a tad further down the road. We loved both these towns with their casual (sometimes hippy-ish) vibe. Cute stores and solidly good coffee shops abound. I highly recommend Villa Papelillos for people looking for a great house for many people.

One hundred percent recommended. If you are looking for a unique experience, being in contact with nature in the middle of the jungle but with all amenities, enjoy unspoiled beaches a few steps away, extraordinary landscapes and friendly attention, Villa Papelillos is your best option. We were five families with young children. We had a great time. Nearby villages are quaint and with restaurants and services of excellent quality. I think we'll be back soon!
