We had an amazing stay at Lakeview on the Rocks! Our group included two families with four adults and three young children, and the house was spacious, beautiful, and exactly as pictured. We spent every day enjoying the beach and kayaking on the lake. The house was incredibly well stocked, with 5-gallon jugs of drinking water, spices, cooking essentials, plenty of towels, kayaks, life jackets, kids' toys, and high chairs—they truly thought of everything. We bought groceries in Panajachel before arriving and enjoyed cooking most of our meals at the house. Victoriano, the groundskeeper, was wonderful. He helped arrange transportation, assisted with our luggage and groceries, and was always available when we needed anything. We had a fantastic time and highly recommend this home to anyone visiting Lake Atitlán!

Great place to chill and have fun with family or friends!

What a beautiful property. The house was gorgeous, spacious, and suitable for a group. The grounds were beautifully maintained, private, and offered a serene sanctuary on a beautiful part of the lake. It was a short walk to the very sweet, traditional town of San Antonio Palopó. The town is not overrun by tourists, so you still can see a glimpse of life in an authentic Guatemalan village. Victoriano is a treasure. We all agreed that we hope to return to this property one day.

A wonderful place with a beautiful private beach, kayaks and paddle boards, spectacular scenery and views, all the amenities and very well equipped. The villa is beautiful and blends in with the surroundings with a beautiful thatched roof. Excellent reception and details. It has many beautiful spots. You don't want to leave. Ideal for relaxing with the family.

This home has been one of my top favorites! I was very impressed by all the amenities and how well equipped every room was. All my appreciation goes to our host for being so helpful, flexible and very communicative at all times. My family had a great time, everyone felt right at home from the start, and still continued to talk about how good this place was even after check out. Marlons place was absolutely amazing! His communication was always instantly and his grounds keeper Victoriano made sure to take care of our every need. Please trust me when I say you will not be disappointed by staying here. The views are breathtaking and the beach area was loved by our entire group.

The house is comfortable. The view is spectacular. The small beach below with kayaks, paddle tennis and chairs make the stay at the lake fun. It's definitely very much worth it! You can hear a little noise from the town, but it doesn't take anything away from the spectacular nature of the house. And Victoriano's family, the man who takes care of the house, and he gets 100 points for service. We will definitely be back! 100% recommended.

An absolute 10/10 experience! The house is spectacular, and the views of Lake Atitlán are honestly to die for. Waking up to that scenery was unforgettable. Also, the property caretaker was incredibly attentive and made sure we had everything we needed. Highly recommended, we’d definitely come back!

We had a super pleasant stay. The house is absolutely beautiful, the surroundings are quiet, and the beach in the mornings is pristine, with kayaks and lounge chairs available for use. It's just 15–20 minutes by boat from the tourist towns. We recommend the service with Andrés. Don Victoriano (the person who takes care of the house) and his family were always available in case we needed anything. We ordered lunch and dinner from Mr. José and his wife Francisca (recommended by the host and now by us), and the food was super delicious, all fresh and clean. I 100% recommend this place.

This home is beautiful!! The distance from Antigua is perfect. I was a few minutes from Antigua yet still got to experience a peaceful stay, without the noise/traffic of Antigua. My family loved the home too and is already planning to stay there when we go back to GUA. The only thing I would change is the length I stayed there for, definitely spending more than 2 days there next time!!! The house is very beautiful and we loved our stay here. The deck is spacious and has some of the best views of the lake. The grounds are just like the pictures and my kids enjoyed swimming and finding spots to read and relax. The groundskeeper is very helpful and responsive. An amazing place.

We had such a wonderful stay and truly loved this home. The amenities were incredible and thoughtfully done, everything from the water purifier to the coffee, and cooking oil made such a difference and made us feel completely at home. The extra touches, like having toothbrushes available, were so appreciated and honestly so helpful. We never felt like we were missing anything, and the home was extremely comfortable for our entire stay. One of our favorite moments was making pizza together as a family, it was such a fun and memorable experience and really added to how special our stay felt. The absolute highlight, though, was watching Volcán de Fuego erupt from the rooftop terrace. Sitting by the fire pit and staying warm while taking in that incredible view was something we will never forget. You can tell a lot of care went into creating a welcoming experience and beautiful atmosphere. We would absolutely love to come back one day and highly recommend this property to others.

Don Victoriano was the one who looked after us, and from the very first moment, he was very kind, helpful, and always attentive to each of our needs, which made us feel very well looked after. We also had the pleasure of meeting William, a very friendly and well-mannered boy, who was always attentive, especially to our youngest son. His presence was truly pleasant and added a very special touch to the experience. The house was spotless, exceptionally clean, and the view is simply wonderful. Marlon‘s home was absolutely stunning and truly a gem. We had 10 guests in our party and we were all very comfortable as each room essentially had their own restroom assigned. Marlon and cohost were very communicative prior to enter during the trip. Their house manager and family provided freshly made tortillas during our stay. They were absolutely delicious. The view of the volcanoes was priceless. The kayaks were in good condition and we made use of them in the morning when the waters were calm. The home is very airy with several windows bringing in a nice breeze. We had a couple of concerns during our stay that were promptly taken care of. I did not feel that it needed to bring my rating any lower than a five because of the communication I had with the hosts and how quickly it was rectified. I look forward to staying there again in the future with my family. It is away from all the noise of the city, truly peaceful, and a wonderful and safe place together.

We had an absolutely wonderful stay at Lakeview on the Rocks. The accommodation was fantastic with breathtaking views of the lake and volcanoes, a private beach for swimming and kayaking, and very clean, comfortable rooms. The property is tucked away in a safe and secure location in the quieter San Antonio Palopo, a bit away from the bustle of the larger lake towns, which we really enjoyed. Our host made us feel right at home and was always available if we needed anything, even helping arrange a private lancha that picked us up directly from our dock and took us wherever we wanted around the lake. We would absolutely stay here again — 10/10 recommend!

What a wonderful place to stay while visiting Antigua. The decor and details in the house were amazing. The hot tub was enjoyed by all 8 of us. And the rooftop was perfect for watching Volcán Fuego. It was cloudy every evening so we got up at 4:00 in the morning to watch the eruptions. Amazing to be within 6 miles of Fuego. We loved every minute of our stay and hope to be back someday to not only view but climb Fuego. The beds were so comfortable. The location was perfect…close enough to Antigua for shopping and also close enough to Pacaya which we also climbed one more. Thanks for a wonderful stay.

Unforgettable Family Stay on the Lake! We had the most incredible family stay at this beautiful Lago de Atitlán home. The views are absolutely breathtaking — truly even more stunning in person than the photos show. Waking up to the lake and volcano backdrop each morning felt magical. The outdoor space was perfect for our kids, and the lake access made the trip so special. We loved being able to kayak and paddle board right from the property — such a fun and easy way to experience the lake together. There was plenty of space for everyone to relax, play, and enjoy meals as a family. The home is thoughtfully stocked, comfortable, and ideal for a family getaway. And the host communication with Marlon was top notch — responsive, helpful, and proactive from booking through checkout, which made everything seamless. We would absolutely stay again and highly recommend for families wanting a peaceful, activity-filled lake escape!

This is such a rare and special place, and our family had a magical, memorable stay. This property has some tradeoffs and therefore isn't for everyone, but we loved it and our kids are already asking to go back! The views of the lake and volcanoes are absolutely stunning, and some of the best on the entire lake. The property is gorgeous and well maintained - the private beach is key - we used the kayaks nearly every day. Victoriano the property caretaker and his family who live on the grounds are so hard working and lovely - they combed the beach daily - and their grandson & dogs are adorable. We didn't realize the house is right on the edge of town until we arrived. San Antonio Polopo is an authentic lake village, with little tourist infrastructure, so shop for food before you go. You can hear roosters, the church, people burn trash. The power grid is sensitive meaning lights flicker and a hot shower is rare. If you value authentic, at times raw, culture & beauty, this is for you!

The lake house was gorgeous, spacious for our whole family, and the amenities were even better! The master bedroom was absolutely incredible, it felt like it had its own living room and there was plenty of space to stretch out, unpack, etc. We thoroughly enjoyed the private access to the lake and we used the kayaks everyday. It was helpful to have life jackets for all sizes (including my toddler). Each bedroom had its own bathroom, except for the bunk bed room, which had its bathroom steps away out in the hallway. The WiFi worked very well upstairs and the kitchen had every cooking utensil we could possibly need! We made food here everyday, but just keep in mind that the grocery store is about a 30 min Tuktuk ride away in central Panajachel (the groundskeeper can help order one for you). For small necessities such as snacks, medicines, and bottled water, you’ll be about 10 minute walk away from the small local shops. This was a fantastic stay and we can’t wait to be back!

Just amazing! The place, the view!! Awesome It was my birthday and the sisters helped me organize food with local ladies, flowers, balloons, photos with drones, jet skis, everything!!! There is a family of locals who live in the back and are attentive to everything!! And they make you feel safe! Would come back a thousand times

We had a wonderful experience at this Airbnb. The house is very comfortable, nice and perfect to enjoy as a family. Everything was spotlessly clean and the views are just amazing. The service we received was excellent, always attentive and friendly. We certainly made very nice memories in this place and we are leaving very happy. Beautiful house with a great view

A beautiful house and excellent service from the hosts⭐️ 10/10

This gem will leave you with images of the beautiful view etched in your memory for years to come. The pictures don’t do the view or beauty of the house justice. We used Rodrigo to drive us from Guatemala City to the house so finding it was easy. Check-in was extremely easy. We didn’t touch a bag as Victor, the house caretaker, immediately took all of our bags to the house and gave us a tour. We kayaked on the lake, absorbed sun on the loungers, drank wine while staring at the volcanos, had a massage on the deck, and started the day with yoga. We hired a boat to pick us up from outside our house to take us around the lake. This side of the lake is perfect, less touristy, more secluded. The town is walkable if you’re looking for a few restaurants but we bought food at a grocery store and preferred to cook. Are there ants/bugs/spiders? Yes! You are literally on the lake surrounded by trees. It’s impossible not to see one. This was the best house on the lake for sure! Not one complaint.

We would have stayed longer if they had availability and can’t wait to come back. You will not regret booking this property.

The host and his team are ultra responsive even in the months leading up to our stay. Helping to set things up like an onsite chef, shuttle support, and other recommendations and helping with requests. This was extra special for our stay around the holidays. The views at this property are absolutely stunning and the gardens on site are so well maintained, it really added to our stay. The beach located next to the property is a great addition. The family on site that takes care of the grounds are very helpful with anything from things around the house to scheduling boats or tuk tuks. The family was very sweet and my kids made some wonderful friends and memories. The upgrades to the property are also very well done. We had everything we could need and any issues that arose were resolved quickly. Our family made some great memories at Lakeview.

The views from this place are absolutely stunning. We enjoyed ourselves tremendously. There’s a restaurant within walking distance that serves breakfast, lunch and dinner or you can buy snacks at a little shop down the street. The staff was kind and friendly. They were very helpful with getting us a boat to Panajachel. Our only regret was that we didn’t stay longer.
