It's definitely a great option for large families. Juan's property has incredible sunrises from the balconies. The refrigerator is spacious and very functional. There is water pressure in all the bathrooms, and the pool is great for everyone.

He was polite. Attentive. He complied to our request and was nice overall.

Highly recommended. Clean place, no insects, clean beach. We really enjoyed kayaking, looking for fish, and building sandcastles.

Excellent host, always friendly and attentive to everything. The place is far from the city, and the beach is very quiet, but it's a shame to walk barefoot; the entrances are not very visible. Other than that, it's a very nice house; it has everything you need to be comfortable.

Big house for a family group of 12 people. San Benito is a very quiet arena. Juan Andes was very responsive to anything we asked. His concierge service was top notch. A/C was great to have in every room. Other homes in the San Benito didn’t have much of a sandy area, but this house had plenty. Kayaks and paddle board was a plus and they were use every day. A short 20-30 minute drive to Porgresso and 1-hour from Marida. I would recommend if you would like a quiet peaceful vacation.

It exceeded our expectations. It is spacious, very clean, and exactly as shown in the photos. The staff was always in touch for anything we needed. We would definitely come back.

The house is beautiful, very well equipped, places nearby for shopping, the people who are there 24 hours to assist you with minor jobs, super friendly and attentive and Mr. Juan Andrés is always very cordial, flexible and quick to reply to messages sent to him. In general, everything was very good, you really enjoy the stay.

Excellent experience. The communication was amazing from the first moment. We changed from another Airbnb that was not in habitable conditions to this one and when we explained the situation we were going through, they were super empathetic and allowed us to enter early, which we appreciate very much. The place is beautiful and the beach is divine and we really enjoyed kayaking the first few days. Although we had a storm, that didn't overshadow the experience at all: everything was amazing, clean, comfortable and well maintained. Definitely a place we'd go back to and totally recommend.

Beautiful location, beautiful house, and Juan was an excellent (and very helpful) host!

Juan’s place was exactly what we expected. The kitchen was great, the pool was perfect for the little kids. He gave us the name of a lady that came every day to cook and the food was delicious. The town of Progreso is 20 min away and there is a lot of good places to eat. We loved our time there and will love to go back!

Juan is an attentive host, he responds quickly to messages for any need, he complies with the times you indicate for check-in and check-out. The house is in very good condition, all the bedrooms have air conditioning, the kitchen is very spacious and has all the necessary utensils

The house is beautiful, the place is perfect. We spent an unforgettable vacation as a family, you have everything to rest and enjoy the sea without worries. We would definitely go back to this place! A couple of tips: I recommend renting a car to be able to make trips to Progreso for food/groceries. The house is built vertically, in case of mobility difficulties, consider that there are many stairs.

Amazing place, better than in pictures. It has become my favorite place on the beach, and Juan is super friendly and flexible with the check-out and check-in. We definitely recommend it.

Our stay was perfect, we really enjoyed the house, the sea, the kayaks, the pool. The house is perfect and the rooms have a lot of privacy. I loved that it's 20 minutes from Progreso. And super close to Motul there is a spot where you can see flamingos! Thank you very much to the hosts for always being available and responding quickly. I also recommend buying fish from the man who comes to offer it. He sold us fresh seasonal tuna.

The house is wonderful, the layout of the rooms gives a lot of privacy and it helps a lot that each one has its own bathroom. It is a safe house for small children and large families with older adults. The sea in this area of Yucatan is very calm, even for children, always with supervision. We were able to swim very well in the sea and we really enjoyed the pool. It has everything to cook and not leave the house. Juan is an excellent host and Iveth and her husband were also always attentive to our questions. One day a man who sold fish but also cooked it knocked on our door. If he knocks on your door, do not hesitate to order from him. We asked him for a 5-kilo red snapper and a kilo of fish ceviche. It was amazing. Yucatan and this house are simply wonderful.

Juan was amazing and immediately responsive. He responded immediately and had his workers immediately come to the house to fix whatever issues we were having.

The villa is very nice, we felt right at home. Juan Andrés' service and recommendations were excellent. The staff who did not attend (with an extra fee) were very friendly and helpful, they prepared food for us and helped us at all times. The views and sunset were amazing.

It was perfect for our multi family get together. It allowed for privacy and had large areas for social gatherings. The kitchen was well equipped. We appreciated the daily cleaning and our cook was really great!

Everything was excellent with Juan Andrés' Villa, my family and I felt right at home, he was always attentive. Ivet, the person in charge of cleaning, is super attentive and very nice to everyone. Carlos, who helps with maintenance, is also very nice. It is definitely a place we would return to. The Villa is very nice and comfortable. It has everything you need to have a good family vacation. We are infinitely grateful to Juan Andrés and his entire team!!

A great place for the whole family, Lanubicacion has a beautiful view and the social area is wonderful to enjoy together. Juan Andrés is a great host. We'll definitely be back, but in the warm season next time!!

Wonderful place to spend time as a family. The photos describe the place very well well described the place well. Pool at the exit of the living room and beach next to the pool. Cameras are sufficient to accommodate families. Ours was 9 adults and 4 children and everything was excellent. AC in all environments.

The house is exactly as seen in the photos. We really liked the privacy between the bedrooms and also its finishes. It is very well laid out. The terrace faces the beach. It's amazing.

Great place abd service

We stayed two families with kids at this wonderful home on the beach, and it worked perfectly for us. The bedrooms are spacious and offer privacy while the open-plan living room / pool area is a great place to hang out. There are many great opportunities for day trips nearby such as Progreso and Motul. Can only recommend!

This place was exactly as the pictures look. Juan was so responsive and showed me as many details as possible. Miguel, who you will meet, was so much great help. He even met us super late to check us in past 9 PM because we had horrible travel delays and wasn't mad or anything and was happy we made it OK. On arrival, the pool was green due to some recent storms the previous week and he cleared it right up and was cristal clear! And the beach and pool are right out the door only steps away! Don't hesitate to book this place! Me and the rest of my family enjoyed it to the fullest! Thank you Juan and Miguel for the good times!

Very nice house

Words cannot describe the beautiful and serene setting Juan’s home offers. It was exactly as pictured and he very thoughtfully provided detailed explanations of all electronics, check in and check out as well as local attractions to see. We spent the entire time there planning our return and look so forward to sounds of the waves as we sleep again.

Before booking, Juan Andrés was very kind, resolving our questions. Communication with him was always great with him, communication with him was The house is as shown in the photos, the decor is very nice and everything is very clean and tidy. It is a very quiet place to spend a few days resting. The sea in the mornings is very quiet and we were able to get into the paddle boards to enjoy it. The sunsets are amazing. Mr. Miguel who is in charge of the villa and Mrs. Ivet who was in charge of cleaning is excellent people and very helpful. Definitely 10/10 in every respect. We look forward to returning soon!!

It is a very quiet beach, the sea is shallow perfect for going with children. The house is very comfortable, every room is independent of the common area so it gives every room its privacy and no noise. Juan Andrés was always attentive to us and I even asked if we could make a late checkout because our flight was leaving until the evening and he said yes. The pool is a good size. There is a barbecue in case you need. And something that I loved my and I was walking in the Kayak (I repeat: in the morning the sea is super quiet). There was no need to go out, we spent the whole week there in the house very happy, between the common area, the pool and the beach. We would love to go again again.

I really liked it. It was in a really rich spot, in front of the beach. The house is very new and there is everything one could want for cooking and entertaining. From the walnut you can hear the ocean before sleeping. The guard at the house, Miguel, is very friendly.

This is easily one of the most beautiful properties I’ve ever stayed at - everything was spotless and the attention to detail is amazing!! The host is very responsive and hospitable and made sure our stay was perfect! Checking in was easy and we had everything we needed for a comfortable stay. We loved sitting by the pool and on the beach and rarely left the property because it was so nice! Highly recommend staying here, it was such an incredible experience!

It is a nice house, with an excellent location, but what is more appreciated than the house is the excellent attention that Juan Andrés has from the moment you make the reservation and during the days of your stay... Mr. Miguel is a person with a very good disposition and helps you in the details of the house and makes your stay easier, Mrs. Ceci cooks very rich, her food is highly recommended!! The house has a very good location with different areas both to be together with the people you go and in turn privacy in each of the rooms, the pool is ideal to be with children since you can be in the living room or on the terrace and close to it… The beach is just a few steps away Highly recommended, we hope to stay another time

Very functional house for a good beach vacation. Everything works fine. Located 15 minutes from Progreso so the beach is quiet and few people pass by. The five rooms are separated by stairs that connect them so each one is well insulated and without noise. Recommended for traveling with children.

It was a pleasure to stay in such a gorgeous villa, especially with one of the most attentive and hospitable hosts we’ve ever encountered. Juan Andres truly cares about providing his guests with a wonderful experience, as does his helpful team (Adriana, Miguel, and Ceci) who are eager to address any issue and sort it out. The villa itself is just like the photos—with a spectacular view, gorgeous décor, and right in front of the turquoise waters. If you’re looking for a beautiful, tranquil place in a remote setting, this is it. It’s still close enough to Merida and the many amazing sites in the region—we used it as a base from which to do day trips to the nearby world-class archeological sites and many other beautiful Yucatan attractions. When we weren’t on day trips, we enjoyed swimming in the warm, mostly calm gulf waters, using the available kayak and paddleboard, and gazing at the sunrises/sunsets and stars.

The house is truly spectacular. We loved the decor and privacy that each guest has as each room is independent and has its own bathroom. Juan Andrés allowed us to stay longer without any problems, which made a big difference in our trip because the days before we hadn't been able to enjoy the beach because of the bad weather. Another thing I liked was the food recommendations; Ceci's kitchen is spectacular and the fish and ceviche that Manuel sold us were super rich. The response time to any questions or requests was almost immediately, and always with the best attitude of both Juan Andrés, Miguel and Ceci. Another nice touch is that they offer you the kayak and paddle board. My daughters loved kayaking. Hopefully we can come back soon. There was no detail against it, everything was perfect.

Absolutely stunning airbnb—the beachfront location is unbeatable, loved paddleboarding and kayaking at the beach during the day, meals out on the patio and spent our evenings on the third floor enjoying the movie room & sounds of the ocean. Super fast wifi for working and the layout lends itself well to a group trip (families & friend groups) w private bedrooms/en-suite baths & large communal spaces. Hope to visit again!
