We had a wonderful stay. The private cenote, steps away from our villa was the best part. We brought our daughters (ages 12, 10 and 8) and they absolutely loved it.

Paula is an exceptional host who kept us informed the entire time. Her villa exceeded our expectations and was the perfect escape! Everything is stunningly beautiful and peaceful. The pool was exactly what we wanted. The beds were perfectly comfortable. I am still dreaming of the views. If we are ever in the area again, we will absolutely stay here!

Paula's villa was amazing. Backing right onto the cenote on-site was incredible. Its your bedroom view, after all. Place was well decorated and even better than the pictures give it credit for. The appliances and furnishings were top notch. Paula was such a great host. Would absolutely return.

We loved our trip to Tulum and our stay at Villa Kuxan. It felt totally secluded and safe. The complex had all the amenities you need to keep a family comfortable including an onsite restaurant with a great breakfast and full bar. It is perfectly placed half way between the beach and downtown Tulum.

obsessed is an understatement. This place is amazing! We stayed here for my bachelorette party. There were 8 of us and we had plenty of room and loved our surroundings. Having a private pool was great to hangout and cool off. We all LOVED the cenote which we could access right off the master bedroom. Paola and the owner of the property, who showed us to the apartment, were both so helpful and nice! They answered questions before, helped us find transportation, etc. and accommodated an early check in. The complex's shared pool was also great, we did yoga on the shared yoga tower, I mean seriously, I could go on. Just book it, it's perfect for large groups. Short drive to the beach and to town, and the cafe on site was a great bonus!

I’ve been staying in Airbnbs since 2011 and rarely return to the same place—but this one is the exception. I absolutely plan to come back to Tulum (this time with friends!) and would book Paula’s villa again without hesitation. The home was beautiful surrounded by nature. The private pool was chefs kiss. This trip with my family (spanning three generations) was truly special. The villa is beautiful, everything was seamless, and the chef services and recommendations—especially the beach club—were spot on. Mil Gracias to Paula and Chef Maxi for making it unforgettable. Even with some seaweed, Tulum still shines—especially its cenotes. Getting around is easy, parking is readily available (bring pesos!), and the food is amazing. No notes—just bravo.

From the moment, I began my search for a villa in Tulum, I knew that Paula’s place was going to be my home for six days! My girls & I had an AMAZING stay at this beautiful property overlooking the cenote! EVERYTHING was PERFECT!!! The posted photos do not do this gem any justice! Paula’s recommendation for chef services were top tier! Sofi made us several meals; brunch and dinner! Ohhhhhhh and Rita’s hands are MAGICAL!l! She gave us the best massage set up pool side surrounded by God’s beautiful nature! Thank Paula and we will be back soon! 💜

Going to Tulum was on our bucket list, and this stay made it unforgettable. Paula was exceptional from start to finish. She quickly handled two items we needed on our first day and sent fantastic restaurant recommendations, we couldn’t have been happier. She checked in consistently to ensure we had everything we needed. The home is absolutely beautiful and exactly as pictured. The employees on the property were friendly and helpful, the cafe on-site was incredibly convenient, everything we needed was there, and the cenote in the backyard was an amazing bonus. We would absolutely stay again.

This Airbnb was exactly like the description. It was an amazing villa with lots of space. Paula was very quick in her responses and offered great recommendations. The front desk was also very helpful with taxis and suggestions on places to go. We even accidentally left something behind and Paula sent people to go look for it and they shipped it back to us. I wouldn’t say everything is walking distance, we definitely needed cabs to everywhere but it was a short ride wherever we went.

Everything is incredibly beautiful and Paula was always attentive to everything. We had an amazing time!

Beautiful place. I don't have enough words to express how beautiful and clean the house and the place are. It's magical! Paula is a super host and her responses are immediate, always attentive. Nora supported us with the daily cleaning (she's a sweetheart) and we asked Maxi (chef) for breakfasts and a dinner, super tasty, punctual and attentive. We will definitely be back!!!

Paula is the best! Our trip included a wedding ceremony, and as it was the second for both my wife and I we were really looking for a simple destination wedding. Hands down best wedding I’v ever attended. Paula assisted with organizing hair and make up services, a chef we used for 6 meals, shuttle services to and from the airport, a rental car, and even helping us get food ordered through an app as we got in after 8 PM and it saved us from having to make a stop with a tired family our first night. You will want to set up a vehicle if you’d like to go into town as it is off of a busy road. Rental car was perfect for us. The place is still Very quiet and when little things popped up Paula had two people who could stop by quickly as needed. (Air conditioner needed a sensor fixed and they arrived before we even knew there was an issue.) Amazing experience with chef Max, officiant Lulu, cleaner Nora, wedding planner and masseuse Bruce and teams. Gracias Paula! We’ll be back!

Paula was extremely responsive and helpful any time we ran into an issue. She also provided great recommendations and contacts for activities during our stay! The villa was absolutely beautiful; it felt like a private oasis. It was even cleaned every day and check in / out was very easy. The villa is part of a larger property with several condos, so there was a front desk that was available 24/7 to help call taxis and hold our luggage. The larger condo property included a restaurant and a shared pool, in addition to the private pool that was part of our individual villa. The location was convenient between the town and the beach and we were able to easily get everywhere we wanted to go with a short taxi ride!

Paradise! We had the most incredible stay! The house was spotless, spacious, and had everything we needed for a comfortable and relaxing family vacation. The complex itself was also beautiful, well-maintained, peaceful, and felt incredibly safe. We especially loved the pool, cenote and common areas, which were perfect for both relaxing and making memories together. The spa and restaurant were an added bonus!! What truly made this trip unforgettable, though, was the amazing hime, views, private pool was our host who was absolutely amazing! Incredibly responsive, kind, and helpful every step of the way, from months before booking all the way through to check-out. Paula went above and beyond to make sure we had everything we needed and more. If you’re looking for a beautiful, peaceful, and family-friendly home with a host who genuinely cares, this is it. Paula was a very hands on and responsive host who prioritized our well being during our stay. The villa looks just like it does in the public pictures. Clean and comfortable retreat away from the Chaos of the strip.

Paula was incredibly responsive and helpful to us throughout our visit. She helped with planning activities and transportation and also responded very quickly to our queries and concerns. It took us some time to get used to the bedroom ACs shutting off if the doors were left open but that was quickly resolved. Aside from that, the place itself was beautiful and clean. Paula was a fantastic host. The location itself is not bad but you need to drive to the beach area or town.

This was truly the best trip of our lives. We were 10 girls celebrating my sister’s bachelorette, and this home — and Paula — made it absolutely unforgettable. She was attentive and incredibly responsive months before we arrived, sending chef suggestions, places to go, and helping us plan everything. Once we arrived, she went above and beyond — from a last-minute beach club reservation to bringing aloe for a friend who got sunburned. She and her husband are the kindest, most thoughtful hosts. The house is pure magic — peaceful, luxurious, and exactly like the photos. The swing overlooking the cenote felt like something out of a dream. Celia came daily to make our beds, adding an extra touch of care and comfort. We felt loved, celebrated, and completely at home. I wish we had more time just soaking it all in. I wish we could live there. Thank you, Paula — you made this experience more special than we could’ve ever imagined. We’ll be talking about this trip forever, truly above & beyond.

What a fantastic property! Everything was as described. Past reviews are totally accurate. Parking was easy and safe. This place can be a quiet retreat, a perfect post-up spot if you are day-tripping or anything in-between. We rented a car and drove down from Cancun. There are dozens of amazing restaurants within 15mins. Everything you could want to do in Tulum is within a 30min drive. Paula was super responsive and provides plenty of support and references, recommendations. We had 6 people total and felt the cost was worth it for the peace, quiet, safety, security and luxury.

Our stay in Tulum was absolutely magical! The Airbnb was stunning, with a cenote right in our front yard. Truly a dream. The atmosphere was peaceful and felt like a hidden paradise. Paula, our host, was incredible, always available and super helpful, making our trip even better. Everything was perfect, and we had zero complaints. We’re already looking forward to coming back. if you stay here I recommend you get mopeds or ATVs so you can get anywhere in Tulum easily. Highly recommend this place to anyone looking for a unique and unforgettable stay in Tulum!

Paula was an amazing host! Anything we needed she was on it right away. I would definitely stay here again. Everything was very clean and cleaning staff was very friendly. The area was very safe and private.

Property was clean and as advertised

We really enjoyed our stay at this Villa, breathtaking views of the CENOTE, serene environment, private pool, public pool and delicious breakfast and lunch restaurant on site (many vegetarian/vegan options). Easy to check in , a few minute drive to other CENOTE’s, few minutes to downtown area with hundreds of restaurants and a few minute drive to the beach. Would recommend this place to anybody - upscale finishes and great interior design and furnishes. The host had a caretaker check in on us periodically which was helpful.

We had a very memorable family vacation at Paula’s place - highly recommend staying here if you’re looking to stay in Tulum. Very convenient to both the beach and town.

I have to admit, I was hesitate about visiting Tulum. I am not a fan of touristy/crowded spots. But staying in this amazing AirBNB turned Tulum into a dream for me and my family. Close enough to the beach to get there easily, but far enough away to have quiet and peace when we wanted it. We took the bikes everywhere (we found ways to stay off the main road). The Cinote out the back door was magical, we went swimming in it every day. BUT, Paula was the best part about our trip. She was like our personal concierge and gave us the best recommendations. We had a private chef several nights that was fantastic. We also took a tour of the Biosphere with the most knowledgable, interesting, and kind local Marine Biologist. Lastly, we went diving with the best dive master on the island who took us to some amazong spots. I would visit again in a heartbeat beat. As an aside, I felt very safe here.

This was our 5th time in Tulum. This place was the cleanest most magical place in all of our times there. The service was incredible, answers and helps with in minutes. The woman who maintains the house during the day was the sweetest and really took care of us all day. We will 100% be returning in the future.

Paula’s place was remarkable and one of the top air b and bs I’ve ever stayed at. I love to travel and work for an airline so my standards are very high!! If we needed anything Paula was quick to respond (within minutes) and got us what we needed immediately. Our maid (Cecilia I believe her name was ) was outstanding as well and was there everyday cleaning silently and offering to help in any way. We couldn’t have asked for a better 5 day vacation to celebrate my twins’ 30th birthday. The best ever for all six in my party! Thanks, Paula, for a trip of a lifetime!!!

This experience was amazing! I was greeted at the gate and escorted into a beautiful memory I’ll forever cherish! The home was decorated with balloons for my birthday with music playing! Paula helped my husband plan everything from decor to a chef and a photographer! The home was absolutely stunning! I’ll 100000% be back !

Paula was great and the place was beautiful. would definitely recommend. We were able to find food through a food delivery app. They have a small restaurant on property that closes at 4pm, but things were easily accessible.

The best bachelorette stay!!!! The pictures doesn’t do this place justice. It is nothing shy of amazing. It is so spacious, clean, beautifully decorated and truly all yours for your stay. I loved the property’s amenities. Everyone was so friendly and helpful. Paula is hands down the best host. She responded so quickly. It didn’t matter what time of day or night, she responded immediately. She made sure to recommend things that we would like as well as the transportation company. They were always on time and communicative. They sent pictures of the vehicle and the driver for every pickup and drop off. It was very mind easing. We will definitely return and stay here again. My stay at Paula’s Villa was nothing short of amazing ! From the moment we arrived we were greeted by Paula and her husband.. they showed us around the house and made sure we knew how to work everything before they left. The house was fully equipped with everything you need (even extra phone chargers). The house is only about 10 minutes from where all of the nightlife & restaurants are so it was a very convenient location. My favorite part of my stay was the floating breakfast.. this house really has everything you need.. Paula was very responsive the entire time and really went above and beyond to make my stay perfect. Even prior to arriving she put me in contact with someone who decorated the house with balloons. My stay was really a 10/10 !

We came down to Tulum for a day/night. And Paula’s place was absolutely beautiful. It was so peaceful and the surroundings were incredible. Everything was as described and the decor was so tastefully done. We used the bikes to cycle down to Tulum and to the local shop, we just didn’t feel that safe as it was a busy road. We aren’t that confident cycling on the road anyway. But we did and it was worth it. I just wish we had to have stayed longer!

We had a girls get away. Very clean. Very peaceful. More than enough space for everyone. The home is very beautiful, nicely kept, very equipped with dishes, coffee machines pots/pans, towels, bikes, anything you think you would need to make the house feel like a home, and in range of many restaurants and grocery stores. The host was very responsive and more than happy to help with anything we needed! Highly recommend! Will definitely be staying again!
