The host and Poncho the property helper was very nice! The only problem we had was the hot tub but overall the property was great and worth the money

Our stay at CASA Akbal was the best Airbnb experience to date. The house is beautiful, clean, and perfectly located in the La Veleta section. It offers the best of both worlds: convenient to the main Tulum strip while surrounded by authentic local spots and delicious restaurants just minutes away. Traveling with a toddler and an infant, safety was our priority, and we never felt anything less than completely secure. The layout is also very manageable for young children. The team truly sets this place apart. Gabby (host) and Poncho (maintenance) are exceptional. Communication was crystal clear, and they coordinated everything perfectly—from golf and in-villa massages to private chef dinners, beach clubs, and drivers. If you want a seamless luxury experience with a local feel, look no further. We will be back!

Great stay walkable to everything you need in Tulum… Gym, grocery, pharmacy, nightlife etc!

What a fabulous time we had at Casa Akbal! Communication was great from before we booked until after we left. Gaby was a great host; always offering recommendations of where to go and making bookings for us. Poncho really looked after us too; tidying the villa everyday, doing shopping - it really made a difference. The location was perfect. We wanted to stay somewhere local, close to shops and restaurants. There was so much to do within walking distance. La Valletta is a great area and easy to walk to Downtown Tulum too. The beach areas were further away and I would recommend having a car or bike as taxis back and forth could be expensive. The facilities at the villa were great. We didn't really need to ask for anything but if we had, Gaby and Poncho would have sorted pronto! We would definitely stay here again. Wish we could have stayed longer!

I think it was my 3rd time staying in this group of airbnbs, wonderful every time. Great hosts and 24hr security makes everything super easy as you're coming and going from town. I'll be staying here again

Loved staying here. We wanted something different outside of resorts where we needed a local feel. Place was perfect walking distance from shops, market and restaurants. Just a few min from the night life scene as well

Casa Akbal was an amazing place to stay - even better than the pictures! The host was super responsive and made the process incredibly easy. She was able to help setup groceries to be delivered before arrival, coordinate car service (their driver is excellent), and help us plan a great trip prior to even arriving. They helped arrange for in villa massages which was great and highly recommended. They also provided recommendations for dinner and things to do (and helped get reservations). The villa was so nice that one night we cancelled our plans out in Tulum to utilize the pool and amenities offered. There is a walkable taco spot, drug store, and 7-11 all less than 3-5 minutes away too which was nice if we thought of something we wanted quickly but didn’t want to bother the host. 10/10 recommend and will definitely book this location when back in Tulum.

By far the best experience I've had dealing with an airbnb host. I came here to celebrate my girlfriend birthday. I had some decorations that i saw online to surprise her and the airbnb host helped me bring the vision to light. Everything i needed whether it was a driver, reservations, recommendations our host was able to assist. The private chef 10/10, the handyman Poncho 10/10 and Omar 10/10. Definitely would recommend this airbnb and i will only be staying here anytime i come visit tulum again. I felt very secured with the 24 hour security and the location was not far from all the places we visited while in Tulum.

We had a wonderful stay at Casa Akbal and give it 5 stars! Gabriella was an incredible host—she gave great recommendations and helped book a beach club day, an amazing massage by Maria, and a private chef (both breakfast and dinner were delicious!). The home is beautiful and well-kept, with a comfy living space and a chilly but fun pool. Just a heads-up for families: each room has a separate entrance. With two small kids, this was tricky, but we made it work. The location isn’t super walkable, but it’s great for exploring cenotes, Chichen Itza, and more. Poncho was super helpful, especially with the hot tub, and kept everything spotless. Bring bug spray—mosquitoes were intense! Omar, the driver, was lovely and super helpful; definitely trust his advice (skip Avis!). Overall, a fantastic experience and a step above—just plan your sleeping arrangements if traveling with kids.

We had a lovely stay at Casa Akbal. Gabriela was very attentive and communicative. Poncho did an excellent job keeping the house clean and was helpful. The house itself is in a gated community in town. We felt safe and secure with the guard and access to the house. We enjoyed the pool and outdoor space. Nicely landscaped. Very clean. It’s about 20 minutes drive to the Tulum beach area if that is of any importance. We thought the chef was included in the cost of the rental, which it is not. However, we did hire the chef services recommended for several meals. Well worth it! The chef was friendly, accommodating and such a nice treat to not have to cook or clean up after ourselves. We truly enjoyed our stay and look forward to the next trip to Tulum!

It looks as good if not better than the pictures! the house is inside a gated community which makes it feel private and safe even though it’s in the heart of downtown Tulum and very walkable. The pool is wonderful. Beds are comfy, kitchen is stocked as well as the bathrooms. Living room is cozy, tv and internet work and there is a great speaker to play music. Poncho is also such a gem keeping things clean. Their private chef cooked us a lovely meal and they have a great recommendation for a private taxi as well. 10/10 stay, we’d definitely come back!

Casa Akbal was amazing! Highly, highly recommend and would stay again. It was exactly like the photos. Super clean. Gabby was easy to communicate with and helped with so much planning for us. It was like having a local travel agent. Poncho took great care of the house and gardens surrounding. The house is behind a large gated wall with other houses close by but it felt peaceful and quiet. We loved the neighborhood as there were so many great restaurants. It’s close to the main area of Tulum but also only 20 min or less from the beach zone depending on traffic. The beds were super comfortable and water pressure was great with hot water in all of the showers. We did the private chef one night which was a great call. The food was wonderful. There were mosquitoes but nothing as bad as back home and in Tulum mosquitoes and bugs are expected as it’s the jungle. Thank you Casa Akbal team!

When reality exceeds expectations! We found ourselves in a house more beautiful than the one you see in the photos. Akbal was our base for spending memorable days between Tulum, Playa del Carmen, Chichen Itza, Valladolid … between good food, top drinks, dream beaches and diving in the Cenotes. But we are not just looking at a beautiful location; the difference here is made by the people. GABY always present and thoughtful welcomed us on the first day and then daily was always ready to give us advice. PONCHO pampered us! A special person, always smiling and helpful, he made us find the house immaculate every evening. Kitchen, garden, relaxation areas, bedrooms, bathrooms, showers, Jacuzzi, swimming pool… always perfect. A wonderful experience with the personal chef: divine food and wonderful company. Private parking spot. 24-hour doorman. Just a stone's throw from the house there are also some great restaurants… we just left but dream of returning! To be saved in your favorites!

Let me start by saying the place was absolutely amazing!!!!! I’m sad we didn’t bring more people to enjoy every inch of its amenities. Have a general idea of what you might like to do and the host is more than accommodating with all of her connections. Especially her cab driver she knows A+++++. Honestly couldn’t have asked for a better place to say in tulum. One of my favorite trips ever.

The house is beautiful, elegant and very nicely decorated, like a luxury hotel and also with all the amenities and the perfect kitchen. The pool is very nice, day and night. Impeccable cleaning service, very friendly staff. Excellent host service and very good recommendations for transportation services and places of interest, as well as restaurants and beach club!

The house and grounds were absolutely beautiful. Having a place with a pool that was centrally located and not far from the beach allowed us to have several vacations in one. Our hosts Gaby and Pancho made sure the house was clean and dealt with any minor issues.

Amazing stat at Casa Akbal! The villa was exactly what we were looking for. Spending time at Casa Akbal was one of the highlights of our trip as it provided the perfect sanctuary to relax, soak up some sun, enjoy dinners with friends, and soak in the pool. The rooms were magnificent, and the entire villa was thoroughly looked after by Pancho. Pancho was the best! Very jolly fellow who cleaned and tidied up Casa Akbal immaculately daily. The location was wonderful as we really were steps away from many La Valera favorites, whether it was restaurants, breakfast spots, bars, or shopping. I can’t speak highly enough of this wonderful spot. Would recommend to anyone who is looking to visit Tulum as we did

Our family traveled to Tulum to Celebrate both my husband and son birthdays. Casa Akbal was the perfect destination for me and my family. The location was perfect and peaceful. We felt safe and comfortable in our gated community with the 24 hour security guards. This place was perfect for our kids and our sister who is wheelchair bound. We felt like we were at home and cannot wait to visit Tulum and relax at our home away from home again!!!

Gabby was an amazing host and helped make my birthday trip a memorable experience. Casa Akbal is well worth the price and was even better than imagined. Beautiful property inside and out. We enjoyed our stay. When we arrived, our host gave a brief introduction to the space. Some restrictions regarding the use of the hot tub; we had to ask the concierge whenever we wanted to do it in order to activate the water heater, which may restrict its use. There were also rules for towels and sheets. Our concierge Poncho maintained the premises spotlessly. The house is completely cleaned every day, including dishes. He respected our schedule and was discreet. We tried to book the chef at home through our host, but we never had as a result of our request. This site is secured by a magnetic barrier that was often left open. Finally, it's a very nice and clean place. For the price, I would have expected less control to save money from the host. I still recommend this luxurious house, which is well located in the heart of Tulum.

We loved staying at Casa Akbal for our honeymoon. It was private and secure. It’s within walking distance to yummy restaurants and an easy drive to the beach. Host Gaby makes the stay even more peaceful by always being available and willing to schedule any excursions. Poncho helped take care of the house, leaving it pristine everyday. We can’t recommend Casa Akbal more!!

Great place to stay

This place is UNBELIEVABLE. We came w our 6 month old and they had floaties in the pool for him w a crib in the master. The house was in pristine condition w poncho keeping it incredible. They helped us set up massages, a chef, driver and a bartender to come to the house! We loved every minute and we will be back! We have stayed in Tulum 4 times now and this place was the best by far not even close

The villa was even more beautiful than the pictures. Definitely too big for the hubby and I, but we loved the space. We rented a car which was the best decision and so we were able to get to a lot of places.

We were super well hosted by the host! The accommodation is amazing and very secure! On site there is all the necessary service and comfort! Thank you so much for a great week

If you are considering booking an air bnb in Tulum, look no further! Casa Akbal was a dream stay for us. The hosts were extremely kind and helpful and clearly take pride and care in their hosting. La Veleta is a great location with a short cut to the beach area which cuts down easily 20 minutes of driving time through traffic if you go through town. La Velveta had cute restaurants and everything you need in quick walking distance. There is a hotel restaurant in the Muare hotel (Restaurante Gaurdea) which had good but basic food but a lovely atmosphere over looking a gorgeous pool. Directly behind the house is El Argarvero which had wonderful Oaxacan food and a wonderful atmosphere. The house is tucked into a gated community and felt extremely safe with a door man 24/7 and excellent fencing. Even though you are near other homes the house feels very private. The pool is gorgeous and it was hard to leave each morning! The house is spotless and decorated tastefully.

Nothing short of amazing… would live here if I could! Will definitely be back!

My family and I had the pleasure of visiting Tulum to celebrate my 29th birthday, and Casa Akbal was simply breathtaking. The house was just as depicted in the pictures. Gabi and Poncho were exceptional hosts, going out of their way to ensure that all our expectations were exceeded. Their kindness and helpfulness were truly remarkable, and they deserve the highest praise for their efforts. On the day of my birthday, they even surprised me with a beautiful bouquet of flowers. While our stay was almost perfect, it is worth noting that if you prefer washcloths when showering, it would be advisable to bring your own. Additionally, we found that mosquito repellent was a must-have item during our time there.

We took our parents and our 19 month old to Casa Abkal for my Dads 70th. We had a lovely time, and would recommend the house. The staff is lovely and helpful. Poncho is absolutely amazing, and so is the private chef Flora (this is an added option). We arranged to have breakfast & dinner prepared by Flora every day and it was so worth it. She’s fantastic and gave us a culinary tour of authentic Mexican cuisine of various regions. Overall we’d come back. Pros: -Poncho and Flora (they made our lives so easy). -Enough room for everyone to have their privacy. -Location is in the central part of Tulum. -Clean Cons: -Hot water in the showers lasted under 10 min. -Beds are quite hard but that’s just a personal preference. -Not within walking distance of popular shops.

Our stay at Casa Akbal was exactly what we needed—close to everything in Tulum and a quiet and nice place to relax. Gaby was an amazing host and was proactive and helpful in suggesting activities and tips for getting around. We cannot say enough about our stay. This place is amazing and probably one of the best airbnbs we have been to. It feels luxurious and having the pool was amazing. This is a thousand times better than a resort. Everything was within walking or biking distance. The host are also the best. We stayed at Casa Akbal for five nights on a trip with another couple and had a wonderful time! The house was absolutely spotless and provided a lot of privacy between the bedrooms. Gaby was so communicative and went out of her way to make sure our stay was enjoyable - we took advantage of having the house stocked with some groceries before we arrived (which was so nice) and had massages at the house, too. Poncho was so kind and friendly - and came daily to clean the pool and the house. We would highly recommend!!

We had a fantastic stay at Casa Akbal - a beautiful house, with fantastic pool and hot tub, as well as plenty of spots for lounging in the sun, and it made a great base for enjoying the best of Tulum. We really appreciated Poncho's daily servicing of the rooms - more like a hotel than a regular Airbnb - and all the help he and the hosts gave us during our stay. WOW! I cannot recommend this house enough. The house is gated with security and we felt very safe. The host went above and beyond. She communicated with us before our trip, during our trip, and every step of the way. She coordinated a driver for us and the driver was wonderful and timely. I also want to give a HUGE shout out to Poncho, the house keeper, and the chef, Flor, they made our trip. They were so much fun to be around and gave us the best recommendations. I would book this ten times again!

Enjoyed Gabi, she was extremely helpful and went above and beyond to make sure my guest and I had a wonderful stay. Location was perfect, right near downtown and a few minutes from the beach. Felt extremely safe and slept peacefully every night. Place was beautiful, very clean, 24 hour security and looked exactly like the photos. On-site staff cleaned every single day we were there. Pool was cleaned everyday. Security arranged taxi pickups for wherever we needed to go. Will be recommending this Airbnb to everyone I know going to Tulum. Worth every penny, will be back!! Our stay at Casa Akbal was amazing!!! Everything was perfect for a big family. Poncho (who managed the pool and was always on call - was wonderful😃!!!). The neighborhood is great for fun small dining experiences - La pebetto, holistika, pizzine, Hotel Bardo for dinner were our favorites. Not to mention Bagatelle - the very best beach club.

The house was very clean and in a safe location! Gabby was an excellent hostess, she set up our massages and private chef dinner, both of which were excellent! Gabby was also very responsive if we needed anything and checked in frequently which we appreciated. Poncho was also very helpful, made sure we had everything we needed. The house is walking distance from most things in Tulum centro which was a huge plus. We rented a car and there was parking on premises. We would definitely recommend this place if you are thinking of staying in Tulum.

Our stay at Casa Akbal was great! We went for a friends bachelorette trip, with five of us. Gabby was very helpful with setting up a dinner at the house with Matteo, a private chef. The food was incredible and it was so nice to have an elegant meal in the comfort of our own space. She also wrote to check in with us everyday and make sure we didn’t need any recommendations or help with anything. Poncho, our house attendant, was very friendly and made our stay very comfortable. The house is beautiful and has a security gate that is staffed 24/7. The location is away from the resorts but still has a luxurious feel. I believe anyone would enjoy staying here.

Casa Akbal exceeded our expectations. We were a group of 3 couples and it was the perfect accommodations. The best part was our host Gabby!! She was extra communicative and went out of her way to help us set up massages, in home meals, transportation and was so fast responding to all our inquiries. Poncho was amazing too and kept the place super clean and well stocked. We couldn’t have asked for a better place to stay!

The stay here was great. Gabby was a huge help and so was Puncho. They were willing to help with everything we needed and also gave great suggestions. I would definitely book with them again and recommend anyone else to do the same. The house was perfect and had everything we needed, and also the chef was great.

Stayed here Aug 11-15. House looks just as pictured. You really pay for the extra concierge service provided by Gabby. She was extremely helpful in coordinating excursions, restaurant reservations, chefs and massages. The proximity of the house to the main strip is pretty close about 10 mins away. The avg cab ride is $40 each way. The massages were great- they are not cheap like you would expect being in Mexico but very good nonetheless. You must turn off the air if you leave the house or you will be charged a fee. You will have to allow the house to cool off upon your return. The AC works great so it’s not that big of a deal. The house and pool are cleaned daily by Pancho. He did a great job. The house is in a small community that has 24 hr security so we always felt safe. A few cons. -The jacuzzi was not working during my stay and the prevented us from lounging on the upstairs deck. -You are only given one set of wash cloths and towels for your entire stay. There is no washing machine on premise and if you want them changed there is a fee! - absolutely no outside guests! 2 of the girls next door (other Airbnb guests) heard it was my bday and dropped by to give me a birthday shot and were immediately thrown out. I understand not wanting guests to have parties but I felt this was extremely strict. But that’s just my opinion. Overall, the house and service is great and I would stay there again.

Wow! Thank you Gabby and team!! Our stay was amazing and we could not ask for better service! The house is located close to anything that you would like todo in Tulum! Gabby was amazing with getting us great last minute reservations at the top restaurants as well as great accommodations to Tulum Country Club (golf) and El Camaleón Mayakoba Golf Course (I highly recommend this course, if you are into golf!) Also, big Thanks to Pancho for keeping the house clean and organized! Thank you!! We will definitely be back!

My guests and I loved our stay! As soon as we arrived, Omar & Poncho were there to greet us and walk us through the place! It was 6 of us and it was the perfect size for us! There is 24 hour security so we felt safe our entire trip! Also, definitely pay extra for the chef! The food was great and Flower was wonderful and friendly! When I come back I will definitely rebook here!!

Everything about this trip was simply amazing! The check In process was a breeze, the communication with our host was the best experience I have had thus far! From setting up dinner and beach club reservations to local eating spots. The home is very secure and poncho is on site to help with anything you may need. The Pool is a must for the hot days as well.

We also booked the private chef for our first night there and I would definitely recommend doing this. I would not hesitate to stay here again!

Casa Akbal was the perfect Airbnb located right near the downtown area and only a short 15-20 minute taxi to Taboo and the other places on the beach. Gaby, Omar, and Poncho made our check in and stay so smooth. They even helped with decorations and champagne for my friends birthday. Would definitely stay here again!

OMG! The pictures does not do this place justice. The grounds and home is absolutely amazing. we were welcomed by Gabby, Poncho, Chef and staff. Gabby made sure all of our needs were met. I have stayed at numerous airbnb's and never have I been treated with such kindness as Gabby. Gabby was in touch with me the entire time even before we arrived. She arranged all of our excursions and adventures. What impressed me the most was the private diving lessons and diving. Just One-on-One!!!!... We are ready to visit again soon. Fantastic! Gaby & Poncho made us feel right at home. The pictures are exactly what you will receive and the service is 100%! I love traveling & experiencing a host that takes pride in their product and the neighborhood surrounding it. Massages in-home, chef cooked meals, sparkling pool…I’m already trying to book my next trip out. Everything is about 15min away, but it feels like a 5min commute on the fast roads of Mexico lol. Book now, you won’t regret it!

Came here for a bachelorette and it didn’t disappoint! The house fit 6 of us comfortably, the pool was nice, and location is really close to downtown shops and walking distance to market and some yummy food spots but the best part of the stay was gabby and poncho! Gabby arranged our transfer to and from the airport, greeted us during our check in (even though we were hours late), and made sure we had everything we needed, was very responsive! She even was even able to arrange a welcome basket for the bride to be for when we arrived! Poncho was also spectacular! He cleaned up everyday and made the house look brand new every single time we came home which we truly appreciated! Poncho also was available for other needs such as fixing a toilet or calling a taxi for us! Taxi to the beach area for dinner for 6 girls In one car ranged from $55-70 USD one way and took about 30 min or so to get there. Overall we had an amazing experience and would definitely book again especially just for gabby and poncho!

Our stay with Gabby at Casa Akbal was incredible. Not only is the home stunning, but Poncho and the support staff (such as security) we’re also very nice and welcoming. Gabby is extremely accommodating and was available for questions/support throughout our whole trip. She assisted us with coordinating taxis for all our tours and dinner reservations. She also assisted with private accommodations including in home massage and private chef. She also helped us coordinate Covid-19 tests in home the night prior to us leaving which made airport check-in and our flight home really easy. I would absolutely stay here again should the opportunity arise to visit Tulum again.

Casa Akbal exceeded our expectations in so many areas: the amazing chef/butler service, the guarded community, the spectacular villa/room/pool/patio, and so on. My friends and I had an amazing time and would def recommend it!

We had a great time in Tulum staying at Casa Akbal!! Gabby was such a great host and went out of her way to help us plan some fun outings and make reservations for us. Poncho was super helpful and kept everything in tip top shape at the house for us! The house was very comfortable, clean, and safe. Highly recommend!

Place was perfect. Conveniently located in La Veleta. Close to a bunch of shops and restaurants. Chef service was on point. We even had massages at the house set up by G. 🙏🏼🙏🏼🙏🏼 Thanks for a great time.

A beautiful place to stay while visiting Tulum! Perfection from the comfort to the decor. My family enjoyed the beautiful Garden pool & upper jacuzzi pool along with all of the comfort of a large kitchen, indoor & outdoor. We had a nice family dinner and got engaged in the garden which will be very memorable. Convenient walk to restaurants & markets, fresh juice right out our Wdelucouse

There are not enough words to share about how wonderful this place really is. To start - let's talk about the host, Gaby! She is incredible at communicating and making sure you have an option to do everything you want in Tulum. She helped us to make reservations at local spots, sent recommendations when requested, helped to arrange transportation to and from the Cancun Airport and so on. She goes above and beyond to make sure you are comfortable. The house itself is truly perfect for 3 couples or 6 friends. My husband and I traveled with two other couples and we felt like the rooms were perfect for us. Each had a king bed and en-suite bathroom! Poncho, the housekeeper is there everyday to help clean up. This made us feel like we were staying in a luxury hotel suite. He even helped to arrange taxis when we were running out somewhere. Also, the home is located in a private/secured neighborhood which I can't say enough great things about. It was safe, but the security was also so friendly and would also help arrange transportation! Matteo, the private chef was wonderful. We loved his food (especially breakfast)!! We loved chatting with him too. My group also loved the location. It was about a 10 minutes walk into the main town road where there are plenty of local options to eat and drink at! Plus, it was only a 15 minute taxi to the beach part of town. This may not be for everyone looking to travel to Tulum, but we appreciated being away from the madness of the beach part (but close enough to enjoy it when we wanted). The city center felt much more calm for us. There is a great little coffee shop down the street from the house that we visited every morning. This is a must! This is by far the best Airbnb Experience I have ever had. If you are hoping for a luxury stay without a hotel, this is the place for you. You will not regret it!

First let me start by saying that Gaby and Poncho are amazing! Gaby was always available for questions and recommendations. Poncho provided excellent service every day. They both made the trip amazing! The pictures don’t do this Villa much justice. The vibe and the setting are both amazing. The plants, and trees definitely give you an island paradise vibe. All the rooms were great, but be mindful that the A/C gets COLD! If you’re not a fan of the A/C, you can always open the sliding doors and use the attached screens. This is available in all bedrooms and the living room which was an excellent feature. More than enough outdoor seating, whether you want to lounge in the sun or gather on the patio. The upstairs lounge/hot tub area is also amazing! There was water, ice, cold towels, and all the basic kitchen essentials waiting for us. Poncho even made a store run for us! We also had brunch and dinner from Chef Matteo for 3 days, which I highly recommend. His food was AWESOME! The location is also great. Only a few blocks from the main strip which includes gyms, hookah bars, tons of restaurants, grocery stores, liquor stores, souvenirs, and anything else you could imagine! Already planning another trip here. I can honestly say, if I’m in Tulum, I’m staying here!

We were so beyond happy with our stay at Casa Albal! Our host Gaby was so helpful in helping find attractions, restaurants, and in booking a private chef at the house..which was some of the best food we have in Tulum! Anything we could have wanted or needed during our stay was offered to us by Casa Akbal! Thank you thank you thank you! 100% would recommend!

Everything went smooth, good house!

I planned a trip to Tulum for my 30th birthday. It was the best decision I ever made!! To top it off, I found this absolutely stunning home that gave me the luxurious vibes I was going for. The home was everything I anticipated plus more. Gaby, our host, was super easy to communicate with. Any questions I had, she answered right away to best of her ability. There were certain things I wanted as a part of my celebration and she was extremely helpful in coordinating those things for me. To my surprise, she even provided us with a house attendant, Poncho who was fabulous in making my guests and I feel welcomed and attended to! We felt comfortable and truly safe especially because the house is located in a gated community, with easy access to everywhere you need to go in Tulum! Thank you Gaby and Poncho for your hospitality! I’ve already had so many inquiries about where I stayed and recommended this home to several! I look forward to visiting again :)

As a group of six, we had some mixed reviews for our stay at Casa Akbal. I'll start with the Pros. Pros: Poncho was incredible and made sure the house was in great condition and made us feel very welcomed. We also enjoyed our private chef dinner with Mateo. The upstairs hangout area was great and we enjoyed the beautiful and exotic flora and the house decorations. The house is inside a private gated area with security, so this was also a great plus. Everyone we encountered was incredibly kind and professional. There were also several local eateries and groceries within walking distance. Cons: For a group of six, I had issues with the fact that the common hang out areas could not accommodate us. The main living room couch cannot fit a group of six comfortably. The only area we could all hang out together was in the upstairs hangout area. The pictures posted make the space look a lot bigger than it really is. We also thought the towels were quite rough and for the price point, I would expect a little more. I want to also mention to future guests to PLEASE be aware of this host's cancellation policy. Overall, our group enjoyed our stay, but if we return to Tulum, we would find accommodation elsewhere.

Our stay here was amazing. Gaby’s communication was great and she arranged our transfer from cancun and back, was there to greet us and made sure we were ok during our stay (along with Pancho and security). She also had some great recommendations for Tulum beach. The villa is amazing, the interior decor is so nice, and all rooms were great for our group of 6. The pool, hot tub and outdoor showers are a great addition and the villa is equipped with everything you need! Don’t hesitate to book!

I was a little apprehensive about traveling to Tulum Mexico but, I am so glad that I did. Our stay here was absolutely perfect. We were in a quiet area and within walking distance to many great restaurants, food trucks, and shops. This house was amazing and everyone from the security gate attendant to our house caretaker Poncho, to the property manager Gabby were just as amazing! If you love beach you can get a cab, rent a bike, or scooter and you can get there within 20 minutes or so. We had no complaints and would definitely recommend this place. One really nice plus was that we had a Covid-19 testing site right out our door so we didn't have to travel around looking for one. It was definitely convenient.

Wow what can i say other then 10 stars! my group and i had a blast we were 3 couples and the place is even better then the pictures. i highly reccomend and will be coming back. Pincho is there all day everyday for whatever you need and you wont even know hes there. super secure and safe and welcoming. also dont forget to get the chefs!!! whether brunch or dinner both were outstanding!

We had the most unbelievable time at this house. The photos do not do it justice just how beautiful the property is. There are two floors and areas to hang out and relax and unwind on both. The house was immaculate and incredibly clean. The staff, Gabby and Poncho, took the experience from being one of just renting a house, to the experience one would expect staying at a presidential suite at any of the worlds most luxury five star resorts. They organized exclusive Beach club access for us, restaurants, private chef, yoga teacher, and made sure the house was perfectly clean and ready for us at all times. The pool was so relaxing and we were also surprised to find that it came with pool toys. The 24 hour security made us feel very safe, and they even help to secure us taxi rides at a moments notice whenever we asked. I highly recommend this property and hope to return some day.

This place is a gem! It's in the perfect spot, it's easy to get to all of the restaurants, the beach and just walk around the neighborhood. There is 24 hour security, which I don't think is talked about enough in general. The owners are super accommodating and set us up with everything you can imagine, chefs, bartenders, and massage therapists. I would come back to this home over and over again.

Loved our whole experience here! Staff was friendly and helpful and the security was nice and made us feel safe. Walking distance to shops and restaurants. Beautiful!

Of the best houses you can find in Tulum, the area , the paved street at 100, very close to the main avenue, the super well-kept complex inside and out, with 24-hour security It's so worth it

Awesome stay!!! The best part about this stay is the service you get from everyone, chef, Poncho, Gabby they were all awesome and know how to make you feel at home. Not only that, they respond whenever you need! Between the private pool (we were in it 247) and comfy AC rooms, it’s a gem. There are a couple yummy local spots otherwise you are looking at a 15-20 min drive into the beach for more options! We will be back!! Do yourself a favor and book!

This villa was absolutely breathtaking, and was one of the main reasons our trip to Tulum was incredible. The place was always spotless and had beautiful windows to see the sunny backyard all day, and the A/C was strong! Pancho was not only an amazing host, but went out of his way to make us feel at home. He was very accommodating, respectful, and able to assist us with anything requested. He made sure to keep the place clean at all times, and kept the home stocked with essentials. The home in general was beautiful, and made us all wish we could live there permanently. Beautiful architecture, artwork, and botanicals. We were able to cook breakfast and snacks with all the supplies in the house. We hung out in the pool during the day, and the rooftop hot tub at night after dinner. It was perfect since there was a "red tide" during our stay, we didn't even miss the beach! It is not far from town, and only a 20-40 minute ride to the beach hotel area (sometimes $60USD). We felt very safe in the house, as there was 24/7 security at the front gate of the properties who will even call cab rides for you. There were some DELICIOUS cheap food places within walking distance from the house, be sure to check them out. Gaby booked us cabs, airport transportation, a chef to cook brunch for us our first morning (so yummy, we wanted to take her home with us lol), amazing massages in the house (last minute), and an incredible private yacht excursion, which was our favorite part of the trip. The only thing you will regret after your stay at Casa Akbal is not staying even longer. Huge thank you to Pancho and Gaby for making our experience perfect! You will be very missed.

This property was amazing and simply everything we needed. The staff was great and super efficient, 5 stars all around. The shuttle service directly from the airport made traveling a breeze and they also have security on site who helps to charter daily cab rides. The house was spacious and has everything needed for our groups birthday trip. The yard provided privacy and entertaining with the luxurious L shaped pool. This was truly paradise. I’d recommend it 10 out of 10!
