Villa Karina is the perfect escape- it’s gorgeous, spacious, beautifully decorated- and it’s on the beach! It’s private and peaceful, and the sea views are stunning. It’s an easy walk to town, and there are many sites to see and activities to enjoy close by. We spent a lot of time in the pool- so relaxing. Chefs prepared meals in home- so delicious. Our super host Dora arranged our excursions- so easy. Communication and information was timely- so helpful. I’m in love with Villa Karina, and I’m thankful to everyone who made our stay so special.

wonderful place. Plenty of room to spread out, sit and read or watch the pelicans dive for fish. town is very walkable both by beach or on road. or ride a provided bike in. lots to do in town. something for everyone from relaxing to snorkeling. Will be vack.

We had an amazing stay at Villa Karina for our group of nine friends (all in our 30s). The views are stunning, and the house has everything you could want. The pool and outdoor space are just as impressive as the interior. You really get the full package here. We brought in Chef Pablo for two nights, and it ended up being one of the best parts of the trip. His meals were incredible and he handled all the cleanup. Being able to sit together as a group in the indoor or outdoor dining areas made it even better. We’d highly recommend booking him at least once—we honestly could have had him every night. We also had a bartender come in one afternoon who made great tropical cocktails, which was a fun touch. And truly, none of this would have been the same without Dora. She’s the sweetest, most attentive manager we’ve ever dealt with. She helped with all of our bookings, provided recommendations, checked in throughout our stay and was a superstar to make the stay an unforgettable time.

Villa Karina was absolutely perfect! Our group of four adults and two teens couldn’t have asked for a better stay. The home itself was ideal in every way — spacious, beautifully set up, and perfectly located to make our time in Puerto Morelos unforgettable. Although the villa sits just outside of town, the short drive made it feel private yet convenient. We rented a car, and getting around was simple and stress-free. Dora was an exceptional host, warm, attentive, and incredibly helpful. She greeted us with a tour of the house, arranged last-minute airport transportation, scheduled a masseuse to come to the villa, and even helped organize a snorkeling excursion and private chef services. Our chef-prepared meals were outstanding and Pablo’s paella was truly unforgettable. Every detail of our stay was seamless, making Villa Karina a place we can’t wait to return to!

Spent a long weekend at Villa Karina celebrating a bachelorette party with 8 friends. The villa itself is awesome and exactly as pictured, but what truly made our trip unforgettable was Dora, the concierge. She is INCREDIBLE—so attentive, organized, and genuinely kind. She handled every detail for us seamlessly, from transportation to the private chefs, bartender, and masseuse we hired during our stay. Every chef-prepared meal we had was excellent and we did dinner in town one night at John Gray’s which is definitely a must! We could not have asked for a better trip! Highly recommend! And BIG shout out to Charlie, Pablo, Tony, and Gabriella for keeping us relaxed, well-fed, and our drinks full! Our trip was even more special because of all of you!

Perfect Stay with an Amazing Host! From the moment we arrived, everything about this Airbnb exceeded our expectations. The house was spotless, beautifully decorated, and equipped with everything we could possibly need. The location was ideal—peaceful yet close to all the key attractions. What truly made our stay outstanding, however, was Dora, the house manager. She was incredibly welcoming, attentive, and genuinely invested in making sure we had the best experience possible. From quick, friendly communication to thoughtful touches around the property, Dora went above and beyond. She even offered fantastic local recommendations that made our trip extra special. It’s rare to find someone as professional yet warm as Dora, and she made us feel completely at home. We left feeling refreshed, cared for, and already planning our return. Highly recommend both the property and Dora’s exceptional hospitality!

The place was great, and we had had a wonderful time. Dora was very helpful, and Pablo made great dinners. We also took advantage of having a boat pick us in the back of the house and take us out snorkeling. That was really worth it. At one point, the street had a blackout, and when the electrical company did not respond fast enough, they purchased and installed a generator for the house. We appreciated how they stepped up in a challenging situation.

Great luxury stay near Puerto Morelos. Property was as described and pictured. Great space, pool, air conditioning and kitchen. Unexpected maid service halfway through our stay was a plus. Concierge service through Dora was outstanding. She helped set-up professional chefs, masseuse, and snorkeling as well as manage our arrival and departure. Overall great location for our family of 8 reunion!

House was amazing! Dora was super helpful and always quick to get back to us. Charlie made breakfast everyday for us and Pablo made 2 dinners. Excellent cooks! Everything was better than expected. We had a group of four couples and had plenty of space. We definitely will be back!

Our host Dora was excellent. She was able to arrange all our taxis ride to town catamaran boat trips, golfing anything we wanted she was able to get including some champagne. She is an excellent host.

5 ⭐️! Best Airbnb we’ve rented. The house was even more amazing than the photos, beautifully designed. Dora was SO helpful and responsive - organizing drivers, chefs,private cenote etc. Breakfast was a highlight each morning with Charlie and dinner was amazing with Pablo. Highly recommend hiring both chefs for your stay! The gardeners tried their best to clear the seaweed in front while keeping the pool and property immaculate. We were 7 adults, 5 y/o and 5 month old and the house was perfect - ensuites in each room! Can’t recommend Villa Karina enough!

Our stay couldn’t have been more pleasant! It was more than I imagined! The house was more than big enough for the 6 of us. The dinner by the chef was a great snd very convenient. It was in a nice area and private. It’s in between Cancun and playa del Carmen which really helped for our plans. We did Xcaret one day and playa del mujeres the next. Traffic was not bad for either since the house is placed in a great location. The willingness from the host was amazing.Dora made sure we had everything. She booked 3 massages for us, & a chef ,everyone loved it. We would love to stay here again,possibly longer to enjoy the house a little more. 10/10 recommend

Absolutely amazing property! The property is exactly what you see in the photos however, you can't capture the relaxing breeze, the sights and sound of the ocean, or the hospitality of everyone involved in your stay at Villa Karina in pictures. Dora and her staff are truly what elevates this vacation rental to the next level♥

Pictures cannot truly capture the beauty of Villa Karina. Amazing views, decorations, furnishing etc. The place itself and the setting are just amazing. We will 100% be staying here again. Dora was extremely helpful, accommodating and responsive. She made the trip smooth and special.

We recently stayed at Villa Karina with a group that included two families with 4 small children (3 and under). Our host was accommodating and responsive to all our inquiries and requests. The best part of this house is Dora! Dora is beyond fantastic coordinating trips and transportation, as well as answering all my questions. We had Dora arrange private chefs for all our meal; both Rafa and Pablo were wonderful chefs who prepared delicious meals. The ACs worked wonderfully and were a lifesaver in the hot afternoons. The pool was exactly as pictured and the beach was steps away. We walked into town daily as it was an easy 15 minute jaunt down the beach. Our only notes from our stay is the internet struggles and at times was unusable. Additionally, four of the bedrooms have sky lights which makes it hard to sleep in (especially for kiddos).

I would rate this place 10 stars if I could. Our group had a blast! It was so relaxing with all of the amenities you could ever need. Dora was amazing and all of her recommendations were perfect - from local restaurants, massages at the house and a boat excursion. We will definitely be back!

Really lovely place! We had a great time at Villa Katrina. Dora the concierge is an absolute gem and she helped us with every element of our stay. The home was beautiful, spacious, and well-appointed. Lots of comfy chairs and fluffy towels for hanging out by the pool. Big bedrooms (all with ensuites) and comfy beds (and I'm very picky about beds). A short walk to town for dinner (at a place Dora recommended!), close to the airport, and to other activities such as boat charter. Highly recommend staying here if you're coming to Mexico with friends or family.

I can’t rave highly enough about our wonderful stay at Villa Karina! Dora, Shauna’s concierge went above and beyond in coordinating private chefs, in-house massages, and activities for us and was very responsive and so warm and helpful; we love her! All of the service providers (delicious food from Pablo and Rafa and wonderful massages from Gabriella!) and house and garden keeping team members were lovely and friendly. The pool and beach were impeccable and beautiful and the 20 minute walk to town was a perfect beach cruise for shopping and great restaurants. My only hesitation is highly recommending Villa Karina is it being too booked in the future for us to return; we will definitely be back! Phenomenal home to enjoy a vacation hosted by the best people.

This house was truly amazing! We have stayed in quite a few places in Mexico and this house has been our favorite. Beautiful home, beautiful pool and gorgeous beach. All the staff were fantastic and our chef Pablo was more than we expected. If you rent this villa you will not be disappointed!

We loved our stay at Shauna’s place! Dora was incredibly helpful, and was one step ahead of everything we needed. We hired Pablo for our dinners and highly recommend that option. It was so convenient to not have to think through meal prep and cooking. The house was exactly what we needed, spacious and comfortable. Very helpful to have en-suite bathrooms in every room. Beach was wonderful, pool was great to cool off in, and we used the cabana for games and conversation in the evening. Couldn’t have been more pleased with the experience!

This house was probably the most beautiful house we ever rented! it is facing the ocean with the coral reef just in front easily accessible by boat! The kitchen was perfect to cook, the house is very clean with great beds and the swimming pool was perfectly clean! We had an amazing time there.

Villa Karina is a beautiful property and Shauna has it very well cared for. Puerto Morelos is a sleepy town. Most things are closed into the evening. There are a couple local bars and restaurants do stay open but it’s not like other beach towns along the coast. Depending on what you are looking for that could work very well as all you need to have a comfortable stay is available right there at Villa Karina. Dora, the house manager, is super helpful, responsive and has great recommendations.

Villa Karina is a great house for couples. The five bedrooms are well appointed and very comfortable. There is plenty of room in the closets and dressers for your clothes. Each bedroom has its own bathroom stocked with nice towels and shower gel. The kitchen has everything you need to cook great meals for yourself if you chose not to have a chef. The living area is nicely decorated and comfortable. There are games for the family and a Bose speaker for you to Bluetooth your favorite music. The pool is beautiful. The grounds are well kept and beautiful. Dora, the caretaker, is easily accessible. She is a great bonus and very gracious. She arranged a trip to Cenote Elvira for the nine of us. It was fabulous. If you stay at Villa Karina do yourself a favor and visit Dora's restaurant, John Gray's Kitchen. Let her arrange a trip to the cenote for you. Everything about Villa Karina is first rate. We can't wait for our return trip! Thank you Shauna for sharing your beach home with us.

We had an excellent stay! Dora was very responsive and helpful. The house was exactly as pictured, very spacious, and clean. Getting into town was a quick 5 minute ride. It was a very relaxing stay and we would definitely book again.

Villa Karina is truly a picturesque slice of heaven! Everything was exactly as described, the pictures were spot on and we couldn’t have been more thrilled with our time there. From Dora helping to ensure that we were taken care of, to Pablo’s cooking, to Shauna’s help when our plans had to shift - it was really appreciated. We did snorkeling (they pick you up on the beach at the house!), massages, a day in Tulum at the ruins, and of course the cenotes. We were easily able to grab a cab to downtown to explore / walk around on our own. We swam in the ocean without issue, and enjoyed relaxing by the pool without any care. We are already strategizing our return!

Breathtaking simply is not enough to describe this slice of heaven on earth. The home, the area, the people are all top notch. The home is beautiful and has all the accommodations of a 5 star resort. The location is picturesque and my family spent most of the time gazing into the ocean. The pool is clear, refreshing and clean and is perfect for a morning swim and keeping the kids entertained. The nearby town has something for everyone from foodies, to those who enjoy the nightlife. Dora the village manager is truly a gem and made us feel warm and invited from the moment we all met. If Shanas home is available, and you’re looking, book it while you can! I know we will be back sooner rather than later! Cleaning took place multiple times per week and we had Pablo over to cook a couple of times, best money spent was having the chef come over, the food is amazing a cost less than what we paid eating out. Amazing time, memories we will never forget!

A very relaxing stay in a quiet neighborhood on the north side of Puerto Morelos. A 20 minute walk up the beach will get you to a collection of fun beach bars; another 10 minutes and you're into town proper. Shauna was very helpful and communicates swiftly. Dora, the house manager, was fantastic to work with and it was a treat meeting and getting to know her. The house is beautiful - it's even more beautiful than in the photos. If you’re looking for a quiet place away from all the hubbub and tourists to relax, then this is your place!

Shauna' villa was great for a family vacation. The house is beautiful, clean, and has 5 bedrooms with en-suite baths, which makes it perfect for those traveling with a group that want privacy (couples, kids, etc.) The outdoor space (room deck, pool, beach) is what really make the house special. The team that works with you to plan massages, meals, excursions, etc. is incredibly helpful. The house is about 15-20 minutes walking distance into town or a 5-minute drive. We would definitely return next time we are in this part of the world again.

We had a wonderful time in this beautiful home. We were six adults and two infants; the space and amenities were perfect. Dora was terrific in quarterbacking all our needs and requests. The chef (Pablo) and the masseuse (Gabriela) were first rate. One piece of guidance—the beach directly out front has a bit of a rocky bottom. Not a problem for most of us, but could affect small children. We walked a short distance down the beach to a very even sandy floor. Overall this house was a fabulous find, and the team was really good. Anyone staying there will have a wonderful time

This is great house. It is a bit outside of town which has advantages and disadvantages.

We had an amazing family vacation at Villa Karina. The home is beautiful and clean, and Dora took excellent care of us, addressing all of our needs. Our top experiences while there were: 1. Private chef Pablo for two dinners and another private chef for one brunch. The quality and flavor of the food was as good as anything we ate in town, and the amount allowed the 8 of us to eat at least 2 meals for each one they cooked. It was actually much less expensive than eating out, and they washed all of the pots and pans when they were finished. 2. Afternoon on a catamaran out of La Bonita Marina. Beautiful boat, great staff, very relaxing. 3. Walking to town and hiring 2 taxis to take our party of 8 to Las Rutas de los Cenotes. Our taxi drivers took us to two different cenotes and waited while we swam. They were with us for 3 hours and the cost was $70usd per taxi. Entry to the cenotes was $20usd per person. Highly recommend Cenote Del 7 Bocas. 4. We had delicious dinners in Puerto Morelos at John Gray's Kitchen and Mar Bella. Also a nice lunch on arrival at La Sirena. We hope to return to this paradise! Villa Karina and the town of Puerto Morelos makes for a relaxing, interesting, and decadent family vacation.

Stayed here with my family. The photos do not do it justice! The house itself is huge, clean, and has beautiful details. We absolutely loved the rooftop, you can’t tell how big it really is! The pool was too cold to swim in December. But it wasn’t an issue since we had our own private beach area to swim! (Buy water shoes..) Cannot say enough good things about Dora! She was top notch service arranging everything! My favorite excursion was the Cenotes. We will be coming back!

THIS WAS A GREAT PLACE TO STAY! We were able to work with Dora, she helped manage our trip. She helped with transport and all the bookings we wanted. The place was clean and accommodating. The view to the beach is outstanding and the access as well. The pool was great and the outdoor area was beautiful at night as well. I would highly recommend this place to anyone. The only downside was that the beach was full of seaweed and was not accessible at all. I know it is not anyones fault but it would have been nice to have a heads up. Puerto Morales was very quiet and peaceful and we would stay at Villa Karina again.

What a treat. Dora is a badass. She helped us set up the house so we wouldn’t have to worry about...just about anything. We had chefs, bartenders, maids, people who came & treated the seagrass buildup (stormy season ocean debris) so it wouldn’t smell so bad, rides to and from, she set up our excursions. It was a blast living like royalty for a week.

This home is simply perfect! Everything from the location (small town, great food, environment, safety, beautiful beaches), the house has great layout (tastefully decorated, plus every room has its own private bath, not to mention the third level which has beautiful view and hammocks), the gorgeous pool and cabana were perfect for relaxation and massages, the chefs and mariachi band made for lasting memories, the constant/reliable help from house manager Dora made the stay and planning just amazing! Don’t miss the opportunity to stay here and experience this type of vacation. In my opinion there is no better option than Villa Karina, Dora, and Puerto Morales. Ps eat at John Grays at least one evening and save room for desserts, like every dessert, this place is also a gem!

Fantastic vacation for the family. The house was amazing and The view of the ocean was the highlight of the trip. As well as all the friendly staff on site. We took advantage of the chefs for breakfast and dinner and it was the most exciting experience we had waking up to a freshly made breakfast, staff so friendly and worry-free. Both chefs were so willing to ask for any special requests and accommodate all our needs. We also took advantage of the masseuse on site and all the adventures that our wonderful (concierge) house manager Dora delivered. Dora was amazing and helped with every thing we needed and answered every question. She accommodated and arranged all of our excursions so when we got to the home we didn't have to worry about booking anything it was already done for us weeks before arriving. The best part was just to enjoy the home. If we had any little issue Dora was willing to help and responded quickly with all our needs. We all felt very safe in the neighborhood and quiet from everyone else. The town was only about a 15-20 minute walk on the beach or a 5-minute drive from the house on a taxi. We also took advantage of the drivers for a couple of the excursions we had booked, also friendly. The kids had a blast with all the beach toys that were available and the kayaks. Having the staff show up to the house to clean the pool daily and the gardener to pick up the backyard as well as the chef's cooking so by the time you woke up breakfast was served and cleaned up after themselves was great to have. Like I said it was one of the best vacations I have had with my family and everyone loved it. You can expect a five-star vacation at Villa Karina! Dora will help you with everything! I celebrate my 50th birthday with my sisters and it was the best. We had massages at the house, dinners made by wonderful chefs and did someone the best snorkeling ever! Very cute town nearby! I will be back! Oh, every room has its own bathroom too. Very luxurious🌈⭐️

Villa Karina is breath taking, an amazing quiet getaway! Dora was excellent with communication and helping us arrange whatever we needed. She did some shopping so we had provisions when we arrived and arranged a chef for dinner on our first night! We had massages under the palapa listening to the ocean breeze. The town is a 20 minute walk on the beach and there is a lot of seaweed that comes in on the beach. But the gardener did his best to clear and we jumped right past it into some beautiful warm Caribbean water. We will definitely be back! Thank you.

PARADISE!! My 41st birthday is definitely a beautiful memory that I would never forget! We had a group of 4 couples..each room is equipped w it’s own private bath! The decor was perfect...up to date and stylish. The villa is new and had all the amenities we could imagine! Kayaks, bikes, grill,...everything!! We were massaged on the beach daily, had a chef cook breakfast and dinner for the group and took long walks on the beach!! This trip was everything I imagined and more!! Great people, beautiful location and an amazing & SAFE place to rest!!

A quick 20 min ride to Cancun airport, this home is private, on the beach, and even better than the photos. We biked to town for groceries and hired a chef for dinner. This place is a gem! Great for families or group of friends.

This is an outstanding villa. Beautiful beach views from the house. Dora is amazing, she helped us since the day we made the reservation until we left the house, she was always there for us. I strongly recommend to ask dora to help you arrange a snorkeling trip as they will come and pick you up straight from your house private beach. Do not forget to bring your own water to the villa as there is none in there. We will come back without hesitating !

This stay was magical. Our girls trip was perfect. We cannot wait to make this a regular vacation spot for our families. Dora or host/ concierge is the absolute bomb! The fresh fish from the market cooked in the evening by our personal chef was exactly what this group of mothers needed. I'd recommend swim shoes so that you can get in the ocean and enjoy the floatation toys provided at the house. Our daily goal was to spend all daylight hours in the sun and the outdoor space was the perfect setting for each meal, music and games. I am really happy we found this property.

If you have a large party this house is perfect and much better than a resort due to social distancing from all the other people at a resort. Town is about 15 minute walk along the beach. Several really good restaurants in town and nice seafood market. Everyone in town was wearing masks and felt very safe.

Wow what a spot. It really blew us away and was perfectly located on the outskirts of Puerto Morales but also far away from resorts so very few people on your beach. It’s a 25min beach walk to the town. Had Pablo cook for us two nights and it was fantastic. We had the boat pick us up on the beach for snorkeling. Honestly a great trip for kids and grandparents and we will be back!
