Our stay was great! We had 11 people and could have fit more. The layout is great for groups of people as each room is separate with its own bathroom. San Pancho is a wonderful town and this house was set at the end of it, there is a steep hill into town but not a big deal. I thought it was a great value.

It was a wonderful stay for me and my family! We’ve visited San pancho for multiple years in a row and this may be our favorite stay. Everything was clean and easy to use! Only heads up I would give to people it to make sure your guests are comfortable with stairs/hills. The Airbnb itself has a mildly steep driveway and stairs to the rooms and to get into town it’s a pretty big hill. We had a guest or two who wasn’t able to walk to town so we got a golf cart! Everything else was truly wonderful- lots of nice space for everyone to spend time together.

We were happy in the Villa. We really enjoyed our stay. Ramiro was very attentive and Iván was also very friendly. Excellent choice for groups or large families!

Stay in a picturesque, rustic and simple village, located near the main street where various services are offered: restaurants, convenience stores, souvenirs and items for the area. Comfortable villa, with a nice pool and palapa with a ping pong table and foosball for entertainment after the day's walk. Accommodation with very basic services for your stay, if you are looking to separate yourself a little from the routine distraction of screens, as it has little connectivity.

Good afternoon Saraí. The concept of this Villa is NO televisions. The internet we have is the best. Guests must have their own streaming platform users (I recommend you rent Netflix) and you can connect from any television. Part of the attractiveness of San Pancho is the vegetation, the jungle that surrounds the Villa. We humans are the ones who invade the habitat of certain species such as iguanas. The iguanas as well as the CHACHALACAS live above the trees that cover the entire Villa and the pool and although we clean every day very early before they wake up, we are not all day waiting for them to drop their feces to clean them. You are renting a house, not a hotel, and yet you are given cleaning service for common areas and pool in the mornings, so you are definitely not guests for exotic tropical places. In fact, my idea was to rate you very badly and not recommend you as a guest because from the beginning that I contacted you, you behaved rudely, arrogantly, and haughtily, but I did not want to be contaminated by your attitude and I gave you 5 stars. I honestly DO NOT RECOMMEND YOU AS A GUEST. At first you asked to enter early, which we agreed to, and you decided to enter with 18 people when the maximum was 16, and we also agreed. However, it was not enough for you and your attitude was rude, arrogant, and overbearing. It's a shame that people don't appreciate nature these days...

Villa Kuali was a perfect place for a vacation with friends. Its many bedrooms and beds made it very comfortable and flexible for a large group. The pool and palapa were great spaces to hang out together as a full group. We enjoyed being a bit off of the main road, but still being extremely walkable to all that San Pancho had to offer. The hosts were extremely kind and communicative, responding quickly to all of our inquiries. I would recommend this airbnb to any large group looking to enjoy San Pancho together!

We were a group of three families (six adults and six kids, ages 4-8) and the whole Villa was more than enough space for us. The pool was a good size and the whole property was well-shaded and very cool. The Villa is in a residential part of the town, so the experience felt much more authentic than staying at an all-inclusive or similar resort. We walked quite a bit to get back and forth between places, but several local golf cart rental companies exist if mobility is an issue. The town of San Pancho is a wonderful place to visit. The waves at the beach are a bit rough for swimming, but it was still great to visit the beach and laze about. Ramiro was a wonderful host - answered our questions almost immediately, and helped arrange for the purchase of some specialty items that were not available in town. We highly recommend this rental property.

Excellent choice for large groups, a very large common area and separate rooms that allowed for privacy. Very clean and comfortable, just as seen in the photos. The location is good, you can walk to town and the beach (there is a considerable slope). Communication with Ramiro was very easy and we had the flexibility to check in a little earlier. We thought the kitchen could be a little more equipped (more plates, glasses, cups, etc.) to be enough for a large group.

Villa Kuali was so wonderful!! Three families traveled together to meet here and spend a week. The beds were comfortable, the pool and shared spaces were perfect size, with plenty of couch and table seating for all. We had two rainy days that the palapa handled well to give us shelter together to play ping pong and card games. The heated pool was so great. Bigger than most air bnb spots in San Pancho. The kitchens had all we needed. Plenty of tools, plates, bowls, cups, cutlery. There was a pool guy and gardener that came most days to make sure no leaves were cluttering the pool, and on alternate days there was a house keeper that came to do laundry and sheets and sweep/mop. Everyone in our group was happy with our choice. This place is farther away from town than we’ve stayed in the past, but even saying that it was only three block to get into town and there was lots of things even closer to that. Maybe bring your coziest walking shoes. We would highly recommend staying here.

this place was great for our group of 10. excellent location (there are 2 main routes to town, one involves a short but steep hill, and the other is flat - and goes by a great ATM by the hospital). there are 2 kitchens that have a stove top and toaster oven each. there are 2 coffee makers - one in the outdoor group area and the other in a kitchen. we loved the privacy of the palapas blended with the easy group space. we had looked all over the planet for something like this at this price range, and this ended up being even better than we expected. we'll be back!

This was our second visit to Villa Kuali and we certainly don't plan on it being our last! It's a wonderful spot for groups (3 families)--we love the large palapa area for hanging out and playing games and eating meals together. Yet with six bedrooms, two kitchens, a couple of lounging alcoves and seating by the delightful pool, there are plenty of spots for quiet time, too. The caretakers are extremely attentive and helpful and come by daily to make sure everything is in order and cleaned up. And we are crazy about the town of San Pancho!

The stay was pretty good for our family! The layout is cool and everyone has a bit of privacy with their own rooms and bathrooms. We found it difficult to cook/feed everyone. We had a toddler and a disabled person in our group so we mainly cooked at home. Lots of plastic and mismatched cups. Very limited cooking utensils. No large serving bowls or plates. I think with a house this size, some standard dining amenities were expected. The maintenance crew was fantastic and they were very tidy and friendly. Jesus the host was very responsive as well. Overall cool space, in a fun town, but some improvements to the kitchen amenities would really help. Oh and the noise, it's definitely loud, but our group enjoyed it. Didn't bother most people and with earplugs totally not an issue.

Villaquali is a place surrounded by nature. You can hear a lot of birds, dogs, chachalacas, parrots, the noise of nature. However, if you close your window, your doors and the curtains, you hear practically nothing and you can rest very well

We were 3 families with kids in teens and 20s spending a week together. There was plenty of room to hang out together or in smaller settings (large palapa, cafe tables and chairs/lounge chairs around the pool, and alcoves with benches or sofas). The palapa was *very* popular with the pool/foosball table and ping pong table. Ramiro is super responsive. Caretaker Ivan provided a lovely welcome with fruit, snacks and drinks & met us personally to show us around on Xmas evening, a full day after "arrival date" owing to flight cancellations. He also came by daily to sweep, clean the pool and sponge down surfaces--and his wife Jesica changed out all the linens twice while we were there. We aren't used to such deluxe service at AirBnB's! The San Pancho town is safe & charming, with helpful, friendly shopkeepers and restaurants. The adults enjoyed free salsa dancing lessons at the community center and loved the live music in town--kids loved the beach and clubs. We hope to return!

The villa is beautiful and the open spaces are very pleasant. Rooms are spacious and comfortable. Although all the rooms have a full bathroom, not all the showers worked, so we had to share a bathroom. Because the villa is surrounded by very steep streets and although the convenience stores and the Oxxo are close, it is very difficult to carry groceries up, especially bags of ice. The villa has the bare minimum for cooking.

The house is sufficient and pleasant for groups of 10 to 14 people, heated pool, ping pong table, terrace room, located in a quiet street of the village and next to a golf cart rental place that facilitates transportation in the village.

Leticia, your rating is very unfair and unfounded. The microwave oven is not used by the owners because they believe it is not healthy for cooking. Also, the features of the Villa here in ABNb do not include a microwave. The mini shampoo and soap are mere courtesies in theory. You bring your personal things and we could have asked. We would have gladly given you even to take away. But from the beginning your communication was very poor, almost nonexistent. And it's clear you didn't read almost anything about the property. Otherwise you wouldn't have rated the location poorly. Too bad you lowered our average rating. I insist, totally unfair and subjective. Please, the next time you rent, read what you are renting and rate it accordingly. We are very affected by guests like you.

This place is perfect for a big group. There’s a big hangout area a pool, and two kitchens and each room overlooks the pool and has its own bathroom so you feel like you’re in a hotel but are also social. Ramiro sent us a very detailed description of the check in process, stocked the fridge with welcome drinks and snacks, and gave us restaurant recommendations in the area. The house is in a residential neighborhood so you are expected to keep it down after midnight (which was not a problem for us). The Main Street with all the shops and restaurants is about a 7-10 minute walk from the house, and the beach is at the end of that street - easily accessible from the house (takes maybe 12-15 mins to walk there). Ramiro also helped us with getting a taxi when we wanted to go to Sayulita (it’s about a 15 min drive) and to the airport. The place was clean and Ramiro was responsive when we needed him. Ivan the maintenance guy was great too. Highly recommended!

Great house

Villa Kuali was our best choice. The house is spacious, always clean, with enough rooms for a large family, with A/C in each one, a safe, the palapa area is very enjoyable and also with the detail of leaving us some snacks in the refrigerator as a welcome. It is very well located a few blocks from the sea and in a quiet area of the village. It is a great recommendation if you want to spend a few pleasant days for a large family in San Pancho. Ramiro was always attentive to our arrival, that everything was in order and giving local advice.

Nice place and super friendly with amenities. A/a and All good and pool maid service Wifi does not pull well and difficult to sit down to live together all 16

Firstly, the space was beautiful. New, spacious, clean, open, cute, functional. It’s laid out similar to a small hotel where each guest had a room, en-suite bathroom and their own privacy, but close together. Two of the rooms have small kitchen units adjacent. Just on the outskirts of town in a more residential area and about an easy 10 minute walk in to town and the beach. We had 3 couples and were all excited to have our own rooms and space plus have a couple of central areas to meet, including the pool and incredible giant palapa. Jesus was great. Quick communicating, He helped us with finding golf carts to ride around on, and giving us recommendations for good restaurants in town. We were welcomed with chips and beer in the fridge which was very nice. However, as we went to bed late on our first night, we heard roosters. We didn’t think much of it, but unfortunately those roosters proceeded to crow incessantly most of the night. It got much worse between the hours of 5-7:45 as the sun was rising. It kept most of us awake much of the night and was intolerable in the early morning hours. We have roosters in our neighborhood at home, so are used to some noise, but this was a cacophony of screeching and ear piercing crowing. It was only when we got up and walked the neighborhood early the next morning that we found the property was not only in a high density rooster area, but also located next to a full fledged rooster farm! That made a lot more sense why it was so loud. Unfortunately, the room windows are single paned so it is remarkably loud in the room. It felt like the roosters were right outside the door. Sadly, it was so hard to sleep that we all left the property the next morning and found a new place to stay. Jesus, the host was very responsive and reasonable with our concerns and to be fair, somewhere deep in the listing it does warn of the possibility of roosters ‘singing early in the morning’. So be warned, and plan on bringing your ear plugs or playing white noise. And, if you are not sensitive to sound, then this place is amazing! Like we said at the start, it is a nice compound for lots of people to stay together and hang.

In the rooms you can sleep peacefully with the door closed and you sleep very comfortably, without noise. Rather, Jake booked a villa for 12 people and there were only 4 people. He made a mistake and wanted to get his money back in the wrong way. I think Jake is a careful liar. By the way, the neighbor has roosters, but it's not a farm. In fact, there are roosters all over the town, as well as horses and dogs.

The house is very cozy, and the rooms are very comfortable. It's close to the beach, but it's at least a 15-minute walk. Ramiro is super friendly and was always attentive to us. In fact, we asked for some plates and utensils, and he sent them to us the next day. He's a great host. I think the house lacks a good dining room, since one day it rained all day and we couldn't go out, so it would have been very good to entertain ourselves with a board game. It would also be good if the pool were heated, because in December the weather is not that hot and the water was too cold to swim.
