We had a wonderful stay! The beach house was clean, comfortable, and in the perfect location. It had everything we needed, and the host was friendly and responsive. We would definitely stay here again and highly recommend it!

During our stay, the pool attendant entered the property and started cleaning it while my daughters were still in the pool. I think these things should be anticipated. The owner's explanation was that the house was already rented by other people for more days, which is even worse because it feels like they don't care about the day I check in. Even so, as guests, we deserve respect for the price we pay and to have privacy.

We would like to state for the record that this guest's review does not reflect the actual situation. The pool maintenance was carried out as scheduled and did not affect their stay. One day before, the person in charge of cleaning the pool came, but the cleaning was not done because it started to rain, so it was postponed to the next day with the guest's knowledge and agreement. The person in charge of cleaning the pool entered through a side entrance of the house. Dishonesty and the tone used in the review seriously harm listings that meet their standards and responsibilities. We believe that this type of behavior negatively affects the experience of other Hosts.

Silvia’s place in Telchac Puerto is an absolute gem! It is spectacular, private, and situated on a large beach lot away from the major tourist crowds. We loved being less than 1.5 miles from town and having two restaurants within walking distance. ​The house is incredibly comfortable. Having four full bathrooms was a game-changer for getting ready, and the layout is flexible, while the primary bed was a bit firm for us, the spare rooms were great. We spent most of our time on the covered patio, which is the perfect shady retreat for bird watching and listening to the waves. ​Silvia’s hospitality truly stood out; when we asked about a rake for the seaweed, she went above and beyond and had the beach raked for us. I highly recommend this home for a peaceful, relaxing getaway!

We had a wonderful stay at this house! The house was exactly as described—clean, spacious, and beautifully decorated. Everything was perfectly organized and well-equipped, from the kitchen to the bathrooms. The neighborhood was quiet and safe. Communication with the host was excellent—they were responsive, friendly, and made sure we had everything we needed. We would definitely stay here again and highly recommend it to anyone looking for a comfortable and great family vacation on the beach. Thank you for making our trip so enjoyable!

We have already been to various houses along the coast of Progreso. However, Silvia's house was definitely one of the most beautiful. If you like it quiet and private, this is the place to be. It is a bit remote, which is why a rental car is recommended, but you are only a few minutes from Telchac Puerto. The house is very nicely furnished, all 3 rooms have an equally beautiful bathroom and the kitchen is large and bright. The outdoor area is beautiful and private, we had the whole beach to ourselves in July and could enjoy the sunset from the terrace every evening. Someone also took care of the cleanliness of the pool. Communication with Silvia was always quick and helpful. We definitely recommend this house and would definitely come back.

It's a nice and pleasant place, and very quiet if you want to rest The house is nice and as described in the photos, you just have to improve the appliances, the coffee maker did not work, they changed it and the second one they brought us did not work either, the microwave does not work well and the refrigerator hardly cools The beach is very small and narrow, if you like a place with a beach for running or walking, like me, it's not the ideal place. On this occasion we had a lot of sargassum and since the beach is narrow there was hardly any space between the beach and the sea. You have to bring everything you want to eat from Merida because there are no good restaurants around. The ones Rene recommended are expensive for what they offer and the quality leaves much to be desired. There are only small supermarkets nearby, since it is a very small town. There is a lack of pressure in general in the showers and water faucets of the house In general, the house has everything you need for a good stay

Telchac Puerto is a remote village will enough restaurants to keep it interesting and a quiet beach to really escape. The Gulf atmospherics are ever changing and the parade of birds was endless. The house has a number of places to hang out and the property is very private. The pool was well maintained and a wonderful addition to the days. We were so glad we ventured out to the area. It ended up being one of the best parts of our trip.

Me and my family had a wonderful week. The kitchen is really well equipped which we were able to make use of. The main town is about 30 mins walk along the beach where you will find a few restaurants. Highly recommend for anyone looking for a relaxing and peaceful stay.

This place was an absolute gem! My wife and I came to celebrate our anniversary and wanted something private on the beach. We were there for four nights and did not see a single person. The beach is extremely private and clean, and the pool was clean and the perfect temperature. While there is another house to the one side (well hidden behind a wall and vegetation), there is a wide open field with no houses on the other side, adding to the sense of privacy. The house itself is beautiful, modern, fully stocked, beds are comfortable and the A/C units work perfectly, though they are only present in the bedrooms (not a problem as we were outside all day anyway!). Overall the place was absolutely wonderful and exceeded our expectations! Sylvia was a great host and very responsive. The nearby town of Telchac Puerto is very quaint and quiet and you can walk to it via the beach. They have great little restaurants and a charming pier area. We felt very safe there. Highly recommended!

Very nice and peaceful place, away from crowds and noise. The proximity to the water is a plus, the pool is a great amenity and provides additional relaxation after swimming at the sea. The house was very clean and organized, the a/c's provide lots of comfort at night time. The house is located in a secluded, tiny town south of Progresso, our only recommendation is for visitors to bring supplies in case limited grocery stores are not suitable to your dining needs. There are very few restaurants close by, with the Sea Horse being the place of choice for 3 consecutive nights. The town of Telchac feels very safe and people are super friendly. Our host was responsive and helpful. thanks!

Vill Kuxtal is a great place to stay. The pool and deck area overlook the beach and we spent many hours just watching the abundant birdlife that cruises the waterfront. The accommodation is high spec and well maintained. Telchac is a good base for exploring northern Yucatan but you'll need a car. The nightlife options are limited as most food outlets/bars close early but this adds to the peaceful feel and it's well set up for self-catering. We found the locals very welcoming and helpful. A lovely place to relax in and explore from. We'd be very happy to return.

it is a beautiful, spacious, clean, the pool is incredibly beautiful, always with a clean sun and there are people who are in charge of making your stay even more comfortable by the sea, a few beautiful steps away. Everything is perfect. We loved a kuxtal house!!!! We have gone 2 times but we will always return!!!!!

A wonderful beachfront house on an awesome piece of beach in the really nice and quiet town of Telchac Puerto. Check-in is great, and the place is easy to locate. The house is just as described and pictured, beds and pillows are comfortable, plenty of bath and beach towels, the kitchen is well equipped, the bedroom A/Cs run well, Pool is great and just the right place to escape the heat of the day, small fridge on the patio is a great touch too. The best part of Villa Kuxtal is the service and support from Silvia and her crew - they made the 9 day stay a real pleasure and hassle-free. We will be back!

Silvia took care of us super well, from the beginning of the reservation this pending all the details in conjunction with Rene. The perfect house and all the services working , any details that were presented Silvia and Rene supported us to resolve immediately . Superhost rating is confirmed . We had some very pleasant days at Silvia's place, 100% recommendation. Silvia was an incredible host from the beginning of the reservation, she supported us at all times. The residence was very comfortable and all the services were in good condition. In the same way, Rene supported us at all times for any detail. I recommend a stay at Silvia's residence. The grade of super host is confirmed.

Upon arrival to Villa Kuxtal we did have an issue with the kitchen not being quite clean enough but Silvia who was very helpful, promptly sent the cleaning lady back to attend to the matter. The villa did not have a clothes dryer which I think was listed so bring clothespins. Villa Kuxtall is very well appointed and in an excellent, quiet location. The decorating and landscaping is beautiful. We highly recommend Villa Kuxtal for a quiet, relaxing get away. You do need a car as it is fairly remote. We will definitely return!!

I spent my birthday week here and had the most amazing time. I needed the rest and the comfort of a home and not a resort. Silvia recommended chef Armando to me and he was the missing piece to the trip. The food was amazing and the hospitality was top tier This is not a party town so if you’re looking for that then this isn’t the spot for you. This is a place to unplug from the world and enjoy the sunrise or sunset next to the beach. The pool is a plus and being able to have a choice is perfect. I would say stop to make sure you get food before you come in but there is a small market in town but that’s for small stuff. For major stuff stop in progreso. There is a hotel a few steps down from the house they do have a restaurant and a bar. They also rent out kayaks if you get the day pass. All in all this will be a place for me to return for my self care vacation ! Thank you Silvia you were and amazing host with a amazing house.

The house is even better than the photos, extremely clean, spacious and very ventilated to the extent that we do not need to turn on the air conditioners at any time. It is equipped with everything necessary for a super comfortable and quiet stay and the attention of Silvia and René was flawless at all times; always attentive to resolve any concerns or doubts. The location is simply dreamy; on the seaside with inspiring sunsets, there is not much more to add. Undoubtedly a great choice to spend a few days disconnected from the routine, without sacrificing any comfort. :)

A beautiful property! If you are looking to relax in an atmosphere of total tranquility by the sea and with all the amenities, this is the spot! Good attention from the host. Reception to personal requests such as arriving a little earlier. The village is very quiet, although there are several seafood restaurants. Yes, you have to make a great place not to leave. It is ideal to have a vehicle because there is practically no public transport or taxis. I highly recommend it

Very nice stay spent with children in a dream setting. The water of the sea was not very clear for swimming but the kids were still splashing around and the pool was very nice. We were unable to cook for 4 adults and 3 children. We had a small cat who came to see us often ^^ we saw an iguana on the property. Short impeccable stay in a very nice area of Mexico. Telchac is a very pleasant little village. Progreso is the city a bit more touristy 45 min away. Recommended!

We had a wonderful time at Villa Kuxmal. The house is very modern and well decorated. The location right on the sea is fabulous. The sea view from the terrace is simply fantastic and even a few dolphins visited us. The pool invites you to refresh. A few minutes walk further there are 2 restaurants. You can do the most important shopping in Telchac Puerto for the bulk shopping you will find everything in Mitul. We will definitely come back!

our stay was incredible, everything was perfect, they were always attentive to our needs , we'll be back soon!!!!

The house is beautiful!! In addition to everything you see in the photos, the beach and the sea are incredible and the terrain is very spacious and pleasant to play if you go with children. The house is very comfortable and perfectly equipped, the beds are comfortable, and clean. Highly recommended for a resting plan with family. It is important to note that there are no supermarkets nearby, but in Telchac Puerto, less than 10 minutes from the house there are shops to buy basic things, fruits and vegetables, etc.

A wonderful villa! You feel like a millionaire in a classic Hollywood roam! Just wow! The price/quality ratio is absolutely guaranteed here. But for people who want to experience celebrations and a lot of Nigthlift, rather unsuitable. However, I think absolutely recommended for a quiet couple or family vacation. Also worth mentioning are the coconut palms that are set so low that you can easily harvest and drink. Great experience!

This villa is just amazing! Everything was 100%. The villa itself is new, everything is designed and equipped to fulfill the highest expectations. Kitchen is fully equipped, beds are super comfy, bathrooms are beautiful, the pool is also amazing. We booked this place when it was new and had no reviews. Now I can see that the reviews speak for themselves already. I can confirm that this is probably the best villa in the whole Telchac Puerto and around!

The house itself is great; super clean, spacious, supplied with the basics, safe, situated on a double lot on a large stretch of ocean. Lights, fans, wifi were all perfect. There's a good fridge, working microwave, washer/dryer, and coffee-pod machine. Pool is not heated (warm days warm the water) but is beautifully located right in front of the ocean. Ample and comfortable patio furniture to watch pelicans dive for food in the mornings, and gaze at the astonishing blanket of stars at night. Visitors should take note of two IMPORTANT aspects: 1) This is a relatively remote location; book this space if you are looking for a weekend of beachy isolation, not of engagement with local culture. The "town" is small and quiet; there is little to do other than relax at home. Locals do not appear to welcome foreigners, who - we learned from conversation with several - represent to them an inevitable wave of development soon to displace them. For this reason, we recommend that visitors be extra mindful that quiet, modesty, and respect are appreciated, should they venture beyond the villa. 2) Stop at a supermarket in Progreso first (45 minutes away), and load up with ALL of the food, drink, and extras you will require for your stay. The town in which this rental sits is a food desert; there is little-to-no access to vegetables, dairy, or fresh food of any sort, for many miles. Stores are mostly limited to roadside stops that often double as a resident's kitchen or living room; the goods are limited and unlikely to meet the needs/expectations of US, Asian, or European travelers. We were there during weekdays following the new year. Perhaps this is why the town was shut down. 4/5 "restaurants" were closed; perhaps locals were having a break. Those we tried were flavorless and consistently overcooked.
