Yasmina and Daniel were wonderful hosts. We had a last minute cancellation due to hurricane Beryl, and quickly needed to find a place for the 16 of us. Yasmina and Daniel drove all the way to Tulum from Cancun, the night after a hurricane, just so we could have a place to stay. The two houses are very spacious and the pool is pristine. What’s fantastic about this place is that every room has its own bathroom, so it almost feels like your own hotel room. Lovely place, definitely recommend it!

The house was great for what we were looking for. It was really well maintained, and with all the amenities described. Every room had a bathroom and it was really confortable for the group. We loved the pool and the terraces. Yazmina was algo great. She was always attentive to provide any answers and recommendations for the place and the town. We really recommend this place 100%. The only recommendation we would like to give to anyone visiting Tulum, not related with the house, is that having a car or a scooter to move around would be really helpful.

Excellent place! You will love it here. The hosts, Yasmina and Alfredo, were proactive and reached out a few times; they worked with us and let us in a few hours early at no charge. The location is excellent because of the proximity to downtown, with the privacy of being in a gated community. The house amenities were spotless. We found very comfortable beds, reliable wifi, and a stunning view from the outside, and the terrace is large and well-furnished. Plus, every room came with a full bathroom, which is rare. The only improvement for this venue is to add a water heater to the pool. Thus, consider your travel time during the year, as the pool water temperatures get very cold during the winter and are tough to bear during the cold months.

Excellent location, very good attention from the host(s), very safe, complete details, excellent cleaning, excellent resolution of problems and very good place in general that stands out in many more things to enjoy a perfect vacation, whether with friends or family, I would definitely go again.

My group and I enjoyed our stay at Alfredo's place. Everyone spoke of the comfort of the beds, the showers got good and hot, each room with personal AC, so you could stay as cool as you needed, they had a good amount of utensils and cookware, it was actually within 15 minutes walk of a few different restaurants and shops. We got to stretch our legs and step out for some great seafood and tacos. I would definitely recommend the place and stay here again myself! They also gave a great recommendation of a driver and chef, and both were spot on and the picture of professionalism and were able to get to all of our scheduled events and return safely. The meal we had from the chef was amazing as well!

I did an surprise birthday trip for my wife with friends and family. The host was responsive every time I message. We love the place and will recommend to friends and family to this location. Rented this stay last year, loved it so much I came back again and rented this place. The best place for families and big groups. So much space, refreshing pool, and great AC.

Wonderful villa in Tulum. We had 8 people for a team retreat and enjoyed the mix of individual rooms and common spaces. The pool is great. It’s helpful to have a car to get around. Hosts are fantastic and super responsive - we had an electrical problem (not the fault of the hosts, but the national utility), and it was resolved within hours. Thank you for a wonderful stay!

We had an amazing time! Alfredo and Yasmina are wonderful hosts. I felt at home while communicating wit Yasmina as if she was like a close aunt or family member. She gave us great recommendations for a driving service and a personal chef that came to the Villa three times to prepare dinner and breakfast for our group of 14 people. The pictures do not do this villa any justice as It was more beautiful in person! One of our favorite things was that each room has its own bathroom and refrigerator. The pool was also very beautiful and the perfect accommodation for a large family group. All of the rooms were neatly prepared and the kitchen was fully stocked when we arrived upon our request. The villa is also located in a gated residential area with a security guard and our compound was extremely secure. I could go on and on about how wonderful and communicative Yasmina was. It was truly an amazing trip and I would recommend this stay to anyone visiting Tulum! Thank you!

I have no arguments. The place was fantastic we rented both houses and everyone enjoyed the place. I would definitely rent again! I also have no issue referring people.

Alfredos places was perfect for my group! We had a total of 15 people and everyone had a place to sleep for themselves we had 4 couples and then had some friends for the single beds. It’s located not to far from some local Taquerias. Downtown Tulum is about 10 mins car ride away. Beach Zone Tulum is about 25 mins away from car. Our host were EXTREMELY responsive and helpful with many of our request. We used their transportation recommendation for round trip from the airport, They were very professional and prompt. They also assisted with our excursion (Best in Tulum!) and help set up a yacht day and many reservations at TABOO, ROSANERGRA, and TORO. You are in the jungle side of Tulum so there are a lot of different insects that you may encounter. That was probably the only thing about this place however, we understood we were in the jungle and this was apart of it. Over all this place was AMAZING for our group and the price! Would definitely recommend!

This place was exactly what I needed for my Women's Empowerment Retreat! It hosted all 8 ladies with plenty of space for everyone! The host helped me out with so much. From airport transportation and a chef! Highly recommended you won't be disappointed!!

Great host and place! They were very attentive and the villas accommodated all of our large family members. There are stores nearby and the villas have security guards.

This place is a dream. I was completely in awe. So much space, so clean, and check in and out process was effortless. Stayed with 7 other girls, used the chef and driver that Yasmina recommended and it was amazing. Thank you for an awesome stay!

If you have a large group and want a cool place to stay in Tulum, this is the place. Ample space for everyone with bathrooms in the rooms. The location was perfect to access downtown and the beach zone. We loved the pool after a day at the beach. The beds were comfortable and the outdoor space in the front and the roof allowed was cool mornings and evenings. Check in and out was efficient and easy. Thank you! We will be back.

We were a group of 14 and had a lovely stay at Alfredo’s place. Everything is as indicated on the listing. Checkin was smooth with the host leaving clear instructions accompanied by photos to help us through the process.

Beautiful and very spacious home more then enough space for our group of 13. Each bedroom had its own bathroom which was a bonus! Host communication was good, whenever there was an issue or questions, Host were quick to respond. About a mile from town, you will need a cab/moped or it will be a 25 minute walk. I Would reserve again!

We love Alfredo villa it’s was great for our stay in Tulum Mexico. My family of 10 ppl enjoyed they’re stay here. We used the pool to cool down on hot days & have fun. The Airbnb provide a personal driver Claudio my family love him, he was the best he made sure we got each location on time & safe. Alfredo also provide us with chef Ortiz his food was amazing. Breakfast & dinner was delicious. I would visited this villa again if in Tulum. Gated community. 5 star service!

We really enjoyed our stay ! The villa is very roomy and perfect for big groups. Communication was great, the place was clean, the pool is amazing and even the roof top was perfect to hang out at ! Highly recommended staying here. It is about a 12 minute drive to restaurants. Thank you for a great time in Tulum !

The villa was perfect for our family of 15! Host was super helpful and very responsive! Great value for the price. However, you will not find the usual consumables here (ex.: paper towels, dish soap). After some time, you will have to buy it. Chef Ortiz was amazing— highly recommend! Claudio for tours and driver-/ super helpful!! Highly recommend!

This home is honestly one of the best I’ve stayed at in a while. Everyone had their own bathroom, it was a group of 8 of us and the pool being there topped it off for days when it was hot. The host is superb at communicating and connecting us with rides, a chef, anything we needed he was on it. It made the experience there sooo much easier considering no one in our group spoke Spanish fluently. Would definitely rent again.

The villa is wonderful, ideal for large families... Yasmina and Alfredo are attentive to everything and 100% communicative, they are super hosts!! We spent a few days as a family. I recommend the villa for a memorable vacation!!!

Nah-K’aan House Tulum was a beautiful property! The two villas fit our group of 12 comfortably. Although the common areas were warm, there were fans to try to help with cooling but each room had an AC unit & fan that made it comfortable to sleep at night. The pool was very beautiful and a nice gathering area to cool off. A few recommendations to make the house even more comfortable would be to provide more toiletries and miscellaneous household items. There were only 2 or 3 trash bags between both houses, no paper towels, and our group began to run out of toilet paper on day 2 of 4. Planning a trip for that many people can be difficult but Alfredo & Yasmina made the experience smooth! I was in contact with the hosts for weeks prior to my arrival finalizing the itinerary for the trip. They were able to recommend local beaches, restaurants, and grocery stores. We even hired a private chef per their recommendation who was friendly and the food was good! They also referred us to a private driver, Claudio who was amazing (he even sang for us), which was a lifesaver with such a large group. I would definitely recommend this home to a large group looking to enjoy Tulum!

We had a great time in Tulum and this spot was a very good find. Well equipped, modern and clean houses with comfortable beds. Recommend to get a car, bike or some kind of transportation to get around.

The two villas were lovely. They had more than enough room for 15 people and we were provided many amenities. The pool was a nice addition as well, and the hosts are very accommodating and nice.

Perfect stay for a big group. It is located in a gated community, which is quiet and safe. Close to Tulum center and hotel beach zone. The house is spacious, has everything you need and the beds are very comfortable. The hosts are super communicative and helpful with everything!

Alfredo and Yasmina were the perfect hosts during our stay in Tulum. Not only did the property live up to all our exceptions and more, they were super helpful in giving us information about places to visit and things to see. In addition to that, they connected us to Claudio, a private driver who was able to accommodate our large group of 11 people. Overall our stay here was great. The pool was the icing on the cake especially during the heat of midday and to cap off a night out.

The house is super spacious, all rooms have air conditioning, the pool is great. It is ideal for large families as you can take two houses and share the pool all super clean and organized. The only thing is that it's a little far from downtown and you should always go by taxi. The kitchen may have a little more utensils. Otherwise, super recommended. The host is super attentive and formal.

Great house for friends

We used both villas and it was perfect for two large families. Every bedroom has a full bath in it. Very clean. Pool was fun for the kids. We loved being in Tulum!

This was the perfect Airbnb for our group. We absolutely loved it. We all had our own room and bathroom. The driver Claudio is amazing and so professional. Make sure you ask for him for transportation during your stay in tulum. The only negative about the property is that the pool isn't heated. If they added that feature to this house it would be perfect. I will definitely book this Airbnb again with or without a heated pool.

Host was very kind and communicated with us throughout the whole stay! The place is beautiful and spacious and fit our group of nine perfectly and allowed for us all to have our own space and still gather together well! We had a private chef come for two days and the kitchen was well equipped! Pool was a great addition too! Alfredo and Yasmina resolved every question we had and went above and beyond to make sure we were comfortable! Thank you all again!
