Everything was perfect. The house was extraordinary. The beach location is a two-minute walk and access to Fifth Avenue is 5 minutes away! I would recommend this house without hesitation.

Pauline is a really lovely, warm and friendly lady. She was always available if we needed her. The place is as described, beautiful. I would also like to say that the building work behind the property, which has been mentioned in a previous review, is complete. There was zero noise or activity while we stayed there. As a host myself, I appreciate the work and effort that has gone into making this Airbnb all that it is. Great stay. Thank you Pauline!

The host is responsive and very attentive of any needs. Unfortunately it wasn’t in the description that there is a massive apartment complex being built right behind the house. And can create noise over time

I am very disappointed in the review that Dao listed. Dao arrived Thursday around noon, my agent checked him in and as usual he would stop by everyday and see if Dao needed anything. Dao never complained about any noiseI sent him a text message on Saturday afternoon asking if everything was ok and he answered that everything was great with a thumbs up.

This was the perfect villa for our family getaway. The place is HUGE and the pictures don't do it justice. The pool that's facing the street is a lot bigger and more private than what the photos show. We were concerned we wouldn't use it, but it's actually fairly secluded and the location doesn't get any foot traffic as it's a 10 minute walk away from the action in a private and gated community. The AC (extra charge) works well in every part of the house. The beds are super comfy. There are 2 FULL kitchens and a BBQ grill that we made use of. If you're traveling as 1 large family, or several groups of friends/couples, this layout works perfectly for pretty much any occasion. Oh and there's dedicated parking right on the curb if you decide to rent a car which I encourage. Last but not least, Pauline and Sergio took care of all of our needs and went above in beyond before and during our stay. Thank you both!

Casa Palmas was an incredible place to stay! Check-in was seamless, and the host was responsive and helpful. The house was spotless, spacious, and beautifully designed, with handcrafted mahogany details and all the comforts of home. The central A/C, purified water system, and high-speed Wi-Fi made our stay even better. The location was unbeatable—just steps from the beach and a short walk to 5th Avenue for great dining and shopping. The three terraces offered stunning views, and the tropical gardens made it feel like a private paradise. This home was perfect for our group, with plenty of space to relax and enjoy. We highly recommend Casa Palmas and would absolutely stay here again!

Great place at a great location, very close to the beach and very spacious place. Sergio & Pauline were very attentive. Minor detail is the ac is not included in the price and you can choose if you want to have it on or off and then pay at the end, if you did request to use it, I prefer to just have it included in the price, and have something less on my mind as we had to find change to pay for the days we used the ac, but other than that, great! They also provide transfer to/from airport which made everything that much easier, would definitely recommend! We had a lovely time 💓

What a GREAT place. House looked as it did in the photos - spacious and VERY clean. Location is AWESOME … So close to the beach which is great when you’re packing up 6 kids to go for a bit, and someone forgets something or forgot to go to the bathroom beforehand 😳 Just a short walk to the infamous 5th Avenue and restaurants if that’s what you’re looking for, but away from the hustle and bustle if you want things quieter. Sergio was waiting for us when we arrived at our expected arrival time and gave friendly and thorough instructions. Furthermore, if we had any questions or needed anything, he responded almost immediately. We thoroughly enjoyed our stay and will absolutely be trying to book this place again if family is joining us in Mexico.

We were very happy with the place. Very good location 5 min walk to the 5th Av and 2 min walk to the beach. Pauline is a very good host, always available and always asked if everything was okay. I can recommend the property to the maximum.

Pauline was very kind, caring, attentive, friendly and very quick to response, any question I did a lot! the house is in very well shape, spacious, private pool, quiet, nice neighborhood, close to the beach, close to restaurant, 5th ave; she has anything you need for a good day at the beach. The house is pristine and you have a lady cleaning every other day. Anything we needed or the house was attended immediately by Sergio doesn’t matter day or night, always very respectful. We will back to Casa Las Palmas.

beautiful villa ! so many living areas ,2 kitchens, private pool and outdoor spaces on 4 levels. sweet house keeper(Maria) , and pool cleaner 3 days a week and house manager (Sergio) available for any needs. we felt so spoiled. had Sergio s mother Laura cater an amazing Mexican dinner one evening. Quick walk to 5 th Ave and restaurants or ride on one of the 2 bikes. all the beach gear you need as well. I would stay there again in a heartbeat!

Pauline's villa was so beautiful and perfect for our group of 9! We loved the top deck in the evenings and taking a dip in the refreshing pool. Sergio and Maria were so kind and responsive to all of our needs. Jorge our transport man was so kind and took us to Walmart to get groceries on the way to the villa. We would definitely come and stay again. Thanks a million Pauline, Sergio, Jorge and Maria

We have stayed in Playa Car Fase 1 three times over the past four years, and Pauline's place was the nicest yet. To be clear, all the homes in Playa Car Fase 1 are very nice, but Pauline's was extra special. We especially enjoyed the multiple balconies and the roof-top area. The house was also very well stocked with beach equipment such as chairs, umbrellas, even sand toys for kids. There were also two bikes (with a bike lock) at the house, which made going into town much faster. I would definitely recommend a stay at Pauline's house. We loved her unique art in the house as well!

We had a great family vacation. We are a Family of 9 adults and there was not a moment we did not feel at home. Sergio was very helpful when we had any questions and he was on site within 15 mins when we did have an issue. The house is EXACTLY what it looks like in the pictures and clean! So close to downtown and so close to the beach. Perfect spot. Definitely take the shuttle (for an additional cost) from the airport and stop for groceries on the way. The pool and balconies were perfect for relaxing and the 4th Floor patio was a hot spot for us in the evenings. Perfect spot to unwind have drinks and all sit together. Thank you for making our trip memorable…we will be back for sure ❤️

What a beautiful villa in a wonderful location! Pauline is a friendly and professional hostess, along with her helpful assistant Sergio who lives locally, and sweet Maria who cleans the villa every other day. The villa is so spacious and decorated with so much beautiful art throughout. It is a two minute walk to the beach and a ten minute walk to 5th Avenue in downtown Playa del Carmen. Two full kitchens and a washer and dryer make it perfect for an extended stay for larger groups. Three terraces are wonderful for dining and relaxing out in the fresh air and sunshine. The pool area is swept and the pool is cleaned often. It is a very quiet and safe neighborhood in such a convenient location (although there is currently construction happening directly behind the villa, weekdays from 8 AM to 6 PM). We had a memorable week and would definitely return to this villa!

THIS WAS THE BEST CHOICE I'VE MADE ON A HOME RENTAL. Pauline, this place was PERFECT for so many reasons. The location alone was enough for me, but I'll circle back to that... Checking in was super with self entry. We were greeted by the incredibly talented, friendly and bilingual (perfect English) Sergio who maintains the property. Check it out... he showed us everything in the house we could every think of having to ask and then laid out a plan to pick up and replace empty water bottles if we place them outside and otherwise was only going to see us if something broke or we had an issue. Personally, I love that (I don't want to have to ask where to get water or toilet paper, nor do I want someone popping in you know?) So I was like, this really is a home away from home. Meanwhile I still ended up texting him for all sorts of recommendations from having someone pick up a friend at the airport to where to eat and he pulled through each time with ease at all sorts of hours (they were both really great and respond instantly - and this isn't a company that owns a bunch of houses, it's a woman who owns a beautiful home and has found the perfect staff to assist her). The house itself is immaculate and spectacular. There is no detail missed by Maria when she comes to clean (for us every other day). Seriously, I've never seen so much attention to every drinking glass or granule of sand, and when you're living out of a suitcase it's so great to have this angel pop in and tidy up and organize the house. And the house! I mean, it's my kind of house. It seems clear that it was at one point designed to be rented as two units, which isn't a bad thing at all. Downstairs you have and entire, well-equipped 2 bedroom + 1 bathroom with a kitchen that seats 6-8 and everything works and it has high quality plates and silverware and an extra large high quality washer and dryer behind it in the laundry room. It was not at all a typical Ikea furnished Airbnb, it was a home and it was top notch. When you head upstairs, it's even more impressive! I sat outside the dining room on the open air balcony working every day (on the very fast internet (50mb/s - yes I tested it) and the sun just kind of kissed down through the palm trees. The living rooms had huge TVs (both floors, and I don't recall if they were in bedrooms) but we didn't use them. There was art, comfort and elegance all at once... just the right touches of everything. The kitchen on the second floor had all the same great quality and a bathroom served that floor as well. Up the stairs was the master bedroom and it was sooooooo big. It had plenty of natural light, more than enough space for anything (you could park a few cars there). And it was beautiful. The whole third floor consisted of the main bedroom, another balcony with custom bench cushions and a cute table and glimpses of the quaint neighborhood (part of it is covered and a lot of it is open air so its just a perfect design) and a spectacularly massive and stunning bathroom with dual vanities, tons of light and a gorgeous shower. Everything from the beautifully finished walkway to the entrance to the custom cabinetry to the to the rooftop terrace was perfectly custom made, by quality craftsmen and it was apparent. I almost forgot, theres a pool in the front yard that is beautiful! (It was a little chilly for us to get in but that didn't stop them from hosing the front yard and cleaning the pool daily (really, they hosed off the front porch and swept the leaves from the pool every day at a private home - no detail is missed). The neighborhood itself is so cool I'd have been happy in a tent (but wildly out of place) as it is tucked inside this neighborhood that is a total time warp in a good way. It is totally obvious these are some of the premier homes in the country (and Pauline's home is up to par). The neighborhood is Playacar Fase 1 (pronounced locally as fa-zay, implying Phase 1). Every local taxi knows where it is and how to get there (taxis are optional, it's seriously this paradise of a neighborhood, right in the middle of all that Playa has to offer, and it's an 8 min walk to the entrance). It's a mastermind community that was the first of many private properties to follow south of it. It was put there for a very clear reason... it has the best beach. And the house is a 90-second walk from it. And we walked it barefoot because the streets are that clean. You hear me, in Mexico, the streets are clean! I saw women literally brushing (not just sweeping, scrubbing) the streets clean every morning. Another shocker, it's not just safe, it's SUPER safe. There is security at literally every intersection (in the neighborhood), and they are friendly and cool and making sure that non-guests don't come up from the beach, they are not even remotely corrupt or aggressive and they are more like crossing guards and maintenance men, they just ensure that the grounds remain private for the guests / residents and anyone they have with them and you'll see them picking up the only piece of litter on the street within minutes (if you even see one). Ok so 90-seconds away is a beach that stopped me in my tracks. The sand is white and the water is blue and people walked from all over to get there because the only way to access it is to hike down the beach there from the

Casa Palmas da Baja Mar was a great villa in PlayaCar Phase 1 which is a private (security gated) neighborhood right on the beach. The house was very close to the beach--like 2 minutes walk. The kids also enjoyed the little pool in the front yard (though the December weather was a bit chilly for it). There is also a VRBO listing with lots of reviews that were helpful to see. There are a lot of great balconies, we mostly hung out on the balcony off the main living floor. Up one more level, off the upstairs King loft, there was another big balcony and up one more flight through the bedroom, a lovely rooftop. The house is split into two 2-bedroom apartments-each with its own kitchen and water filter. The kitchens were well-appointed with cookware, but only salt and pepper (so shop accordingly). Pauline was very helpful, she reached out the week before our stay to see if we had any questions (and was available via WhatsAPP if we needed). Sergio is the manager and can be reached by WhatsAPP if you have questions or any problems. Maria came every over day to clean the house and did an amazing job.
