4BR Luxury Villa in Tulum

great house We were 8 guests, and we had all the space we needed. Lovely, clean place

Emma is a responsive host. Her home is as pictured, clean, large, well furnished with fun games to play which we enjoyed. The daily cleaning service was great. The roof deck is a great place to hang. We used in home chef Manuel- highly recommend his chef Jorge! things to be aware of - the unit is hard to find and the house manager did not greet us to let us in; so getting in day 1 was stressful but we found a random man who helped us. Emma offered early check in by one hour which we accepted, but then she used that as the reason why we weren’t met. The home is in the jungle and gets no sun except on the roof. So we weren’t able to use the pool, it was unheated - so cold and shaded. The roads are unpaved and get flooded turning into rivers! Overall I’d recommend 2 families share it as there are lots of beds and bedrooms - so for us it was pricey given that there is not a usable pool and far from the beach. It’s is a very nice home but not right if pool is priority.

Pros: Emma’s villa was spacious, with nice views from several of the rooms, 2 pools are a nice bonus. We appreciated that the fridge had water and beer. Communication was clear, and Ari, the house manager, was responsive. Cons: While space met our basic needs (7 ppl for two nights), we weren’t thrilled. Space is worn, bathrooms were musty, linens and towels although clean, were stained/worn, and laundry area (mb not for guests but immediately next to bedroom 4) was smelly and dirty. Fwiw, having come from spending two nights in another Airbnb around the corner, the difference between the two spaces was dramatic. Our concerns were raised with the owner, who politely acknowledged them, but for the $$$ nightly price, Airbnb-ers expect better.

A fantastic house to stay with a group when traveling to Tulum. We celebrated our friend’s bachelorette party at Emma’s wonderful place. The rooms were big; beds were comfortable; a/c worked to keep us cool from the heat; they provided more towels when needed; the area was safe; parking was available; the main strip was easily accessible by car; daily cleaning service was provided except on Sunday; and most importantly, Emma and Ari were always available to answer any questions. The chef recommended by Ari was also wonderful. I would highly recommend inviting the chef and having a “home cooked” meal at the Airbnb. It was one of the best dinners we had in Tulum. We had a magical time and will certainly look into staying at Emma’s place again.
