The Space
Villa Alux is a luxury villa located within Villa Balam, a gated community with 24-hour security, nestled in the jungle on the outskirts of Tulum. The villa spans 320 square meters (3,600 square feet) across three floors and offers four bedrooms and six bathrooms.
The ground floor features an open-plan kitchen, dining room, guest bathroom, and living room. Floor-to-ceiling windows in the dining and living areas open directly onto the main pool. The space benefits from high ceilings over 3.6 meters (12 feet), creating a bright and airy atmosphere.
The dining room includes a parota wood table that seats 12 guests. The living room is divided into two zones: one with a large sofa and a 75-inch TV equipped with Netflix, perfect for relaxing and watching shows; the other area is designed for socializing, ideal for drinks or playing board games such as Monopoly, Jenga, and Risk.
There is one bedroom on the ground floor and three spacious bedrooms on the second floor. All bedrooms have centralized air conditioning, ceiling fans, built-in wardrobes with safes, and en-suite bathrooms stocked with shampoo, shower gel, conditioner dispensers, and hair dryers. The second floor also houses an office equipped with a keyboard, monitor, and printer.

Location
Villa Alux is situated about a 20-minute walk from the center of Tulum. It is within cycling distance to Tulum pueblo and a 12-minute drive to the beaches, cenotes, and Tulum ruins. A Tulum guidebook is provided for guests.

Additional Information
The area surrounding the villa has unpaved roads, which adds to the jungle experience but requires cautious driving, especially during the rainy season when potholes may appear.
The best way to explore is by renting a car, available from Cancun airport or Tulum. Alternatively, shuttle service to and from the airport can be arranged, along with taxi rides to Tulum center (approximately $3 to $5 USD) or to beaches and cenotes with a trusted driver.
Additional services available upon request include bicycle rentals, private chefs, and massage therapists.
Please note that an extra charge of $30 per person per night applies for guests beyond six. When booking, include the total number of guests so that Airbnb can apply this surcharge automatically.
Security and Connectivity
Two outdoor security cameras are active during guest stays—one monitoring the front porch and the other overseeing the garden.
Villa Alux offers reliable high-speed WiFi at 50 Mbps, which is significantly faster than the average Tulum speed of less than 10 Mbps. However, occasional interruptions may occur due to the remote location and possible power outages. A WiFi speed comparison is available in the photo section.

Emma is a responsive host. Her home is as pictured, clean, large, well furnished with fun games to play which we enjoyed. The daily cleaning service was great. The roof deck is a great place to hang. We used in home chef Manuel- highly recommend his chef Jorge! things to be aware of - the unit is hard to find and the house manager did not greet us to let us in; so getting in day 1 was stressful but we found a random man who helped us. Emma offered early check in by one hour which we accepted, but then she used that as the reason why we weren’t met. The home is in the jungle and gets no sun except on the roof. So we weren’t able to use the pool, it was unheated - so cold and shaded. The roads are unpaved and get flooded turning into rivers! Overall I’d recommend 2 families share it as there are lots of beds and bedrooms - so for us it was pricey given that there is not a usable pool and far from the beach. It’s is a very nice home but not right if pool is priority.

Pros: Emma’s villa was spacious, with nice views from several of the rooms, 2 pools are a nice bonus. We appreciated that the fridge had water and beer. Communication was clear, and Ari, the house manager, was responsive. Cons: While space met our basic needs (7 ppl for two nights), we weren’t thrilled. Space is worn, bathrooms were musty, linens and towels although clean, were stained/worn, and laundry area (mb not for guests but immediately next to bedroom 4) was smelly and dirty. Fwiw, having come from spending two nights in another Airbnb around the corner, the difference between the two spaces was dramatic. Our concerns were raised with the owner, who politely acknowledged them, but for the $$$ nightly price, Airbnb-ers expect better.

A fantastic house to stay with a group when traveling to Tulum. We celebrated our friend’s bachelorette party at Emma’s wonderful place. The rooms were big; beds were comfortable; a/c worked to keep us cool from the heat; they provided more towels when needed; the area was safe; parking was available; the main strip was easily accessible by car; daily cleaning service was provided except on Sunday; and most importantly, Emma and Ari were always available to answer any questions. The chef recommended by Ari was also wonderful. I would highly recommend inviting the chef and having a “home cooked” meal at the Airbnb. It was one of the best dinners we had in Tulum. We had a magical time and will certainly look into staying at Emma’s place again.
