We loved the accommodation and Justin made us feel at home. I highly recommend them. I have been traveling to Playa del Carmen for years. I would definitely go back. The place and the service were superb. Everything was spotless, and he responded whenever we needed him.

Everything was great. Justin was always attentive and very willing to make the stay a great experience for my family and me. The beach was a little farther away than we thought, but the residential complex offered transportation within Playcar.

Great place and area! Loved the pool and gym. Swim up bar had great food (breakfast and lunch) and drinks at reasonable prices. Great location! Just an easy walk to beach and downtown. Great communication and recommendations from Justin and all staff. Had groceries delivered before we arrived. Great to not have to worry about food upon arrival. Plenty of beach/pool towels for our group of 7. Small store and couple of restaurants across street were very convenient. Would definitely stay again.

Came to Mexico as a group of 7 females to celebrate my 40th Birthday. The villa is as described, everything you need to feel comfortable and at home. Justin as a host was incredible and extremly responsive. Location was fantastic, great strip with restuarants, bakery, launderette and ice cream parlour, all extremly safe. Beach was stunning with golf cart that takes you back and fourth. staff are very helpful and friendly, taxis can be ordered and are very cheap into town. Camilla who done personalised letters and balloons was an amazing touch and she has such good energy!! would defo recommend and cant wait to stay again!!

We had a lovely stay at this apartment in Playa del Carmen. The complex is superb, with very pleasant swimming pools and a very well-equipped fitness room. The apartment is spacious, very clean, comfortable and as described on Airbnb. The concierge, Fernando, was always very responsive and attentive to our needs. This is a very nice place to stay in Playa del Carmen and we highly recommend this place.

Justin and the concierge made this trip for us. Great recommendations for chichen itza tour, local beaches, airport transfers, and rental car. Place is nice and great pool, suitable for kids. Pool temp was comfortable for warm days (high 82F). I recommend Justin’s condo!

We absolutely loved our stay! The place was very cleaned and came equipped with everything we needed, including a pack n play for out little one. The rooms are very spacious and clean! There was some street noise, but that is to be expected on a Saturday evening - just be prepared for it. We appreciated having a restaurant and cafe across the street for the convenience of some drinks and eats! The directions to get in to the property were a little tricky, but the staff at the rental were helpful in explaining the process to us (this would have been helpful to have noted ahead of time as there was some confusion on entrances and the process). There was also a miscommunication on the checkout time, but it wasn't that big of a discrepancy. We absolutely loved the pool and amenities this place has to offer and wish we could have stayed longer! Thank you for a great stay!

Love coming to AWA so this year we invited a bunch of friends. The condo is fantastic for large groups, very spacious. Host very responsive and we had zero issues. The only thing to be aware of is this is unit A101 so it is right by the main road which is quite noisy at all hours. However it was never hard to sleep. The patio is also quite small and less comfortable than other small units we have rented here but the AWA complex has dozens of great places to hangout anyway. Overall definitely recommend for large groups.

We are super happy with the place! There was plenty of room indoors. We would have liked more seating on the patio. Very nice and well-kept pool area and good and affordable food in the restaurant. The young people liked that there was a pool table 🤗

I stayed at Justin’s place for a last minute trip with extended family. It was a great place to relax and enjoy the beautiful surroundings. Both the beach and 5th Avenue are walkable from the unit. The place was well equipped and had everything we needed.

This was my third stay at AWA and the second in this unit. This unit is the best available and perfect for a group looking to relax in luxury. It’s quiet, convenient, and the AWA facilities are so close from the unit. The gym is amazing and 2 min walk away, the super quiet infinity pool that no one seems to know about is just up the elevator, and there is basically a manicured jungle out your back door, which is an amazing space at all hours. A few steps down the back patio path gets you to the main pools (+ bar + lounge). It is very quiet, relaxed, and safe. Friends and family have also visited AWA (and this unit) after my gushing of it, and were not disappointed, although being initially nervous about not being at an all inclusive. I love hitting all the small restaurants in town, getting my laundry done across the street, and hitting the beach. Had a lot success with airbnb experiences also staying here. Justin was great and I will be back. Space & 📸is as described, which is rare!

The super large house is comfortable for the 10 people we arrived , the super nice pool and the same amenities are definitely super recommended

This is the perfect place to stay in Playacar. You're close to local amenities and on the right side of Playacar to walk into PDC comfortably. The AWA Residences are brilliant and attract both families and couples. It was never noisy or too busy. We really loved this place and would definitely come back again.

I would highly recommend staying here and can't wait to return! The property, especially the pool, was even nicer than the photos. The 4 bathrooms was great for our group of 8 girls on a bachelorette trip. They even went above and beyond and helped my fiance surprise me with flowers! Good to know: - The front desk called us a taxi the first night and then we messaged them directly for pickups the rest of the trip - Their is an OXXO, a cafe and a restaurant across the street if you don't feel like going into town - The pool bar has great drinks and snacks but is cash only - Bring/pack conditioner because the OXXO doesn't sell any and the airbnb only provides 2-in-1

We loved Justin's condo! The location in Playacar is fantastic and AWA is really nice, with many nice amenities like the beautiful pool and well-outfitted fitness center. Would definitely stay again in the future.

Awa is amazing, its a must if you are going to Playa. Justin was a great host, very responsive and the place had everything you need plenty of space, indoor / outdoor space that was welcoming, towels for both the pool and bathroom as well as a well equipped kitchen. Thank you!

This place was incredible. Totally made our family vacation. AWA is an amazing property. The pool was pristine, front desk agents were incredibly helpful, the gym had great modern equipment. There are amazing restaurants right across the street, and shopping just a few blocks away. The apartment itself was spacious, clean and well-stocked. Had everything we needed. We had a party of 9 that fit comfortably, with our toddler sleeping on the couch in the upstairs bedroom. Justin was helpful and responsive. He even came by to help us find grocery stores. The only thing that we expected based on the description was a washer/dryer in the apartment. It was no problem though, the laundromat was right across the street and had clothes laundered in 24 hours or so for a fair price. We will definitely be recommending this place to friends, and plan on visiting again!

We had such a great family time in Playa del Carmen. My parents and sister stayed for a week with our children, the amenities were just perfect (ie. pool) and the apartment is large enough for 10 people. We certainly would love to come back some time. The beach is close enough for a walk (1.5 km) but take into consideration it gets hot most of the time.

Our stay was exceptional from start to finish. The space was immaculate, beautifully decorated, and thoughtfully equipped with all the amenities we needed for a comfortable and enjoyable stay, especially having two babies with us! Our hosts were gracious and attentive to our every needs, providing helpful recommendations and ensuring we had everything we needed. The location was as perfect as you can wish for! We loved this airbnb. Gorgeous place, amazing amenities, perfect location. The place was clean and there were more than enough towels and linen. The hosts were responsive and the Samson Waters team was so helpful and attuned/available to our every need. This is a place we’ll likely book again and love to return to.

I thought overall this place deserved a 5 star. Justin and his partners were extremely quick at replying and making sure we had a great stay. They allowed for an early checkin, they were quick to add a couple guests to the system, and even were quick when a couple lights died in the unit. A few things that I think are important to note but do not reflect Justin or his partners but rather the condo/resort as a whole are the following: 1) The pools were quite chilly (it was warm out so that is not an issue), but important to know these are not heated pools. 2) The hot tubs were “broken” i.e., they were just as cold as the pool water. No fixes for the entire time we were there. 3) They ran out of water at the front desk so we had to go to a store to buy the big jug of water. 4) The sauna was odd - The door had giant circular hole which defeats the purpose of a sauna. 5) The hot tubs in the gym were also cold. 6) The pool sticks were broken - Weren’t fixed after 7 days.

The place was one of the highlights of our trip, very nice and it had everything we needed. Very nice amenities and location was A+. Host was very nice Loved it!

Stayed at Justin's place with 6 friends and an infant for a week. The condo was excellent for our large group. We also really enjoyed the amenities in the building, spending lots of time at the pool and using the gym. The restaurants near by were very good, and it was an easy walk or cab to Playa for a beach day or a dinner. We also really appreciated the help from Karen at the Concierge service, she helped with equipment for the baby, a day trip and anything else we needed. 100% would stay here again.

It was a wonderful stay! The house is so spacious, it was very clean, and we felt very comfortable. We loved to come back home after our outings in a hot Playa del Carmen, the house was always fresh even without air-conditioning. The laundry just opposite was a fabulous perk. The Argentinian restaurant and the bakery, also opposite, were also very nice. The pool is huge and it was never crowded. The gym was huge! All in all, we liked it so much!

AWA Playacar is a beautiful resort style condominium complex with high end amenities. We loved our stay here, Justin and his team were very responsive with any questions we had. Playacar area felt very safe and secured, staff is friendly and attentive. The pool is amazing! We would definitely stay here again.

Great place to stay, exactly as advertised! Loved that it was in a quiet clean neighborhood. The extra layer of security was appreciated. Recommend having a car to drive around to nearby places.

Our family of eight (6 adults and 2 kids) spent a great week at Justin's, relaxing at the pool, enjoying the beach and exploring the area. The condo was spacious and quiet. The pool was fabulous and the gym large and well equipped for those wanting a good workout. Justin was helpful with local recommendations and quickly responded to our needs and questions. Playa Car is a relaxing, quiet community with easy access to the beach and Playa del Carmin.

What a 💎! All the amenities of a 5 star hotel packaged in a comfortable 4 bedroom “home”. We each had ample chill out space privately and comfortably. The shared dining room/ kitchen and living room was epic. The pool scene ms swim up bar was luxurious and still private. Perfect for families or close friends to gather!

Justin’s place was just as described, beautiful spacious and bright. The infinity pool on top + the main pool at the bottom were great. Drinks were very reasonably priced. Concierge was very helpful with getting us cabs when ever we needed one. We stayed for 8 days and the location was great as you are a 15 min. walk to Playa del Carmen. Unit is in a gated community which the guards take very seriously. Having a small grocery store across the street was very convenient but it has a very limited selection of items. Some items to keep in mind: Italian restaurant food was okay. What was annoying about the restaurant was the loud dance music played until 12 or 1 am. Bedroom windows face the street. I would recommend a 10 cup coffee machine as they currently only have a 2 cup. If staying 7 days it comes with a unit cleaning. Arrange this in advance as we only were emailed 30 min. in advance. At that time I would schedule for additional water and fresh towels as coordinating becomes a chal

A very nice place for a pleasant stay. Very comfy beds and spacious bathrooms. Everything as shown in their photos and little else. We needed time to enjoy all the place has to offer. Justin and Tom were always attentive to every detail, very friendly and polite, always answering the slightest doubt. Undoubtedly an excellent place to arrive with the family. The master bedroom is huge and very confortable. What I loved the most is that it's full of natural light which is something I really appreciate and appreciate. The only thing that was missing was a blind in the room that faces the steps as privacy is somewhat exposed. Otherwise, a great option for an unforgettable vacation. Highly recommended.

Overcame our expectations

Awa Playacar is AMAZING. The pool area, fountains and endless water makes you feel like you're in a private oasis all your own. This gorgeous home has a huge natural wood table for plenty to eat at, and the 4 bedrooms accommodated everyone in our group superbly. This is a dream destination. Loved it there! (Not to mention that the French bakery across the street is super scrumptious.)

The home was exactly as described in the description. Justin, as well as the representatives of Sampson Waters. Vacation rentals were outstanding. They were extremely responsive, as well as helpful in booking transportation and other amenities. The staff at the rental property was also outstanding. You will not be disappointed if you rent this property.

Playacar is an excellent choice for a base in Playa del Carmen - a beautiful, peaceful gated community with great places to eat and drink, as well as a few essential shops. The apartment is spacious, very modern, and very nicely equipped so we were extremely comfortable here. The pool is beautiful, the beach about a 15 minute walk away. A local concierge is on hand to help if you need anything and we found them very helpful. Would highly recommend this excellent airbnb!

Great place. Very clean. The pools and outside areas are amazing! The concierge was helpful in setting up transportation. The only thing I was really frustrated in was that we (10 people) stayed 8 nights and we only had the one trash bag for the kitchen. No cleaning supplies. One roll of paper towels. No more toilet paper. Guests need to be warned that if they stay longer than than a couple days they are going to run out of supplies and will need to purchase it. This is the first time that hasn’t been provided to us at an Airbnb (even in Mexico). Otherwise, it was an amazing stay!

Amazing stay in an amazing apartment. Such a comfortable place. The complex is incredible and Pool is unbelievable. There's a gym but we never cared to check it out. Only point to bear in mins is that to get to downtown playa you will have to take taxis back and forth. Highly recommended.

Our stay at AWA PlayaCar was outstanding. The convenience to restaurants, stores, pool/fitness/golf access was awesome. The place itself had PLENTY of rooms, space, and was overall very modern and clean. Our hosts, Justin (remote) and Henry (onsite) were extremely responsive and helpful. We would come back 100%.

Justin space was so nice! It had everything we needed for 7 people. There was enough space for us to enjoy. The concierge helped us with the chef and car service. I would go back to this location every time I’m in Playa Del Carmen. The bar in the complex was extremely affordable. Great views and the pool is amazing.

I will say that this Place is better than a 5 stars hotel. Amazing warm communication. I will totally recommend staying here, especially if you come with your family and you wanna stay together and have quality time during the holidays. I definitely will stay in the same place if I go back to playa del Carmen. The location was amazing, the house is pretty luxurious, the area is a high standard neighborhood and they access to Quinta Avenida is easy and very close.

This is a great condo for the value! We enjoyed the condo facilities immensely! The beds are firm to medium and the pillows are comfortable. The a/c in every room works well for all comfort levels. The pools and whole place are well maintained and everything is so new. Concierge was quick to reply and answered every request. We had them shop for us and everything was delivered and put a away neatly. The coffee maker was odd though so we were never able to figure it out. I’m sure you could find a YouTube video to help you figure it out or if not use the French press but we didn’t know how to use that either. We never went to the local beach but loved eating at Viva Palapa. It’s fresh, delicious and reasonable. All in all, a great place to stay , close to everything and very nice!

This home was such a dream! The pictures alone do not do this place justice! This home is located in a gated neighborhood called Playacar. We felt extremely safe as there are guards that let you into the neighborhood & additional guards that are watching the property. This is NOT a hotel. The people here are either renting/booking a vacation, or actually live here. Because of this, it was extremely calm & relaxing. Not busy at all. I would personally say this is a perfect spot for adults — for kids, maybe not as much as it is more of a relaxing environment. Pros: we felt super safe, check-in was so easy, cute restaurants, a market, & laundry mat steps away from the room, home was so spacious & clean, bar at the property was ridiculously inexpensive, & Tom & Justin responded so quickly. Also, downtown Playa del Carmen is a short walk/drive. We drove due to having a baby with us & my grandma. Concierge in the front ordered our taxis for us every time! Cons: had difficulty locking the door, it was a challenge to have food delivered due to it being a secured community & there was so much construction next door (completely out of anyones control). I would 100% stay here again, but probably without children. Steps to go upstairs were a bit challenging/dangerous. Other than that, I have no complaints! :)

What a wonderful place with conscientious and responsive hosts. We loved our stay at Justin’s place it was exactly what the pictures promised and even more beautiful in person. The location was perfect for our multi-generational family trip. Public beach access was little to far for us and difficult with a stroller but we did beach days at beach clubs in Playacar and PDC. The shops and restaurants across the street were great and convenient. Could not recommend this rental anymore!

Justin's place was awesome! So much to see and do and everything was within walking distance. The concierge service was SO helpful too! We were able to use it for getting groceries stocked ahead of time, having a doctor come to our unit to conduct COVID tests for our group, and getting local reccomendations of places to see and grab a bite at. Would definitely recommend staying here!

Beautiful place... Spacious well kept and in with the best location. right across the street there are a couple restaurants, a convenience store. only a short walk away 5th Ave. Very safe surroundings, nice golf course and 24hrs security on grounds.
