I came here for my 24th birthday with 4 friends and we had an amazing time! The host was very responsive and helpful with questions about things to do in the area as well as setting up the driver service ensuring smooth pickups! We will definitely be back!

Our stay at the villa was amazing! It was super aesthetically pleasing, spacious, and well kept. Such an amazing deal for how many rooms, common spaces, and outdoor areas are included. We appreciated how it was around halfway between the beach and town. In addition to the stunning villa, the concierge service was top notch and truly made our vacation in Tulum SO MUCH EASIER. They booked decorations to be set up before our arrive, coordinated with the bakery for our cake delivery, picked up and stocked our groceries for the weekend and so much more. I would definitely recommend booking Fredrik's place!

This villa was perfect for our large group of 11 people with a very comfortable and spacious layout. The owners were very communicative with lots of recommendations and convenient add-on services such as food and grocery delivery, taxi and tour services. At one point, we needed urgent assistance and they responded immediately. It’s a little bit removed from all the action, which makes it more peaceful, but easy to get around by calling up the taxi service. If you rent your own car, I recommend at least a small SUV, as the roads in the neighborhood are still not paved. However there is convenient parking at the site. For a group our size, the value was unbeatable and the accommodations were very nice and comfortable.

This place was a beautiful airbnb for a group of friends to stay in. Everything was pretty much as described but was a little more run down if looking closely. However, everything was very vibey and pretty. No hammocks on the roof which was a little bit of a bummer but the pool area was gorgeous. In-unit laundry and dryer was a nice addition and there was plenty of space for everyone. The road getting here is super bumpy and a bit out of the way from downtown so a car is definitely a must. Overall an amazing place and I would stay again.

Excellent venue , roads little rough but convenient to most attractions , loved Ziggis Beach Club , also amazing chef prepared dinner for Christmas for our family . The house was spacious and very clean , all in all a great stay .

Very nice house, great option with two condos combined. The pool is nice but not heated, the neighborhood is safe but still underdeveloped not pavemented streets. Overall good place close to downtown and close to the beach and ruins. Great host and communication.

This is an incredible place in a new development surrounded by jungle. It's definitely off the beaten path which was great for our group of 9 to relax, recharge, and rest. Recommend cars, bikes, scooters, or 4wds to get around. We were happy with our car service, so the location was perfect for us. The host offered a lot of amenities from transportation services, excursions, grocery shopping and so much more. We definitely took advantage! We also loved the two pools and kitchen spaces. 100% recommend for a relaxing place in the jungle!

Villa Nayanara was absolutely phenomenal! The host thought of everything. The space was absolutely beautiful. Upscale Boho with plenty of room to relax and have fun in. The beds were very comfortable and our whole family slept fantastic every night. The AC worked excellent & we were so happy. It was so spacious with definitely enough room for 10-12 people comfortably. We loved the outside areas and enjoyed having our coffee in the morning on the roof and our cocktail in the evening at the downstairs pool. We felt completely safe & secure with the door locks & alarm system. The host was so helpful and was able to refer as people for our transportation needs. We would highly recommend this Airbnb. 2 things to note.....for the showers "C" does not mean cold, it means Caliente. So turn the knob all the way to the left for hot water 🚿 The location is a little hard to find so we would recommend taking a photo of the directions & google maps to give to local cab drivers ;)

Spacious, quiet villa with a beautiful courtyard and pool. The concierge (which we contacted via chat) was attentive and helpful. Location is great if you want to visit both Tulum Centro and the beach (about 15 min from either), but can be tough if you are on foot and just want to step out for a snack or groceries since it's not in a very walkable location. Overall, very nice and a great deal.

The ajomiento is very spacious, great for large groups. It is very comfortable and well-equipped. The location is close to the most recognized places in Tulum. Fredrik and his team were available and attentive to us , with quick turnaround times.

Amazing place to stay! I booked this villa for a group of 10 for someone’s birthday and Iona is truly an amazing guide to work with. It is far from the strip and the taxis are a bit pricey but that’s fair for tulum. We would 1000% come back!

Our group of 11 very much enjoyed this space to celebrate my husband’s birthday! My husband and I are both somewhat familiar with the Tulum area, but for many of our guests it was their first time visiting. The location of this property was perfect for what we were looking for—in between the Tulum beach area and the downtown La Veleta area. I do recommend renting scooters or ATVs for getting around, though, as the roads in the greater Tulum area can be rough and parking can be difficult with a larger vehicle. The space itself was perfect for a large group, with two pools (one on the ground level and a smaller more private rooftop pool), two kitchens, and several bedrooms and bathrooms. The host and coordinator for the group were excellent and shared many recommendations. Having a dedicated driver was also an enormous help for the duration of our stay. Thank you so much!

We came for a bachelorette with 8 girls and felt so safe and comfortable in the Airbnb. Ioana was one of the most helpful concierge. They helped us find the perfect private chef (Chef Barbara) and the best transportation (Ajal Private Transportation). Instructions were very clear for our stay, Airbnb was so clean, and the hosts were so accommodating. Would recommend this Airbnb for anyone looking to go to Tulum.

Traveled with a group of 8 and we loved Fredrick’s place. It looked like the picture and was spacious. Ioana, our concierge was amazing. She helped arrange for place to be decorated with balloons for my husband birthday! She also put us in contact with Chef Barbara for a brunch and taco night. And the food was delicious!! Ioana also helped set up transportation with Mario so we could have our own private transportation during our stay. We really enjoyed our time in Tulum and with Ioana everything was perfect. Definitely recommend this place!

Villa Nayanara was the perfect place for my brother’s bachelor party. The space was tidy, clean, and spacious enough for our group of 8. The master bedrooms are impressive and the other bedrooms are a good size as well. The rooftop deck is a comfy place to enjoy some sun, and the pool on the lower level gets relaxing shade during the day. The surroundings were quite peaceful without any construction noise. The team who hosted us (Tudor, Ioana) were super proactive and responsive to all my questions. They gave helpful recommendations and connected us with a driver to get us around Tulum. I highly recommend using Mario’s transport service. He’s super responsive and his rates are fair. We also booked a private chef, Barbara, for a wonderful meal cooked at the villa. Can’t recommend that enough, she was excellent. Overall a great stay in Tulum. 10/10 would stay again.

If you're thinking about booking this property..DO IT! This villa is absolutely gorgeous, and we were blown away upon arrival at how spacious, large and airy it was. The photos do not do it justice! It was extremely clean and we had plenty of towels and utensils/cookware between the 2 fully-stocked kitchens. There were 7 of us and we enjoyed all 3 levels of this property, the rooftop being our favorite. Location is ideal, a 10 minute drive to the major restaurants/beach clubs on the strip and 10 to Tulum Town/Centro Tulum. Check-in was easy, with very detailed instructions. Tudor, host and Ioana, concierge were extremely pleasant and responsive. A lot of Tulum is still developing, but we felt very safe. There's even a 2nd gate for increased security. There was some construction, but the noise was very minimal and not during sleeping hours. I will definitely be staying again!

I’m from NY and have stayed in so many Airbnbs around the world and this was by far the most INCREDIBLE place I have been to. Had my bachelorette here and it was perfect!! All of my guests were blown away by how beautiful the house was. So spacious, 2 floors with everything we needed. This place felt straight out of a Architectural Digest magazine. Pictures don’t do it justice. Since it was my first time in Tulum, I was worried about power and water based on what I had read online. However we didn’t have any issues all weekend. Showers always had hot water, wifi was great, and ACs were in every room. We also booked the Delicia private chef for tacos/ceviche night and had a blast!! They were great, so nice, made the tortillas by hand, & even cleaned up the kitchen before they left. Since it was 7 of us, we rented our own van from Cancun airport and the villa had parking included for us as well. The hosts hospitality and recommendations were so helpful. The best!! Highly recommend!

I don't even know where to begin - our stay here was above and beyond! HIGHLY RECCOMEND. We came for a bachelorette party - 9 of us. So much space, so clean and the pools were amazing! 2 of us came in early and our driver was a little lost - the maps location is a little off based on where it actually was so make sure you have the driver know exactly where they are going. Ioana was BEYOND helpful and they help us set up our boat day, stocked groceries (she came back multiple times if a store was out to make sure we had everything we needed), helped coordinate our driver for the whole weekend and made sure we were comfortable the whole trip. She even helped us coordinate a private chef and bartender for one of the nights after our boat day and the food + service was incredible! We totally felt safe as the house had a locked gate. The service this AirBnB provided was above and beyond and they were so helpful with any questions we had and helped us with every step.

We had a weeklong family reunion at Tudor's place. there were 12 of us of 3 generations. There was very ample space for all of us. We especially liked the large day rooms on two floors allowing us to spread out as we liked. At times we used both kitchens for easy big meal prep. The dining table accommodated all the adults and the small children ate at the counter which was perfect. The bedrooms are spacious and the bathrooms are well laid out. There should be more towel racks, however. The kitchen was work friendly, though a knife upgrade would be welcome. The weather was cool so we did not use the pools or the roof deck. They would be welcome in hotter weather. This area is being newly developed. The 1 km in from the pavement is funky and workmen are busy nearby during the day building more habitation. We were all more than satisfied with the accommodation and reccomend it enthusiastically. The cleaners even came in midweek for no additional charge which we very much appreciated.

We loved the place. It’s a great way to have an authentic Mexico vacation. We have been to all inclusive resorts but this place was much better if you want an real experience beyond a tourist. Place was clean, well maintained and located close to different things. We are able to use beach clubs to go to the beach but with a car can drive to all great local restaurants, attractions and enjoy real Mexico. The pool on the roof was great for just hanging out. Clean surroundings and good location. Will definitely go again.

I would highly recommend this ABNB to anyone. The host was very responsive and flexible. They provided recommendations for everything from restaurant, transportation, and activities to do. The ABNB itself was sensational. Three story buildings with lots of amenities. Huge pool outside and a smaller one upstairs. The ABNB was worth every penny.

This villa was amazing and Ioana, Chef Barbara and Mario/Alexis were AMAZING!!! I would highly recommend staying here. It is about 10 minutes from the beach side and the downtown. It is secluded and dark roads but we felt comfortable the entire time and didn’t have to worry about bothering neighbors. The food was great! This is a must stay and we were a group of 8 people.

I loved this place. This place was bigger than I imagined! It was very clean and had everything we needed. We also had the private chef the first night and it was delicious. Tudor and the EssentiAll concierge team were 5 star!! The house was impeccable. So perfect for our stay in Tulum. It is situated a bit away from the “hotel zone” but with direct contacts for transportation provided by EssentiAll, we were always a ride away from wherever we needed to go. The house is beautiful, fully equipped with all necessities. I can’t say enough positive things about the EssentiAll concierge team! They were available day/night to answer any questions, book reservations, etc. When we needed ice, they delivered within 30 minutes! Truly a fantastic service. Couldn’t recommend this house more!!!

This property was perfect for a bachelorette trip! Ioana was so hospitable and the concierge service went above and beyond to make our trip a success. We used their recommendations for a boat trip, last minute (!) grocery service, and the private chef dinner and everything was excellent. The home was clean and we felt safe as 7 women traveling. The transportation service they connected us with was also excellent, even with dealing with some last minute hiccups. Power outages are a part of the experience in Tulum, but Ioana provided us with lights to use just incase. Great stay!

Hands down the best Airbnb host I have ever experienced. Tudor helped with the entire planning of safe excursions, chef, decorations, and yatcht and accommodated every need. Quick to respond and very helpful. Any need or inquiry was addressed immediately. I even messaged last minute to have a covid test. Tudor was able to arrange for a lab tech to come to the Airbnb at 830 at night. The home was amazing. Well kept. Perfect for photo shoots. I recommend this spot to anyone looking for an epic time in Tulum!

Everything was perfect! The space was two floors that accommodated our group of 9 perfectly. The pool was breathtaking and it was in a great location as well. The hosts were super helpful with groceries and stocking the fridge with whatever we needed beforehand. 10/10

Fabulous experience and Airbnb, it was perfect for a group of 12 people. Tudor was beyond communicative and helpful the weeks leading up to our trip. He responds almost immediately and is able to help book various services such as a private chef (Barbra is wonderful), private airport transfers, at home massages and more. The house itself was perfect for us plenty of space and extremely well designed. The house was also very clean! Beautiful large home perfect for a large group. All the beds were comfortable and the A/C was available in every room. The A/C was strong enough to beat the heat but could be adjusted to anyone's preference. We never had any issues with getting hot water in the shower or water flow with the toilets. The hosts also provided filtered potable water in both the upstairs and downstairs kitchen. The airbnb is a little off the beaten path and you need to take a short dirt road. However, this meant more privacy. My friends and I were able to stay up all night and play music without bothering anyone. Even in it's location, it is still close to the rest of Tulum. The hosts provide plenty of services that will make your stay more enjoyable and I recommend using it. For example, they can stock the airbnb with groceries before you arrive, pick up and deliver groceries/alcohol, or arrange transportation to and from the airport. The airbnb and the hosts are 5-stars. I would 10/10 recommend.

The hosts were awesome - very helpful, quick to respond, and friendly. The house was exactly as described, perfect for 10 people, and very reasonably priced. The location is great if you want to avoid the beach road which often has crazy traffic, making it hard to get from one end to the other.

Ioana and Tudor were great hosts. The pictures don’t really do the house justice. It was perfect for a group of 10 for my sister’s bachelorette! Our favorite parts of the house were the beautiful pool and outside pool area and the rooftop! Just perfect for our group to hang out all day or after a night out. Ioana is very communicative and helps schedule anything you need. The service I would recommend the most is the private chef. The culinary team cooked brunch for us and the food was amazing and the level of service was impeccable! It was so nice to have such an excellent meal and not even have to leave the house! Ioana also helped us with a private shuttle service which is a must have for a big group. The house is on a road about 15 minutes from the beach area and can be sometimes difficult to find without the shuttle service. The roads were a little bumpy on the way, and there can be construction noises in the morning, but the area definitely felt safe overall We were very happy with the house and would highly recommend for a group who is looking for enough space to be comfortable and have fun common spaces to hang out!

House is beautiful, exactly as pictured. We rented both houses for my 40th birthday and the trip was fantastic. Before and during our trip, we were provided with oustanding communication, directions and every thing you need to know! We used Mario (the suggested driver) and Barbara (the suggested chef) and both provided amazing service. Not a complaint but good for others to know that you need a car or driver to get in/out of town. Traffic can be crazy, so trips are $70-100 USD each way. We were a little surprised by this but were able to contact Mario easily for most trips. We used taxis coming back from town when needed, which was also fine but need to remember how to get back to the house as the roads are not well lit or marked. Overall the trip was awesome and highly recommend staying here!

Our trip to Tulum was amazing, thanks to our host Tudor and Ioana. These guys are the best we have ever had. They helped with everything we needed, suggested what to visit, eat, enjoy. They were always on the phone with us. Ioana was so caring and professional. Villa was beyond our expectations. Beautiful decorations were all around the villa. Pool and outdoor area were so clean and charming. Kitchen had everything we needed. Neighborhood located in the jungle, but very close to the beach and the town. Road to the villa from the Cancun airport was very easy to find( we rented a car). We are so happy with our choice.

Had a nice 4 night stay at the villa with a group of 8. Very cute modern jungle themed vibes. Ioana was helped make our stay great by being super helpful with recommendations, trying to get us last minute reservations, and answering all our questions quickly. The villa is located between town and the beach, about 15 minutes from the beach and 10 minutes from town so you’ll definitely need a car or quad/scooter to get around (SUV is highly recommended to get around the very potholed dirt roads and construction once you get off the main road - there’s lots of development going on nearby). Ioana can also help arrange taxis. We didn’t do the private chef or arrange activities but Ioana provided lots of options. Overall had a nice time!

Our stay was great. The host was amazing and had all the info and contacts you will need. The house is exactly as pictured. It was in the jungle and a bit hard to get to. Taxis get expensive so just be prepared for that and the water doesn’t stay hot very long which may be typical out there. Other than that everything was amazing and the service was great

Great communication and a beautiful place

The pictures don’t do the house justice, the place exceeded our expectations and was perfect for our group of 10. The host was always quick to reply to us, before and during our trip. I would recommend renting a car or setting up a shuttle to pick you/your group up. There is a market with basic food/drinks/snacks and restaurants a couple minutes away and it is under 10 minutes away from the main beach road.

We threw a Tulum bachelorette weekend with 8 people and had a fantastic time at this airbnb!! We had both the upper and lower units and the house itself is gorgeous. The amount of bedrooms were perfect for our group and we loved the rainfall showers in the bathrooms. A/C was fantastic, the beds were comfy, and we had strong wifi during our entire visit. The kitchen is stocked with all the pans and utensils you would need to to cook your meals at home. We spent a full day outside at the pool, and the backyard is so scenic & beautiful. The hosts (Tudor and Ioana) are incredible with communication and were always available to answer our questions. As for the location of the airbnb, my recommendation would be to follow the directions closely and watch the videos on how to get to the airbnb. During our stay, we didn't have a rental car but instead had the contact information for local taxis and would use WhatsApp to reach out and schedule our pickup times for dinner and activities. Highly recommend staying here in Tulum!

Villa Nayanara did not disappoint! Our time there was absolutely perfect and huge credit is due to the outstanding hosts, Tudor and Ioana. They provided great communication, recommendations and support (I had a ton of questions) both before and during our stay. Incredible experience overall and cannot thank them enough for such a beautiful and worry free trip!

This place looks exactly like the pictures! Ioana and Tudor are amazing hosts! I had a lot of questions and they answered each and every one in such a timely matter! They even created helpful videos about getting to the house which helped us out a lot! Here are some of my suggestions to make your stay in Tulum as great as possible: Watch the video about getting to the house before you drive there, If you are renting a car I would suggest getting a jeep that is able to handle bumpy roads.

Tudor and Ioana were great hosts! They were available through whatsapp whenever we needed anything. Ioana scheduled in home covid tests so we could fly back to the U.S. The house looks amazing and it was extremely comfortable. We enjoyed the time we were there. The roads are a little bumpy, but we had SUVs so we were okay. Make sure to follow the video because it is super helpful. Thank you again!

The Airbnb was great! The space had everything we need and more. We really enjoyed the outdoor area with pool. We rented out the entire house so we had both floors. Having two kitchens came in handy with such a large group. Ioana was very very helpful throughout the entire trip and was always quick to respond when we ran into questions or concerns. If you're in a larger group this place is idea. I cannot recommend this Airbnb enough.

Our family stayed in both villa 1 and 2 and they were both amazingly beautiful and comfortable!!! There are security cameras and barbed wired along the property so we felt very safe, especially because this is a remote, newly developed area. The pools were clean and the perfect temperature to cool off in both day and night! There is a small town about 10 minutes away from the villa with tons of restaurants and shopping so you don't have to go far! The beach I would say took us about 30 minutes or so to get to. The area is newly developed, so the road getting to the villa is not paved and you will have to follow an instructional video from the host because it is not yet on google maps. This can be challenging at night but the host will provide you excellent instructions on how to navigate. The host are always available via what's app for any concerns/needs during your visit. They were very attentive and quick with solutions. We enjoyed our stay and we would for sure recommend the villa to anyone visiting Tulum!

This place is amazing! Villa is beautiful, the place is decorated and furnished beautifully. Definitely recommend getting both units. Worked perfect for a large group. Fredrik was in constant communication. The city even cut power one day for 4 hours and they kept us posted all day on what was going on. We didn't have cell service so when the wifi was down we had to go back to town. With the location, having a car is definitely helpful. We were able to get a shuttle to pick us up but it was a little tricky getting him there the first time. We got his number on Whatsapp and used the same driver the entire week. Super close to the beach and close to the city. Pool was amazing. A speaker is provided at the house which was a great touch. The AC units throughout the house were incredible during the hot week. Somehow got a noise complaint from the 2 neighbors just from playing music in the back yard while swimming but the hosts reached out to us right away. Again, definitely recommend staying here!

This place is absolutely beautiful! The photos are exactly how they appear. No false advertising. The home itself is locked and blocked off by cement walls with metal spikes for the guests safety with two secured doors. Also house is secured with cameras and alarms, which made all of us feel very comfortable. Home is styled very beautifully with Mexican/Mayan decor. Outside has a tropical feel meets modern built. The home is equipped with all the necessities to cook and serve guest, which we used daily. The room fans and AC work great in the house. Not important information, but the wood corners of the couch and bed frame are sharp. I have stubbed and scratched my toe and shine numerous times, be careful. We had cleaning service come and clean the whole house as well as pool service done. Both services were done while we were out exploring, so it was nice coming back to a clean home. Fredrik and Ioana are in constant communication with you during your whole trip. Please download “WhatsApp” prior. That is how they will communicate with you. Unfortunately my phone did not have service while in Tulum but wifi is offered at the house and everywhere you go for the most part, so our communication was done from WhatsApp through wifi. Little information about the area and Tulum itself. The home is in the “jungle” area. Meaning it’s a little outside the main town road and the Tulum beach road. Not saying it’s far from anything, I’m only indicating that it is not in a open well known area so finding taxis and getting food delivered was a huge hassle. If you have a big party I highly advise you to have the Airbnb host set you up with transportation. They have the best verbiage and direction to let the drivers know. We soon realized getting taxis everyday was going to be tough with our location and language barrier and spendy, so all 10 of us rented scooters. Best purchase we all made on our trip. Quick and easy to get around. We were a group of couples so everyone paired up on a scooter. Overall we enjoyed our stay at this Airbnb. It is absolutely beautiful and the hospitality is phenomenal. Fredrik and Ioana make you feel very comfortable being at the house and keep a close communication with you constantly. Their responses are always friendly, helpful, and quick. You will not be disappointed in this Airbnb!

As all other reviews state, the place is even better in person! We had minor issues with a door in one room but that was fixed as soon as it was reported. It was extremely relaxing and peaceful away from the main town only about an hour. We enjoyed the secludedness. We rented both the upstairs and downstairs unit and were at first hesitant to be separated from our party but the place opened up as one large space with no real disconnect that affected our time. We would definitely rent this place again! And would recommend it ! Some taxis had a hard time finding the place so I would suggest downloading the offline map of Tulum through google maps, marking your location and showing any taxi driver when you hop in a taxi where you need to go.

Loved how it was within the jungle and very quiet especially in the mornings

There is construction going on around the property so it make get a little nosy sometimes but I still highly recommend the villa to be the place you reside in Tulum

Amazing stay in the middle of a developing part of tulum. The home is better than the pictures could even show and perfect for a large group. Great amenities, beautiful views, location is pretty central but still gives you privacy and the ability to get away. 10/10 would recommend.

Very good option

Tudor’s did a fantastic job of making sure my guests and I could arrive safely with no problems finding the place. As Tulum is a developing city, the roads are confusing and not well maintained. They sent a video driving down the road and pointed out landmarks so that we could easily find the gorgeous house. It was a life saver! They were super quick to respond with suggestions and answer any questions. The home itself is so awesome. Super comfy beds, 2 pools, tons of towels, and little extras. I would definitely recommend!
