3BR Villa in San Miguel de Allende

We were scheduled to arrive a little earlier than normal check-in, and since the home was unoccupied the day prior, the host accommodated an early check in and had the maid meet us to let us in. The place was clean and in a good location - only a few walkable blocks from the main square. In fact, we were able to walk everywhere we needed to go except for the winery tour (45 minute drive). As the host noted on the post, it’s in a busy area, so it can be a little noisy with traffic and pedestrians……but that was ok with us especially since she addressed it upfront on her ad. Martina was the maid who would stop by as needed, and for 500 pesos per day she would make a full Mexican breakfast, then stay and do a light cleaning. We used her every other day and she was a wonderful lady. She also went to the grocery store to get things we needed. The place is a very short walk to the Rosewood Hotel and many restaurants, shops, galleries, etc. Be prepared to walk a LOT……it’s hilly!

The house and location are fantastic. Plan on time at home during your stay to enjoy the home and setting.

The house is located in a quiet street, although is very close to all the places you will like to go at walking distance. The arrangement we had that included breakfast and cleaning was very helpful and delicious, although you have to pay more for it, but is worth it. The feature to open and close the roof works perfect and gives the house fresh air when needed or kept it warm if desired. We had a wonderful time there and will repeat if we need to go to San Miguel again.

This is one of the loveliest places we’ve stayed. The photos do not do it justice. This beautiful, colonial home is exquisitely appointed. There are gorgeous details throughout from artwork to furnishings. The stunning plant-filled atrium (with retractable roof) fills the home with natural light and warmth. The location on a quiet street, is perfect with easy access to all neighborhoods in SM. Ten minute walk to Centro, San Antonio and 20 minute stroll to Fabrica la Aurora... The kitchen is well stocked should you want to prepare meals at home. We enjoyed the two terraces very much, both with excellent views. We watched sunsets from the west-facing almost every evening of our month-long stay. However we did find the terrace furniture a little uncomfortable. This is an old home and we did experience some plumbing issues. The owner was responsive and problems were fixed. We would recommend new towels, softer mattresses and pillows. The housekeeper Martina is pleasant and helpful.

The house was amazing! The architecture is fantastic and the photos don’t even do it justice. The central part of the living space has a retractable glass roof to let the sun and fresh air in during the day when the weather is nice. The living room is cozy and the beds were all very comfortable, with plenty of space for our family of 7 (including grandparents). The kitchen is very well equipped and the absolute best part of all is Martina, who cooked several delicious breakfasts and dinners for us (she shopped, prepared the food and did all the clean-up). Martina was amazing and we had delicious meals at home for such a fantastic value! (We would go for a drink at a different rooftop bar every night and come home for a dinner prepared for us — total pampering!) Thelocation of the house is also fantastic — a very short walk to all the sights and restaurants, but far enough that it’s quiet at night. We would definitely go back!

This place was amazing. The house in itself was a beautiful setting for pictures. Everything was within walking distance. The area was quite and we were able to find parking right in front of the home on our second day there. There is also a public parking around the corner. If we plan to visit again I hope this place is available to rent as we really enjoyed our stay and the location of the house. Marthina was very responsive when we reached out to her to inquire about small questions pertaining to the Jacuzzi.

This property exceeded expectations. An incredible location. The home is spacious, beautiful interior and artwork. Viv has great taste! Cool views, close to everything. We were cool with 3 levels. Just know, 2 bedrooms on 2nd floor and 3rd bedroom on 3rd floor. Jacuzzi on the 3rd floor, everything works perfectly. The roof opens up so you have the effect of an open square. We loved this property and would definitely recommend this home. Photos are accurate. The beautiful sound and flow of water from the fountain in the center of the ground floor was relaxing and added to the overall ambience. Martina was there waiting for us. She is so friendly and gave us a tour of the property. A great experience. There is a excellent restaurant 20' on the right side. It is part of a hotel but this property is better and a lot less. It's a great value for the area. A little groceries store 2 blocks to the right as you go out the front door.

When we walked into Viv's home, the first thing my partner said was, "This is better than the photos!" It is truly a very special home and environment. The open air (when the ceiling is open) atrium is gorgeous and gives the home an indoor-outdoor feel. There are artistic touches and design elements everywhere. Lovely finishes and a great play of modern mixed with traditional elements have been incorporated. The kitchen is modern and Martina (the housekeeper) is awesome. We would stay here again in a heartbeat and would highly recommend it to others.

We spent about seven weeks at Viv's place and loved it. I have been coming to San Miguel for about 7 years and have never stayed in a better place. The house has great bones and Viv did a wonderful job restoring and decorating it. With a retractable roof, it's like you are outside when you are inside. The centerpiece is the internal plaza with a terrific kitchen and sitting areas. Location is ground zero for SMA, close to the Rosewood and the downtown. It is also in one of the relatively few flat parts of the city, another plus. Viv responds quickly and appropriately to whatever issues arise, and her cleaner is wonderful. If you are going to SMA, stay here (just not when we are there!!)

The home was lovely, as described & good location for shopping, the church (we were there for a wedding) & nearby park/playground for the kids. However, it lacked air conditioning which made for a very uncomfortable night's sleep with the heat (in early May), very loud portable fans, and mosquito bites. Also, there are loud firecrackers going on often at all times which I hear is typical of San Miguel. Saturday night, there was loud music that went on till quite late. With the retractable roof open throughout our stay, the music was quite loud; don't know if that's a typical Saturday night from the restaurant (bar?) a few doors down. The house manager, Martina, was kind enough to bring a quart of milk for the toddlers as we requested upon our arrival as it was a long day of traveling and the kids were ready to nap. We really appreciated the service. A 5-gallon water cooler is provided which was sooo nice to have and keep our thermoses filled in the fridge for cold, refreshing water.

Great location, views of church and mountains/sunset from balcony, well stocked kitchen. Loved the retractable rooftop. The hot tub is a nice amenity. The housekeeper had to let us in, and was giving us important details about the house and hot tub. She only speaks Spanish and was not happy with us needing to use a translation app, so some instructions were missed which caused a minor issue. Would suggest that the hosts provide detailed written instructions in multiple languages or a website as we have experienced with many other hosts.

Staying at Viv’s place was a pleasure in every way. The house is incredible, with a well-equipped kitchen, incredible spaces, a Mexican feel, great artwork and comfortable bedrooms. There is a lot of privacy in each of the bedrooms, each with its own bathroom. The small patio is great for watching sunsets, and the bigger one has room to eat outside or use the hot tub. We have stayed in 5 different houses in San Miguel, and this was our favorite by far.

There are many things to like about this gorgeous home. The open roof, terraces, courtyard, convenience to Centro and many spaces to enjoy. Not so good, if you like to sleep. The pounding noise from the clubs, made sleep impossible on the weekend. Noisy, but less so on week nights. The home is beautifully appointed. However, we found the matteresses too firm for our liking. When we arrived everything was clean. However, there were no extra towels, but there is a washer and dryer. We found the kitchen spacious and since we did not cook meals in, were okay with limited kitchen cookware. The location is superb if you want night life. You will find the walk to Centro easy and safe. This home is perfect if sleep is not a priority.

The house has a great location, very near the Jardin, and has a stylish interior, with good art and interesting objects. The housekeeper, Martina, is lovely. All of that said, the comforts of the house were far less than we expected. The plumbing was not "rental ready" (plumbers had to come the first day for multiple repairs). The kitchen has fancy appliances, but the tableware is a hodgepodge of unmatched glasses, mugs, and incomplete silverware. The toaster only works sometimes and there is scant hot water pressure at the kitchen sink. There is no functioning fireplace though one is listed under "heating". The balcony barely fits 2 chairs and neither one is comfortable. The master bed and bedding are very nice, but expect thin towels and one face cloth for the whole house. The guest room windows are locked shut for some reason and there are no railings on the staircases. Little armies of ants abound. This is a charming house that needs attention.

Fantastic property in the heart of San Miguel de Allende, we spent a few spectacular days, we celebrated 25 years of married my wife and I, and we stayed there with my four children, they all enjoyed. The property has special good taste and completely "ad hoc" with San Miguel de Allende, I think it's even better than the published photographs. All the simple aspects, and the perfect service. Thank you so much.

The house is a spectacular example of a colonial home in the center of town. It is central to everything and all you need is to walk two blocks to have your mind blown by the beauty, history and action of San Miguel. The kitchen was well appointed and the main floor works as a perfect gathering space for families and groups of friends. Because you have three suites- there is privacy for everyone to take a break during the day and come together at different times. The house is filled with remarkable art, has a roof top patio which is a great place to enjoy coffee and also has a retractable roof so you can bring the outside in if the weather is warm which it most always is. We were lucky enough to be here on a special holiday- The celebration of San Miguel Archangel so we were able to experience fireworks and parades. I learned so much about the history of the area and of Mexico by our accidental timing. It was fabulous. This house is everything you want if you want to be in the center of it all. no car needed. We have walked 20 miles in 5 days in different directions every day. Location, location, location!

The house is amazing. The retractable roof is gorgeous. All is well decorated. The location is great, within a few blocks of the Parroquia and all of the amazing restaurants including, Aperi/Luna/Cinque and more. The small convenience street a few blocks up Terraplen is useful. Be sure to stop by the next door Santuario restaurant or the nearby Cafe Lula for a drink or a meal. Martina let us in to the home. She is available to cook and clean as well. Though we did not need her services, we happily left a tip as she does such a great job caring for the home.

Even better than expected. The location is an easy walk to everything in the central city. Spotless. Martina will cook breakfast for you if you contact her ahead of time. Ask Viv about it. I recommend you do so, at least for part of your stay. She's delightful (does not speak English, btw, but even though we don't speak much Spanish we didn't seem to have a problem communicating; Google Translate can help), and she cooks a delicious breakfast. There is a half bath on the ground floor, 2 bedrooms on the 2nd floor (each with its own bathroom)--one with 2 twins and the other with a king size bed. (I think it might say double in the description, but it's a king.) On the third floor, the bedroom has its own bath, 2 twin beds PLUS not one, but two balconies. We sat on one in the evening and enjoyed the sunset, then in the early morning we saw hot air balloons rising. Most of the beds are on the firm side and comfortable. The kitchen is VERY well equipped with microwave, toaster oven, even a wine fridge. The house feels very modern in function while completely retaining its charming colonial architecture. I can't recommend this house more highly.

Even better than advertised, and the photos don't do it justice. A lovely home in the center of everything in Central SMA: the open air living spaces, generous bedrooms, large bathrooms, and the balcony views make you almost not ant to venture out, and a well equipped kitchen so you don' have to! Five adults comfortably enjoyed a week here, and are already looking forward to coming back. Viv is a great host, responsive and helpful. And Martina, who will clean and even cook if requested, is a gem as well. I recommend this place without reservation.

This home is a complete treasure. Believe it or not, it's even more beautiful than the stunning pictures. We rented it for a girl's getaway for my 40th birthday & it was fantastic. There were 5 of us. The retractable roof, the rooftop views, the fountain in the courtyard, the quality furniture and art all lend to a truly magical experience. We loved every minute we spent in the house. Each of us slept very well in our beds & the house was quiet at night. The location can't be beat. The only issue we had was that the hot tub didn't heat up, but we reported it; hopefully it will be fixed for future guests. Martina is available to hire for cleaning & cooking. She asked a few times if we wanted to hire her, but we wanted to cook our own meals & eat out, and we cleaned up after ourselves incl. taking out the trash & washing/ putting away all the dishes before we left. Martina was very welcoming to us initially & preferred to speak Spanish with me (I'm not fluent but did my best). She didn't have much patience when she came to fix the hot tub & my friends couldn't speak Spanish. She aggressively asked for a tip at our departure & was very upset we didn't tip her. It was uncomfortable. We told her we didn't have any cash left (it was our last day). A tip seemed confusing & unwarranted because we had chosen not to hire her & took care of our own cleaning and meals. We would have tipped after the fact if we had found out we were in the wrong or misunderstood a cultural expectation, but Viv confirmed we did not owe her a tip. That may be something to be aware of. One of us accidentally took a house key & had to mail it back the next day. Viv was gracious about our mistake, although Martina was quite upset over it & that was also uncomfortable. There are only 2 house keys so you may have to coordinate a bit if you have a few independent explorers in your group like we did. Still, we would absolutely recommend this stay - I can't imagine finding a more enchanting place in a better location. It feels like a well-appointed home, not at all like an Airbnb where the bare minimum was put in to get it rented out. Viv was quick & helpful to respond to my questions ahead of time. Martina was available through WhatsApp when we had quick questions like not being able to find a light switch. Highly recommend!

Loved this location! It couldn't be more convenient to the Jardin, restaurants/shops, as well as the Rosewood. The property itself is very unique; the retractable roof and Jacuzzi were real bonuses. The kitchen is well equipped and we enjoyed being able to make breakfast in the mornings before heading out. Additionally, the beds were very comfortable and the windows are solid/sound proof because there was no street noise whatsoever. Would absolutely recommend this Airbnb to friends/family visiting SMA!

This gorgeous home is in the perfect central location with everything thing you could want to make your stay in San Miguel unforgettable. It is furnished in beautiful style, but is also very comfortable. Communication with Viv was very easy and she’s quick to respond. Martina, the housekeeper, is a true gem. We hired her for the week and she helped to make our vacation exceptional. She bought groceries, cooked a delicious breakfast every morning, kept the house tidy and helped us with many other little things. We look forward to returning to San Miguel in the future and will definitely book Viv’s home again!

Absolutely *perfect* stay in the heart of San Miguel de Allende! If you can believe, this place is even BETTER in person! Viv has such a lovely home; gorgeously decorated with historic, modern and zen touches at every turn. Truly everything you need is at this home to feel like your home-away-from-home. Her home is so close to everything you want to be around: shopping, dining, historic locations, yet on a relatively quiet street. Viv made our visit so easy and she was so responsive. Connected us with Martina, who was so helpful and sweet. Thank you so much for opening up your home to us! We cannot wait to return!

The experience in this beautiful house was wonderful. The house has absolutely everything to be inhabited with all the comforts of your own home. The super-equipped kitchen, dining room for 8 people. A beautiful central garden, with a sliding roof that allows you to see the stars, accompanied by the sound of the fountain water... bedrooms with super comfortable beds. A third floor with a full bedroom, two terraces, one of which has a Jacuzzi. One of the highlights was Martina's assistance, she cooked us delicious breakfasts and was super friendly, respectful and very willing to be at the service of our family. Thank you so much Viv for allowing us to experience the stay in your home

The house is as shown in the photos, it has a jacuzzi and a nice terrace. It is a place to enjoy if you are going to be without leaving, as it has everything you need to be comfortable. If they want to leave, it is very close to everything. It is a very nice house, with a lot of detail. There is also a person they can hire to clean and prepare breakfast, we did not hire her, but on the last day she asked for a tip, which we were very surprised:/ because it was not included in the instructions of the Airbnb and it is worth it to be taken into account.
