Casa Bautista is a beautifully designed home set in the breathtaking Sian Ka'an jungle. Its open-air design and wabi sabi touches, which are truly part of the imperfection of the harshness of the elements, are pretty special. While many mention the trek to town and back, the roughness of the road, etc., it is merely the journey one experiences as part of entering the biosphere. I have visited Tulum upwards of ten times now, and I keep returning to this southern end of Tulum. I appreciated the layout of the house and the positioning of the bedrooms to maximize privacy and airflow. The primary suite is on the opposite side, separated by the expansive living, dining, and kitchen space. The elements are harsh, from salt air and wind to humidity and rain, so, understandably, there are signs of weathering on the home. This is not a negative, more of an appreciation and awareness of the penetration of nature. We would stay there again, without question!

EXCELLENT LOCATION, IT MAKES YOU FEEL LIKE YOU'RE IN THE JUNGLE. VERY FRIENDLY STAFF. CHEF ALEX'S KITCHEN WAS SPECTACULAR.

Absolutely gorgeous! The house is spectacular! Private white sandy beach is just steps away from the house, pool on the roof where you can look out over the forest and beach. The staff was terrific especially Mayte the concierge who took care of our every need- restaurant reservations, car rental, yoga and massages at the house. She made the trip so over the top special. This is the perfect house for that once in a lifetime trip!

This house is absolute paradise! The home somehow captures the ability to be in the jungle and on the beach at the same time. It is private and peaceful. Esmeralda, Abo and Toni were friendly and always around to ensure the house was in pristine condition, clean and everything was working. Our host did a fantastic job on of recommending a Chef for our stay, spa and massage services that came to the house and made a reservation at a fantastic restaurant for us on the one night we ventured off property. The house is secluded but only about a 15-20 minute drive to the shops, restaurants and bustling area of Tulum. The house was more beautiful than in the photos and really does take your breath away. It was perfect in every way. We will be back, VERY soon.

Our stay was absolutely amazing in this villa. We loved the open living room, the private beach, and the beautiful rooftop pool. All of the staff were very friendly and accommodating. We couldn’t hav me asked for a better place to stay in Tulum.

Absolute paradise! The home itself is beautiful beyond words. The staff are attentive and very welcoming. Our concierge also took great care of us and was consistently available for whatever we needed. We had the best time, I highly recommend! I also recommend the private chef services - the food was amazing!

The house is incredible. Chefs were amazing. Service was top notch. It was the most spectacular piece of architecture I have ever laid my eyes on. Everything was built with purpose AND sustainably into the landscape. Soundnaps. Chairdancing. These words don’t make sense to you - but they will once you stay here. This is the perfect location to disconnect from the stress of modernity and connect with the people that matter the most. Do you like nature? Well get ready to love nature. This place will knock the tortilla off your taco. Experience your private oasis. Swim in crystal blue waters. Gaze at stars, planets, and galaxies that you didn’t even know existed cause you’ve been too busy getting light polluted by your Instagram feed. Oh, and don’t even get me started about the moon. That thing pulls. Roads to get there from the edge of town takes 22 minutes and is BUMPY. The last time the potholes were filled here was right before the Spanish made contact with the Mayans. In addition to wiping out knowledge of Mesoamamerican astrology, smallpox must have also wiped out all civil engineers and people that know how to fill potholes. This is a remote location - remember that. You will question your decision making skills every time you have to make the trek back from the bars on that road. No signal and weaker wifi. Every now and then you will see a scorpion where you least expect it. The bugs will eat you alive and your girlfriend will complain the whole time. Don’t scratch your mosquito bites and yes that’s sand in the bed. If you drink the water you will die. Just enjoy it. All jokes aside - it’s an absolute masterpiece in every capacity. This place has a special place in my heart as well as the others who stayed with me. Thank you guys for an incredible experience.

Bobby's home is absolutely beautiful. Would recommend for families and groups attempting to get off the grid for a few days. Just a few things to keep in mind when renting this house. It's off the main strip by about 30mins due to the pot holes in the road (Azulik/Papaya Playa Club was about 50mins away at night). We learnt this was limestone which acts as a sponge and causes bubbles! Beautiful natural phenomenon and magical for how the house was built, but not great for Tulum guests who want to explore the shops and restaurants along the beach. We are regulars in Tulum so like to pop over to check out a new spot each time. We ended up making a song about potholes to get through it. Our driver informed us that he himself had driven 5 people who had thrown up on that journey - so be warned! That said, perfect for guests who want to stay home and live in the ocean and beautiful rooftop pool, which we ended up doing! The private beach was perfect. Difficult to reach means better views and privacy. Bobby and the staff at the house were absolutely amazing. Unfortunately (out of their control), the wifi went down for 3 days during our stay. If this happens, there is a spot on the roof close to the pool that on/off gets a few bars. We made this work but could be a safety concern. That said, the house is in a gated community and well guarded. We didn't feel unsafe, but missed a dinner reservation and activities due to inability to reach the outside world. All in all, a great trip. Thanks Bobby!

I have to admit when I booked this house I had a small doubt of whether it would actually meet our expectations… well it does not disappoint. It actually looks exactly as it does in photos. Everything about this house is spectacular- the architecture, the views, the location with private beach steps from the hose, the friendly staff who run it, the food (if you do private chef option), the cute lizards around, etc. etc. The staff were so on top of things. The host was very communicative and responsive. Being somewhere where you don’t speak the language it was so nice to have someone help with reservations, grocery shopping, arranging rides, etc. The on-site staff were extremely friendly and efficient. We would leave a mess and it would be magically cleaned before I even realized they were there! They made our beds everyday- which I didn’t think we needed at first but with the sand everywhere it was so helpful. It was my husband’s birthday and they even decorated a little area for him! There were a lot of little things they did that really made the whole experience so seamless. This place is pricey but totally worth the experience. A+++. The only thing I would warn about is the ride to the house. The location is in the reserves, which is amazing for the scenery and privacy but those last 15 mins of the car ride are a doozy. Think potholes on steroids for 2 like miles. But overall can’t rave about this house enough. Definitely an experience we will never forget.

Amazing amazing property. Just in beautiful in person as it is in the photos. One downside (not the villas fault) is the bumpy Tulum road to get to it. The house is about a 15-20 min ride from town. The secluded location in the jungle - beach is amazing. The staff is very attentive and accommodated everything we asked for. Highly recommend.

Villa Bautista is certainly everything we expected and more. The facilities and position are unparalleled. Set in a nature reserve on a peninsula - you have the ocean on one side and a wild mangrove lagoon on the other, both of which are visible 360 basis from the massive roof top pool and entertainment deck. My wife and I had a seafood barbecue up there on one of the days. There is a compliment of staff that help with the cleaning, morning coffee and some of the food prep. Bring fruits and they will make fresh juices for your breakfast. Watermelon was our favorite. You are a couple of steps from the beach and when you get back there is a cold cold jacuzzi to cool off in. The bedrooms are very stylish and comfortable. The hostess was amazing. She arranged our laundry to be done offsite and recommended an amazing boat tour which took us through the mangroves (we saw crocks and manitees) and out into the ocean where we saw dolphins and sea turtles - finishing off with a snorkel on the reef and a chilled swim in crystal clear calm water. 100% recommendation this as an addition to any Tulum break. Tulum itself can be quite busy and touristy - this was a nice escape from that.

I highly recommend this beautiful home for your next group trip. Our group of 8 had a wonderful stay at this beautiful home. The staff was super attentive and friendly. All of the food was delicious. Our concierge Mayate was amazing and made sure every detail was executed perfectly (groceries, transportation coordination, chef menu, etc). The home is in a more remote part of Tulum just below the hotel zone. Traffic can be really bad in the thick of town (especially at night) so be sure to budget in more time than you think you need to get anywhere (and extra money for taxis, they are usually $50-$75 USD per trip into town).

Casa Bautista exceeded all of our expectations from day one. Upon arrival we were greeted by the concierge and gracious staff who went above and beyond at every stage of our stay. The house is exceptionally private and very secure. It’s easy to see that the staff not only take great pride in the house, but are invested in curating a wonderful experience for their guests. The house is a truly unique piece of architecture nestled upon the banks of a lush peninsula. The panoramic rooftop views revealed an aquatic sanctuary to our west and a light sandy beach to our east. The rooftop shower was a favorite among the guests. Each bedroom was clean and fresh with doors opening up to private balconies. The staff changed out our towels and linens every other day or so, and made the beds each day. The bathrooms were always kept exceptionally clean and well stocked. Collapsing wood door panels opened up each morning to allow the wind to blow lazily through the main body of the house each day, creating a welcome reprieve from the midday heat and carrying a breeze that kept the mosquitos at bay when they seemed to bite us everywhere else we went in Tulum. The rooftop pool is small - not quite a lap pool- but easily fit our large group when everyone wanted to lounge and float. With the ocean just step away, we spent most of our time in the beach cabana or in the water anyways. We were visited by a handful of geckos and a lazy iguana that would occasionally walk through the house. Aside from an occasional lazy black cat, we did not encounter any other wildlife at casa Bautista. We were told that we might see turtles laying their eggs on the beach outside the property, but I think it was a bit early in the season to encounter them. We opted to rent scooters and despite being very privately nestled off the main strip, were only just about 10-20 minutes from the main strip where we had access to incredible food, bars, and nightlife. Traffic and parking are not ideal in this part of town, and scooters are highly recommended.

This is more than just a villa is an Expirience. Don’t hesitate to stay here. Design and nature coexist on a perfect balance. Also ask for the Chef service at least once it’s outstanding!!!

The house is very nice. Private beach. The breeze from the ocean is amazing. The house staff was amazing. The concierge helps out a lot as well. The road to the home is extremely rough. It’s probably the worst part of the trip. I think the house is very nice, it would just be a better over all value if it was a bit cheaper. I would recommend this home 👍.

Bobby and his team made my 29th birthday weekend remarkable by providing exceptional guest service throughout my entire stay. His concierge, Mayte was just absolutely amazing. She was so attentive, organized, and prompt. Aside from the beautiful ocean front views, private beach, spacious living and kitchen area, the kindness and genuine energy at Bobby’s place made it feel like home.

This was by far the most extraordinary Airbnb accommodation that anyone in our group ever has had the pleasure to stay in. Its located just south of the hotel zone, with the exclusivity of being within the privately gated Sian Ka'an reserve. The long strip of private beach access was exquisite, and the view of nature as far as you can see from the rooftop was unreal. The staff was ironically equally impactful as the physical structure itself towards the amazing experience. They exceeded our expectations by far. The very few suggestions we had for improvement of the overall experience have been relayed directly to the owner, and I'm sure once implemented will make this place nearly impossible to top as a total package for a sizable group trip to Tulum.

This house is incredible! It is inside the Sian Ka'an reserve so you may want to have a car rented, but this made it a more exclusive and unique vacation. The area is very safe, house is clean, and the managers have all the necessary contacts to ensure you have an incredible experience. The home is one of a kind! We would definitely go back and stay at the same place.

The place is magical and the house has stunning views. The pool on the ceiling is maximum.Tony and Esme with a great willingness to help. In August too hot and a lot of mosquitoes.
