5BR Villa in Oaxaca City

Mariana

Excellent, 3 weeks ago

A very nice and cozy place. I loved staying here

Perfect stay for a family of 10! I booked this property because it's completely step-free, which was essential for my grandfather’s wheelchair. The location is excellent a 20-minute walk to the Oaxaca Zócalo/downtown and completely unaffected by recent teacher protests. The house is spacious, providing plenty of bed space and privacy for everyone. Having a private bathroom in every room was a huge plus, and the kitchen was fully equipped for cooking. The Wi-Fi was reliable, and the hosts were amazing highly responsive with local tips, accommodating an early check-in after our overnight travel, and ensuring we had plenty of water for 10 people to shower. Overall, my entire family loved it, and I would definitely book again!

We had a very nice stay and overall we really enjoyed the place. Something we loved is that each bedroom has its own bathroom, which is very convenient, especially for large groups. The common areas are very nice and have a lot of charm. As a suggestion for improvement, too much light enters bedrooms 2, 3 and 4, and the ventilation is a bit limited, so perhaps you could consider some option to make them darker at sunrise. We would also recommend placing heavy-duty cushions on the main table and on the wooden armchair in the common area, since this is the space where guests gather the most, and it is currently a bit uncomfortable to sit for a long time due to the hardness of the chairs and armchair, although visually they are very nice. As for entertainment, it would be very helpful to have a small manual explaining how Izzi works and making it easier for guests to use.

A very nice house in a very good location. Unfortunately, on the first night, we couldn't sleep because an air conditioner broke down and made an unbearable noise all night. I want to clarify that they immediately sent a technician to fix it, but we lost half a day waiting for the work to be completed. On the second day, it rained in the city, and water got into one of the rooms, soaking a suitcase and some clothes. Water also got into the kitchen, so we also spent half a day drying and cleaning up. On the third day, we ran out of water, and again, we spent half a day without being able to shower, waiting for the water truck to fill the cistern. I should mention that they did respond as soon as they were notified, but I believe there is a lack of organization or maintenance to prevent these issues. They always responded, but these are things that can be avoided by being more attentive or by providing regular maintenance.

Host Response

Hi Silverio! Thank you for sharing your experience with us. We are sorry that your stay was not completely satisfactory. We would like to clarify a few points to provide more context about what happened. Regarding the air conditioning, our team followed up on your report immediately; however, the technician's visit took place the next day, as at the time of the incident you did not grant us access to the property when the check was requested. Regarding the other issues mentioned, we had no record of them during our stay, so it was not possible to follow up on them at the time. We are always available to help with any situation, and we would have liked to be able to assist you in a timely manner, but you did not contact us. Regarding the water supply, from the start of the stay, we were informed about the responsible use of this resource, due to the capacity of the water tank. During your stay, your usage exceeded the estimate, so it was necessary to top up the meter again to ensure service. However, as we mentioned, there is a water shortage. We also want to mention that during your stay, you requested various forms of compensation in the form of money or alcohol. We appreciate your feedback on maintenance and organization, as it helps us continue to improve. We reiterate that our team was available at all times to provide support and resolve any issues that were reported. Kind regards.

The pluses: The owners were very nice and responsive. The place had five bedrooms which was great for our family group. There was a large dining table that fit all of us. It was nice that there were so many bathrooms. The walk to the centro is only about 15 minutes. Parking was easy because they have a special area for it inside the gate. Room for improvement: We felt that the place needed updating, especially the kitchen. The stove was almost unusable, the microwave is tiny and moves when you use it. There is no oven. The kitchen is dark and rather dreary. The common room does not have a seating area where people can sit and relax - only the dining table which is not comfortable for lounging. The common room is also on the dark side.

We appreciate the time Evelyn took to share your feedback. We would like to clarify a few points in a respectful manner. The house where Evelyn stayed is a traditional house in the historic center of Oaxaca, located in a colonial neighborhood of great historical value. This type of architecture is part of the city's cultural heritage and, due to its nature, it is not very suitable to carry out structural "updates" without altering its essence and historical value. This is precisely what many of our guests are looking for and appreciate. The property receives constant maintenance and its design, layout and features are clearly and thoroughly described in the listing, accompanied by real photographs of the space. Before booking, the guest had access to all this information and decided to stay with full knowledge of what the house is like. And as for the appliances, during your stay we did not receive any fault reports or support requests. After your departure, they were all checked and are working properly. We are always available to help our guests when any questions or inconveniences arise, so timely communication would have allowed any situation to be resolved. Regarding lighting, it is a spacious house with very high ceilings, skylights and windows, which provides an excellent entry of natural light during the day, maintaining the balance of colonial houses, we even installed blinds so that it is not a problem to receive so much light. At night, the house has adequate and sufficient lighting in all areas for a comfortable stay. We respect all opinions, but we consider it important that the review reflects the actual characteristics of the accommodation and the information provided from the start. Our commitment is to be transparent and offer an authentic experience, in accordance with the historical and cultural value of the property.

Kindness, attention, accompaniment, is what prevailed during our stay in the house; which looks like the photos. The team does a great job answering questions or meeting needs. They are busy overcoming the areas of opportunity mentioned by other guests; for example, the fact that the bathroom windows face the room can be resolved by agreeing to use the half bathroom that is in the patio when the situation requires it ; )

Alexandros place is a great place to stay if you are staying with multiple people. We each had our own bedroom with our own bathroom which was a great plus. The place was clean and inviting. Although not right in the prime spot of the city we were an easy walking distance away from it. When we didn’t feel like walking catching a cab was extremely easy and cheap. Alexandro was very responsive.. we had to ask a couple of questions and they responded right away. At one point we did accidentally leave the key in the house. They came to us within minutes to let us back in. Highly recommend Alexandros place if staying in Oaxaca!

The location was a 15min walk to the city center (Zocalo) which was perfect for us because we like to walk around a city. Easy to check-in and out. The place was clean with a great central gathering space. Kitchen and bathrooms were clean and the AC blew cold. The owner responded quickly and his recommendations were really great. We had a car and parking was very easy. I definitely plan to stay again in Oaxaca and will definitely plan to stay here again.

This was the perfect place for my bachelorette group trip! Each bedroom had it's own bathroom and AC. The living room had plenty of seating and a large dinning table for us to sit around for meals or a drink. The place is very private and near a grocery store that we were able to order delivery from to stock the large kitchen with snacks. Alejandro and the rest of the team were very proactive with instructions and recommendations prior to our arrival, as well as coordinating transportation from/to the airport.

We enjoyed our stay at Alexandro’s place. Overall the house was in a good location, walking distance to the centro. Instructions and communication with the hosts was very helpful. The house is on a very busy and noisy street. Had some difficulty getting our car out of the garage in the morning with the oncoming traffic. A dishwasher would have been handy to have on hand. We stayed for 11 days and it would have come in handy.

Host Response

Hi Georgina, Thank you for your comment. We're sorry to hear that your experience wasn't what you expected, but it's important to clarify a few points. All the information about the property — including its location on a busy street and the absence of a dishwasher — is clearly detailed in the listing. Failure to read the description led to confusion that could have been easily avoided. During their stay, they were offered the necessary amenities, including products for washing the dishes, as well as a courtesy cleaning with the house delivered in impeccable condition. In addition, given the water shortage affecting Oaxaca (and many other parts of the world), we acted promptly to bring a water tank at night as a support measure. Unfortunately, the man had an unkind attitude and refused to receive it, in addition to treating the supplier badly and even asking him to leave the property, which is not acceptable. We appreciate all our guests, but we also ask for respect for those who work to provide good service. We always strive to offer a comfortable stay, but it is essential that all available information is reviewed before booking and that there is a cooperative attitude during the stay. We wish you all the best in your future endeavors.

The house is very nice and it was my choice because it is pet friendly. My pets were very comfortable in the house and that's very important to me. My family also spent very pleasant days. I told the host some details and he will take them into account, but they are minimal and do not affect the stay. The house is large, only one level, but with several rooms. It was hot, but having air conditioning is a super plus. Thank you for everything, we had a great time in Oaxaca.

It is centrally located, the rooms are fresh, clean, the beds are very comfortable, fresh.

Host Response

We regret that Karina's cleanliness review did not reflect the level of attention and care we strive to provide for each stay. Upon arrival, as is customary with all our guests, the accommodation was delivered in optimal cleanliness, and it was verified that it had sufficient drinking water supply throughout their visit. Likewise, an additional cleaning with a change of linens was offered, as a courtesy, in order to ensure their comfort. We appreciate your feedback and reiterate our commitment to continuous improvement and quality in the service we offer.

The house was clean, very nice, fully equipped kitchen and the host's attention was very good and timely. Not so close to the center, 20 minutes on foot and 8 by car, for us this was not a negative thing since we enjoy walking and we thought the area was safe even at night. It was very useful that the house had parking for two vehicles, just as each room will have its own bathroom, this gave privacy to all guests and made it much easier to leave the house for walks. We struggled a bit with the wifi connection, we reported it to the host and he came to check it personally, however the connection did not improve. Despite having a smart TV in each room and in the living room, we could not connect to Netflix or another platform. Another point of improvement is to take care of the light that enters the rooms through the skylights of the rooms, we were traveling with a baby and it was something that did not help him sleep

Host Response

We thank Veronica for her comments and for highlighting so many positive aspects of your stay, such as cleanliness, safe location, house furnishings, and the service provided. We're glad to hear you enjoyed your time and that the layout of the house was convenient for your group. Regarding the internet, we appreciate you reporting it during your stay. I personally went to check it as soon as they let me know, and at that time it was working properly. No additional reports were received after the visit, so we assumed the issue was resolved. Either way, we'll take note to boost the signal and ensure all devices can connect without a hitch. We also considered your suggestions about skylights. Although they have been positively valued by other guests for natural lighting, we understand that each experience is different and we will look for options to improve this detail, especially thinking about those traveling with babies or toddlers. Thank you again for your feedback. We're always looking to improve to make every stay as comfortable as possible.

Alexandro's place was perfect for our extended family holiday in Oaxaca! We had enough room for everyone and rooms were all separated to allow everyone to have their own space. It was great to have secured parking. The house had a large, open dining and living room with the kitchen and all the bedrooms individually connected to this main room. All the bedrooms had their own bathroom, ensuite, which was great to give everyone their own private space. Alexandro and his team were very helpful and responsive throughout our stay! We look forward to staying with Alexandro again!

This stay was perfect for our large group of 8. We had enough room for everyone to enjoy their own space. The common area is beautiful and super spacious. It was pretty quiet at night, and we had no problems getting right to sleep every night. We walked everywhere so it was easy to get around to the centro. Alexandro was amazing at responding, providing clear instructions, and answering all of our questions. Would definitely stay here again! It was great.

We had a great stay. Alexandro and their team was very responsive and helpful. February weather was perfect for visiting Oaxaca and the airbnb was an easy walk over to centro. Each room had a bathroom, and the living+dining space was big enough to host dinners for all. The location is right on a busy road, but only one room had the issue of some noise and traffic calms down during night so it isn't a big issue. All rooms were comfortable and well appointed. Instructions were provided and everything was very clean and tidy.

It was a comfortable and comfortable stay. The spaces were enjoyed with tranquility and comfort. The amenities were practical too, there was no need to turn on the A/C because the house itself is very cool. It would be great to have a control to open the garage door if it is driving because the street is very busy and would make it easy to park inside. The noise was a little more uncomfortable than expected but it still rests very well during the night. 20 minutes walking to the city's socket

Alejandro’s place is very nice in terms of cleanliness, decoration, and furniture. The area is central but not exactly next to downtown. At night the neighbourhood can seem a bit dark and sleepy, but at least it is quiet. The downfall is the distribution of the bedrooms. Most bedrooms have ac and/or fans, but do not have natural ventilation. The bedrooms’ windows they are indoors facing the dining-living room. Same as the bathrooms’ windows, they open to the living room, which can be quite uncomfortable if you know what I mean. Other than that, the place is spacious for big groups.

Host Response

We didn't knew during all the time that Ana went in our home, that she was that upset, she never told us anything about the house. It's clear that her comments doesn't meant to help us keep improving, but a revenge for her nonconformity. Which is kind of sad, because she booked almost on the same day (which is normally the reason of why guests aren't comfortable with the space, because like in this case, THEY DON'T READ) We mentioned in the add, that the bedrooms are inside the house and it's OBVIOUS by the pictures. But instead of take her responsability, she decided to blame us.

We were a family of 12 and the place was perfect for us. 5 private bedrooms with their own bathroom and a spacious living room. Exactly what we looked for. We asked for someone to clean for us daily for an extra fee, and this lady was extremely good worker and respectful. She made our stay even better. Alexandro and all the hosts responded immediately all our questions and requirements.

Our family of 10 including 2 children really enjoyed our stay here. The walk into the centro was about 20 minutes but we also found local eateries even closer; As well as a mercadito right across the street with waters, sodas etc. Exiting and entering the parking gate was a little difficult during peak busy hours but was doable with someone flagging down on the road. Overall we enjoyed our stay and would love to stay here again.

Alexandro's place was the perfect stay! We encountered a few issues with other stays in the area and him and his team were extremely quick to respond and were very accommodating of our needs before and during the stay. The place has its own car port so it adds to the privacy element of this already beautiful place. You don't even need to stay in the centro when this is just as close plus the added privacy and space you get with Alexandro's place. I would definitely recommend his place to anyone looking for a place big enough to host a large group.

The house is huge. 5 bedrooms and each bedroom has their own bathroom. The common space is also pretty big, but very echoey. And due to the location, and possible festivities while we were there, it was loud. The host did provide earplugs, and does list it in the description that it can be noisy.

Our stay was very pleasant. The description is super true to the photos. I asked him for a favor to surprise my son with balloons and cake and even that they helped me. I really appreciate them having filtered water. It's a great help .

Great Location! 10-15 walk to downtown. Busy Area with lots of food options.

A large group of us shared this house for a wedding and it was perfect. There’s plenty of space for everyone to spread out and have privacy while also having a big great room for everyone to spend time together. An unexpected convenience this house has is drinkable filtered water so we didn’t have to buy bottled water. It was very much appreciated! The house is not directly in the center of town, it’s certainly walkable but I would not walk alone in this area late at night. Luckily taxis are very available and affordable in the area. Lastly, this is probably the best host I’ve encountered on Airbnb in a long time. They’re extremely helpful and responsive and made organizing a big group of people really easy. I appreciated their help so much.

Highly recommended Casa Amparo! Communication with Monica and Betzi on Airbnb was exceptional. If we had any questions or wanted any recommendations, they would respond to us immediately. The house was very clean and very well equipped. Spaces are super comfortable and spacious. We traveled with 3 children and the house was very comfortable as they could run freely in the patio area. Also if you are traveling with kids it is super recommended as it is its minimalist decor and we never had to worry about them going to break or damage something. The house is 10-15 min (walking) from Oaxaca downtown and we always felt very safe. Her staff also helped us coordinate transportation from the airport to the house and back. Honestly, the service is excellent! I would definitely recommend staying at Casa Amparo when visiting Oaxaca.

Our stay was extraordinary! The location was perfect, safe, and convenient, with a store across the street. The house was beautifully decorated, spacious, clean, and the beds were comfy. The fully equipped kitchen and washer-dryer were a big plus for our large group of 9 friends. What truly stood out was our hosts' exceptional care. They ensured our comfort, accommodated our early check-in and late check-out, and even assisted with airport transportation and local touring recommendations, making our Oaxacan experience unforgettable. The internet connection was excellent, and the water pressure was a luxury. We eagerly look forward to returning in the future. Highly recommended!

We had a VERY BAD EXPERIENCE in this place, when we walked in we had no water, we communicated it and they fixed it very quickly, but when showering we had no hot water and more than 5 times we ran out of water again, the next day it was fixed but hot water we never had. Still, we always show ourselves very understanding and adapt to circumstances. The day we left the house, we left everything in perfect condition, but within a few hours they sent us a photo of a broken TV and are responsible for it, which outrages us quite a bit, because we have to be very cynical to break a TV and think that they will not realize it, it is simply absurd and that in doubt they will make us pay for something that we did not eat. In short, this bad experience leaves us as always learning to record a video before you leave to prevent owners from wanting to take advantage of them. If in spite of this you still want to wash with them, I recommend taking your measurements and recording before you leave.

Host Response

We take advantage of this ill-intentioned comment from Maria, to clarify that it is very unlikely, but it is almost impossible for a host to deliver a property with a damaged appliance, and even more so, that guests do not notice after 4 days of stay. Therefore, hosts who come to greet this person, to take their advice and also to take a video before handing over their property, as she blames our cleaning staff for doing so and expect them to pay for a damage they unfortunately did not commit and that they only reported, as they always do, as they entered the house. Accidents happen and that is understood, especially when such large groups are received, which one cannot be taken care of, but Maria was very upset that we were very sorry for her and we understand, but she does not understand our part and claims that by having good reviews it is impossible for him to have done so. We also have very good reviews and in none of us had a comment like this, wishing us the bad, for asking you to pay a damaged property, thankfully Airbnb responded to us, but she with her feedback affects our property and listing.

Here's a corrected version of your review: "This was my first time using Airbnb, and I'm very grateful that it was Alex's house. We all had a fantastic experience. The house is awesome, with five rooms, each having its own private bathroom and A/C unit, which made our time in Oaxaca amazing and super comfortable. The spacious family dinner area, which also has a larger A/C unit, is great for all family members to relax, talk, and reminisce about the incredible time we had every day in Oaxaca. Betzi was amazing. From the first time I contacted her through Whats app, she was awesome and very helpful. We definitely recommend this house to anyone looking for a safe and very comfortable place to stay."

Lovely place for our group of 9 friends. The hosts were VERY responsive. They would respond to our requests immediately. We ran out of toilet paper, they sent someone over for a delivery within 30 minutes. Their response to issues was amazing!!! The house was nice and spacious and it was perfect for our stay. Includes a full kitchen, washer and dryer, individual bathrooms for each bedroom. What more can you ask for? It feels like a boutique hotel really. It is 20-30 minute walk to the main town center so if you stay here be prepared to walk to the shops and restaurants. If you don't like to walk then staying at a hotel right in the center of all is probably a better option for you. There is a small convenience store right across the street so we were able to buy drinks and snacks whenever we needed. The airbnb also has a stocked mini bar so you can purchase anything you want.

Great location, not to far from the center of the city and was located in a very quiet neighborhood. The rooms very spaces, key locks on all bedroom doors. Each bed room is very sound proof everyone had there T. V. on and you could hear nothing. They were very helpful with any questions and needs I had. We were trying to get tickets to a show that was sold out and they were able to get them for us. We go to Oaxaca frequently and will book again.
