Terrific stay, despite the unexpected Puerto Vallarta unrest. We loved the pool, the proximity of the beach, the spaciousness of each bedroom/bath. Easy communication with Cristian and Sofia. It was our first stay in San Pancho and likely not our last ;-)

Everything is great!

One of the best Airbnbs I’ve ever stayed at! This home is beautiful and very peaceful. Our family enjoyed 7 relaxing days at Cristian’s home and we hope to return next year. Our host was very responsive and gave excellent recommendations for restaurants, chefs, and even massage therapists. We would have liked for the pool to be heated but it didn’t keep us from swimming every day. I was hesitant to leave this review because I don’t want others to know about this gem of a home. 10/10

We had a gorgeous family and friends week at Cristian’s house. The setup is perfect, with the five bedrooms — no bad ones —offering privacy and the large common area and pools giving us plenty of space to gather. Cristian helped us arrange an amazing dinner for the first night and twin-size cots for two tweens. The location is convenient to town and beach, but peaceful and feels like you’re living in the treetops with the exotic birds while the ocean waves are so loud you would think you’re in the sorts. We did tons of cooking but the town has great variety of restaurants. Saw whales and baby turtles. The gathering area is open air and it was January so it got cooler in the evening, we came prepared with sweats and bug spray. Perfect trip.

Our stay was wonderful. Cristian's place is a perfect blend of indoor/outdoor beauty. From the view of the ocean + sunsets to the sound of the crashing waves, it was relaxing. Cristian is a thoughtful & responsive host. Our drivers had a difficult time finding the place but Cristian was there to guide & greet us. He even helped us unload some groceries! The bowl of fresh fruit & bottled water was a pleasant surprise. He helped coordinate golf carts & an in-home chef, adding to the relaxing vibe of our trip. The house is walkable to the beach, which was great with our young kids. From there, it's a straight 10-15 min walk up the beach to town. The location is great for being away from it all while still being close enough to enjoy the local activities. The pools were nice for afternoon swims, though they needed to be cleaned, something we brought up to Cristian and he promptly addressed (though it meant workers onsite several times during our stay). Would definitely stay here again!

The house was beautiful and huge. There are exceptional views and the design of the home is elegant and impressive. Each bedroom has its own bathroom, lots of space for everyone. The walk to the beach is less than 5 minutes. Christian was able to connect us with a chef to prepare breakfasts and dinners, golf carts to get around San Pancho and driver to and from airport and Sayulita. The beach at this location has very rough surf. No one in our group felt comfortable going into the ocean for the week we were there (and we are strong swimmers). The pool had some issues (I believe they are being fixed now) so the main pool was out of not useable for half our stay (we recieved a partial discount for this). But, it was a real bummer to not be able to swim in the ocean or the pool for most of our Spring Break vacation. Lastly, there was a new tankless water heater installed the prior week but we struggled to get the temperature right in some bathrooms for duration of our stay.

Cristian and his wife have designed and built a beautiful oasis for relaxing and connecting. We had a family reunion there and everyone was comfortable and the open kitchen, dining and living spaces all flowed to bring people together. The bedrooms were spacious, each with it's own bathroom, clean and the beds were comfortable. Every detail was thought of to enhance your sense of peace and relaxation. The walk to the beach is short and easy. The ocean waves can be heard from every room of the house adding to the feeling of calm. Cristian arranged our transport to and from the airport in addition to scheduling an in-house chef's dinner for us. The food was delicious with leftovers for the next day's lunch. He arranged golf carts for our travels to town with the 1 and 4 year old, but honestly the walk on the beach to town takes about the same amount of time. We loved every minute here and hope to return. Thank you for sharing your beautiful home.

My family just stayed at Christian’s villa for 6 nights. This villa is incredibly special and perfectly located in a quiet area . The architecture of the villa is something you don’t get to experience often, and the indoor/outdoor living space has stunning views. You feel like you are in a jungle tree house but also have a view of the ocean and the crashing sound of the waves. Perfect for sunsets. I highly recommend using Enrique for cooking in house- very affordable and some of the best food we had. Christian was a great host and the fresh flowers were perfect! Some local recommendations- Polo Sunday Brunch, Mexitreks for Monkey Hill hike, beach day at La Perla visit the 2 local non-profits Entreamigos and the Turtle groupo ecologico, Mezcal bar at the bottom of the hill. Restaurants Ikan and Limbo. Morning Yoga and a day at the Tierra Tropial beach club!!! I highly recommend this spot for a relaxing and local and beautiful vacation. I can't wait to return.

Cristian was a great host. Kind, responsive and helpful. Willing to answer all questions we had and helped make arrangements for services during our time there. The house was spectacular, well designed and nicely furnished, great views and sounds of the ocean. The main pool area was really lovely and it was great to have saltwater rather than chlorine. We loved having the whole pool and garden area to ourselves since the other building on the property wasn't rented the week we were there. It was also so nice to have the infinity pool off of the living room. Each bedroom suite was beautifully decorated and it was great that each room had its own bathroom for traveling with friends and couples. Bedding, towels and toiletries were very nice. Kitchen was well equipped. 1/2 block walk to the beach. All around a fantastic house to stay in.

Cristian's home is amazing. Even more beautiful than the pictures. It's really stunning and tranquil. Total oasis. We were there with another family and would come back in a heartbeat. Cristian was accessible for all our needs and questions and was proactive in asking if we need help or recommendations through out the trip and helped us book multiple activities. The town is also super charming and beautiful. It was a wonderful stay and we would absolutely return.

Our stay was absolutely magical! Every detail was thoughtfully curated, from the chic furnishings to the beautifully appointed kitchen. Waking up with coffee every morning in the open living space was a dream. We even saw whales! Christian was an incredible host, super quick to respond and help with a concierge level of service. He has put his heart and soul into the property and it shows. He arranged a yoga instructor who was wonderful and a great way to start our mornings . We loved the beach club which was a quick 5 minute walk down the hill and town is a 10 min golf cart ride so you are close to everything. We were a group of 8 including a 72 year old, teenager and a toddler and there was plenty of space. Each bedroom has an ensuite bathroom which gave everyone their privacy when needed, very much like a hotel. If you have a small child you will need to do some babyproofing as the balcony is quite low so be careful there! We can't wait to visit again!

This place was truly a slice a heaven. Minutes from the beach, a golf cart ride or 15 minute walk to town, quick access to the beach club and a 15 minute drive to Sayulita. But honestly, the space is curated beautifully and the pool and lounge space so magical, the house alone is a vacation! We were a family of 9 adults, 2 kids and an infant and the house was the perfect size for our group. Cristian was incredibly easy to communicate with and made our trip seamless. He helped us organize a personal chef and upon request even had groceries waiting for us when we arrived. We would definitely stay here again!

This house was perfect for a family vacation. Everything worked as it should and the cleaning team did an amazing job everyday. The location was also great, close to San Pancho and Sayulita but in a very quiet and safe street just 2 minutes walk to the beach. The only thing we’d caution is some of the railings are very low and I’d be worried if I had kids as they could fall over if they’re not being careful. It was fine for us as we didn’t have any kids on this trip though! Would fully recommend this house and look forward to renting it again if we come back to this part of the world.

The good: Beautiful property. Nice design. 1 block to the beach. Owner is well intentioned and responsive. He helped get extra spaces ready for us in advance of our arrival, arranged car service, etc. The situation: we were a group of 16 (8 adults, 8 kids) and I think probably the first time the property had hosted a group of that size. My guess is that there was a learning curve, and they just weren't ready for a group of this size. The bad: We had a lot of issues during our stay that I hope/suspect are because the property is relatively new. The mechanical systems were a huge problem. The oven was broken, we had no hot water in several rooms, and we ran entirely out of running water for 24-hours so no one could shower, flush toilets, etc. We were using buckets to manually add water to toilets so that they would flush. We arrived back at the house one night after a day of surfing and playing at the beach to no water so everyone was filthy and had to go to bed covered in sand/sunscreen. It was so bad I was calling hotels as we believed we would need to leave. It was stressful/frustrating. Also, it was a small point but I think there's just a level of hospitality service that wasn't quite what I expected at this price point - I was asked to essentially carry my own bags upon arrival, my wife had to set-up / make one of the beds with linens, the manager wasn't there when we departed (he had arranged cars but they didn't show up as planned so it was a stressful 45-minutes to get transportation to the airport). Small things that could have been overlooked if it were just 1 thing it wouldn't have been a big deal, but in totality just didn't line up with the price point. There was a neighbor who complained about the noise we were making which surprised me as we weren't doing any particularly noisy. The owner said me that the neighbor had complained about noise from a prior guest as well so I think this may be an ongoing frustrated neighbor. I rent 4+ properties per year, oftentimes with large groups such as this including many children, and have never had a noise complaint before. We were reasonable about music, bedtimes, etc - no loud music, kids quiet by 9pm, adults in bed by 11/11:30 every night. The property is concrete without any doors/windows to enclose the living room or block sound from the pool area so it all just bounces to the neighbor. The open-air living room is on the 3rd floor, elevated and directed towards the neighbor, so all the sound in there just goes directly towards the neighbors house. Granted we had a large group including 8 children, so I'm sure we made noise around the pool as kids were having fun and when all gathered for meals in the living room, but the property is so close to the neighbors that there would be no way to avoid sound transmission. Knowing we were upsetting a neighbor made us feel like we had to walk on eggshells and try to be extra quiet rather than just relaxing and having fun / enjoying our vacation. What was particularly absurd about it is that there is a beach club 1 block away which was blasting loud music until 2:30am on 2 of the nights we were there, so much so that we had trouble sleeping and were woken up by it, so to have a noise complaint about us was ironic. Also a small thing but good to know is that the pool is not heated. Not a problem, just something to be aware of. It wasn't too cold, but kids teeth were chattering a few times and you didn't want to get in it before 10:30am when it was shaded by the house. In Summary: Overall I think until the mechanicals are figured out, the neighbor is appeased, etc the value here just didn't match what we paid. I've rented other properties in the area that were a much better value, but it is a beautiful property. The owner / manager is a really nice guy and has great intentions. He was doing his best, and some of the issues were just coincidental (a pipe in the garden broke which caused the cisterns to run out of water). He did give us a small credit for the inconvenience of no water for 24-hours, which was a nice gesture, but I never would have stayed here had I known we would have these issues. It is a beautiful property. I hope they get the kinks worked out and it will be great for future guests. Really nice owner, and I suspect in time, it'll be great.

We consider this 3 star review very unfair. To keep it short I’m only responding a couple of their points. We had a complaint from some of our neighbors about them being very noisy, the adults and the 8 kids. It was the first time we had a complaint about an airbnb guest being noisy. We politely told them about the complaint. They didn’t like it and I think this is the main reason for their 3 star review. (As a lesson, we’ll restrict the number of kids in the future, and won’t make exceptions in the total number of guests) When they arrived I was waiting for them (our staff already had left). I’ve helped them carrying half of their luggage, don’t understand this complaint. Also we’ve provided them with 2 extra (specially made) beds for kids and didn’t charge them. We made a lot of extra things for this group, unfortunately they did not appreciate them. Yes, a water pipe in the garden got broken and the house ran out of water. We did apologized about it and repaired it in a couple of hours.They told me they wanted a significant discount because of the water issue. I refunded 1,500 usd, a night. I believe that is fair.
