Gorgeous Oceanfront Villa w/ Private Pool & Dock

This house exceeded expectations. This home has been lovingly maintained and is expansive and luxurious with 3 very large master suites with amazing views, a private dock with palapa, large roof plunge pool and dining area. Marco and Leydi are kind and responsive we had them make two dinners and 3 breakfasts which were delicious and such a bargain. The house was well equipped with tons of snorkel equipment, life vests, SUPs, kayaks, games and some beach toys. The reefs in the cove had rays, octopus, eel, many fish, urchins and more. This is a heavenly spot.

In a word this place was perfect. Beautiful house, in a beautiful setting. The house is 30ft from the water with gorgeous views from every room. The dock allowed easy access to the water & great snorkeling just off the dock. The area is a coral reef so pack your swim shoes because you don't want to miss getting out in the water & seeing the amazing sea life. I would highly recommend have at least a meal or two cooked by Leydi as everything she made us was delicious. Leydi & Marcos kept the house & grounds immaculately clean throughout our stay & were very responsive to anything we needed. The views from the rooftop pool were amazing. If you are looking for a quiet & serene space this is definitely the house for you. This was the most private & relaxing vacation my family has ever had. Next time we find ourselves back in Tulum we will be staying here!

Absolutely stunning and the best location on Tunkah Bay. It was our own beautiful and exclusive resort! Having Marco and Leydi onsite who lovingly and meticulously care for the home made it that much more enjoyable as they met every need without delay. The food they prepared was fresh and delicious which created a very special experience! The area from my last visit eight years ago is developing quite rapidly, so the construction was disappointing as I’m afraid this beautiful gem will one day explode and become too commercialized. The new airport in Tulum is beautiful with easy one road access passing the downtown area and on the way to the home. The Cenotes are still pristine and a wonder to be seen. We’ve established a relationship over the past decade with Victor Rosado from KOOX diving and as always he provided a world class experience for all and getting our friend scuba certified. This was like staying in our own private resort. The beach area was the most versatile and enjoyable of any home we e stayed in. Tons of different seating configurations, and additional snorkeling and kayaking gear. . And of course, laying in the hammocks on the extended dock was heavenly. The inside of the home worked very well for us. Nice seating in the living room and kitchen with amazing views of the water. Beds were comfortable, toilets and showers did their jobs. Plus roof top pool was a great treat. Finally the staff Marcos and his wife, were very kind and helpful if we needed something. And Marcel was excellent with communication. Aside from the very bumpy road leasing to the home (around 5 minutes of grief, but not unusual in areas like this) this was a perfect, relaxing base for seeing the Tulum area. (Note, it is much better to have your own car as the home is around 20/30 minutes drive to downtown Tulum.

Marcel’s house is beautiful. He was very responsive to any questions we had prior to our stay. The property is just as described. We landed in Tulum, rented a car and found the house easily. Marcos greeted us at the end of the driveway and showed us around. Marcos had gotten the groceries that we had requested prior to our arrival. Marcos and Leydi keep it spotless. Leydi’s cooking is great The outdoor space is fantastic. Plenty of seating. The dock is so relaxing. The house has paddle boards, kayaks, life jackets. Water is crystal clear. We paddled over to casa cenote one afternoon for a delicious margarita. Our family of 5 felt safe and cared for!

We stayed in the home with our three teenage children. The home provided everything we were looking for in a vacation. It was private and serene, but also very safe. As a mom, knowing it is safe was extremely important to me. i never once felt unsafe. Every day we snorkeled right off the dock-all over the bay. There was always something to do for everyone. It was magical. Due to high winds, over maybe a 6 day period, the power went out in the neighborhood many times. The night we checked in, it went out for the entire night. Our host made sure we were safe and secure and made the best of it for us with candles, fans etc. There is a generator they use but the air conditioning is unable to run on it. Just be aware that even at this price point, things happen and nothing is fixed super fast in mexico. Although losing power was an inconvenience, the host handled it well and it didn't decrease our enjoyment of the property. I would book the house again in a heartbeat.

Beautiful location, Marcos was there to greet and take care of us from the moment we drove in and helped make our stay absolutely perfect.

Marcel was an excellent host and extremely responsive. it was so great to have the caretaker couple available to cook two excellent homestyle Mexican dinners and they kept the home spotless while we were there. the beachfront seating area is great with lots of shade as needed. having the private pier made the place especially nice - being able to swim and snorkel without climbing over rocks was perfect and a great breeze on the dock. it was also super quiet without noise or music. a few nearby restaurants were fine too. we all felt the home was priced right and was completely relaxing.
