The Space
This beautiful 3-bedroom oceanfront villa is situated in one of the most exclusive and untouched areas of Tulum beach. Elegantly decorated, the bright and cozy home is surrounded by native palm trees and features an open porch with direct views of a private beach and a secluded cenote.
Please note the location is at kilometer 10, not kilometer 6 as shown on the Airbnb map. The villa offers spectacular sea views and provides an ideal setting for privacy, tranquility, and breathtaking sunrises. It is conveniently located just steps away from Tulum’s trendiest restaurants and boutique hotels along the coast.
Casa Zaba is one of the rare properties with private access to a cenote that is 800 meters long and between 4 to 8 meters deep. The property includes two houses separated by 50 meters. Guests share the beach area with those staying in the other villa.
The property operates primarily on solar energy. Air conditioning is available inside the bedrooms for 12 hours each night using a generator. Please consult the host before plugging in any electrical devices, as improper use can damage the solar system or other equipment such as the AC or water pump.
From April to November, guests can witness a remarkable natural event when turtles come ashore to lay their eggs. Several nests are already established on the beach. If you see a turtle emerging from the ocean, please avoid using flashlights or smoking and remain quiet to protect these creatures.
Guest Access
The rental includes access to two small villas within the complex. Occasionally, the private beach area may be shared with guests staying in the other villa. You may inquire before booking to check if the other villa is reserved, or you can book the entire property for exclusive use.
The property is committed to sustainable practices and environmental protection. For this reason, air conditioning is provided only during nighttime hours for 12 hours.
Rules and Important Information
- No gatherings or parties are allowed.
- Outside music is prohibited except on the deck between 9 a.m. and 6 p.m., and it must be kept at a low volume.
- Violating these rules may result in legal fees, fines, and potential closure of the property, for which the renter will be fully responsible.
- Fires on the beach are strictly forbidden.

We absolutely loved our stay here! The house was great, the view was amazing, even when it was very warm out, the breeze kept you cool at the house! The groundskeepers were so helpful, always there when we needed help & kept the house and property clean. Myriam gave us great recommendations. Restaurants are walkable (ARCA was our fav, we went twice!), coffee (Kosmos, great coffee & chilaquiles), we had massages at the house which was fantastic! Overall it was great, we would definitely come back.

Everything about this home was perfect. We felt so lucky to have our own private BEAUTIFUL oasis. Getting to wake up every morning to that beautiful deck over looking our own private beach was truly magical and restorative. The host and onsite staff were so kind, welcoming and informative. We felt like we were home as so as we arrived. The one very tiny draw back was the long walk to the main restaurant area but we're city folk so we managed just fine! The beach club and restaurant directly next door was perfect for our first night's dinner. We will be returning!

We had a great time. The property is beautiful. It is on the south end from where you would go to venture off so defiantly plan on a rental car or taxis. The pictures were as shown on the listing so everything matched. The host was great at communication before and during. The security staff is great to have and they were very nice and friendly. Overall we enjoyed our stay.

What a magical place to stay. Everything worked as it should. The staff were helpful and friendly and went out of their way to make us feel at home. The house and kitchen was kept spotless by wonderful Nayeli and the grounds well cared for by Juan-Carlos . We did not want to leave. Myriam was a wonderful host and a wise and helpful guide during the cartel unrest. We loved cooking for ourselves. The kitchen is well equipped, and we loved the local restaurants. How excellent our stay Casa Zaba was!

We had an incredible experience! The house is in a perfect location with a beautiful view. It is designed tastefully and super comfortable. Miriam was an amazing guide, super responsive and gave plenty of recommendations. Could not recommend this place more.

The place was beautiful and was super close to everything. The beach was pristine and very private but if you walk down 5 minutes it gets more busy which is a nice switch up when you feel like it. I highly recommend staying here and if you do, rent an atv or some bikes since it’s more private than the others. Overall, an amazing stay and the host and staff were extremely responsive and welcoming!

The view of the beach and ocean through the palm trees from the deck was absolutely spectacular. We could have easily spent our entire week just hanging out on the deck. Everything about the house made it a very easy, relaxing, and comfortable stay. The housekeeper and maintenance staff, Nalleli and Juan Carlos, were extremely nice, helpful, and responsive. We ended up using the recommended chef, Yuenen, four out of the seven nights that we stayed there to prepare dinner for us at the house, including a cooking class, one of those nights. We couldn’t have been more pleased, and had so much fun speaking with her and enjoying the delicious food she prepared.

Had a short great stay at Casa Zaba. The view from the balcony/deck looking over the beach was excellent. There was ample seating and lounging available on the patio as well as the beach. We were lucky enough to to witness the birth of baby sea turtles both nights we stayed which created an unforgettable experience for my family. Myriam was very communicative and helpful for our stay as we're the staff at Cass Zaba. I would definitely stay again next time I'm in the area

This place is great off the beaten path since it's at the very south end of the hotel district and near the nature preserve. So it's a bit of a walk to some of the restaurants and shops. Reed and Mirriam are super responsive. The place is super private and quiet and the rooms are nice. Kitchen is a bit small is the only complaint. But we didn't use it much anyways since we ate out most of our meals and took advantage of a private chef they recommended for 4 meals.
