Featuring three pools, this villa provides the perfect environment whether you're celebrating a special occasion or simply relaxing with loved ones. Our Guest Experience team is dedicated to handling every detail to ensure your stay is memorable and stress-free.
Located in the heart of Aldea Zama, Casa Kookay is just steps away from restaurants, cafés, and shops. This villa combines luxury, comfort, and a prime location for an exceptional stay.
Enjoy three private pools: one main pool and two plunge pools overlooking the jungle. The villa also offers a large deck ideal for yoga or outdoor relaxation, along with an outdoor dining table perfect for dinners under the stars.
The villa’s layout is designed to provide privacy and comfort across all levels:
- First floor: Spacious living room, fully equipped kitchen, and main pool.
- Second and third floors: Each floor includes a kitchenette, a plunge pool, and two bedrooms, creating intimate and functional spaces.

The villa accommodates up to 18 guests. Pricing is based on 4 guests, with additional fees applied for extra guests.
Guest Access
On your arrival day, you will receive all necessary information in the morning to ensure a smooth check-in. Usually, one of our hosts will welcome you personally, provide a tour of the villa, and offer recommendations to enhance your stay.
If you prefer more privacy, a self check-in option is available. Our team will send detailed instructions, access information, and codes in advance.
Our Guest Experience team is available daily from 10:00 AM to 10:00 PM to assist with any needs during your stay.
Policies and Important Information
Noise and Party Policy
- Parties are strictly prohibited.
- Small gatherings require prior approval.
- Loud music is not allowed after 11:00 PM.
- Please respect neighbors, staff, and community guidelines.
- Violations may result in a $500 USD fine, police involvement, or eviction.
Energy Consumption
- Please turn off air conditioning, lights, and electronics when not in use.
- Air conditioning should never be left on when the villa is unoccupied to prevent energy waste.
Prohibited Items
- Possession or use of drugs and firearms is strictly forbidden.
- Violations will lead to immediate eviction and legal action under Mexican law.
Unexpected Events
- Tulum is a developing area; occasional power or water outages may occur and are beyond our control.
- In severe weather or emergencies, staff may enter the villa for safety reasons.
- The company is not responsible for interruptions caused by external providers or weather conditions.
External Vendors
For safety and privacy, external vendors are not permitted to access the villa.

Booked last minute and was immediately accommodated. We were 9 people, two families of four (2 adults, two kids each) and a grandma. Set up is essentially three connected apartments. Lots of space for all. Children thought they were living in a mansion. Most responsive host I’ve ever stayed with. Concierge was so helpful. The cleaning every 3rd day was great.

Great spot and would highly recommend! The help before and during makes the trip so much easier! We went when it was in the 80s and the main pool was much too cold for most people. Thats on us, no one had talked about it and it’s not described as heated but just keep in mind. We had a great time!

Anna and her team were perfect hosts! We were a group of 15 girls celebrating a bachelorette and we found the space clean and private with plenty of space to move around. We had a few mishaps happen and the concierge team were quick to respond. We want to give a special shout out to Lisho and Shey who helped with reserving our transportation, our tours, and dining reservations. Overall it was an unforgettable trip and would definitely recommend Anna’s place for large groups.

Our stay at the Casa Kookay was incredible. We were celebrating my bachelor party trip and the house was perfect for our group of 8. There was even a big house speaker there for our use which was awesome for multiple points throughout the day. The concierge team helped us with so much throughout our trip including car service, a private chef, and helping us get a discounted price for our private sunset tour.

This was such an amazing experience! Facundo was also so great to work with, the entire concierge team helped us with absolutely all of our needs and then some! We were a group of 12 girls, two girls per room, we were super comfortable and really enjoyed our stay. HIGHLY RECOMMEND
