Overview
Experience a brand-new oceanfront villa built in 2024, located on one of Nicaragua’s most beautiful and uncrowded beach breaks. This stylish and spacious 5-bedroom, 5.5-bath residence offers sweeping ocean views, a large private pool, and relaxed luxury reminiscent of a design magazine. The gated property includes night security and a generator for added peace of mind.
The Space
The main house accommodates up to 8 guests across four bedrooms on the second floor:
- Two oceanfront master bedrooms, each with a king bed and private ensuite bathroom
- One queen bedroom with access to a shared hallway bathroom
- One bedroom with two twin beds and a private bathroom
Additionally, there is a convenient half bathroom on the main floor.
For groups larger than 8, a detached Bunk Room on the ground floor can be added for $150 per night. This space features four built-in bunk beds (eight twin beds total) and is ideal for children, teenagers, or extra guests. If your group consists of 8 or fewer, the Bunk Room will remain locked during your stay.
In some cases, such as families with young children, it may be possible to accommodate your entire group within the main house. Please share your group’s layout so we can assist in finding the best arrangement.
Guest Access
Guests have full access to the entire main house, including:
- All four bedrooms and bathrooms
- Kitchen and living areas
- Pool and outdoor spaces
Please note:
- The owners’ closet and laundry room are locked and not available to guests.
- The detached Bunk Room is accessible only if added to your reservation for an additional fee; otherwise, it remains locked.
Additional Information
- The main house comfortably sleeps 8 guests across four bedrooms.
- Groups exceeding 8 guests must reserve the detached Bunk Room for $150 per night, which accommodates 8 additional guests in built-in bunk beds.
- The Bunk Room stays locked unless included in the booking. For families with young children, please inquire about possible accommodations within the main house alone.
- Assistance is available for arranging airport transfers, local activities, in-home services, private chef meals, day trips, and more.
- The property is equipped with backup power, night security, and high-speed Wi-Fi.
- To help manage costs, please turn off air conditioning units when bedrooms are not in use, as electricity is expensive in Nicaragua.
- Water is a precious and limited resource; please use it conservatively. Backup water tanks are available to prevent shortages.
- A house manual and local recommendations will be provided upon arrival.
- Monthly rentals do not include utilities (electricity and internet). An $800 refundable security deposit is required before check-in. Electricity usage will be metered at check-in and check-out, and the bill will be calculated accordingly.

This place exceeded all of our expectations. The construction, interior design and the beach views from every room was incredible. While we were there, a tropical storm hit and both Joel and Beth were so helpful in making sure we had everything we needed. If you are booking a trip to Nicaragua you are missing out if you don’t book here. We hope to come back in the near future!

We came down for a couple of days to surf and relax. The house was perfectly situated and a short drive from world class surf breaks. Jimi the house manager dialed us in and showed us around to all of the local surf breaks, facilitated a fishing trip where we landed the fish of a lifetime, made us feel safe and took care of any and all of our needs including airport transport and car rental. Beth’s home was beautiful and thoughtfully designed. The photos do not do it justice. I will definitely be back to stay at Beth’s home.

Mais quel endroit! Ma famille et moi-même avons adoré notre séjour chez Bath et Joel! La maison est encore plus jolie que sur les photos, si ça se peut! Jimmy était aux petits soins avec nous, vérifiant régulièrement pour savoir si tout était ok pour nous et nous rendant service. Un amour! L'emplacement direct sur la plage est un gros plus pour de longues marches ou jouer dans les vagues. Cette maison permet de vivre sans avoir l'impression d'être entre 4 murs. Autant les grands que les petits ont été emballés! Merci!!!

Our stay at this beautiful beachfront home was absolutely incredible! The property is well-maintained, and thoughtfully equipped with every amenity you could possibly need. Waking up to the ocean views each day was unforgettable. The service was absolutely excellent—responsive, attentive, and truly welcoming. Jimmi was so kind and helpful with any questions and needs. The location couldn’t be better, feeling like a much needed peaceful retreat. My family and I enjoyed ourselves tremendously. We will definitely stay here again!

Had such a lovely stay at this beautiful home. The construction and materials in this home were just as pictured - wow! Not a lot of homes you see on Airbnb exceed the photos in expectations. Karina was the absolute best and treated us like royalty from the time we booked throughout our stay until we left. She hooked us up with the best restaurants, rental car dropped off and picked up, dropped us off soup when we were feeling sick, horseback riding on the beach, walked us to the tide pools, and took us to a baby turtle release where I literally sobbed. Loved everything about the stay in this gem of a location. Thank you Karina and all the hosts!
