Absolutely magical stay! My wife, my daughters, and I traveled from Michigan, and Casa Sobre La Roca was one of the highlights of our trip. The lakefront access is incredible — swimming, kayaking, and enjoying the amazing views right from the property made this place unforgettable. The villa has plenty of space with 9 beds, two kitchens, multiple patios, hammocks, one grill, and private gated parking. It’s about a 30-minute drive to Panajachel, giving you the perfect balance of privacy and convenience. A tip for future guests: plan ahead for meals if you’re not cooking, as food options are limited nearby. Also, bring water shoes since the shoreline is rocky. Life jackets and kayaks were available, making it easy to enjoy the lake. We absolutely loved our stay and will definitely return in the future!

Adolfo is a super nice host, and Margarita, who welcomed us, is the friendliest and most attentive person we met on our entire trip. This house would be perfect if you could open the windows. It's hot, and the windows don't have screens. The beds need attention. We talked to Adolfo about this and he was very kind and sent us a fan. I hope they fix this in the future. Thank you. Because Atitlán is the most beautiful thing I've ever seen

Beautiful place to stay I really liked it the view was unbelievable especially during the sunset everything was perfect it had everything you need to cook and to have a good time

The view is very nice and the host was very friendly, attentive and maintained excellent communication during the stay. However, I believe there are several aspects that could be improved. Cleanliness was the main drawback: there was a lot of dust inside the house, and both the sheets and the covers looked and felt dusty. In addition, when the shower was turned on in the bathrooms, there was an unpleasant odor of urine. Another point is that the hot water didn't work consistently. I also felt that the rooms in the house were not well integrated with each other, which made the layout a bit awkward. Finally, the rooms do not have air conditioning, which would be important to consider, especially during hot weather. Overall, the property has a lot of potential and the host's service is good, but improving these aspects would make the experience much more enjoyable.

La vista es muy bonita y el anfitrión fue muy amable, atento y mantuvo una excelente comunicación durante la estancia. Sin embargo, considero que hay varios aspectos que podrían mejorar. La limpieza fue el principal inconveniente: se notaba bastante polvo dentro de la vivienda y tanto las sábanas como las fundas se veían y se sentían polvosas. Además, al abrir la ducha en los baños se percibía un olor desagradable a orina. Otro punto es que el agua caliente no funcionó de manera constante. También sentí que los ambientes de la casa no estaban bien integrados entre sí, lo que hacía la distribución un poco incómoda. Por último, las habitaciones no cuentan con aire acondicionado, algo que sería importante considerar, especialmente en épocas de calor. En general, la propiedad tiene mucho potencial y la atención del anfitrión, pero mejorar estos aspectos haría que la experiencia fuera mucho más agradable.

Hi Adolfo, We appreciate your hospitality and enjoyed our stay at the house. The view was absolutely beautiful, and overall we would stay here again. We did want to share a few suggestions that may help improve future guests’ experiences. The house could use a bit of cosmetic maintenance. The second-level sliding door was stuck, and a few of the doorknobs. We also had difficulty finding the Airbnb because we did not see a house sign. Having clearer signage would be very helpful for guests arriving for the first time. We especially want to recognize Margarita, who was an exceptional house watcher. We truly appreciated all of her help and guidance during our stay. Thank you again.

If you’re looking for a place to stay that’s away from all of the city noise and on a super peaceful side of Lake Atitlan, this is your place. The house has two bedrooms on separate floors with multiple beds in each room along with a full bathroom in each room. Would definitely recommend renting motorbikes or a car if you come here as things are not too close by (unless you’re into hiking) Cleaning staff stayed on side in a separate house and kept everything looking pristine the whole time!

We loved our stay! The home was nestled in the rocks and we loved the grounds. The path from the house to the dock was incredible, we loved the grassy areas and  beautiful plants. We walked into town daily and really enjoyed the mellow and welcoming vibes. It was easy to catch a boat to other towns on the lake and Adolfo was incredibly helpful with setting things up, directions and communication. We hope to return someday!

This is an exceptional stay. The gardens and terraced path down to the lake are incredible, and the private dock and multiple balconies create a peaceful setting to take in all the natural beauty. I especially enjoyed walking down to the dock with a coffee and taking in the view. It’s truly a unique lakeside experience. The kitchen was very well stocked with cookware and utensils, which made it easy to settle in for a longer stay. Bringing in groceries from Panajachel worked well. The host was incredibly helpful and very nice throughout the stay. For planning purposes, I’d recommend having a small 4x4 if possible and being mindful that Wi-Fi in the area is generally slower both were totally manageable, but good to be aware of ahead of time. Highly recommend this place for anyone looking for a peaceful lakeside stay!!

It is a very beautiful place, with amazing views and great photo spots. We traveled for my sister’s birthday with friends and had a great time. Plus, it has its own dock where we could jump off, and the activity boats can pick you up. Communication was good, and they are flexible with check-in or check-out if they don't have other reservations.

This place is amazing! Very beautiful and peaceful surroundings. Adolfo is a great host and so is Margarita and her mother who made sure we had everything we need. 10/10

The house needs maintenance and much more care, better cleaning and control of the utensils, especially in the kitchen, better to bring your own pillows if possible, it is not a family house since the rooms are on different levels and without connection between them.

The view of the lake from the house is truly breathtaking.  Stunning in the morning and evenings.  We had a lovely stay.

La Casa sobre la roca it’s a hidden gem. This house it’s not only beautiful but also has the best view of lake Atitlan. It is about 10 min away from the town (driving) so it would be great if you bring everything you need to cook as we did. The house was very clean, spacious and every corner has something to admire. Amazing location! The views are incredible, will definitely be returning as soon as possible. Only things to keep in mind- from the house to the dock is over 100 steps, not too bad but definitely something to consider if you have mobility issues. Second thing is to ensure you bring everything you’ll want and need with you to the house. The location is secluded and you need to account for all meals and snacks you’ll want (there’s not coffee or cooking oil in the kitchen). The host was incredibly responsive and helpful and the family that lives onsite to care for the home and grounds is very friendly and attentive. Truly loved my stay here.

We had a wonderful time at this Airbnb. The photos do not do it justice, the views are even better in person. And it’s a huge space, we were only five people and it could definitely fit more comfortably. Just for people’s awareness, the house is a bit isolated, the closest town is a 15 minute walk with only a few restaurants. However, Felipe is very helpful arranging drivers or a private boat to other towns with more options! Felipe, the on-site house manager, was incredibly kind and helpful, he elevates the experience and does an amazing job maintaining the gardens. Overall this house is wonderful if you want peace and quiet and to enjoy one of the most beautiful homes I’ve ever seen.

Felipe was super attentive and helped us with everything, he got us food, gave us information about the place, took us to a pottery shop, etc. His attention 100 points. The place is beautiful and the house is very comfortable. Keep in mind that there are a lot of steps to go down to the lake, but it's totally worth it. Check-out and check-in times must be taken into account. We didn't realize that and felt that the check-out was very early, but they supported us with an early check-in, so it was great. I would come back again.

Felipe fue súper atento y nos ayudó con todo, nos consiguió comida, nos dio información del lugar, nos llevó a una tienda de cerámica, etc. Su atención 100 puntos. El lugar el precioso y la casa muy cómoda. Hay que tomar en cuenta que sí son muchas gradas para bajar al lago, pero vale totalmente la pena. Hay que tomar en cuenta las horas de salud y de entrada. Nosotros no nos dimos cuenta de eso y sentimos que la salida fue muy temprano, pero nos apoyaron con un check in temprano entonces estuvo súper. Regresaría nuevamente.

An amazing place to  forget about everything and enjoy with family or friends. Adolfo the host, was really attent and solved every question we had about the place. Once you get to the house, a person introduces you to the place and explains you everything you should know about it. Even though the photos look amazing, somehow it is prettier in person. The house has a wonderful garden with a path to a private dock. I really enjoyed the experience and recommend it.

This home is the best you'll find in everything Atitlan! We've been to airbnb and this is definitely the best. The view is beautiful from all environments, you have a totally private access to the lake, Felipe and his wife were very attentive and Adolfo was very friendly and guided us from the first contact. As a traveler it is appreciated to have such a well equipped kitchen, they have a mobile grill which simulated us a lot of lunch and both at sunrise and sunset going to its gardens and taking incredible photos is a must, in the property there is a kayak and you can chat with Felipe if you require any additional, as well as ask for local suggestions, of which you will not regret. In general, if you are looking for a place to go with your family and have unforgettable memories, I recommend it 100%!

¡Este alojamiento es de lo mejor que encontrarás en todo Atitlan! Hemos estado en distintos airbnb y este sin duda alguna es el mejor. La vista es hermosa desde todos los ambientes, tienes un acceso totalmente privado al lago, Felipe y su esposa fueron muy atentos y Adolfo fue muy amable y nos orientó desde el primer contacto. Como viajero se agradece tener una cocina tan bien equipada, cuentan con una parilla móvil lo que nos simplicó mucho el almuerzo y tanto al amanecer como al atardecer ir a sus jardines y tomarte fotos increibles es una actividad obligada, en la propiedad se cuenta con un kayak y puedes conversar con Felipe si requieres alguno adicional, así como pedir sugerencias locales, de lo cual no te arrepentirás. En general, si buscas un lugar para ir con tu familia y tener recuerdos inolvidables, te lo recomiendo 100%!

Words can't describe the beauty of this house. The view is breathtaking, the house is beautiful, comfortable and clean with all the amenities. Felipe and Sandra (house caretakers) the sweetest and most helpful. Sandra is an excellent cook, hire her to make your meals, trust me. Felipe and Adolfo (host) helped us arrange transportation to and from Antigua and a private boat to explore around the different villages at the lake. Felipe also helped me get a birthday cake for my husband's birthday. Lots of birds (hummingbirds) right on the terrace. Loved everything about this stay and was really sad to leave. We will definitely be back.

Recently stayed at this house with my family, located in Santiago Palopó, and it was an amazing experience. The house blends modern comfort with rustic charm, and is perfectly located right on Lake Atitlán, offering breathtaking views of the water and volcanoes. It’s very complete and functional, with spacious living areas, a well-equipped kitchen, and cozy bedrooms. Adolfo, the host, provided excellent service—he was welcoming, attentive, and quick to responde if needed. This peaceful retreat was perfect for relaxing, exploring, and enjoying the natural beauty of the area. Highly recommended!

It is an excellent place to spend a weekend, the place is quiet and has excellent views, it is better to arrive by car a little high by the tumuli on the way to get there although I with a sedan arrives well, both Adolfo and Felipe were attentive on arrival.

House was beautiful just like the pictures. The view was spectacular. We were able to walk down to the gardens and lake to put our feet in the water and it felt so refreshing.Last day we stayed without electricity and water but the house keeper Baudilio was attentive with everything we needed. His wife was able to cook for us. We will definitely come back again.

Hi! Adolfo was a great host. He was attentive to respond promptly before and during the trip. Felipe and Sandra, people who take care of the house, were very friendly and willing to help. The house is comfortable, clean and pleasant. It should be noted that to get to the dock there are many long stairs and in the house itself, it is not easy to access if they come with someone with a physical disability. It has a beautiful view, if they open the windows it is cool. There are no insects or weird bugs. Enough rooms and bathrooms The lake is great. Very good experience, I only recommend that if they are going to take a truck, due to the rises, and buy their market sooner. Thank you for everything, we will come back.

Hola! Adolfo fue un gran anfitrión. Estuvo atento a contestar prontamente antes y durante el viaje. Felipe y Sandra, personas que cuidan la casa, fueron muy amables y dispuestos a ayudar. La casa es cómoda, limpia y amena. Se debe tener en cuenta que para llegar al muelle son muchas escaleras largas y en la casa misma, no es fácil de acceder si vienen con alguna persona con discapacidad física. Tiene una vista preciosa, si abren las ventanas es fresco. No hay insectos ni bichos raros. Suficientes habitaciones y baños. El lago es genial. Muy buena experiencia, recomiendo solamente que si van a ir lleven camioneta, por las subidas, y comprar su mercado antes. Gracias por todo, volveremos.

un hermoso lugar, las instalaciones son exactamente igual a las fotografías, la atención de las personas de la casa excelente, la pase increíble, me sentí muy bien en el lugar, los paisajes preciosos, definitivamente regresaría a esta propiedad tan bonita, el anfitrión muy amable me brindo indicaciones excelentes, el guardián de la casa muy atento por si se nos ofrecía algo y desde las habitaciones se puede apreciar el lago precioso, quede encanta con este lugar, es Hermoso!!!  cada espacio de la casa se siente tan fresco, agradable una muy bonita experiencia.

This place is super cool.  the views are stunning right out of your own bed. Prop your self on a pillow and just take in the views.

We really like our stay. It has spectacular and unparalleled views. It's a quiet place and you can be very peaceful. It should be noted that the guardian will be inside the property, in their own space, which is useful to request assistance but not a 100% private place. The private entrance to the lake is a big plus as you can coordinate a private boat trip to nearby villages like Panajachel, as well as enjoy the lake that usually has warm water.

Nos gustó mucho nuestra estadía. Tiene vistas espectaculares e inigualables. Es un lugar tranquilo y se puede estar con mucha paz. Se debe tener en cuenta que el guardián estará dentro de la propiedad, en su propio espacio, lo cuál es útil para solicitarle asistencia pero no es un lugar 100% privado. La entrada privada al lago es un gran plus ya que se puede coordinar un viaje privado en bote a los pueblitos cercanos como Panajachel, así como disfrutar dentro del lago que tiene agua tibia usualmente.

Very nice house, right by the lake. The host and guardians are super helpful! The house is very spacious with amazing views. If anything, the water in the bathrooms was scarce at some points, but understandable due to the location. Can definitely recommend it!

Very good host, the locals are very attentive and accessible to resolve, but there was an inconvenience with a room since they had it locked and they enabled a sofa bed in an area that was not intended for the room  and that is not comfortable and if you are large, there is a leak in the ceiling which falls day and night since it is a broken pipe and that area is extremely wet, it is not recommended to use that room since it is not functional, when we try to change it. The 3rd room in the house did not give it to us

Muy buen anfitrión, las personas del lugar muy atentas y accesibles a resolver, pero hubo un inconveniente con una habitación ya que la tenían bloqueada y habilitaron un sofá cama en un área que no estaba destinada para habitación  y que no es cómodo y si eres grande no cabes, aparte hay una gotera en el techo la cual cae día y noche ya que es una tubería rota y esa área es sumamente húmeda, no recomendable utilizar esa habitación ya que no es funcional, cuando intentamos cambiarla x la 3er habitación de la casa no nos la dieron

Hola Peter, nos da mucho gusto que la atención que se les ha dado fue excelente por mi parte y la gente que atiende en la casa. Lamentamos el inconveniente que hubo con respecto a la tercera habitación, entendemos que hubo una confusión en lo que ofrece el listado de la casa ya que ese cuarto esta indicado en las imágenes. De igual manera ya estamos trabajando la gotera por eso lo hemos bloqueado para poder trabajar este inconveniente y poder habilitarlo lo más pronto posible para seguir dando una excelente atención a nuestros huéspedes

This place was amazing. The views are breathtaking. Adolfo and team deserve their own 5 star rating. He was always available to answer questions and also arrange everything for us from transportation to private boat and making recommendations of things to do and places to eat.  Highly recommended. This home was amazing cant beat the views! It was quiet and peaceful. I had a wonderful time with my family. We had an amazing stay and we felt right at home. Adolfo was great at communicating and at answering any questions we had. I would definitely recommend staying here you won't regret it!

It’s a gorgeous place with a wonderful view of the lake and volcanoes

The Home: Casa Sobre La Roca was nothing short of amazing! Honestly, the photos do not do it justice. The view takes your breath away. The home is 3 levels that are not connected internally. There are 4 outdoor patios/ decks and then a private dock. The gardens leading to the dock are beautifully manicured & maintained. The Town: San Antonio Palopo is quiet and peaceful. I felt rejuvenated and at peace during my stay at Casa Sobre La Roca. You can walk into town (though the town is VERY hilly) from the Casa. San Antonio Palopo is known for it's amazing pottery. The experience: The caretakers, Ricardo and Cecilia instantly make you feel at home and are so helpful with any questions and needs. Ricardo showed us around the town one day (we never would have found certain pottery stores w/out him) and arraigned for a private boat for us another day. Adolofo, the host, was very responsive and easy to communicate with. HIGHLY recommend staying here. Book now!!!!

The house has stunning views, the gardens and dock allow you a great stay and enjoy the lake and the environment a lot of the lake and the environment, both the host and the guardian very friendly and helpful, the outdoor living area with churrasquera and the imposing lake view is simply spectacular !  with what we did not do so well. It was with the wifi, our group was large (10 people) and it did not allow us to be connected at the same time or to be able to watch TV in streaming, I think for a slightly smaller group both the wifi and the rooms adapt better

La casa tiene unas vistas impresionantes, los jardines y el muelle te permite una estadía genial y disfrutar mucho del lago y el entorno, tanto el anfitrión como el guardián muy amables y serviciales, el area de sala exterior con churrasquera y la imponente vista al lago es simplemente espectacular !  con lo que no nos fue tan bien fue con el wifi, nuestro grupo era grande (10 personas) y no nos permitía estar conectados al mismo tiempo o poder ver tv en streaming, creo que para un grupo un poco más pequeño tanto el wifi como las al habitaciones se adaptan mejor
