The villa comfortably accommodates 2 to 10 guests, with large bedrooms, multiple bathrooms, and a modern kitchen designed to serve larger groups. Multiple outdoor areas enhance the open feel and connection to the natural surroundings.
A bilingual meet-and-greet team is available to welcome guests and ensure a smooth start to the stay.
Location
Perched 30 meters above Playa Maderas, one of Nicaragua’s most consistent surf breaks, Villa Pinolera offers direct access to the beach via stairs. Guests can enjoy early mornings watching the waves and end the day with stunning sunsets over the ocean.
Please note that the stairs to the beach may pose challenges for guests with mobility issues.

Access and Transportation
A 4x4 vehicle or ATV is required to reach the villa, as standard cars are not suitable for the access road.
Rates and Policies
- Rates are based on six guests.
- Additional guests are charged $25 USD per person per night through Airbnb.
- For stays under 28 days, an electrical allowance of 50 kWh per day is included; any usage beyond this is billed at $0.50 per kWh.
- For stays of 28 days or longer, guests are responsible for the full electricity bill, which will be settled at checkout.

Guests have exclusive access to the entire villa during their stay.

This was our second time staying and had a blast! The views are gorgeous and we spent hours daily in the new pool! Maynor and Keyling took such good care of us and are just lovely people. Laura was extremely communicative and helpful. Hope to stay here again in years to come!

Laura house was perfect! Beautiful surroundings. We loved walking down to the beach everyday. I would say if you have babies it’s a little stressful with the open space, but we knew that coming in. Overall great experience. The caretakers were exceptional!

Overall, my family enjoyed our stay and loved the house. The location is amazing. Our 4 star rating is due to ant issues in the bottom bedroom. We had to kill over 50+ ants every night before bed due to a poorly constructed/insulated room. There were many cracks where ants were coming in along the walls and the windows & doors have major gaps as well. This isn’t an issue with being in the jungle as we had other critters visit us but the concern is around the amount of ants. Additional feedback: - replace screens on the windows so we can open them and not have wasps come in - the drains in a couple bathrooms weren’t working well resulting in standing water - more signage or pictures so guests can find the house easily as we had to call We absolutely loved the caretakers and they made the entire stay amazing. They were very proactive in helping us clean our room, sprayed raid, and sealed some of the holes in the room as best as they could to make it comfortable as possible.

Beautiful setting for beach time with family. Surf lessons with Juan Carlos were one highlight. Also enjoyed just hanging at the pool and preparing big dinners together for our group. Keyling and Maynor were so kind and helpful. We even had Keyling prepare a Nica feast for us on one night and Maynor picked out the best fish for it at el Puerta in SJDS. Magic.

We had the most incredible stay at this beautiful beach villa in Nicaragua! The location is perfect – just steps away from the best beach, where we could enjoy stunning sunsets and the sound of the waves all day long. The villa itself is beautiful, with everything we needed for a comfortable stay. The hosts were incredibly friendly and welcoming, making me feel right at home from the moment we arrived. We felt completely secure throughout our stay, with a peaceful and safe atmosphere. An added bonus were the stairs down to the beach….which added some daily exercise. We would stay here again – it was an unforgettable experience! Highly recommend!

Great location right above the beach and surf break with steep steps leading to the ocean. The house is well maintained by the on-site care takers who will check in with you every morning. The space is large and open and the rooms are comfortable. The deck is fabulous for enjoying your morning coffee and watching the sunset. They were in the process of putting in a pool during our stay so the next guests will have a nice place to dip in, which will be so lovely.
