## The Space

Casa Brisas de Popoyo is a beach house ideally situated near Guasacate Beach, just a 5 to 10-minute walk from the area's best surf spots, bars, and restaurants. The house includes four bedrooms, each equipped with ceiling fans. Air conditioning is available in three of the bedrooms for an additional fee of $10 USD per day, per room.

The fully equipped kitchen and spacious outdoor living area face the beach, providing an ideal setting to prepare meals. You can cook on the wood-burning BBQ grill while watching the waves.

Wi-Fi is available throughout the property. Discounts are offered for extended stays.

Only guests registered in the reservation are permitted to stay overnight.

The nightly rate covers up to four guests. For each additional person beyond four, there is a supplement of $30 USD per night. The booking system automatically calculates the total price based on the number of guests.

If you choose to use air conditioning, a supplementary fee of $10 USD per day, per room, applies and is paid directly.

perfect spot on the beach, David was very relaxed and helpful, everything worked perfectly and we had a fantastic weekend there.

I may say the house was beautiful spacious and yes right in front of the beach how ever when asked if we would have the house to ourselves he stated his mother was on the property but away from the house when truly she live right on top of the patio with excessively run through on the property while we tried to enjoy the house additional the house is for 10 guests however the price is only for 4 guests where only babies under 2 dont pay and anyone additional the 4 guests pay extra per night stayed

Thank you for your comment. I would like to clarify that everything you mentioned is clearly described in the listing. The price is indeed based on 4 people, with an additional charge of USD 30 for each additional person beyond 4, calculated automatically by the platform at the time of booking. You made a reservation for 4 people and arrived with 8 on the day of check-in, or even more on Saturday evening, and I didn't say anything to you.  (I charged you an extra $400 USD for the 4 nights to update the price, whereas you should have paid $600 USD. Air conditioning is also an extra charge, and this is detailed in the description; everything is transparent in the information about the house. My mother comes to her apartment, which is next door to the house, for two months of the year (this is also in the listing description, and she happened to be there for Easter weekend), and I apologize if you think she used the shared access to the beach excessively.

We had a wonderful stay. The home is beautiful and in a perfect location. Jerome was a great host, helped us if we needed anything and made the stay the best it could be!

Amazing beachfront villa in a magical location, with a dream garden and a perfect host turned our stay there to an absolute pleasure. Jerome was dedicated and attended to all our needs quickly and always with a smile. We followed his recommendations religiously and enjoyed each and every one of them, including some incredibly delicious meals and interesting areas to explore nearby. A truly amazing place to stay right on the beach in a quiet part of the village. The host and caretaker were very accommodating and responsive. We would love to stay here again.

We were all very happy with our stay. The house location could not have been better. We were pleasantly surprised that there were few mosquitoes, which had been a concern. David, the manager, was prompt in replying to our questions. The beds were very comfortable. The kitchen had everything we needed. We would definitely stay again!

We loved our stay at Jeromes, Its a lot of house for the price in a great location with several good restaurants in walking distance. Jerome and his property manager, David were both great. We loved the out door spaces with and beach right outside. This is Nica so the power was out several days but fortunately on every night. It was very hot while we were there so we paid the $10 per room per night to have AC which was a life saver when sleeping. Great surfing at Popoyo reef and Jerome reffered us to a very affordable boat to surf Lance's and Playgrounds. Hope we can come stay here again!

Debido a la comunicación, trato de contestar rápido a mis huéspedes para ayudarlos y satisfacer sus necesidades. Cuando no estoy en la casa para atender mis huéspedes (y fue el caso con ustedes) dejo el contacto de David el cuidador para resolver todo tipos de problemas. El día de su llegada y estando en Francia a una hora tardía por la diferencia horaria con Nicaragua, no pude contestarle enseguida, pero tenia el contacto de David para que su llegada sea fluida. Agradezco su sugerencia para el tema de las basuras de los baños. Esta es la primera vez que nos dicen que deberían ser más grandes.

Casa Brisas was absolutely perfect for our family of 9! We could walk to restaurants and cafes. The house and garden was gorgeous and we had a wonderful fish lunch was prepared by Jerome for us. We would come again!

We had a fantastic stay at Jerome’s place.  The backyard is an oasis backing onto a clean beautiful and very quiet beach.  Sunsets were incredible every night.  Kitchen was well stocked and we didn’t need the air conditioning as fans were provided.  Be sure to bring your own travel towels for the beach and maybe a hand towel or face cloth.  Water is short supply there so you are really only given a towel which is nice to keep for showering.  No hot water as mentioned in the description, however we really didn’t miss it.  Shower temperature seemed perfect for the weather.  Jerome was very helpful and attentive to our needs.  Jerome and 2 other people were staying on the property while we were there which was not an issue for us as they are all friendly and gave us privacy.  We would visit this property again.  We had a great stay.

Casa Brisas de Popoyo was a great place to stay!  It is a large house right on the beach with a communal style kitchen and eating area that we enjoyed.   The backyard is right on the beach and nicely decorated with cool plants, cacti and a large totem pole that was pretty cool.  Highly recommend a stay here!

Awesome beach house! Spacious home right on the beach. Popoyo is a very fun beach town to explore with several restaurants within walking distance. The garden is beautiful and the house has multiple bedrooms. We cooked lots of meals in the kitchen and enjoyed the outdoor hammocks. Jerome is very friendly. Great spot!!

Our stay with Jerome was so nice! The home was so clean and spacious, and the direct access to the beach was wonderful as well as the close proximity to the surf spots. Jerome himself was so helpful and kind to us while we were there. He always responded when we needed him and he and his wife were so kind and friendly. We look forward to booking with him again.

Beautiful space, loved the outdoor kitchen and balcony for the great sunset. Bed was hard, could have used an extra pillow. Paid for Air conditioning in the room but the fan could have done the trick.

Jerome’s place is wonderful.  With the beach on your doorstep and a wonderful garden area to relax in this is an amazing spot.  We spent over a month enjoying the house to the fullest.   The layout of the house is a little quirky and every now and then we wished we had a hot shower.  But overall Jerome’s place was just perfect for us.

Beautiful beach house! We particularly enjoyed the bedroom on the second floor with the balcony with sea views! Jérôme is a very good host, he responded quickly to our requests; we had a complicated trip and he was able to adapt our stay. A big thank you! Nicaragua is beautiful!

Jerome is very helpful and gave clear instructions to find the house. It help me a lot to get myself prepared for the travel. The location of the house is way beyond our expectations, the beach front view is gorgeous, I enjoyed the ocean sunrise also sunset right in front of the house. Jerome's house is right on the beach and was perfect for a few extremely relaxing and chilling days with some friends. most of the rooms have sea view and the house has direct access to the beach. our host was available with every request. really a wonderful stay!

The house is very well located facing the sea, the rooms are quite well distributed. The beach is very nice and peaceful. We had a pleasant family vacation. There is a room that does not have air conditioning, that would be a considerable improvement to be made. The house staff were very nice and we had good communication at all times. We would definitely stay again.

The host, Jerome, was excellent with his communication and always responded almost immediately. The house is funky with some very interesting artwork and a beautiful view from the upstairs terrace and bedroom. We did find the house very basic with the linens, amenities, kitchen appliances, dishes, cleanliness, etc. It's also quite a solid 20-minute walk to the main surf break which is tough when you're beat. I think the description is good and we just assumed it was more upscale than we thought. I can't blame the owner. It is great to be oceanfront with a great upstairs view as long as you know the house itself is very basic. Thank you

The house is very well located, excellent view and access to the sea. It is a comfortable house for groups of 7 - 8 people, (there is an extra bunk bed in a hallway to reach 10), it has a kitchen with basic equipment that allows cooking all the time and common areas for training. David the caretaker is a very friendly person and willing to help.

Our group had some issues at the beginning of our stay that is not uncommon when traveling but Jerome and even more so his mother were very helpful in trying to rectify the issues we had.

Great place on the beach. Lovely restaurant close by. Surf breaks and board rentals close. Wonder family setting and wonderful family hosting. Would recommend to anyone who needs a place in the area.

This house was perfect for our family and in a fantastic location. Being right on the beach, watching the pelicans dive from bed, listening to the waves while falling asleep, lots of great places to hang out on the property, a wonderful garden, all made this a beautiful relaxing start to our Nicaraguan adventure.

We just returned from a week at jerome's home. Location was amazing and the beaches are perfect. We were a group of five that came to surf and spearfish - and both were close and easily accessible. Only two rooms have air condition and that was a must for our group. leaving doors and windows open did not generate enough breeze and needed the air to cut the humidity through the night. Spanish would be helpful but Jerome has great english and was very responsive and answered all of our questions promptly ( even when asked in the middle of the night;)) the only suggestion would be for more sheets /covers for the beds and towels. So Many great restaurants, surf breaks and things to do. We had an epic trip and owe so much of that to Jerome and his amazing home.

What a fabulous location- right on the sand and steps from a wonderful surf break. Our family enjoyed every minute! 

Really nice house on the beach.  Clean, functional, and near all the main Popoyo area restaurants and beach bars.  Location is the best part.  Air conditioning is a nice bonus.  The Wi-Fi works very well.  Walter, the house's "cuidador" is nice and attentive when he's around... helps address any flooding and/or plumbing issues that could arise (normal) during the rainy season.  Highly recommend this place for a group of 6+!

Jerome's place right on the beach was a treat. There were two surf breaks walking distance from the house as well as markets and restaurants. Overall a very pleasant, safe, and comfortable stay.

The ideal house for any surfer or tourists at Popoyo. It's considered a mansion by the locals. Centrally located in Popoyo, 5 minutes from main break, 10 minute drive Mag Rock, 15 to to Santana. Can easily sleep 10+ people. Jerome is a fantastic host, very accommodating, provides great insight into the community and helps answers any questions or concerns.

We had a great time at Jerome's beautiful beach-side house. He gave us all the details we needed in advance, including instructions on how to find the house, where to buy food, and about all of the amenities. Check-in and check-out were easy as there was a very friendly family taking care of the house. They were very helpful and their two girls quickly became friends with Andre's 8 year old twins. We had long talks with Walter and Areau about Nicaraguan history, culture, and geography. The view from our room of the beach was breath-taking and it was nice to sleep with the sound of the waves. Electricity went out for two nights that we were there but we had no trouble finding candles in the pantry to light our way. Jerome followed up with us throughout to ensure we had everything we needed and to ask if we had questions. Thank you Jerome, and please extend our thanks to Walter and Áurea.

Amazing stay at Jerome's house ! The location is as perfect as it looks on pictures. Jerome has been a very welcoming host, always easy to reach him, helped by Walter the gardian.  For those who plan to have some work, wifi connexion is really good.  After two hours in Popoyo, we felt like home. This house has a fantastic location as it is directly on the beach! On the second floor you can enjoy the best views on the cosy roof terrace from your rocking chair. The space next to the kitchen, where you have dinner, is outside under a open kiosk (nice atmosphere at night because of different colours of lamps), surrounded by hammocks and rocking chairs, perfect to hang out! There are 2 rooms with air-conditioning and all mattresses are good! The communication with Jerome, the owner, is fantastic! You can feel he takes real care of his customers.

This is true beachfront living! On a fabulous empty beach, surfers heaven, this place has decent beds, updated bathrooms, fans in all rooms though not all working, good Wi-Fi,and is a very comfortable house with plenty of space for everyone. As expected in a beach town, there is limited freshwater but there was plenty for our showers etc. Spectacular views from the balcony. Nicely laid out floor plan and communal areas which have hammocks and and very handy clotheslines! Plenty of kitchen appliances (blender, microwave, rice cooker, toaster ) but limited supplies such as soap, sponges, salt-and-pepper, CanOpener's, etc. Dont forget your towels and potable water, bug spray, fly tape, soap and shampoo etc. Never met the owner. Caretakers are very friendly though not on site most days. There is a very calm dog on site, never barked, never even wanted to interact with us! Really good restaurants in the area. We are thinking about how we could go back again!

Jerome was proactive at communicating and helpful in giving driving directions and other such instructions to make sure we found the place. The house is right on a beautiful beach and with four good sized bedrooms that could easily fit an extended family of 10 people. This property is best enjoyed if daily cleaning is included and I recommend some help in the kitchen as the amenities are basic.   In February it is hot and windy and the house quickly got too hot for the fans while the covered porches got uncomfortably hot in comparison to porches of other houses we visited. Within a couple of days all the floors and surfaces needed to be cleaned as they get covered in everything sand/ dust. At a price point of $100/ day this house makes sense, for anything higher there are other options around with pools and/or air conditioning which also include daily cleaning.

Jerome was extremely accommodating and helpful every step of the way. Before arrival he advised us to buy groceries in Rivas and arranged for a meet up with a local friend Pascale who showed us to our new home. The location is unbelievable, right on the beach, listening to the waves crash at night. This home is a surfer's paradis, a five minute drive from Popoyo Point, a 15 minute drive from Astillero beach break and a short boat ride away from Playgrounds. EPIC waves.  The house is basic but the location can't be beat and the kitchen is ample with available cleaning service which creates for a relaxed vacation.
