Great house. The 8 of us fit comfortably at James house. Beds were comfortable. Not beachfront but it’s only about a 6-7 minute walk to the beach. There a a couple of restaurants at iguana (nearby) but we choose to cook at the house. Kitchen has everything you need! Nice view of the golf course. The house was very clean. You could here the monkeys close by. James the owner was very responsive and friendly. Let us check out later!!! There is another unit/apartment right next to the main house with guests staying there. But we never saw them. We felt like we had privacy. We’ve been to iguana many times. This was our first time staying at James’s house. We would definitely stay there again!!!

We had a good overall stay and enjoyed our time at the villa. The location is great, the cleaning team was excellent, and James was always responsive and helpful whenever we needed anything. A few things future guests should know: one of the rooms had quite a few ants/insects during our stay. They weren’t harmful, but it wasn’t the most comfortable experience. The rooms also get very bright early in the morning, so light sleepers may want to bring an eye mask. In addition, there was frequent communication regarding electricity and air conditioning usage, which sometimes felt a bit excessive. Overall, though, we had a positive experience and appreciated the hospitality. The villa has a lot going for it, and we enjoyed our stay.

For future guests, here is how we handle the points mentioned: AC & Power: The house runs a premium Victron solar system with 28 panels and 8 LiFe batteries to provide reliable electricity and AC, even during local grid outages. That said - and as clearly stated in the house notes and additional rules - solar requires intelligent electricity use. Very high consumption during the day can prevent the batteries from charging properly. Very high consumption at night will drain the batteries quickly, leaving less backup if the grid goes down. For this reason, we ask guests to follow the AC rules: keep doors and windows closed when AC is running, turn AC off in empty rooms, run AC at sensible temperature. These rules are there to keep guests comfortable, preserve backup power, and protect the solar and AC equipment. Morning Light: We have blackout curtains in the east-facing master bedroom. The other bedrooms do not face east and do not have blackout curtains. On clear mornings, the Nicaraguan sun & light can be strong early regardless of window direction. Bringing an eye mask is a good tip for guests who prefer to sleep late/ during the day. Insects: We’re in a rural tropical location, so occasional insects can appear despite regular cleaning and property care. We leave bug spray on hand for guest use and are always happy to help quickly if anything needs attention. Glad you had a positive stay overall.

Awesome place! I was super lucky to find this spot after searching everywhere. It’s absolutely massive. Way bigger in person. The back of the house is right against the golf course so you get a wide open view. Saw a bunch of cool birds and howler monkeys. The best part of the stay was definitely the backup generator. There was a blackout and it appeared we were the only house with the lights on! Obviously a huge bonus because there was still AC and the fridge didn’t spoil. For that reason alone I would book this place again. Other than that it’s super clean and the host is awesome. I ended up staying at another one of his places that was equally amazing.
