The Space
Andrea’s Villa is located in the heart of Cancun’s hotel zone, just a 2-minute walk from the seafront and Playa Ballenas, considered one of Cancun’s best beaches.
The elegant and spacious villa is thoughtfully decorated and includes:

Bedrooms
- Primary bedroom: One king-size bed, a full bathroom, and a terrace.
- Second bedroom: Two double beds, an armchair, a full bathroom, and a balcony.
- Third bedroom: Two double beds and a full bathroom.
- Fourth bedroom: One queen-size bed, one sofa bed, and a full bathroom.
The villa also provides an umbrella, beach chairs, and an icebox for use during your stay. Each of the five bathrooms includes a set of face, hand, body, foot, and pool towels.
Guest Access
Guests have access to the villa’s two swimming pools and tennis court. These facilities are available from 9:00 a.m. to 9:00 p.m.
The villas have 24-hour security. You will receive your own set of keys, and only you, your family, and your friends will be able to access the villa.
The bus stop is located at the corner of the villas, just a 2-minute walk from the villa’s entrance. The area’s clubs, nightclubs, and beach clubs are also only a short bus ride away.

Andrea’s Villa is situated directly across from some of Cancun’s top restaurants, including Mexican, Italian, Argentine, Greek, Japanese, and Mediterranean options. Supermarkets and shopping centers are also nearby.

Excelente ubicación el condominio, a poca distancia de la playa!! El lugar muy limpio y bien distribuido! Para una familia numerosa es una excelente opción y más con la ubicación en la avenida de zona hotelera!

I had an amazing stay at this Airbnb! Everything was perfect from start to finish. The location was fantastic, close to all the attractions and amenities I needed. The space was spotless, stylish, and incredibly comfortable. The host was very responsive, providing clear instructions and thoughtful touches that made me feel right at home. The house was in a little community that sat behind a hotel on a side street, but wasn’t very convenient to the shopping/dining on the island. It was very quiet and private, so that was very nice. There was plenty of room and the set up was very easy. The toilets didn’t work consistently…easy work around by adding water to the tank, but definitely needs to be fixed. Jorge and Chris were fantastically responsive and helpful, absolutely no complaints there at all. They helped with airport transport, cars, ideas, restaurants etc. The beach was close, but you got there by walking through an alley/parking lot, and there was a great little convienence store right there as well.

Responsive host, welcomed us in person with a fruit basket and I have stayed at many Arbnbs before and no one had done that for us felt very special , provided local recommendations, always responsive, place was perfect for family of 8, we mostly only slept there as you know Cancun is for enjoying the beaches, but we did cook a few times and had everything we needed. Pharmacy /convenience store right by the property, restaurants nearby! Everything was perfect! 10/10

four of the five toilets broke and were not fixed, host stopped responding. basement smelled. most of the guests had to leave early due to bathroom issues. tried to get a refund and host ignored request. if it weren't for the toilets the airbnb would of been fine.

First would say that Jorge was very helpful and very responsive. An all around great guy! Both he and his wife were extremely nice! That being said the house failed our expectations. Most of the toilets did not work properly (flushing issues) or some outright didn’t work. Only 2 showers worked as well. We have to use the toilet in one bathroom and shower in another. The screen door lock was broken so this posed a safety issues as anyone could get into the house. The laundry flooded the basement however Jorge made accommodations for a new one and we are grateful for that. However between the very bad odor in the basement, only 2 toilets working, only 2 showers working, flooding from the laundry, broken door, this started off as vacation from hell but we 9 of us made the best of the house. I read much older reviews from a year or more once I got back home and some of the complaints I have mentioned were also mentioned so seems like they have not made efforts to rectify the problems.

We enjoyed our time here! The house was perfect for our group of 11. The pool was great, walking distance from beautiful playa ballenas. The beach towels and chairs were a nice touch! The hosts were very flexible and responsive. We’d definitely stay here again!
