The Space
This modern and bright villa comfortably accommodates up to 12 guests. The jungle unfolds right behind the property, offering lively performances by howler monkeys and a variety of fruit-seeking birds during sunset.
Relax outdoors by the infinity pool and soak in the peaceful atmosphere. The villa is situated in a quiet area of Mal Pais, yet just a 15-minute walk from Playa Carmen, a great surf spot.
Nearby amenities such as restaurants, grocery stores, and other attractions are within walking distance or a short 3-minute drive.

Guest Access

Location
Santa Teresa is a vibrant and beautiful town but can be dusty and noisy if you are not in the right area. Villa Infinity is close to downtown but far enough from the main street to enjoy tranquility. The property is nestled in the jungle while still within walking distance of all town amenities.

Important Information for Visitors
Welcome to Santa Teresa, a unique surf town surrounded by jungle. This is not a city but a special place with some quirks to be aware of:
Power and Water
- Power outages occur occasionally. When the electricity is out, water (which is pumped), Wi-Fi, and hot showers (electric) will be unavailable.
- Outages typically last from 10 minutes to 2 hours but may be longer during storms.
Air Conditioning
- Please turn off air conditioning when not in use to conserve power and avoid outages.
Security
- Always lock doors and windows when leaving.
- Use the safe, if available, for valuables.
Cooking
- Cooking uses propane tanks as Costa Rica has no gas pipelines. Tanks last a long time but can run out unexpectedly. Spare tanks are available, and assistance is provided for replacement.
- Hot water is electric, not gas-powered.
Food and Insects
- Avoid leaving food out to prevent ants from gathering. Store food in the fridge or sealed containers.
- Expect to see local wildlife such as ants, geckos, lizards, spiders, mosquitoes, roaches, mice, bats, snakes, and occasionally a non-dangerous scorpion.
Toilets
- Do not flush toilet paper due to the lack of a drainage system. Use the bin provided next to the toilet.

House is great, so beautiful ! The street that connects to the house is not in the best condition. We just had an issue, it was raining a lot and the water flooding the kitchen floor I think something in the ceiling was not filtering well the water. Same in the bathrooms. Also the amount they charged us for late check out was really expensive. $150 USD you could stay until 5 or 7 pm, but we needed to leave at 1pm because of the ferry and paying $150 to stay until 1 pm is crazy. So I asked if it could be possible to stay until 12 pm. They said yes but we felt they were in a rush for us to leave quickly. Other than that we had a great time.

We had high hopes for this property, as the house is spacious, beautifully designed, with each room having its own bathroom, a well-equipped kitchen, and a nice pool. Unfortunately, our experience was impacted by serious safety and communication issues. The house wasn’t ready at check-in, and the floors remained wet and dangerously slippery. More concerning, on two occasions, unauthorized men entered the property unannounced—once claiming to fix a washer/dryer (which guests can’t use), and later to repair a leak. They entered through side doors while guests were inside, including two women who were alone. One man even peered into the bedroom window. We felt unsafe and lost all sense of privacy. The cleaning crew also entered before check-out without permission. While the property manager apologized, he warned more workers might return, which increased our concern. The home has potential, but I wouldn’t recommend it unless safety and communication improve.

We had an amazing stay! The house was spotless and very well maintained. All five rooms were clean and comfortable, and everyone in our group of 10 slept great. Each room had its own working air conditioning unit that kept us cool throughout the stay. The bathrooms were also very clean, and the home had all the basic amenities we needed. The kitchen was fully equipped — the fridge, stove, coffee maker, and all electronics worked perfectly. There were enough plates and utensils for everyone. A pleasant surprise was the barbecue grill, which we didn’t expect but ended up using to grill meats — a great bonus! There was also a large shared space where we could all sit and enjoy meals together, which made it feel very homey. The pool was perfect for relaxing and hanging out just right for enjoying time with friends and music. Overall, we had a fantastic experience. 10 out of 10 — would absolutely love to come back!

For some reason, google gave us a really hard time finding the place. I blame google, NOT pat and Guli. Once we found the place we were blown away. The house is plenty big for a good sized family. The pool was clean, the kitchen had enough room for everyone. My favorite part of the house were the bathrooms. NOBODY shared a bathroom and there were 6 of us. It was a short 4wheeler ride to the beach and to the main strip of Santa Teresa. We may come back next year!! One recommendation I have is to add lighting to the steps from the parking lot to the pool! It’s a little hard to see at night so we used flashlights. Other than that we have zero complaints!!

The house was beautiful and close to the beach. The bedrooms were huge and each had their own bathroom. The kitchen / dining room was spacious and comfortable. The pool was clean and large enough for everyone. Our whole crew had a fantastic time. We will be back!
