The Space

This luxury villa spans 4,660 square feet (433 square meters) across three stories and is ideally located within walking distance of Tulum’s town center, La Veleta, Holistica, and popular restaurants and bars. The open living area is bright and decorated with nature-inspired chic elements.

The villa includes:

• A private lap pool
• A rooftop plunge pool with shaded dining and lounge areas, plus a grill
• A fully equipped kitchen with high-quality appliances and a breakfast bar seating four
• A dining table for ten, perfect for enjoying meals with family and friends

There are five bedrooms and five full bathrooms, plus a half bathroom on the roof terrace. Four bedrooms are on the second floor, with one bedroom located on the first floor. The villa can accommodate up to 10 guests as follows:

• Bedroom 1: King bed, ensuite bathroom, Smart TV, private balcony
• Bedroom 2 (Guest House): King bed, ensuite bathroom, Smart TV
• Bedroom 3: Queen bed with stairs leading to the roof terrace
• Bedroom 4: Two single/twin beds, ensuite bathroom
• Bedroom 5 (Guest House): Two single/twin beds, ensuite bathroom

Location

Situated on the edge of town, this villa offers excellent connectivity and beautiful jungle views. It is within walking distance of the new beach road, Kukulkan, and located in the residential area of Distrito La Selva, a unique and tranquil sanctuary.

Guest Access

Guests have exclusive access to the entire villa.

Important Notes

Tulum is undergoing rapid development, so daytime construction noise from nearby projects or street noise may be noticeable. Occasional power outages can also occur in the neighborhood, which are beyond the control of the property management.

The villa is surrounded by jungle, and while the highest cleanliness standards are maintained, occasional insects may enter the property. Please consider this before booking.

Guests should be aware that some areas require climbing stairs. The villa perimeter is secured with an alarm system and external security cameras for guest safety.

Not suitable for children under 7 years old or those without swimming skills due to open pools and stairways.

Housekeeping and Cleaning

Complimentary cleaning is not included for extended stays. Cleaning services can be arranged for an additional fee with at least 48 hours’ notice. Laundry services are not included in cleaning.

Late check-out may be available for an extra fee and is subject to availability. Please contact the host for arrangements.

House Rules

• Guests must be at least 21 years old to book.
• Only the number of guests listed in the reservation are permitted.
• No tents or other structures may be set up on the property grounds.
• Renters are responsible for any damages or extra cleaning charges incurred during their stay.
• Government-issued ID may be required at check-in or during the stay.
• Please avoid moving furniture.
• Pets are allowed with prior authorization and a $45 USD fee (one pet per reservation).

Pet Policy

• Only domestic dogs or cats are allowed; reptiles, arachnids, birds, and other prohibited species are not permitted.
• Pets must comply with vaccination and collar requirements; otherwise, entry will be denied.
• Do not use the property’s dishes or glassware to feed pets; owners must bring their own feeders.
• Bathing pets in the villa’s showers or using towels for pets is prohibited.
• Pets must not be released unsupervised within the development.
• Avoid allowing pets to relieve themselves in public areas; owners must clean up all waste.
• Owners are responsible for any damage caused by their pets within the development.
• These rules apply from the moment the pet enters the property.

Violation of any house rules will result in a $300 USD penalty fee.

• Smoking of any kind (tobacco or cannabis) is prohibited inside the villa.
• Use of recreational drugs on the property is strictly forbidden.
• Parties, events, illegal activities, and excessive noise are not allowed.
• Loud music is prohibited to respect neighbors.

Additional Guidelines

• Hang towels instead of leaving them on the floor.
• Dispose of toilet paper in the trash bins rather than flushing to protect the plumbing and local ecosystem.
• Always close doors and windows and turn off fans and air conditioning when leaving.
• Take out trash to the designated bin near the parking area.
• Visitors are not permitted.

Some basic bath essentials are provided, including toilet paper, garbage bags, soap, body wash, and shampoo; however, these are not replenished during the stay. Guests needing additional supplies should purchase them.
