The Airbnb is nice! The fact that every bedroom has its own bathroom, plus 2 additional bathrooms for the common areas, and two pools is enough to want to book. Additionally the Airbnb is in a secure, gated community, in a good location (10 min walk to town and a 20 min drive to the beach). But the icing on the cake is how accommodating the host/cohosts are. They made sure all our transportation needs were taken care of. Always responsive, and even greeted us upon arrival to ensure a smooth and easy check in. If you have a large group and don’t wanna stay on a resort/hotel. This is definitely the Airbnb you need to book. You’ll have the best home in Tulum!

The units were perfect for our group and our stay. Very convenient location to stores, restaurant and tourist activities. The units were clean adn very well appointed. Clem was so responsive and sent us suggested activites on the day it rained. I would have loved to stay another few days. I would highly recommend to anyone visiting Tulum.

Our hosts were friendly and mostly helpful - however we did have an issue right upon arrival where one of the villas had a terrible odor (almost like sewage) and it slightly subsided after two days but you could still smell it on day 4. Keep in mind as well that apparently Tulum is prone to severe power outages - I wasn't aware. We were without power, water and AC the ENTIRE 2nd day starting at 8AM when we were supposed to spend the day in the villas but we had to leave. We weren't financially compensated which I kind of thought we should've been considering. There were issues with the fridge and freezer not cooling/freezing and drains draining very slow. We did lose some food items that we purchased due to the outage and the fridge/freezer issues. I'm giving the rating due to the villa looking like the pictures, being clean and again, the staff was very nice and helpful with setting up transportation and dinner/excursion reservations.

Ted’s place was amazing. It was more than enough space for our party of 6. The place was clean and looked exactly like the pictures. Ted and his staff allowed us to check in early and helped provide transportation from Cancun airport. The complex was very safe and had 24 hour security who were friendly. I do recommend renting a car, ATVS or a motor bike to get around. Taxis were expensive in Tulum, even more than NY Ubers since the taxis in Tulum charge by the person and not the distance to the location. Overall we had a great time, Ted’s team was friendly and checked in with us periodically to make sure we were ok. I would stay here again and highly recommend staying at Ted’s place.

Me and my group of 7 had a great stay here! Clem, the co-host, was our primary contact person and she was hands down amazing from start to finish. The connecting villas were modern, chic and perfect for a group of 8 people. Each room having its own restroom was the cherry on top. We appreciated the filtered water machine, the ice cold AC in each room and the smart TVs in each room as well. The villa was also extremely close to town. 10/10 experience and would definitely recommend to others.

I recently stayed at Ted’d place with five friends and it was is absolutely wonderful. It is exactly as pictured and does not disappoint in person. The two units are very spacious and it’s very easy to access one house from the other. While the accommodations were excellent, the best part was the concierge team of Clem and Bel. They were unbelievably helpful, responsive and every recommendation was perfect. We had a great time.
