Bedrooms and Bathrooms
The penthouse accommodates up to eight guests with three bedrooms and three full bathrooms:
- Bedroom 1: King bed, full ensuite bathroom, TV, and balcony access
- Bedroom 2: King bed, full ensuite bathroom, and TV
- Bedroom 3: Two double beds, TV, with the third full bathroom located just outside the door
Additional amenities include zoned air conditioning, Wi-Fi, Smart TV with cable and Netflix, premium linens, and towels.
Guest Access
Guests have exclusive use of the penthouse, balcony, and spacious private rooftop terrace. Access to the complex’s amenities is also included:
- Large outdoor pool with swim-up bar
- Lounge areas
- Gym
- Underground parking
Additional Information
- Parties and events such as bachelor or bachelorette parties are not permitted.
- Guests must sign a Rental Agreement upon booking confirmation.
- Daily housekeeping is not provided.
- For stays of 21 nights or longer, a mid-stay cleaning service is required at $50 USD per week, coordinated directly with guests.
- There is no washer or dryer on-site; laundry pick-up and drop-off services are available for an additional fee.
- Bracelets issued for access must be returned at check-out; a $12 USD fee applies for missing bracelets.
- A security deposit of $500 USD is required upon arrival and will be refunded before check-out, provided there is no damage.
Additional Services
Assistance is available for arranging airport transfers, extra housekeeping, tours, car rentals, and other services. These can be booked before arrival.
To help you settle in, the condo provides essentials such as drinking water, soap, shampoo, and toilet paper upon arrival. These items are not replenished during your stay. Grocery delivery can be arranged upon request.
House Rules
- Guests must be at least 21 years old to book.
- Smoking of any kind (including tobacco and cannabis) is prohibited inside the condo.
- Recreational drug use on the premises is strictly forbidden; violations incur a $300 penalty.
- No parties, events, illegal activities, or excessive noise are allowed. Quiet hours begin at 10 pm.
- Only guests listed in the reservation may stay on the property.
- No tents or additional structures may be set up on the grounds.
- Guests are responsible for any damages or extra cleaning charges incurred during their stay.
- Government-issued ID must be presented at check-in or during the stay.
- Furniture should not be moved.
- Pets are not allowed.
- Use the provided safe box for valuables; the property is not liable for loss or theft.
- Pool and common area rules and hours must be observed.
- Use of musical devices in common areas is prohibited.
- Glassware, bottles, food, and coolers are not allowed in the pool area; disposable or plastic glasses are permitted.
- Guests must comply with all condo complex regulations and will be required to sign acknowledgment upon arrival.

Perfect for a long weekend stay. Very close to the beach and main walking areas. Private rooftop pool and lounge area was also great. If you are there on a weekend, bring ear plugs since sometimes the noise gets loud. Great AC and wifi.

This was a great place to stay! The unit was very clean upon arrival and looked just as advertised. I loved our private rooftop and pool. We had views of the beach, condos, and stars at night! We also visited the swim up bar a couple times and Sofie, the bartender was great! It was pretty quiet when we were inside which is perfect if you want to relax. If you want to grab some food/taste some tequila/ party, 5th avenue was a 2 minute walk up the street. The beach was the same distance in the opposite direction. 7-11 and a handful of restaurants/bars were right across the street as well. It was truly the perfect location. Stella did a great job with the check in instruction’s and she was very helpful throughout my stay. She is fast responder and goes above and beyond to meet your needs. Shout out to Carlos for his help with unit ins and outs and excursion and massage booking info! Overall great place. I will definitely stay here when I come back. Thanks!

We stayed here with two families while exploring Mayan heritage sites, and this condo was perfect! The layout worked great — two bedrooms and baths at one end (including a master with en-suite), and another master with en-suite at the opposite end gave us privacy and space. Our host was incredibly responsive and kind, especially when our grocery delivery arrived early. The condo had everything we needed, including plenty of drinking water, and was super clean and well maintained. We loved the ocean views and breezes from the living room and two bedrooms. The location was very convenient — we felt very safe and confident walking to the shops and restaurants on 5th Avenue. Unlike other places we checked, there were no extra electric fees, which we appreciated and made us more mindful of usage. Best of all, the private rooftop pool was a huge hit— 8-year-old first time of of country, declared it “this is the best part of vacation!” Highly recommend!

We had a great time at this apartment. Everything was as described, the private rooftop is just great and we enjoyed the private pool with ocean view a lot. 5th avenue and beach are only a short walk away, which is great. The beds were super comfortable and the kitchen had everything we need. Great place to use as a starting base to explore Playa del Carmen or just to relax some days in the apartment complex. Also, the free parking spot in the parking garage underneath the building was a big plus for us, as we had a rental car. We will be back for sure 😊

I had a wonderful stay. My daughter and I visited Playa for the first time by ourselves. The location of the unit is extremely wonderful. Walkable to everywhere. Restaurants below the complex/ on the same street and only one street away from 5th street- location of all the restaurants and vendors. I felt safe. The unit itself was very clean, the view was beautiful and had all the amenities we needed. It was very spacious. Planning our next trip to the same location. Absolutely enjoyed it!
