Escape from it all in this seaside home. Located in exclusive Lighthouse Estates, this stunning 5,500 SF home has 5 bedrooms & 7 bathrooms over 3 stories. Built overlooking a fossilized coral reef with vistas of the majestic mountains of Honduras over the Caribbean Sea, this house offers unparalleled views...and comfort. With an infinity pool and 1000 square feet of patios and only 5 minutes walk to the beach, this is the ultimate vacation house. The rate does not include electricity. The space The main house is two floors. The first floor, with an entire wall of floor to ceiling windows facing the Caribbean Sea, has a fully-equipped Chef's kitchen, living room with multiple seating areas, a wet bar, and a large dining table for those family dinners in. The guest suite sleeps 2 and has ocean views and an ensuite bathroom. The second bedroom has two sets of bunks with twin over full beds and can sleep 6 people. It has an ensuite bathroom. If that isn't enough, there is a 1,000 square foot oceanfront patio with an infinity pool, lounge chairs, grill, and outdoor dining area. The top floor is home to the master suite which sleeps 2 people. With stunning ocean views from the bed and bath tub to soak your troubles away, you might never leave! The downstairs apartment is a standalone two bedroom / three bathroom apartment. It has a full kitchen, living room, and its own 300 square foot private patio. The master suite sleeps 2 and faces the ocean with views from the bed and an ensuite bathroom. The second bedroom is also a bunk room that sleeps 4 as it has a full-over-full bunk bed and also has an ensuite bathroom. We do also have a sixth "bedroom" option that sleeps 2. We have a large foyer in the downstairs apartment that can be converted into a bedroom. It has a full bathroom and a twin bed with another twin trundle bed that converts into a King bed if desired. It works perfectly as another bedroom for larger groups that don't want to share beds. It can even have its own entrance as the apartment has a second entrance through the French doors. In total, we have sleeping spaces for 18 people in 11 beds however we only allow groups up to 16 people. However, we do make exceptions for families with children. If you are a larger family, please let us know. ******THE RENTAL RATE DOES NOT INCLUDE ELECTRICITY.***** The rate does not include electricity. Please read "Other Things to Note" for more information on how the electricity is handled. The rate includes final cleaning. Additional cleanings can be added for a fee. We also can arrange for a private chef to come to the house and cook an amazing Island style meal. We also have a great lady who babysits in case you want a night out without the kids. Guest access Guests have access to the entire house except for the gym. Access to the gym requires an additional $250 deposit. They must adhere to the gym rules: -equipment must be left as it was found -equipment must be wiped off after use -weights and dumbells cannot be left on bars Other things to note The rate does not include electricity. It does include an electricity allowance that covers normal use and living. We also have 44 solar panels that backup into the grid and this is the electricity allowance that guests receive. Any usage over what the panels generate will be charged to the guest. Electricity is quite expensive on Roatan. So Instead of charging fees for laundry, A/C , and so forth, it is easier and fairer to charge to for electricity instead. Our house has a computer program that tracks electric usage and solar output. We use this figure to determine the charge per kilowatt hour. The guest is responsible for the difference. We found that including electricity in the price made people want to get their money's worth by leaving the A/Cs constantly on at full blast and every light in the place on. Not only is it eco unfriendly, it meant we had to tack on an extra $1500/week to the rental rate. As mentioned, we do have solar panels that back up into the grid. So you can bank electric during the day to use at night by doing things like turning the ACs off or turning them up to a few degrees colder than the outside temperature. We have a fantastic near year round breeze and wall-to-wall windows. Most guests don't even use the AC. If you are energy aware (hang towels to dry instead of putting them in the dryer, turn the AC off or up when not in the house, and keep the temperature on something reasonable instead of Arctic blast, your usage will not exceed your allowance. But if you keep the ACs on 24/7 on a cold setting, the bill can easily be $500/week if not more. We are on an island off the coast of Honduras. We have frequent power, internet, and water outages that are outside of our control. It is the price of living in paradise. No refunds will be given in the event of any utility outages beyond our control.

## Overview

## The Space

The main house consists of two floors:

  - Master suite designed for two guests  
  - Stunning ocean views from both the bed and bathtub  

The downstairs apartment is a separate two-bedroom, three-bathroom unit that includes:

- Full kitchen  
- Living room  
- Private 300 square foot patio  
- Master suite with ocean views and an ensuite bathroom, sleeping two  
- Second bedroom with a full-over-full bunk bed, sleeping four, also with an ensuite bathroom  

Additionally, there is a sixth bedroom option within the downstairs apartment’s large foyer area. This space can be converted into a bedroom featuring:

- A full bathroom  
- A twin bed with a twin trundle that converts into a king bed if desired  
- A separate entrance through French doors  

In total, the property offers sleeping arrangements for 18 people across 11 beds. However, the maximum allowed group size is 16 guests, with exceptions made for families with children. Larger families are encouraged to inquire.

## Guest Access

Guests have full access to the entire house except the gym. Access to the gym requires an additional $250 deposit and adherence to the following rules:

- Equipment must be returned to its original position  
- Equipment should be wiped down after use  
- Weights and dumbbells cannot be left on bars  

## Electricity and Utilities

Electricity is not included in the rental rate. The rate covers an electricity allowance that accounts for typical usage. The property is equipped with 44 solar panels connected to the grid, which provide this allowance.

Any electricity consumption beyond what the solar panels generate will be charged to the guest. Electricity costs on Roatan are high, so this system ensures fairness by charging only for actual usage rather than including it in the rental price.

A monitoring system tracks electricity consumption and solar output to calculate charges per kilowatt-hour. Guests are responsible for any excess usage.

To conserve energy and avoid additional charges, guests are encouraged to:

- Hang towels to dry instead of using the dryer  
- Turn off or raise the air conditioning temperature when not in the house  
- Maintain reasonable air conditioning settings rather than very cold temperatures  

The property benefits from a near year-round breeze and expansive windows, so many guests find air conditioning unnecessary.

Excessive use of air conditioning (such as running it 24/7 at low temperatures) can result in electricity bills exceeding $500 per week.

Beautiful home with amazing views. Ample amount of space, each room had their own central AC, which was amazing because it gets very hot. Super close to resorts and restaurants can make for a very good hike or scenic walk. We would do it all over again ✨🤭

We loved our stay at Jennifer’s home. The house was perfect for our group of 10 (7 adults, 3 littles). We loved our time in the morning by the pool. And we were glad for the shade and breeze when we returned in the afternoon. The kismet beach/bar was walking distance; other hotels/pools were very close; we had 2 nights with private chefs at the house which was so relaxing; and an included midweek cleaning that spruced everything up. There were a few glitches while there and the property manager was prompt in responding. The internet, even when working, is spotty so we found that challenging when we needed a movie for the kids the nights we had chefs. One person in our group is in a wheelchair. The house and downstairs bedroom worked perfectly for him.The toilet/sink in his bathroom too. However, the shower was not accessible- too large a curb & no room to turn/transfer to a shower chair. This was disappointing as we had communicated about his needs. But we made do and loved the place.

We had a fabulous stay. My husband and I, our 3 teenagers and their 3 friends had plenty of space in this beautiful home. We enjoyed being close to West Bay Beach, but also having the quiet neighborhood to go for walks in the morning. We didn’t have any problems, so we didn’t need to communicate much once we arrived, but Jennifer and Caroline were very responsive and helpful before we arrived. Our only complaint is that we had to leave. We would have loved to have a few more days in paradise.

Very nice place. Great views. Located in a nice neighborhood. 10-15 min walk to Infinity Bay/popular beach area. There is a hill you need to go up and over to get to the beach area. There were a few issues but they responded very quickly. I would recommend bringing a few ribbons to tie up the curtains while doors are open. They provided Shampoo,conditioner & shower gel. You need to bring your own laundry soap.

Jennifers place is paradise. The views are breathtaking and peaceful. The home is clutter free, clean, and spacious. Everyone ia also very friendly in the area. I will definetly be staying here again in the future, if available.

This place was perfect for a small group of adults and 4 kids.   It’s very close to West Bay but you are in your own space.   The views are incredible and endless.   The pool was great for the kids.  Plenty of space to spread out.   The communication with the hosts was excellent and they always replied quickly no matter how small the request.   This is a beautiful house in a unique part of the island and a great base for exploring.    Definitely recommend.

This is a beautiful home, with high end appliances. Great location, about 5min drive to the beach and restaurants. Great water front view, with a wonderful steady breeze. The downstairs unit worked out well for our group of 8 adults and 3 kids. The home was clean, but the rugs needed to be vacuumed, or swept. Our biggest concern was the number of items needing maintenance. - Ice Maker did not work consistently. - The water dispenser on the Fridge leaked. Making a mess on the floor. - No hot water in the downstairs. - No cover on the drain in the bottom of the pool. Etc…. Overall, we would be happy to stay at this property again.

Just returned from a great stay in Roatan.  House was HUGE and perfect for our group; the downstairs apartment being secluded from main house was nice as well.  Would definitely go back and stay again!

This place was incredible. Our family enjoyed completely, 10 adults, one child, one toddler, and one baby. With plenty of space to gather together or to isolate if someone wanted. The view from the family room and from the swimming pool is astonishing. Jennifer is very responsive. Very close to West bay beach so it didn't take long to drive to it (8 min). Having a full gym available for those that like to exercise in the morning was a pleasant surprise. I highly recommend this place. Thanks Jennifer for being very supportive during our stay.

Beautiful space, especially the view. We especially appreciated that we could drink the water, and the endless ice in the ice machine. The many bathrooms had very nice tile, the woodwork was well done and the living room furniture very comfortable. Two of our very athletic boys managed to get into the ocean by going through the rocks but only once and we don’t necessarily recommend it. Nice beaches nearby. My four grandsons got certified to dive and saw a lot of magnificent animals including sea turtles. We had a great time!

Came for a weekend business retreat and this home did not disappoint. We really enjoyed our stay in Roatan. We have been there several times but this home was exceptionally nice. The privacy was great and we were still close to West Bay beach when we wanted to be a part of the tourist activities. The sunrises and the pool were some of my favorite features of the property. The house is very well stocked with all you need, including an ice maker (which we loved). The house was clean and we were attended to quickly when we had questions.
