The Space

Casa Dunia is one of six vacation rental units located within the private Rancho San Eric property at kilometer 10.5 on Tulum Beach. Situated at the southern end of Tulum's Hotel Zone, it offers a peaceful and intimate setting while remaining close to restaurants, bars, and shops.

Guests at Casa Dunia have access to:

Each bedroom is provided with a key chain containing:

• Bedroom door key
• Room safe key
• Circular key fob for the main Rancho San Eric gate

Please leave each key chain on its respective bedroom door upon checkout. A fee of 50 USD will be charged for each unreturned key or gate fob.

Grocery Costs

An average grocery bill for a group of 10 ranges between 3,500 and 5,000 MXN per day, depending on menu choices and alcohol.

Tips

Tips are not included in the rental price. Typically, a group of 10 guests tips approximately 2,400 MXN per day for housekeeping and kitchen staff. A detailed suggestion will be provided upon arrival.

Chef Service Details

Chef service covers daily breakfast and lunch or breakfast and dinner, exclusively for Casa Dunia guests. Guests pay for groceries separately.

After booking confirmation, arrival details and sample menus will be provided. Before arrival, communication will cover:

• Pre-stock grocery list for drinks and snacks
• Welcome dinner menu for check-in night
• Standard pantry items for breakfast (seasonal fruit, fresh juice, cereals, yogurt, granola, toast, coffee)
• Rotating hot meal options for the stay

Meals are served buffet or family style, with one menu chosen for the entire group. While a la carte options are not available, substitutions can be made for dietary restrictions or allergies.

Additional groceries can be requested during the stay. Shopping occurs each morning, so requests should be submitted the evening before. Daily communication with Stefan will manage grocery orders and billing, which is settled prior to checkout.

Air conditioning is installed in all five bedrooms and operates nightly from 8 PM to 9 AM. Additional AC hours can be arranged upon request.

Each bathroom includes:

• Liquid hand soap in dispensers at sinks
• 2-in-1 shampoo/shower gel and hair conditioner in showers
• Daily refilled bottled water (Agua Cristal) in decanters

Bottled Water

Complimentary purified bottled water (Agua Cristal) is provided via a hot/cold water dispenser in the kitchen. Glass decanters with the same water are replenished daily in each bedroom by housekeeping.

Layout of Casa Dunia

Upon entering the villa, guests will find a fully equipped kitchen. Four steps lead down to the main living and dining areas, where glass doors open onto a patio atop a sand dune. This outdoor space offers living and dining areas with breathtaking views of the Caribbean Sea.

A short staircase from the patio leads directly to the beach, where shaded lounge chairs are available.

The villa’s bedrooms are arranged as follows:

• Four guest bedrooms are located inside the home, with two bedrooms on each side of the indoor living and dining area (one on the ground floor and one directly above).
• The master bedroom is accessed via a spiral staircase near the front door.
