Absolutely beautiful place and safe complex. My group loved it and we would definitely stay again!

Our stay at Athena's House in San Pedro was absolutely amazing! The home was exactly what we needed for our group—beautiful, spacious, clean, and thoughtfully designed. We especially loved having plenty of room to spread out while still enjoying time together in the common areas. The location was perfect. Being in Mahogany Bay gave us easy access to town while still feeling peaceful and relaxing. The amenities, including access to the beach club made the experience feel like the best of both a private home and a resort. Everything was well maintained, check-in was seamless, and communication throughout our stay was excellent. The house was stocked with everything we needed, making it easy to settle in and enjoy our vacation from the moment we arrived. If you're visiting San Pedro with family or friends, we highly recommend Athena's House. It was the perfect home base for exploring the island, relaxing after our adventures, and making unforgettable memories.

This was without a doubt one of our best vacations. The only concern was from a structure standpoint. I wish they would have done spiral staircases as opposed to the ladders. I was constantly worried that someone would fall down the ladders (especially an adult). Overall, it was a beautiful, clean place, and the management was 100% fantastic. I would definitely recommend.

We had an excellent experience with this place! The only thing I had to complain on was the water in the masters not getting hot and the steep stairs for the extra beds. Other than that the listing is spot on as described! Place was very clean and they were very responsive and helpful. My plan is to return to Belize and use this place again.

The place was lovely be advised there are beds upstairs so if you don’t want to climb this is not the place for you! The house was big and spacious we loved it.

The House was beautiful ! Staff was very friendly and attentive to our needs. We had an issue with one of the toilets and it was fixed quickly. The pool club is right next door to the home and the food and vibes there are amazing !

The host was tremendously accommodating. Helped us book everything down to the taxis & answered all of our questions promptly. Also a big shout out to Rocky & Samuel. They took us everywhere we needed to go with no trouble at such a great price.

Nice house with mosquito nets around the porch areas. The restaurant next door has good food and reminded me of Tulum. It’s a 10-15 min drive to town. You have several restaurants close-by, including some nice quiet beach bars. Would stay here again.

Lovely place! And 10-15 min drive from the main town area. However, the mud around can smell (diminishing the usefulness of the amazing veranda). And the pool is part of the club (so you are suggested to buy something).

This place was great! It was my 2nd trip to Mahogany Bay Area and I enjoy more privacy than regular hotels provide. As far as sleeping space, there are 6 beds. 2 beds upstairs in each loft. And 2 full or queen beds in the bedrooms on main level with full bathrooms. There is spacious patio access from every room in the home. But the beds in the 2 lofts have steep stairs. This was not an issue as I traveled with a teenager but it would not be safe for children or toddlers. The place is beautiful with a farmhouse cafe on the premises. Had a power outage the night before we left but it was the whole side of the island. Staff was proactive in bringing flash lights until power was back on. I went to sleep so this didn’t inconvenience my trip at all. My only recommendation would be to tighten up on housecleaning before arrival. I’m a stickler for spotless clean bathrooms, walls & cutlery.  It was clean but not spotless. With that being said I would definitely stay again, well worth it.

We really enjoyed our stay and would highly recommend it! A lovely property and great location next to the pool club. Great communication from the hosts, everything was very smooth. We hope to come back someday.

Our stay at Athena Mahogany Bay was anything but basic. From check in to check out the process was simple and easy. The amenities were nice. My only concern was the master bathroom water was cold and didn’t warm up. But it was cool due to it being so hot out. I’d definitely recommend you give this beautiful home a try on your next stay.

I had an amazing experience at this Airbnb! From the moment I arrived, I felt right at home. The place was exactly as described—clean, cozy, and beautifully decorated. It had everything I needed for a comfortable stay, including thoughtful touches like extra blankets, toiletries, and even snacks! The location was perfect—close to local attractions, great restaurants. The neighborhood was quiet and safe, which made it easy to relax after a day of exploring. The host was incredibly friendly and responsive, offering great recommendations and making sure I had everything I needed. Beautiful home in a beautiful location. The host was responsive and helpful. The home was clean upon arrival and as described in the description and pictures. Check in and check out was seamless. Thunderstorms led to a power outage and the water getting shut off but it was quickly resolved. The speakers on the tvs do not work very well.

My family and I loved the rental it was comfy and convenient.

This is a very cool house in a newer development. Our kids loved staying up in the lofts. The pool club is next door to the house and the cute coffee shop and mini market are right across the street. A golf cart rental is needed to get around in San Pedro and M&B helped us reserve a cart that arrived soon after we did! We will be back!

Athena's house was nice and spacious for my family of 6. The covered/screened in porches were a nice touch. Its proximity to the market & the pool club was great. This was all good. But, on our first night, while away at dinner, someone entered the property & cleaned up our shoes and left lights on - without stating they would stop by. This gave us an uneasy feeling as there was also no note left stating someone had come. Also, the property description reads that short power outages may occur. However, on our last night, we experienced a 4+ hour power outage! Along with it came a loss in water pressure. So, we couldn't see, couldn't shower, couldn't entertain ourselves, couldn't get comfortable because there was no air during the outage, and of course we all felt unsafe. I reached out to the Emergency number and they answered one call to explain the power outage, but subsequent messages to the number were ignored. This was by far the least enjoyable vacation experience I've ever had.

Hello Cynae, thank you for your message. You mentioned that someone went into your home, something we take very seriously because it involves safety. We do have 24/7 security in the community and the penalties involve for someone even attempting to do such an act is not conceivable. We did not get a report that his happened, we would have loved to know. Note that none of us are authorized to enter any occupied guest house without their permission. We keep this rule not only mandatory but also to be penalized by relevant authorities. We are the only ones with a key to access the property. Considering nothing was missing, we don’t believe this to have actually happened as it wasn’t reported until a refund was requested by you. We understand that your stay was perfectly fine until the unexpected and unplanned happened with the electricity. We do mention this in our listings because we are well aware this can potentially happen. The high level of work and dedication our team at M&B Management Ltd do is the reason why we are at the Superhost level. We understand that not only was Cynae out of power and for more than 3 hours but the entire island of San Pedro. When it comes to Electricity, water and internet, those are three amenities we are not able to control when they fail. We can only push really hard to get it resolved as soon as possible. This is something we carefully work with to maintain the collaboration and team work across.

The villa was clean and very nice inside. The only downside was that although you have access to the pool club, they make you spend $50 US minimum in order to use it. This unit is also right next to the pool club which plays very loud music until 11 PM. The house were very accommodating, welcoming, and set up our golf cart and all of our local excursions for us.

Loved the house! Used the recommendations from M and B rentals for our excursions and they were amazing! Picked us up right at the house. Definitely recommend renting a golf cart. Secret beach was a bit of a drive but definitely worth it!

It’s was a great stay for our needs. The lofts are a bit high but there’s space if you need to arrange something different for sleeping. The proximity to the pool and coffee shop was wonderful. The smell people reported of, is not a big deal to anyone used to traveling.

Great stay. A few hiccups that were quickly addressed by the rental company. I would say the loft bedrooms are more suited for kids as the ladder is very steep.

The house was located in a great community that had a coffee shop in the pool very close by. The house is very clean and very spacious.

It was a beautiful place. Enough room to fit 7 of us. Didn’t care for the ladders but we made it work. Loved the pool. They definitely recommended we had bug spray the mosquitoes attacks us like it was their pool 🤣 . Not far from restaurants and bars

Such a beautiful, private stay in San Pedro! Athena's place is centered in Mahogany Bay but has its own private feel to it. We at first got lost at first trying to find the area, but host was amazingly responsive and helpful from beginning to end. The place itself has so much space and all the amenities you need. Super cool that it is right next to the pool club (which you can use any time as long as its open, without needing to purchase food or drinks). There is also a small store for coffee/food right across as well. It is located only 13 minutes away from the downtown which added a nice feel away from the town. Checkout was seamless! We would book here again in a heartbeat! Just a note ~ Athena's place IS in Mahogany Bay but is not apart of the resort. Access to other Mahogany Bay amenities (like their resort pool, beach club) is not accessible.

I was really surprised by the ratings after staying here. There are pros to this stay but also a lot of cons. I think that the listing is misleading. It claims it is 4 bedrooms. There are only two bedrooms and the other "two bedrooms" are not enclosed at all (no closet either) and at the top of giant staircases. These are not areas I would feel comfortable sleeping anyone under 10 or someone who is at any risk of falling. The tops are not closed off and are massive safety risks. Moreso we spent thousands of dollars for a "luxury" property that had no hot water for almost 2 days. The water pressure was so bad we had to manually fill the toilet tank to get it to flush. We also lost power multiple times the first day. We were not offered any amount of refund for a vacation stay that was not at all as promised. The community has a weird sewer smell to it and is far away from things, but is next to the pool house and a cafe which is convenient! The host responded to problems semi quick.

Hi Mackenzie, we thank you for staying with us and we also thank you for the feedback left behind. We noticed that the perception and conclusion made for the overall stay. We do not believe everything said is necessarily true since we have hosted over 200 bookings and by now we would have had a major issue at hand. 150+ guests can`t like every single time. You mentioned about the location which you rated us super low. We are conveniently located 15 minutes away from town, away from major hustle and bustle. That is mentioned throughout and to our observation it could be that Mahogany Bay Village was probably not your best location choice. Of course, we cannot control how you will rate us or what will be said but getting a 3 star review for where we are located seems unfair. You also mentioned construction, that is right, we are within a community where development is at its peak but we also display that information in all our listings which again makes it clear of what to expect. Getting a 3 star for that is also unfair. You rated us 2 star on accuracy for bedding, we have it on pictures, we have it on the description of what to expect. If that particular build was not appropriate, we had several others that have stairs, full bedrooms that could have accommodated your family. We understand that the ladder and lofts are not suitable for younger children but has been perfect for many other. We find the rating unfair. You gave us a 2 star for value and a 3 star for cleanliness we believe that in a general conclusion, you actually chose the wrong place and making it our fault is something we find not just unusual but unfair. By no means we are 100% perfect but our team dedicates all resources and energy to make our guests happy and for them to have an enjoyable stay. The variables we can control, we get to them as soon as we get them reported by our guests. If we have to pay triple to have someone come over and fix, we will do as we have done several times before. The situation about the low pressure was a community issue which we had no control and actually affecting over 40 homes including the Hilton resort too. On your return stay we would be happy to offer you a 10% discount on the base rate and would love to offer you other options that will better suit your family needs.

We had a great stay at the Mahogany House. This house is managed by the resort property. Any issues we had were remedied quickly. There is a resort pool restaurant next door. This is great for proximity but the music starts playing at 8am. Couldn’t really hear it inside but if using the patio you will hear it. They just opened a Coffee/breakfast place across the street within the gates of the resort. This was awesome for proximity. Had private charter fishing guide pick us up at the resort dock. That was great. Would go back for sure!

The house was great! Me & my friends enjoyed it for my birthday trip. One thing to note that isn’t highlighted in the listing is you have to climb a ladder to get to the lofts so that was a bit cumbersome to deal with. Overall we loved the house & the area, very quiet.

We enjoyed our stay here! It was a great property, still under development but most of the island is. They were very responsive and helpful on the way to the island and while we were there. The beds were very comfortable, they supplied us with a big water jug so don’t buy a case of water. The house is within 50 feet from the pool and a good restaurant and bar! Loved it, highly recommend!

This rental was amazing! Right next door to the new pool club. Close to the entrance of the resort. We had plenty of room and the host was responsive and helpful the whole time!

We all really loved the mahogany house. It was a great location and everyone was so nice to us. The pool club is literally next door and is an accessible with any purchase. We mostly ate in the city but if you do eat on property please avoid the Japanese restaurant it was horrible. We had a great stay and would definitely stay here again.

I don’t have enough good things to say about the house, location or the Pool Club next door. It felt boutiquey & the food was unmatched. Located in a great part of town with easy access to everything in town. A golf cart is highly recommended & the staff is incredible & will communicate beach access thoroughly when asked. They had our golf cart awaiting us at the airport & even arranged our Tropic Air flight to & from Belize City. The manager of the property is incredibly thorough & responded to any questions we had immediately & went above & beyond. For our family of 4, this was the perfect stay in paradise!

I can not rave enough about this property and MB Luxury.  Once we booked this house, they were proactive and attentive from the very beginning.  They inquired about our travel date and arrival and offered to arrange taxi service from Belize City airport to the dock to catch the ferry to San Pedro. The taxi was waiting for my family of 6, purchased our round trip ferry fare for a discount and made sure we had everything we needed to get San Pedro. MB Luxury also reserved a golf cart for 6 for us to get around the island. The golf cart company met us at the dock and escorted us to the property. MB Luxury management was waiting for us at the house, giving us the grand tour and were super responsive and available when we needed recommendations for restaurants and entertainment. The best part of our experience included a private sunset sailing catamaran to snorkel the barrier reef and to swim with sharks! The catamaran came with rum punch, drinks and the best ceviche we ever had! Excellent!

10 out of 10 would recommend! This place was amazing! It was beautiful inside and out. They were available to answer questions before arrival and are able to coordinate golf cart rentals and excursions. Melli was extremely warm and friendly. He met us at the house to check-in and help get situated. It's situated right next to the pool club which was perfect since the first couple of days were rainy and we couldn't make it to the beach until later in the week. The property also has a coffee shop along with different places to eat including sushi, tacos, and ice cream. My siblings and I really enjoyed our stay.

This is a beautiful property that was exactly as described. Very comfortable for my group of 5. Had a hard time finding it initially since the video instructions weren’t sent until after we landed in San Pedro and no longer had wifi. Also wasn’t informed MB offered cart rentals until long after we had already booked elsewhere. The new Pool club is right next door, which is great from a convenience standpoint. Not so great from a noise standpoint if you’re going to bed early or sleeping in late. Mahogany Bay itself is a Hilton property, and you don’t have access to any of their amenities as a non-Hilton guest. This makes the Pool Club your only option for hanging out on the property. To use it, you have to purchase food and/or drinks there, and the menu is PRICEY for you’re getting. As a result, we only visited once during our 4-day stay. We underestimated the amount of construction in the area. It didn’t make for an unpleasant stay, but definitely something to be aware of.

Wonderful stay in San Pedro! Melki was so friendly and helpful. He arranged our taxi from the airport, our golf cart rental and our taxi back to the ferry! The house was just as pictured ,  very nice. We loved the screened in deck with the ceiling fans,    I was able to sit out there and not get eaten alive by mosquitoes! Lol  My only suggestions for the house would be to get some window coverings for the kitchen windows and doors. The door coming into the home is in direct sight of the 1st bedroom and we were uncomfortable, as anyone could stand outside and see directly in the house. There are NO streetlights and most homes are still under construction, although there is a motion light when you return at night. Other than that we had an amazing trip, we will definitely visit again!

The condo itself was so lovely and we definitely would come back. The timing of our trip corresponded with a lot of nearby construction and the workers go late into the night and early in the morning. I can see the potential for this neighborhood though and it is going to be stunning! We were told there would be a pool and clubhouse which were not ready yet, but otherwise we were very happy with our accommodations!

This Bnb was great, 10-16 minute drive to & from the San Pedro airport. close to everything we wanted to do. The host is very friendly & attentive to everything. Place was clean & had a great view. A lot of natural light coming into the house. It gets Kinda scary at night though if you’re not into the dark lol. Besides that, Everything was great & highly recommended. I will be coming back.

Pros: The decoration on the inside is beautiful! The a/c units keep the home cool and comfortable. The host was so wonderful and helpful throughout the stay. Melki really made us feel comfortable. The location of the home is so convenient to restaurants and the supermarket, which is a plus! Make sure to rent a golf cart to get around. The complimentary water jugs was a nice addition. Cons: There are TONS of construction around the property! So if you prefer a nice outside view onlooking the home, don’t book this property. But if that doesn’t bother you, go ahead and book. I believe the surrounding property has a lot of potential and once construction is complete, it will certainly look stunning. We did find 2 roaches crawling in a bedroom and the kitchen. There was also a sign above the toilet that stated not to flush toilet paper but discard in the trash can. We were taken back by that, but I guess that’s normal? Also, the kitchen sink water pressure was practically nonexistent.

We had such a great stay! Everything from check in to checkout went smoothly and we couldn’t have asked for a better stay! We had everything we needed and more!

What a wonderful stay. Elliott was helpful from the day we booked our stay until the day we left. The house/bungalow itself more than lived up to the pictures. We had 6 women staying with us. There was enough space for everyone to be comfortable. The outdoor living spaces were perfectly situated for coffee As a group or to go and have conversation with our families away from the groups The room is about 15 minutes from downtown San Pedro, an easy commute by golf cart. There are food shacks and restaurants on site as well. The only thing missing is an accessible pool, but that will soon be remedied. Elliott was available to point us in the direction of beach clubs, grocery stores, and even late at night when we managed to lock ourselves out. You will NOT be disappointed in choosing this location for your next travel stays I intend to come back with my husband and children soon

This home was perfect for our family of 5. The back deck was beautiful in the early mornings for yoga and coffee, and sunsets and wine in the evening. The place felt bright, spacious and clean. My kids loved having an 80’s arcade across the road and honestly so did I. Some mornings we walked to the cute coffee shop and some mornings we made coffee at home. There is alot of growth happening, so there is a bit of construction going on, but that didn’t interrupt our stay. We loved going into downtown for breakfast and shopping but it was great to drive away from it all and back to a quiet community. We were so happy we didn’t stay closer to downtown like we thought we wanted. This location was great! Would definitely stay again.

It’s was the perfect place for a group of 7.  Had to work out the bathroom timing since their are  only 2 bathrooms.  Elliott always response back quickly to any questions and concerns.  Would definitely stay there again.  The only issue we had was one of the screen door keep blowing open, but it was fixed before we left.

This place was an amazing stay! We were a group of six on the San Pedro working for the week and this was everything we needed and a good location in the island, just far enough to be away from the busy streets of downtown, but close enough if we wanted to grab something to eat every evening. The house had everything we needed with the two bathrooms, and the decor is really beautiful. The open concept of the house was really cool.

This beautiful rental was just what our group was looking for. Elliott was very responsive and a godsend in helping with accomodations and transportation. I traveled with a group of 7 and it was ample space for us all to lounge and sleep without feeling cramped. The a/c units and fans throughout kept the space feeling cool and refreshing, especially after a long day of excursions. The back deck was very spacious with comfortable furniture making it perfect for an afternoon of lounging. We also enjoyed the restaurants on the resort which were in walking distance and delicious! We remedied the thin bathroom curtain by flipping up the bottom half and securing it with the clamps on the window (nice feature). All in all, we had a great time and would certainly visit again!

My family and I loved this home. It was in a great location and the price was a steal. The location was great too as it was on site for another resort which helped us feel safe and only 15minutes from town making it easy to get around! The AirBnb manager was helpful and responsive as he set up our golf cart rental. We truly enjoyed our stay and would recommend this home to anyone!

The stay was so beautiful, there was great and quick communication with the host. Very helpful when it came to locating activities and transpositions  in san pedro. Only incident  was when the upstairs room's fan flew off when it was turned on and hit one of girlfriends but the host was very response and apologetic in regards to that.

Great property, beautiful home. Camilla was super responsive and helped with any questions we had. Beds are super comfortable and love the patio area. Would definitely come back :-)

Perfect place. quiet, close to town (10 min drive in a golf cart), very comfortable bedding, hot showers, great place to cook our own food, even hand our own laundry unit. It will even better when the community finished the residents accessible pool.

Other than being a little hard to find at first this place was great! It was very clean and comfortable.

This place is beautiful, comfortable, and convenient! Camila has great suggestions on golf cart rentals and is super responsive for questions. There is a ton of space for your group or family and all of the beds we extremely comfortable. I will be staying here when I come back!

This place is awesome. It’s located on the grounds of the Mahogany Bay resort which has security 24/7. The house had everything we needed in order to function. If I ever go back and I will, I will stay here again.
